KCHBA Build-PAC Raises a Record $39,500+

H

osted at Blade and Timber in the Power and Light District on March 2, this year’s Build-PAC fundraiser raised a record amount of $39,780. The 2022 theme of “Kick Axe for Build-PAC” was on display with a flood of flannel apparel and axe throwing throughout the night. Guests could also try their hand at darts while enjoying a seemingly endless variety of bites from the kitchen. Prizes and giveaways included gift cards to Blade and Timber and Lifted Spirits Distillery, a cooler full of KC-sourced goods, a voucher for two for a Boulevard Brewery tour and two axes customized with the Build-PAC logo, crafted by Bonner Springs High School students. Build-PAC, NAHB’s bipartisan political arm, helps elect pro-housing, pro-business candidates to federal office and is critical to NAHB’s success on Capitol Hill. Your support of Build-PAC remains critical, on a local and national level. We are currently in the 2021-2022 election cycle, with a TTD of $62,485. The total for the 2019-2020 cycle was $51,155. During this last election cycle, Build-PAC contributed to 355 U.S. congressional candidates (of which 95 percent won on Nov. 3, 2020) and played in more than 100 competitive races. Build-PAC was able to accomplish this through nearly 100 fundraising events and campaigns across the country, expanding PAC participation within NAHB’s councils and committees, and continuing to grow its high donor clubs.

he KCHBA’s Professional Women in Building Council hosted a professional development lunch and learn on reading blueprints and plot plans at Elevate Design + Build’s office in Lee’s Summit last month. Attendees, who included builders, realtors, subcontractors, and service providers, learned about the “four C’s of homebuilding”: Cut (floorplan) Clarity (structural elements) Carat (sq. ft. and basic details of a blueprint), and Color (interior/ exterior finish).

Presenters Sean Flandermeyer and Mike Yancik explained the important details of a plot plan and how the information impacts the project. They explained contour lines, future and existing elevations, utility information and more. They showed how the plot plan is what is used to determine the type of house that goes on the lot. They also taught attendees how to read a blueprint, including finding sq. ft., structural callouts, window and door schedules, load bearing walls, foundation wall heights, and how the load from the roof is carried through the structure down to the footings. Attendees walked away with a lot of ah-ha moments, real world examples, and some cool swag provided by Engel & Volkers Kansas City. Fazes of Light fed the crowd a delicious lunch complete with BIG fresh baked cookies.

n March 23, for the first time since February 2019, KCHBA members made their way to Jefferson City for Missouri Legislative Day. In the morning, the KCHBA met and had lunch with the HBAs of Central Missouri (Jefferson City) and Springfield.

Legislative meetings began with Alex Tuttle, Legislative Budget Director for Gov. Parson, and Lt. Gov. Mike Kehoe (pictured). Workforce development, and what can be done at the state level, was a key discussion item. Other talking points revolved around regulations and permitting processes.

a firm price. “Unfortunately, it’s not something that we lock in at the contract time. Pricing’s based on when it’s actually delivered to the site,” he explained. According to Watson, the cost of a home can go up by tens of thousands of dollars by the time the job is done. “Those prices can vary from nothing over, to $50,000 over, depending on the timing and the size of the house,” he said. For some buyers, it’s a deal-breaker. “We have had to have that uncomfortable conversation more than we’ve wanted to,” Watson said, “but some people have decided to just back out.” He says the company tries to lessen the impact on the buyer as much as possible. “We absorb everything we can, but at some point you gotta decide are we building houses for free, or to make a living?” he said. “Obviously, we do take a financial loss at it as well.” Watson says despite rising costs, the home building market is still holding strong. If you’re thinking of building, Watson recommends, “go into it open-minded. Be patient with your builder.” As almost anyone in residential construction can attest to, lumber and material prices aren’t the only hurdle to overcome. Because of supply chain issues and labor shortages, Watson says building a new home will not only cost more, but also take longer. Instead of 6 to 8 months, it now takes around 14 months to build a home.

New Mark Homes KC Featured on KMBC 9

N

ew Mark Homes KC recently spoke with KMBC 9 about material prices and the impact spikes in lumber prices continue to have on residential building. Mike Watson, operations manager for New Mark, has seen these fluctuations firsthand and the impact it has on buyers. “It’s a continually moving target, changes every week,” said Watson. “We’ll see an increase of double or more, and then it’ll come back down to a normal level two weeks later,” he said. “It’s really unpredictable right now.” The constantly changing market makes it difficult to give clients

Virtual Home Design Software

I

n 2021, at minimum, the Kansas City metro area needed 9,000 homes to reasonably fulfill demand. Approximately 6,500 housing permits were pulled. This housing

shortage and the lack of ability to build at the needed pace can be connected to a number of issues that have yet to be resolved. Workforce shortages, inflation and supply chain interruptions are some of the biggest hurdles that continue to persist at all housing price points.

