The original Kansas City Home Show returns March 20-22, 2015 to Bartle Hall and the Home Builders Association of Greater Kansas City is excited to announce that Chip and Joanna Gaines, hosts of HGTV’s Fixer Upper, will appear on stage at the 2015 KC Home Show. Chip and Joanna Gaines have been flipping, remodeling and fixing up homes together for the past 12 years as owners of Magnolia Homes in Waco, Texas. They have worked on more than 100 homes together, combining Chip’s great instinct on real estate and Joanna’s unique eye for design. This “can’t be stopped” couple has found an amazing way to balance having four kids while growing their business to include a real estate company, construction company, design firm and residential subdivision, Magnolia Villas. And if that’s not enough, Joanna re-launched her local boutique and started an online store, Magnolia Market, in early 2014. Magnolia Market features Joanna’s hand selected products, inspired by her own farmhouse, and an eye for simple, fresh and unique design. She hopes to empower customers to create inspiring spaces. Chip and Joanna are passionate about walking their clients through every aspect of the construction and design process and helping to turn their dreams into a reality. Chip and Joanna will present their dynamic ideas on both Saturday and Sunday from the main stage at Bartle Hall. A Kansas City tradition for 67 years, the Home Show together with the Lawn & Garden Show showcases new opportunities and choices for homeowners to get a jump on spring projects.

HBA Unveils New Education and Event Schedule The HBA unveiled a new education and event schedule this month with opportunities to better understand the state of the U.S. economy, construction contracts and law and how recently passed state legislation and city-wide initiatives will impact the home building industry. The HBA is also offering members the opportunity to earn their Residential Construction Superintendent (RSC) Designation. The RSC is a soughtafter designation for current and aspiring jobsite superintendents in residential construction. To earn the RCS Designation, individuals must attend eight 4-hour classes at the HBA. The eight classes that make

up the RSC designation are also open to all members who may not be interested in obtaining the designation but still want to build upon their skills. Classes cover topics such as General Project Management, Planning and Scheduling, Codes and Quality Control and Budget Management and Cost Control. The new calendar design of the flyer (see page 4) allows members to plan far in advance for HBA events, such as the HBA Clay Shoot, Inaugural Celebration and 2015 Economic Forecast Breakfast. The Kansas City Missouri (KCMO) City Planning and Development Department (hereinafter Department) has spent the past several months working with a consultant, Zucker and Associates, to review the Department’s processes and procedures. The consultant presented its final 377-page report to the KCMO City Council’s Planning, Zoning and Economic Development Committee on July 16, 2014. The Department hired the consultant to obtain an independent review of its operations and develop recommendations on how to improve its customer service and management structure. As part of its research, the HBA made the request to the Department that the consultant meet separately with the residential construction industry as opposed to a joint meeting with the commercial industry arguing that

the residential industry has unique service needs. The Department agreed and the consultant held a lengthy meeting with HBA builder members who build homes in KCMO. The Department plans to use the report as a guide to implement changes and asserts that several of the recommendations have already been put in place. The HBA is currently reviewing the report and will continue to work with the Department to maintain the best environment for building in the city. Greg Franzen, the Department’s Assistant Director of Development Services/Building Official, will participate in a symposium at the HBA on August 19 at 11:30 a.m. to discuss the report and answer questions. In addition to analyzing various aspects of green building such as determining which products builders find most effective, the analysis provides recommendations for those who are looking to capitalize on growing buyer interest in higher performing homes and solidify their presence in the market.

For single-family builders, the report recommends creating a strategy to deal with consumers’ increasing expectations for green homes. Because the market is rapidly evolving toward higher performance homes, such a strategy is especially important for builders re-entering the market who didn’t hone an approach to green building during the Great Recession. Single-family builders should also prepare to accommodate the preferences of Generation Y, 20-somethings on the cusp of homeownership who believe environmental concerns are very important and will want their homes to reflect that belief. Multifamily builders, the report says, will need to sharpen their green skills to stay competitive and they will need to accommodate increasing expectations that highend units will also be green. Multifamily also offers considerable opportunity for remodelers, the report notes. As new green units come on line, existing multifamily will need to be updated to stay competitive. The report also offers advice for building product manufacturers and suppliers. Most important in both the single-family and multifamily sectors is to emphasize

Number 1 Reason to Remodel: Simple Desire for New Amenities According to remodelers who answered special questions on NAHB’s Remodeling Market Index (RMI) survey for the 1st quarter of 2014, a simple “desire for better/newer amenities” ranked as the number one reason customers choose to remodel their homes. On a scale of 1 to 5 (where 1 indicates never or almost never, and 5 is very often), the average remodeler’s response was 4.3.

