Gary Kerns, Gary Kerns Homebuilders, was officially welcomed as the incoming president of the Home Builders Association of Greater Kansas City at the annual Inaugural Celebration on December 6. Gary grew up in Hemple, Mo., which is a very small town north of Gower, Mo., and east of St. Joseph, Mo. His parents Wayne and Betty Kerns were homebuilders in St Joseph; they started building homes in 1963 alongside Gary’s grandfather Orville. During his remarks at the Inaugural, Gary recalled his experiences as a child riding around with his Dad to job sites and meeting all the subcontractors at Holiday Inn for coffee and donuts. In those days, builders stopped at pay phones with a roll of dimes to call someone……and the phone numbers were all written down on the outside of the booth. Gary married his wife Amy in 1986. According to Gary, “she is the one that keeps things reeled in and asks me the why and how and are you sure…. She is the one I go to first when deciding on a business decision. Municipal Meeting Program a Success The HBA has made a concerted effort this year to strengthen its relationship with local government and create an open dialogue between high permitting cities and builders. To accomplish this, the HBA established regular municipal meetings with city staff to discuss ongoing builder and development issues.

In some areas, there is still a fair amount of work to do, but the most important element is reminding local government that maintaining a business-friendly environment encourages economic growth and increased housing opportunities. These municipal meetings will continue quarterly in 2018, so do not hesitate to contact the HBA when a local issue arises. Codes Task Force Update The HBA has formed a Codes Task Force, led by board member and national director George Schluter, to review the recently published 2018 ICC Codes. Many local jurisdictions that currently use the 2012 standards will soon consider the updated codes for adoption. The task force will determine the home building industry’s positions on the new codes and formulate amendments – suggestions on what language to delete, revise, or add. These proposals will be presented to cities working to adopt the new codes, with the goal of passing

sensible standards for building a safe and secure home without imposing overly burdensome requirements on builders and developers. Lee’s Summit and Overland Park will begin their code adoption process early in 2018. Kansas City will follow suit after their new Energov permitting software goes live and is working successfully. Shawnee and Lenexa have indicated they will not take up the new codes until closer to the end of the year.

Workforce Development Push Continues November was a busy month for the HBA as it continued its efforts to promote employment in the home-building industry.

On Nov. 15, the HBA was thrilled to participate in the Olathe Chamber of Commerce Career Expo. Thank you to our members who came and marketed their opportunities to the students, including Willis Custom Homes, Henges Insulation & Fireplaces, Weber Flooring/Joe’s Carpet and Starr Homes LLC.

The KC Manufacturing and Design Expo will be a contest among students in construction and manufacturing programs at local trade/high schools (grades 9-12). Students who enter the contest will display their woodworking and/or metalwork projects during the Greater Kansas City Home Show, March 23-25, 2018. Projects are not limited in scope and can range from a tiny house to a dining room table. A panel of judges will determine the award winners based on specific criteria. Winners will be announced during the Home Show.

Star Companies Insulation Installer Wins $10,000

The HBA would like to congratulate insulation installer David de la Fuente of Star Companies, Inc. for winning the America’s Best Installer award. De la Fuente takes home the $10,000 grand prize in 15th annual insulation installation competition presented by Johns Manville, a manufacturer and marketer of products for building insulation, me-

chanical insulation, commercial roofing, and roof insulation, as well as fibers and nonwovens for commercial, industrial and residential applications. De la Fuente exceeded the performance of his competitors in the fast-paced competition, which consisted of installing JM formaldehyde-free insulation batts into mock home structures. Expert judges evaluated each competitor based on real job site criteria, including workmanship and install quality, speed, material use, and reaction to different obstacles, such as pipes, vaulted ceilings and electrical outlets. A fourth-place $2,500 cash prize was awarded to Jose Varela-Garcia of Olathe, Kan.-based Henges Insulation. Besides the HBA, others in attendance at the check presentation last month included the mayor of Raytown, Mike McDonough, all Star Companies employees and Casey Paulson, National Accounts Manager for Johns Manville.

