NAHB is calling on all our members to contact their members of Congress and tell them to support H.J. Res 170, a resolution that will stop the U.S. Department of Housing and Urban Development (HUD) and the U.S. Department of Agriculture (USDA) from adopting the 2021 International Energy Conservation Code. (IECC).

Lowest Homeownership Rate for Younger Householders in Four Years

The homeownership rates for householders under 35, between 35 and 44, and 65 and over decreased compared to a year ago.

Summit Homes for Little Heroes

Once again, Summit Homes is building a home to benefit Children’s Mercy. Summit built a Home for Little Heroes to benefit Children’s Mercy in 2019.

The Summit Home for Little Heroes will be a spacious twostory with a transitional design aesthetic. The Basswood features a large primary suite, 3 bedrooms, 2.5 baths, and a learning lounge/loft space on the upper level. The home will be completed in early fall of 2024 and listed for sale.

Through donations and partnerships, Summit will build the home as close to zero cost as possible, allowing all proceeds to be donated to Children’s Mercy.

The funds raised will go towards the Children’s Mercy Illuminate initiative. Children’s Mercy is taking action to combat the youth mental health crisis in our community. Illuminate is an ambitious, five-year plan lighting the path forward for area youth by increasing access to evidence-based treatment with a specific focus on equity for our most vulnerable populations.

KCHBA members were thrilled to have a quick but meaningful visit from NAHB’s CEO Jim Tobin a couple weeks ago. Tobin was in KC to support the association’s Artisan Home Tour launch.

Country Club Homes Named to KCBJ Fast 50

The The Kansas City Business Journal released the list of the KC area’s 50 fastest growing companies and Country Club Homes was one them! The list requires businesses to attain revenue of $1 million or more in 2023 just to qualify. It is open to private and public companies and is ranked by two-year average revenue growth, from which an average is calculated.

The Oct. 11 edition of the KCBJ will highlight each of the companies and why they flourished. Congratulations to Country Club Homes!

NWFA Names Steve Brattin Chair

Steve Brattin, owner of SVB Wood Floors in Kansas City, Mo., officially began his term as Chairman of the National Wood Flooring Association (NWFA)’s Board of Directors during the 2024 Wood Flooring Expo. Throughout his 30-year career, Brattin has served on various NWFA committees and task forces. He also is a recipient of the NWFA Vanguard and Ambassador Service Awards and is a two-time Wood Floor of the Year award winner. Brattin’s goals as chair include helping with the growth of the association and continuing the personal connection with its members – especially with the younger generation.

Regional construction science educators and residential construction industry stakeholders gathered at Boulevard’s Beer Hall to kick off the 2024-2025 school and learn about different programs around the region as well as what the KCHBA can do to help serve our students and teachers. Participate in Moment of Silence, Sept. 9

Sept. 9-13 is Construction Suicide Prevention Week, and beginning in 2024, the construction industry will come together in a powerful moment of remembrance to honor those we’ve lost and to re-commit to preventing further loss of life. The rate of suicide in construction is more than four times higher than the general population. KCHBA asks you to join Construction Suicide Prevention Week on Monday, Sept. 9 for one minute of silence during its nationwide stand-down to honor all lives lost to suicide.

WHERE: Job site, office, anywhere

he goal of the KCHBA’s blog, Unlock the Door, is to educate the public on housing, homeownership and the KCHBA. Two new articles were posted on the blog at kchba.org and focus on how regulations affect home prices and what the KCHBA’s partnership with Habitat for Humanity means to local families.

“When the Dream Comes to Life” highlights one mom with the goal of homeownership. Kimberly Hunter worked at a Walmart in 2000, one of two jobs she held down for years to make ends meet, when she heard about Habitat KC from a homeowner.

Artisan Homes to Members

The KCHBA Young Professionals and Professional Women in Building hosted two bus tours as a way for members to view homes on the Artisan Home Tour. With 40 attendees on each day, members enjoyed lunch at the KCHBA before departing. On Aug. 16, attendees visited homes north of the river; on Aug. 23, attendees had the opportunity to view homes south of the river.

The Home Builders Association of Greater Kansas City’s 2024 Artisan Home Tour, presented by Ferguson and Monogram, returned to KC Aug. 9-11, 16-18 and 23-25 to showcase Kansas City’s finest custom home builders and the unique and impeccable quality of their one-of-a-kind homes.