One exception was an increase from 2.8 to 3.0 in the “desire to be able to age in place,” something many observers were probably expecting given the aging population. “Desire/need for more space” also increased two tenths of a point. “Desire for better/newer amenities” posted the largest gain, going from 4.0 to 4.3. A rise in remodeling projects motivated by desire for more space or better amenities is consistent with the general housing market recovery that many experts expect to continue.

point. These traditional market drivers were the only reasons to remodel with an average rating above 4.0. Another fairly traditional reason, “desire/need for more space” came in third at 3.7. Reasons to remodel that are of special interest to particular stakeholders—like aging in place and energy efficiency— were further down the list, with average responses near the 3.0 center of the scale. Relatively low average ratings for increasing the home’s investment value or preparing it for a sale continue to support the idea that owners are more likely to remodel for themselves than for future owners. Getting a property ready for a distressed sale scored a particularly low 1.3 (very near the minimum possible 1.0). At the margin, of course, less common reasons to remodel can still fuel an increase in activity if they are on the rise. However, this is only the second time we’ve asked the “reasons to remodel” question on the RMI survey (the first being in the first quarter of 2012), and most of the answers on average changed very little in the intervening two years. Indeed, the average rating for 9 of the 12 categories changed by one tenth of a point or less.

OSHA Activity and Excavations There are strong signs that OSHA is increasing its enforcement actions on home building sites throughout the country—in both Federal and state plan jurisdictions. One of the main reasons is that new data shows the number of fatalities in residential construction increased by 37% compared to just a 3% increase in nonresidential construction in 2012, which is the most recent data available. OSHA has also instituted a number of local enforcement emphasis programs aimed at reducing numerous construction hazards, including those in residential. There are a few simple things that builders and trade contractors should do to improve safety on the jobsite and be prepared for OSHA inspections: Conduct an assessment to identify and correct safety hazards on the jobsite; Conduct appropriate safety training for employees; Update records and make sure they are readily available; Understand the OSHA inspection process (see link to NAHB’s OSHA Inspection Toolkit). Builders and trade contractors should pay particular attention to the following hazards, which are the top 10 most frequently cited Federal OSHA construction standards in 2013: 1926.501 - Duty to have fall protection

For those parts of the country where basements are common, the area between the house foundation and basement excavations becomes a trench (by OSHA’s definition) when constructing formwork, foundations, or walls. This memo essentially requires house foundations to be benched 2 feet horizontal for every 5 feet vertical (for a diagram of what this looks like, see page 2 of NAHB’s Trenching Safety Card) and the other conditions outlined in the memo exist. Highlights from the Blogs From Eye on Housing by Robert Dietz, 7/25/14: The share of new single-family home sales purchased with cash rose during the second quarter of 2014, reaching 8.4% of sales. The second quarter data from the Census Bureau’s Quarterly Sales by Price and Financing indicates that count of cash-based new home sales rose to 10,000 for the quarter, matching a cycle high. During the 2002-2003 period, cash sales made up only 4% of purchases. It is worth noting that another measure of cash sales for total new construction from CoreLogic shows a higher level of cash sales than the Census: 17% in April 2014.