Rosemary Vitale with Bob Frost Rosemary is vice president of ReeceNichols New Homes. She is licensed as a Broker in Kansas and Missouri and has been involved in new home sales since 1988. Rosemary is currently a commissioner on the Missouri Real Estate Commission and has served since 2006. Her new home sales experience and extensive knowledge of residential development provide a valuable perspective from the marketing aspect of our industry. Her dedication to the HBA is evident in her participation in various committees including the Sales and Marketing Council and the Parade Committee. Rosemary also currently serves on the HBA’s Executive Committee.

In his day-to-day work, Richard manages a portfolio of primarily residential home builders, assists with business development and project management, sits on the Internal Loan, Compliance, and CRA Committees, in addition to participating in and volunteering at a variety of events sponsored by Bank of Blue Valley.

Austin Roeser was renamed the Builder Hall of Fame Award in recognition of the lifetime of service the recipients have contributed to our industry, our association and our community.

Richard has been actively involved with the HBA since 2008 serving on various committees and task forces, attending numerous events. He has served as an associate at-large board member since 2014 and served as chairman of the Clay Shoot this year.

Mark earned a degree in housing and interior design from the University of Missouri in 1987 and joined Richard Mather Builders that year. Like his father and brother, Brian, he has earned the designation of life director of the NAHB. Additionally, he holds both the “certified graduate builder,” and “certified green professional” designations from the NAHB. Mark was the president of the HBA in 2015. He is involved in various committees and is an active board member.

The Next Generation Builder Award was presented to Austin Roeser. Austin founded Roeser Homes in 2004 and serves as the president of the company. As a testament to his ability as a home builder, one of Austin’s clients once said, “Austin outlined expectations in our initial consultation so there were no surprises along the way. Austin even

All of the HBA’s initiatives and events are important, but they will come to an end if we don’t teach our young builders and associates about the importance of the HBA. The HBA’s future depends on the young builders and subcontractors getting involved now. We must teach them what we know, and we must listen to what they have to say. They are the ones that will be leading this organization someday. In closing, Gary said: “I am humbled and look forward to being your president in 2018. Never in my wildest dreams have I thought I was deserving of this position. There are so many names that could be mentioned that have been an integral part of this organization throughout the years. I am here to work, listen, and help lead this organization in 2018. Thank you for allowing me to lead such a strong and vibrant organization.”

Home Building Industry Continues Growth Trajectory in 2017 By Josh Clark, Executive Vice President, Home Builders Association of Greater Kansas City Overall, 2017 marked a year of growth and prosperity for the home-building industry both nationally and locally. Demand for housing continued to be high this year, which contributed to a scarcity of homes available for sale – both of new construction and existing homes. By the third quarter of 2017, the national median home price for both existing and new homes rose to $260,000 from $247,000 in the third quarter of 2016, according to the National Association of Home Builders (NAHB). Although average mortgage rates inched up during 2017 they remain at historic lows. At the local level, Kansas City’s home building industry experienced growth in 2017 as well. While it continued to host these trademark events, in its 80th year the HBA also chose to make some changes in working to advance its mission as the voice of the housing industry. This year, the decision was made to make a concerted effort to engage with local city officials to promote legislation and regulations in support of affordable housing and economic growth.

The Home Builders Association of Greater Kansas City (HBA) continued to host its longstanding events in 2017 — the 55th annual Spring Parade of Homes, the 70th annual Fall Parade and the 69th annual Greater Kansas City Home Show. With more than 650 homes on display during the second largest Parade of Homes in the country, attendees saw a variety of floor plans in a range

Like any other industry, home building is not without its challenges. A couple of the most pressing issues are an ongoing labor shortage and increasing regulations that are driving up the cost of building homes. To address the labor shortage, the HBA established a Workforce Development Task Force. The task force began a multi-pronged approach that includes student outreach, partnering with career placement programs, and offering classes about the home-building process and the skilled trades associated with it. Within the HBA there’s also a renewed effort to strengthen its relationship with local government by creating an open dialogue between elected officials and staff of high-permitting cities and builders. To accomplish this, the HBA is establishing regular municipal meetings to discuss ongoing building, development, and growth issues which cities and industry stakeholders experience. Another welcome addition to the HBA is a Developers Council. It was created to identify and discuss issues within the 10

