Coolest Products at the Show Here are a few products that our KCHBA members found interesting in the exhibit halls during IBS: “Black Buffalo was printing a 3-D house, which won’t be mainstream right away, but definitely shows how technology is advancing and the possible future applications of large scale 3-D printing,” said Sarah St. Peter of PCDI. “Also, Masonite has a new smart door. We really liked the built-in LED lighting on the door and casing. It also has a built-in ring doorbell, smartphone app to tell you if the door is open or closed, and the built-in battery back-up.”

Highlights from the International Builders Show

T

he 2022 International Builders Show was held Feb. 8-10 at the Orange County Convention Center in Orlando, Fla. More than 100 KCHBA members attended the show, with many participating in the Gold Key event on Monday evening and the KCHBA happy hour on Tuesday evening. Local Representation at IBS Whether it was as a speaker, panelist or committee chair, KCHBA was represented in Orlando.

Cardinal Crest’s Joe Christensen found a stone that can be installed with a trim nailer (no grout needed) from Evolve Stone. KCHBA’s very own Joe Christensen of Cardinal Crest was a panelist in an education session titled “Beyond Building: Mastering the Demands of a Modern-Day Builder.” The session talked about doing a whole lot more than just building, especially if you want to actively gain new leads. So, how do you keep up? And how do you continue to elevate the experience for your customers? In addition to Joe, the other panelists were Dan Houghton of Buildertrend in Omaha, Neb.; Nick Schiffer of NS Builders in Avon, Mass.; and Katie Lath of Jkath Design Build + Reinvent in Minneapolis, Minn.

Christensen also discovered an interesting panel manufactured by Trusscore to use in garages in place of drywall. Trusscore’s tongue and groove interlocking system makes installation quick and easy, and the unique truss design provides industry-leading strength and durability. Missouri State Representative Shawn Woods, Ashlar Homes, provided an update on governmental affairs in Missouri at the Area 11 Caucus, which encompasses Missouri, Kansas, Nebraska and

Generational Trends Increased desire for bigger homes, suburban locations and more outdoor amenities are driving new home design, resulting in a rise in the average size of a new home to 2,524 square feet, and the percentage of new homes with 4+ bedrooms and 3+ full bathrooms to 46% and 34%, respectively. This is according to an education session at the 2022 International Builders Show (IBS) featuring NAHB Assistant Vice President of Survey Research Rose Quint and Allison Paul, principal at Lessard Design in Tyson’s Corner, Va. These interests vary across generations and are primarily driven by millennials and Gen Xers — 36% and 34%, respectively, of whom noted their housing preferences have changed because of the pandemic. In addition to a desire for more space and more bedrooms, millennials and Gen Xers are also looking for homes with modern or contemporary exteriors that are designed for multiple generations. Other changes include an interest in exercise rooms and home offices in their homes, as well as designated bike lanes in their communities. Only 18% of baby boomers, on the other hand, noted a change in their preferences. Baby boomers are interested in smaller homes on smaller lots, preferably in the suburbs. They also have an eye toward energy efficiency; top features unique to this generation include energy-efficient lighting, and ENERGY STAR appliances and whole home certification.

MAKE THE MOST OF HOME

Quint attributed the greater interest in energy-efficient features to prior homeownership. “Boomers have likely owned a home before, and understand the costs of heating and cooling a home,” she noted. Certain home features do resonate with all generations, however. The top five are:

Home buyers across generations have also noted interest in exterior living, with millennials indicating a specific interest in front porches as well.

Taking the helm as NAHB’s Chairman of the Board this year is Jerry Konter, a Georgia-based home builder and developer with more than 40 years of experience in the home building industry. Understanding Copyright and Using Photos of Your Homes

hotographer Matthew Anderson and Attorney James Kernell were guest speakers for a copyright education event on Feb. 23 at the KCHBA. Anderson specializes in architectural and interior photography. Kernell’s firm, Avek IP, specializes in intellectual property.

of copyright and intellectual property is not a modern concept. History of copyright law is even covered in the U.S. Constitution. According to Anderson, the basic function of U.S. copyright law dictates “who can use it, how they can use it and how long they can use it.” It, in this case, being photographs.

US copyright law grants people that create original works from unauthorized use. Just like “if you wrote an original song, you own the copyright to that song,” Anderson said. “If you take a photo, you are the legal copyright owner of that photo.” The idea

photographer to take pictures of your product(s) or home, there is a very small chance you own the copyright to use the photographs in perpetuity however you wish. This would need to be written into the photographer’s contract and that is very rarely agreed to. Once photographs are taken, the photographer will most likely sell a license to the company to use them in their marketing. In most scenarios, the photographer is free to sell licenses of their image(s) to other companies. For example, a builder could hire a photographer to capture images of a home. If these photos heavily feature a lighting or floor company, those companies could pay the photographer a licensing fee to use those photographs as well. Talk to your photographer about your contract, photo use expectations and single versus multiple use licenses.