From Eye on Housing by David Crowe, 7/23/14: Existing home sales posted a third monthly increase in June, passing a 5 million annualized sales pace for the first time since October of 2013. The recent gains reverse the negative trend that had set in after an increase in mortgage interest rates in the fall followed by an unusually long winter in some parts of the country. Realtors, existing homes sales increased 2.6% in June, but remain down 2.3% compared to a year ago. This was the third consecutive monthly gain in sales. The share of sales to first-time buyers (28%) remains below historical averages and persists as an area of market weakness. From Eye on Housing by Robert Dietz, 7/21/14: Among single-family builders, the NAHB National Green Building Standard (NGBS) is the most commonly used green building certification. McGraw Hill Construction’s data and analytics team surveyed a set of NAHB single-family and multifamily members in 2013. From 2011 to 2013, the percentage of single-family firms using the NGBS has grown from 21% to 30%. In contrast, 13% of single-family builders reported use of LEED for Homes. Moreover, for firms with an active focus on green construction (for whom more than 30% of their operations involve green construction), almost 50% are using the NGBS.

Voters head to the Polls on August 5 for Primary Elections Voters head to the polls across the Kansas City metropolitan area on August 5 to narrow the field of candidates before the general election on November 4, 2014. Candidate forums hosted by local chambers of commerce have given candidates an opportunity to share their vision and differentiate themselves from their opponents. Members of the HBA’s Political Action Committee (HBA-PAC) have also been taking a closer look at candidates and

how certain races could impact the residential construction industry. The HBAPAC authorized contributions to many candidates in races across the city. Board Nominating Process Begins Soon The Home Builders Association of Greater Kansas City will soon begin the process of nominating and electing new board members and officers for 2015. The HBA’s board of directors is made up of the following: HBA Officers: president, vice-president, treasurer, secretary, immediate past president, past presidents’ committee chairperson.

Because director participation is vital to the functioning of the association, the association’s bylaws specify that a director who misses 5 meetings in a two year term shall be automatically removed from the Board of Directors. I’ve spent several years in real estate and title abstracting business which gave me great experience and understanding of the real estate market. However in the 90’s I

decided to pursue my passion of interior decorating after a job transfer and enrolled back in school. It was during that time I owned and operated a small retail store and interior design business outside of Atlanta, Georgia. When I moved to KC in 2001, I actually wanted to pursue design working at Expo Design Center; however, that led to a new opportunity working with builders around the country doing sales and marketing.

Once the recession hit and it changed the real estate and building industries, I too had to reinvent myself and decided to put decades of experience in real estate, design and sales and marketing into what was desperately needed at the time, home staging, creating beautiful spaces to help homes sell.

What is your favorite movie? When Harry Met Sally Television show? Anything on HGTV! And I’m embarrassed to admit I’ve watched several of the “Housewives shows.” Internet site: Houzz….it’s been great for inspiration and a great source for business leads.

It’s great for me to always be aware of the latest trends, styles and what people want. All of that helps me to do a better job in my own business. Why are you a member of the HBA? I want to be surrounded by people in an industry that I am passionate about. I feel there is always something new to learn, something new to understand. I want to know who the leaders are in the home building industry and learn from their motivation, talents and passion for what they do. I think the more I know about my industry peers, the better I am able to serve their needs. And that in turn, makes me the best professional version of myself I can be.

What is something people don’t know about you? I love what I do – creating! We had a gallery show in the Cross Roads area a couple of years ago showing 40 years of my work in Kansas City, art work (paintings, ceramics, prints, metal sculpture), cars, and architecture. I’m a real craftsman. However, at 70 years of age, I now plan to retire!

What is your prediction for home building in Kansas City?

David Dussair, R.A. President Design Build Team, Inc. How did you get into your business as an architect and builder? I was working for an architectural firm in 1975 and the firm decided to design and build a house. I worked on it – designed and built the whole thing with a couple of other helpers! I liked designing and building what I designed so much, I just kept on doing it – almost 40 years. What have been the goals for your business? We have been able to provide really good design, properly proportioned – great details which I draw – superior craftsmanship – great employees both office people and carpenters in the field. Listening to our clients and providing good, timely service has been an on-going goal. What do you like to do outside of work? There isn’t much time outside of work since we both design, estimate, and then build the projects. I like to work on foreign sports cars and have 4 in various stages – a 914 Porsche, a MGA roadster, a 1967 Corvette, and an original old Mini Cooper. Where do you like to go for fun? We designed and built a home in Silverthorne, Colorado, a few years ago. We go out there about every 6 weeks for a few days. It’s become a place of rest and retreat. Several factors have influenced the residential architecture/building standards in Kansas City. There has always been a lot of competition among a large number of small builders in Kansas City. To get noticed their product has to draw attention to itself. Through the years, design details have set homes apart. Our homes in Kansas City are much more interesting, well designed and detailed than in areas where there are only a few really big building companies. It has become expected that there will be “beautiful” homes in Kansas City – either traditional or contemporary.

