Are Real Estate Agents Really Necessary?

What role does a real estate agent play when it comes time for you to sell your home? Actually, real estate agents play many important roles. For example, they take care of advertising your home in various real estate media, answer the many requests for information about your home and arrange

Here are some helpful tips as you prepare your home for the coming season:

1. Heating

RRStock up on furnace filters and change them monthly. RRRemove all flammable material from the area surrounding your furnace. RRHave the chimney/stove pipe cleaned to remove soot and creosote.

2. Check the Exterior, Doors & Windows

RRInspect exterior for crevice cracks and exposed entry points around pipes; seal them. RRUse weatherstripping around doors to prevent cold air from entering the home and caulk windows.

3. Inspect Roof, Gutters & Downspouts

RRClean out the gutters and use a hose to spray water down the downspouts to clear away debris. RRConsider installing leaf guards on the gutters or extensions on the downspouts to direct water away from the home.

Purchasing a house that needs some repairs, renovating it, and then reselling at a profit – flipping – is a process that is increasingly popular in the world of real estate. First of all, keep in mind that the more information you have on the market you’re targeting, the bigger your chances of success. To make the most profit, look for a rundown house with some esthetic problems in a nice neighborhood. Houses with structural problems or which need extensive remodeling or major plumbing or electrical work are to be avoided. Carefully inspect the home that you’ve set your sights on and determine what type of potential buyer it could attract after you’ve made some improvements. Remember that not everyone has the same decorating tastes as you. The rustic or retro style that you love so much may not necessarily appeal to eventual buyers.
