NAHB Pledges to Train 50,000 Workers Over the Next Five Years Attending a White House event on workforce development, NAHB Chairman Randy Noel pledged that NAHB and the Home Builders Institute (HBI) will educate and train 50,000 new workers over the next five years for careers in the construction trades. President Trump signed an executive order that establishes the National Council for the American Worker, which will develop a national strategy for training and retraining workers for high-demand industries.

NAHB Coins a New Word: “Surban” In the most recent issue of NAHB’s 55+ Housing Online Magazine, the authors of “Who is Your Boomer Consumer?” have used the word “surban” to describe the type of community most appealing to boomers.

An excerpt from their article defines this concept: “Less than 5% of the 55+ population in our survey wants a truly downtown experience—a place that is really urban with lots of action and walkability to everything. Instead, the majority would like a suburban area with an urban feel: a home in the suburbs, but surrounded by shopping, entertainment and lots of activities. It’s a concept we call “surban™”— bringing the best of urban conveniences to a traditionally suburban environment. In our survey, 55+ consumers responded more positively to the surban concept than did the under-55 households. The main distinction is, of course, life stage/family status. For younger households with children, the surban concept is less practical: they need space, bigger yards and more bedrooms.”

With nearly every aspect of the home building industry moving online and most information stored in digital formats, it’s time for every home builder to seriously assess their cyber security and potential exposure to liability. Home builders store and electronically share a trove of personal and financial data on clients, potential clients, vendors, suppliers, partners and more. Some of this data includes payment information. And most business-critical information – like building plans and proposals – is also kept in a digital format. So it’s little wonder why a residential construction business might be a target for cyber criminals.

“It really is not a matter of if, but when,” said Kristen Hilton, CIPP/US, an attorney with Sussman Shank LLP in Oregon. “And, of course, how much it will cost.” Loss of trade secrets, loss of reputation and even elicit bank account access are certainly huge concerns in a cyberattack. But the liability associated with exposing others’ personal and sensitive information to intrusions is where the real risk lies.

“There are many state privacy law implications to storing information containing personal and financial data,” said Hilton. “If that data were to be exposed, there could be legal and civil liability.” Hilton notes that construction companies, like most other businesses, have numerous points of entry for malicious hackers. “Many people connect their company laptops and tablets to public Wi-Fi,” she noted. “That could be a vulnerability.” The first line of defense is strong digital information training for all employees, not just those that operate computers and other connected devices. All employees should be aware of phishing and other social engineering techniques that are popular with cyber criminals.

One thing is certain though: these folks want to sell houses and I can help them do that.” A recent project involved working with a local up-and-coming builder. Webb and his team brought tremendous growth to the builder over the course of just a few short years. “They were small at the time,” said Webb, “[They] did not have the internal staff to do all that they really needed to do, so they hired us to basically be their agency and marketing department.” According to Webb, this arrangement allows small companies to focus more on their processes, sales and the building of homes. “We, of course, are very accountable to them and they keep us accountable by meeting with their internal marketing team regularly to make sure their overall desired KPI’s, metrics and goals are being met,” said Webb, “If they are not, [we try to figure out] why and if we need to pivot into something totally different.” When describing what his and his team’s role is Webb likes to say, “we don’t sell products or services, we solve problems.” For example, Webb suggests using web-based communication channels for reaching millennials. The first thing any real estate marketer should do is create a Google strategy, whether that be SEM or SEO. He then suggests focusing on social networks such as Facebook, Pinterest and Snap-
chat. Being accessible on mobile devices is also important, as the millennial generation spends around 20 hours a week on a mobile device. Reaching a new audience in modern ways requires a more complex marketing strategy. “Years ago a developer or builder would run a print ad and maybe have little way to
track it and little expectation if it worked or not. It was very difficult to tell. Today, the sophistication in marketing is amazing, especially in the digital space,” according to Webb, “My clients and I together now tack metrics on their website such as new visitors, time on site, bounce rate, form fills, web leads, phone leads and listen to those Continued on page 7 phone calls to see

Tankless Water Heaters Growing in Popularity Here’s a fun fact: Most people shower with the water temp at 105 degrees. In an effort to maintain that 105-degree temperature no matter how many people are showering – or for how long – many builders on the coasts are turning to tankless water heaters to produce an endless supply of hot water, according to Spire’s Cliff Garrett. Garrett spoke at the Rinnai tankless water heater seminar, sponsored by Spire, on July 18 at the HBA. Rinnai brought its mobile unit to the seminar so attendees could see how the tankless water heaters work firsthand. New technology advancements even allow home owners to have Alexa tell the unit when to recirculate water to start heating it, which makes the tankless heater more efficient. 2018 Permit Numbers In Line with 2017 Activity Level With 577 single family units permitted during June, the year-todate total of 3,109 is now just 1 percent lower than the same time period in 2017, according to the Home Builders Association of Greater Kansas City’s (HBA) monthly Residential Building Permit Statistics report. During the first six months of 2017, 3,138 permits were issued for new single-family homes. “While 2018 started a tad slower than 2017 in regard to permits, it has quickly caught up and has remained strong so far this summer,” said Josh Clark, executive vice president of the HBA. The National Association of Home Builders (NAHB) sees a similar trend nationwide: “Consumer demand for single-family homes is holding strong this summer, buoyed by steady job growth, income gains and low unemployment in many parts of the country,” said NAHB Chairman Randy Noel. Increased permit activity in two counties, Jackson in Missouri and Johnson in Kansas, have offset decreases in Cass, Clay and Wyandotte. Within those counties, the cities with the greatest permit growth are Blue Springs and Lenexa. Kansas City, Mo., recorded the highest number of permits so far in 2018, with 459 in its three-county reach. Olathe has the second highest number of permits issued with 304 units. Blue Springs (257 permits), Lee’s Summit (233 permits), and Overland Park (194 permits) round out the top five cities with the most permits issued in the first quarter.