developer community throughout the metro area. This council will serve as a coalition of developers focused on local advocacy. They will connect with city council members, city staff and other relevant entities to mediate current issues as well as be at the forefront of any changes that may impact development in the Kansas City area. To support future growth in Kansas City, in 2017 the HBA Board of Directors contributed to the KC G.O. Bond Campaign, which will be used for repairing or expanding existing infrastructure, such as streets, sidewalks, flood control and public buildings. The association’s Board of Directors also voted to endorse Kansas City’s campaign for a new single terminal at the Kansas City International Airport. The board viewed the ballot measure as vital to further economic growth in the region. As 2017 comes to an end, the HBA and its members are confident the home building industry is on solid footing and will continue to see growth into 2018. The association would like to thank all those who have supported it and those who will continue to do so as it builds on its goals for the future.

Top Trends for 50+ Kitchens Whether your targeted consumer is a treadmill-tromping active adult or an older senior with limited mobility, success in the mature market will require a new way of thinking about the kitchen, arguably the most important room in the home. And for the new-home shopper of any age, it remains vitally important to demonstrate the kitchen space with a model, showing the endless possibilities of today’s high-tech, high-style kitchens. Here are current trends to look for when designing kitchens for today’s mature market. Location, Location, Location While that is usually the most important tenet invoked when assessing a real estate purchase, it has become equally

important to consider that when laying out a kitchen for the over-50 crowd. Rethinking the placement of appliances, sinks, and storage so their locations are more comfortable for bending, reaching, and working will be the key to capturing this buyer. Rethink the double oven, for example. Why not install them in two separate locations — splitting, not stacking them – and eliminate that awkward oven on the bottom?

And while we’re at it, why not consider two islands? One can be for eat-in convenience and the other for chopping and rinsing. Two-tiered islands and breakfast bars offer additional flexibility, and cabinetry in finishes contrasting with the base cabinets appear more like furniture than a built-in. High-Tech Touches Don’t forget to include a tech nook in today’s kitchen. A great many of the over-50 crowd are quite comfortable with the Internet, email and social networking, so a computer desk in a kitchen will allow them to browse for recipes on cooking sites and Pinterest while they stay in touch with the grandkids. A docking station will allow them to recharge all of today’s gadgets. Streamlined systems can be slipped out of sight behind a base or wall cabinet. For the less mobile or eyesight-impaired, a monitor mounted on an articulated

arm can adjust for height and distance. Earth-Friendly Fashion While granite is still popular, the countertop world has opened up with new possibilities that are Earth-friendly, such as lava stone counters that emit zero toxins. Butcher block is making a comeback, and soapstone, limestone, glass, copper and concrete are other natural countertop materials. Recycled glass and metal shavings sealed into a transparent matrix also are environmentally conscious choices. So are low-VOC paint and bamboo flooring.

October Permits Continue Upward Trend Local home builders look forward to a busy winter and spring building season with 585 permits issued during October, according to the Home Builders Association of Greater Kansas City’s (HBA) monthly Residential Building Permit Statistics report. Year-to-date total permits are the highest in 10 years with 5,236 single family permits compared to 2016 with 4,748. Permit activity through October has increased 10 percent as compared to 2016 at this time. Multi-family construction has slowed compared to recent years, with 1,903 units permitted to date. “The HBA has focused this year on strengthening our relationships with local government officials,” reported Josh Clark, executive vice president of the HBA. “As residential building continues to increase, it is crucial that we all work together on building regulations, development and growth issues.” The counties with the biggest increases in permits pulled in October were Jackson County, Mo., and Johnson County, Kan., with an increase of 15 percent in Jackson County and 18 percent in Johnson County. Lee’s Summit, Olathe and Overland Park are the cities responsible for much of the increase in those counties. Kansas City, Mo., continues to top the list of area cities in number of permits issued with 826. Other cities in the top permitting list are: Olathe with 558, Lee’s Summit at 418, Overland Park with 390 and Kansas City, KS/ Wyandotte County rounding out the top five at 285. Overall, permits issued in Missouri account for 56 percent of the total and Kansas for 44 percent.