Due to these challenges and the current demand of the market, many builders have notably scaled back on building model and spec homes. Homes are sold quickly, usually before being completed. This leaves little, if any, unsold inventory for the builder to showcase to potential buyers. The use of virtual home design software was becoming more popular even before the impact of Covid-19 in March 2020, but the ever-changing new home market over the past two years has sped up the implementation of it for many homebuilders across the country.

No matter what the market looks like, building a house is always an emotional decision for the buyer. Understandably, clients feel the need to visualize their future home and how it will work, and look, for them. Advanced virtual home design software is a bridge between the clients’ needs and current market demand. Ashlar Homes started working with Paradigm Omni in March 2021. Ashlar Homes is based out of Blue Springs and does business on both sides of the state line, specializing in homes under 2,500 square feet. “[Home design software] is something we’d been talking about for a long time because we primarily build the same floor plans with lots of different options,” said Shawn Woods, president of Ashlar Homes. Even before the market really heated up two years ago, Woods said it had been difficult for his team to showcase to their customers all of the options they have for their home.

Using Paradigm, users have the ability to select several designs, starting with the home’s front elevation. Depending on the floor plan, this includes the number of garages their home will have, any elective deck extensions and bay windows. Clients are immediately able to explore optional interior details as well, including laundry room cabinets, a basement bar and a fireplace.

So what goes on behind the scenes before a builder can implement virtual home design software? First, Woods handed his floorplans over to Paradigm. They redrew the floorplans for their program before moving on to color palettes and fixture style. Within the software, Ashlar includes a base and a luxury version to choose from for their fixtures, cabinets and countertops, with styles ranging from “traditional” to “eclectic.” The palette feature provides a color scheme for the interior and exterior of the home, including siding, roof, shutters and an optional stone façade. The combinations start to add up. Woods provided Paradigm with the manufacturers for all his products, including the paint used for the walls, trim and cabinets.

For the builder, Paradigm offers a range of tools, including a “takeoff” list, stating what materials are needed for the home once selections have been made. Although difficult to implement at the moment due to constantly changing material costs, there is also the ability to add pricing for optional features in real time as the client is building their virtual model. What’s New on the 2022 Spring Parade of Homes?

The Spring Parade of Homes returns to Kansas City April 23-May 8 and will feature more than 240 single-family homes located in eight counties around the greater Kansas City metropolitan area. These home have been built by 88 members of the Home Builders Association of Greater Kansas City (KCHBA) and range in price from $300,000 to more than $1.7 million. Demand for more space in new homes continues to be a priority. On-trend designs include mudrooms with dropoff areas for packages and grocery-store deliveries; outdoor spaces with a firepit or fireplace and lawn to set out a large screen and chairs to watch movies; and, of course, an office and/or homework space. Additionally, the desire for homeowners to feel as though they’re outdoors even when they can’t be is expected to continue as nature is considered a boon to wellness. Therefore, large windows and doors are a must-have for many people. You’re sure to find all these trends on the Parade. It lets them know they’ll need to pick a new lot or a new floor plan, helping streamline the sales process.

Associates Council Hosts New Member Happy Hour

he KCHBA and Associates Council was happy to host new members at the South Plaza Third Street Social on a beautiful and sunny March 16. All KCHBA members were invited to attend and help welcome new members into the association. With such a large turnout, all KCHBA councils and committees were represented in some form by those in attendance. Misty Hanson of Stewart Title (2022 Associates Council chair) and Ryan Christopher of SVB Wood Floors (2022 Membership Committee chair) kicked off the evening. All attendees were entered to win a limited-edition Chiefs print, courtesy of Starr Homes. Nathan Strange with Echo Systems Midwest walked away with the prize. uring February, single-family permit activity fell below figures recorded for January 2022 and February 2021. In the eight-county metropolitan area, 406 single-family permits were issued, compared to 440 in January 2022 and 493 single-family permits issued in February last year, according to the Home Builders Association of Greater Kansas City’s (KCHBA) monthly Residential Building Permit Statistics report.

“Across the metro, the industry has worked tirelessly to satisfy the significant consumer demand for new homes while facing some historic headwinds,” said Will Ruder, Executive Vice President of the KCHBA. “But supply chain delays, and the ever-increasing prices for those materials, coupled with an ongoing labor shortage, are causing extended construction timelines, which affects our members’ ability to begin new homes at a pace consistent with previous years.” Year-to-date, 846 single-family permits have been issued. By comparison, 904 single-family permits had been issued at the end of the first two months in 2021 and 830 permits were issued during that same time in 2020. The top permitting city in February was Overland Park with 48 single-family permits issued. Coming in second was Raymore with 37 single-family permits. Olathe ranked third with 36 single-family permits. Lee’s Summit and Kansas City, Mo., both of which typically have the largest number of permits issued, issued 35 single-family permits each.