For the first time, the KCHBA partnered with Habitat for Humanity Kansas City (Habitat KC) as its charitable partner for the tour. Habitat was chosen as a way to promote homeownership for all, which is the KCHBA’s mission.

As the region’s largest nonprofit home builder, Habitat KC partners with thousands of families each year, helping them build strength, stability, and self-reliance through affordable housing. Through this new collaboration, KCHBA is affirming its commitment to supporting housing for all.

Leading up to the event, Artisan Home Tour builders and Habitat KC teamed up to offer an exclusive behind-the-scenes look at the construction processes of both Habitat KC and Artisan homes on social media.

“Homes are not just structures; they are the foundations of thriving communities,” said Scott Bickford, chair of the 2024 Artisan Home Tour Committee. “Through this partnership, we aim to highlight the importance of quality housing while supporting the great work Habitat KC is doing to improve access to homeownership.”

“We are thrilled to partner with the KCHBA on this incredible event,” commented Lindsay Hicks, CEO of Habitat for Humanity of Kansas City. “Homeownership is a cornerstone of stability, equity, and community. When families have affordable housing, they can build wealth, invest in education, accelerate career growth, and uplift their entire family for generations. Every ticket sold will empower families to build a better future.”

Artisan Tour homes were open Friday through Sunday from 11:00 a.m. until 6:00 p.m. The homes were scattered throughout the Kansas City metropolitan area. Consumers could tour one home for $10 or pay $25 to tour all 15 homes once over the three weekends. Once the tour started, full access tickets increased to $35. Tickets could be purchased online at artisanhome.kchba.org and at all Habitat KC ReStores.

Join the Fight to Rescind Energy Code That Harms Housing Affordability

NAHB is calling on all our members to contact their members of Congress and tell them to support H.J. Res 170, a resolution that will stop the U.S. Department of Housing and Urban Development (HUD) and the U.S. Department of Agriculture (USDA) from adopting the 2021 International Energy Conservation Code. (IECC).

The Issue

A recent decision by HUD and the USDA that requires them to insure mortgages for new single-family homes only if they are built to the 2021 IECC and HUD-financed multifamily housing be built to 2021 IECC or ASHRAE 90.1-2019, is making it much harder for home builders and multifamily developers to build housing that is attainable and affordable for American families.

Why it Matters

According to Home Innovation Research Labs, compliance with the 2021 IECC can add $22,572 to the price of a new home, but in practice, home builders have estimated increased costs of up to $31,000. Furthermore, it can take

as long as 90 years for home owners to see a payback on this investment. Now is not the time to create or support additional regulations that add more uncertainty, delays or costs to the home building process.

How You Can Help

Contact your lawmakers today and ask them to support H.J. Res. 170, a Congressional Review Act resolution of disapproval to allow Congress to overturn this harmful energy codes rule. Lowest Homeownership Rate for Younger Householders in Four Years

The U.S. homeownership rate was 65.6 percent in the second quarter of 2024, unchanged from the first quarter and still the lowest rate in the last two years, accordingtotheU.S.CensusBureau’sHousingVacanciesand Homeownership Survey (HVS). The homeownership rate is below the 25-year average rate of 66.4 percent, due to a multidecade low for housing affordability conditions.

The homeownership rate for the head of households under the age of 35 decreased to 37.4 percent last quarter, the lowest level in four years. Amidst elevated mortgage interest rates and tight housing supply, affordability is declining for first-time home buyers. This age group — who are particularly sensitive to mortgage rates, home prices and the inventory of entry-level homes — saw the largest decline among all age categories.

The homeownership rates for householders under 35, between 35 and 44, and 65 and over decreased compared to a year ago. The homeownership rates among householders under 35 experienced a 1.1 percentage

point decrease from 38.5 percent to 37.4 percent. Followed by the 35-44 age group with a 0.9 percentage point decrease from 63.1 percent to 62.2 percent. Next, were households with ages 65 years and over, who experienced a modest 0.3 percentage point decline.

Single-Family Permits Hold Steady in June

The eight-county region of Kansas City issued 354 single-family permits in June, which is comparable to the 356 permits issued in May and to June 2023 when 373 single-family permits were issued, according to statistics compiled by the Home Builders Association of Greater Kansas City (KCHBA).

For the first six months of 2024, 2,098 single-family permits have been issued, which is up 11 percent from the 1,898 issued in the first six months of 2023.

The top five permitting cities in June were Lee’s Summit (38), Kansas City, Mo., (36), Overland Park (35), Olathe (33) and Blue Springs (22).