Most platforms have a number of ways to share other’s work and automatically give creator credit, including Instagram stories, Twitter’s retweet option and Facebook’s share feature. When this isn’t an option, reach out and get permission to use a photographer’s photo. If you are unable to get permission, it’s best to just move on and not use the content. Never remove watermarks or metadata on a photo. Not only is this an ethics issue, but it can also cause companies major financial trouble if and when the photographer decides to pursue legal action.

What comes to mind when you hear someone say, “we’re building foundations for the future”? To the Home Builders Association of Greater Kansas City and its members, the meaning is twofold: workforce development to support residential construction and assisting non-profit organizations that build communities for people in lower-income areas through the KCHBA’s Home Builders Charitable Foundation.

In 2022, these missions have come together to create the first ever “Foundations for the Future” week. Between April 2-10, the greater Kansas City public will have the opportunity to learn about the skilled trades as a career path for their children through several events being held at Union Station in downtown Kansas City.

The Home Builders Charitable Foundation will be hosting its annual Parade of Playhouses April 2-10 outside Union Station in the Haverty Family Yards. Haverty Family Yards is a beautiful, new full-acre space designed for community events and is located between Science City and the parking garage. Sponsored by Bodine Ashner, Ashner Construction and Wilshire Hills, the Parade of Playhouses will showcase 11 playhouses in this space — nine of which have been built by high school and/or area technical school students and two that are being built by KCHBA builder members.

These playhouses will be auctioned off to the highest bidder and the proceeds will be donated via the Home Builders Charitable Foundation to Science City to support STEM learning. Online bidding will begin at 9:00 a.m. on Saturday, April 2 and end at 5:00 p.m. on Sunday, April 10. To view the playhouses and to bid visit kchba.org.

The schools participating this year are Basehor-Linwood High School, Bonner Springs High School, Excelsior Springs Area Career Center, Independence School District, Liberty High School, Northland Career Center (building two playhouses), Olathe Advanced Technical Center and Olathe West High School. Our builder participants are Ernst Brothers Construction and Patriot Homes.

Between April 5-9, the 2022 KC MADE projects will be on display to people visiting Science City inside Union Station. The KC Manufacturing and Design Expo is a contest among high school students (grades 9-12) in construction and manufacturing programs. Projects are not limited in scope. Participants have the freedom to enter everything from a tiny house to a dining room table.

A panel of industry professionals will judge the projects and determine the award winners based on project quality, skill knowledge and professionalism. Students can win prizes for Program grants will be rewarded to the schools of the first, second and third place overall winners in the amounts of $1,000, $750 and $500. There is also an award for showmanship and a People’s Choice winner. To win the Showmanship award, the individual must display professionalism with their attire, communication skills and leadership. This award is chosen by the panel of judges. Science City attendees will be able to view the projects and vote for their favorite while the projects are on display, which is the People’s Choice award winner. Similarly, a panel of industry professional judges will inspect the students’ playhouses and awards will be presented based on craftsmanship and innovation. Awards will be presented for the Pick of the Parade, Best in Craftsmanship, and Best in Innovation. Both the winners of the KC MADE competition and the winners of the Parade of Playhouses will be announced at a luncheon held at Union Station on Saturday, April 9. All KCHBA members are welcome to attend. This is an excellent opportunity to network with potential future employees. KCHBA’S NIGHT IN THE CITY For the youngest of explorers and beyond, Science City is the place to experience the amazing world of science

first-hand. Indoors. Outdoors. Through fun and engaging exhibits and educator-led programs and activities. Your lifelong love of science, learning, and discovery begins at Science City. On Wednesday, April 6, KCHBA will be hosting a membership event at Science City. This is an opportunity to view and vote on the playhouses and KC MADE projects, participate in all the fun activities in Science City with your family, and learn more about what Science City’s efforts to promote STEM learning. Details about KCHBA’s Night in the City will be available in the This Week at the HBA e-newsletter soon. Through Foundations for the Future week, KCHBA hopes to promote careers in the skilled trades, the KCHBA hopes to increase the number of students choosing careers in the residential construction industry. This will put less pressure on home prices, which will ultimately assist the KC families in achieving the American dream of owning a home.

Single-Family New Home Activity Begins Year On Upside

A

fter ending 2021 with more than 6,500 permits issued, single-family permit activity during January continued at the same strong pace. A total of 440 single-family permits were issued during January compared to 411 issued in January 2021. “Pent up buyer demand continues to drive new home construction in Kansas City even in the face of ongoing building material production bottlenecks that are raising construction costs and delaying projects,” said Executive Vice President Will Ruder. “The expected increase in interest rates over the course of 2022 will likely have some effect on demand though to what degree remains to be seen. New construction is playing in an increasingly important role in our local housing market given the age and overall availability of existing homes for sale.” Kansas City, Mo., began the new year where it finished last year, leading the metropolitan area in single-family permits issued with 77, followed by Lee’s Summit with 57 single-family permits issued in January. Rounding out the top five permitting cities for the first month of the year are Olathe with 41 permits, Raymore with 39 permits issued, and Overland Park with 36 single-family permits issued in January.
