Home Sales Indicator in the Klamath Basin

By Gerry O’Brien Herald and News Editor Existing home sales for 2013 were almost identical to 2012, however the median price is on the upswing in the Klamath Basin, while the availability of homes is declining, according to a monthly indicator report compiled by Coldwell Banker Holman Premier Realty. “Many of the economic indicators are better than when the country dropped in to the recession in 2007, said Bill Haskins, President of Coldwell Banker Holman Premier Realty. “According to the National Association of Realtors, national appreciation of home values are up 4.5 percent,” said Haskins, who tracks the market for his real estate business. “That is higher than the pre-bubble when the recession hit. In Klamath County, the average median price of a home is up 14.7 percent year to date, from December 2012 to December 2013.” The typical buyer is sort of atypical. “We’re seeing folks all over the board,” said Debra

Gisriel, owner of Fisher Nicohlson Realty and the new eXp Realty (a virtual home online real estate business). “Renters, small families, military folks and medical folks are all looking to buy,” said Gisriel. She noted that there has been a lot of action at the Running Y resort west of town where homeowners living at the resort are trading up to larger spreads. In Klamath Falls, the “sweet spot” for sales is the $140,000 to $190,000 market. “For 2014, the unknown will be interest rates,” Gisriel said. “The rate is about 4.5 percent for a home loan now, and should stay pretty steady until later in the year when it will likely start to work its way up.” Gisriel predicts that rates will rise to about 5.5 percent or possibly 6 by year’s end. A one percent rise in rates translates to about $150 more per month in payments for a buyer, she said. According to the indicators, there were 48 homes sold in town in December. July was the best month for sales, with 74 homes sold. The median sales price for a home in December was $124,500, so homes are still affordable, Haskins said. That amount is up significantly from $93,200 in December of 2012. Home Sales in 2013 Rise to Strongest Level in 7 Years By REALTOR ® Magazine Daily News
The housing market has been experiencing a “healthy recovery” over the past two years, with home sales last year rising to the highest level since 2006, according to the National Association of REALTORS®’ latest housing report. “Existing-home sales have risen nearly 20 percent since 2011, with job growth, record low mortgage interest rates, and a large pent-up demand driving the market,” says Lawrence Yun, NAR’s chief economist. “We lost some momentum toward the end of 2013 from disappointing job growth and limited inventory, but we ended with a year that was close to normal given the size of our population.” Existing-home sales rose 1 percent in December 2013 compared to November and reached a seasonally adjusted annual rate of 4.87 million. Existing-home sales for all of 2013 reached 5.02 million sales, 9.1 percent higher than 2012, and the largest rise since 2006 when sales were at 6.48 million at the close of the housing boom, NAR reports. Home prices were also on the rise in 2013, up 11.5 percent over 2012, with a median existing-home price of $197,100 last year compared to $176,800 in 2012. It was the strongest gain in home prices in a year since 2005, when home prices rose 12.4 percent, NAR reports. NAR President Steve Brown says that with job growth
expected this year, home sales should hold despite rising home prices and higher mortgage rates. “The only factors holding us back from a stronger recovery are the ongoing issues of restrictive mortgage credit and constrained inventory,” Brown says. “With strict new mortgage rules in place, we will be monitoring the lending environment to ensure that financially qualified buyers can access the credit they need to purchase a home.”

Here’s a look at how existing-home sales fared in December and for the year across the country: Northeast: Existing-home sales fell 1.5 percent in December but remain 3.2 percent higher than December 2012. Median price: $239,300, up 3.6 percent from year ago levels Midwest: Existing-home sales dropped 4.3 percent in December and are 0.9 percent below year ago levels. Median price: $150,700, 7 percent higher than December 2012. South: Existing-home sales rose 3 percent in December and are 4.6 percent higher than December 2012. Median price: $173,200, up 8.9 percent from a year ago. West: Existing-home sales increased 4.8 percent, but are 10.7 percent below a year ago. is what type of mortgage would suit you best: fixed rate or variable? Even though a variable rate may often be lower than a fixed rate, you have to be sure that you can cope with market fluctuations. You’re probably better off choosing a fixed rate mortgage if you don’t want this additional stress. There are mortgage loans available that combine these two different types of rates. You also have the option of choosing an open or closed mortgage. The first option allows you to reimburse your loan at any time without penalties.