Another aspect of improved standards is due to organizations that control, establish, and enforce standards of construction. Especially Johnson County Contractors Association. In order to get a building permit in any city in Johnson County a builder must be licensed and attend training classes in the newest and most energy efficient procedures. Also the building inspectors in all the area cities are very knowledgeable in current, researched standards. Our homes, both new and remodeled in Kansas City – when the builder is licensed and uses licensed subcontractors – are high quality. What is your favorite HBA event/ meeting?

2014 Permit Numbers Paralleling 2013

All winners will be recognized at the Awards Celebration and be featured in the Kansas City Star. Winning homes are also listed on the Parade of Homes website and in the Spring 2015 Parade Guide. The Pick of the Parade evaluates workmanship and overall construction of the home while the Distinctive Plan & Design judges the architecture, floor plan and interior design of furnished homes. Building professionals from outside the Kansas City area tour contest entries in order to determine the winning homes. The 2014 Fall Parade of Homes runs September 27-October 12 and has 309 entries. The regular deadline for contest entry is August 8 and the late deadline is August 22. Contest judging takes

The first six months of 2014 have closely tracked those of 2013 as the number of single family residential building permits varies from month to month, with June showing a decrease from May, according to the Home Builders Association of Greater Kansas City’s (HBA) monthly Residential Building Permit Statistics report. With 359 single family permits issued during June, the year-to-date total for 2014 is 2,044. Multi-family construction continues to grow significantly as June recorded 688 units making a year-to-date total of 2,292 which is the highest six month total since 2001.

Johnson County continues the trend of repeating 2013 performance with 802 year-to-date for 2014, compared to 793 at this point last year. Other counties which are relatively unchanged are Jackson County with 382 (388 in 2013), Platte County with 192 (179 in 2013) and Wyandotte County increasing by 11 permits, from 84 to 95. Likewise, the list of cities ranked by permits issued remains the same from 2013 to 2014, with the exception of Basehor, Kansas replacing Leawood as tenth on the list.

New Home Prices by Metro Area and State

The Kansas City metropolitan area is almost exactly in the mid-range of home prices at $250,000 to $300,000. In response to frequent requests from its members, NAHB Economics recently released its estimates of new single-family home prices by state and metro area. The most expensive new single family homes are built and sold in three Northeastern states: Connecticut, Massachusetts and New York – with their respective median new single-family home prices of $491,425, $432,724 and $411,169. District of Columbia is likely to be at the top of the list as well but the permit data for DC are highly volatile, have large margin of error and could not be used to estimate median new home prices. The least expensive new homes are in Delaware where half of all new single-family homes are sold for less than $152,017, that is less than a third of what most new home buyers pay in Connecticut. Mississippi, Kentucky and West Virginia also register median new home prices under $200,000. 14

The maps above help visualize the wide cross-country differences and reveals a familiar geographic pattern with least expensive new homes being built in the south central states. The distribution of new home prices by metro area largely mirrors the state pattern with most expensive new homes clustered in the coastal areas of California, Hawaii and the Northeast region. BridgeportStamford-Norwalk, CT metro area registers the highest median new home price in the nation with half of all new single-family homes sold for more than $878,625. Barnstable Town, MA and Napa, CA metro areas are distant second and third with median new home prices of $616,381 and $580,197, respectively. The least expensive new homes are in BrownsvilleHarlingen, TX metro area, where half of all new single-family homes are built and sold for less than $116, 704.

ACA has made sweeping changes to our health care system—affecting how individuals and business owners shop for health insurance, the type of qualified health plans offered, and most importantly, the affordability of health insurance options.
