One of the things I love about living in the Klamath Basin is how we take care of our own. Being able to continue that tradition here at the Klamath Basin HBA is an important part of my job and this association’s direction! The Klamath Basin HBA has been hosting the Home & Garden Show here for 41 years. While the show was originally an opportunity to meet with those who could create or modify your existing home to be your dream home, it has become so much more! The Home & Garden Show is a family event – we’re adding in vendors who are selling goods and services that enhance your family’s lives.

hen considering a kitchen remodel project, you may be wondering what is the best option for updating the cabinetry. Here are a few things to consider. REPLACE: New cabinets may be your best option if you are considering a major remodel that involves a new layout of the cabinets, or if your existing cabinets are not structurally sound. You may consider purchasing custom, semi-custom or builder grade cabinets that can range from solid hardwood to laminate and offer many styles and colors to choose from. However, new cabinets can be very expensive, depending upon the grade of cabinetry chosen. Waiting for new cabinets to be constructed or ordered may take weeks and your kitchen cannot be used during the dusty demolition and installation process. REFACE: Refacing is an option worth considering if you are unhappy with your current door and drawer style. Refacing is usually only slightly less expensive than total cabinet replacement and is not a comprehensive upgrade. Although there is often a large selection of door and drawer fronts to choose from as well as wood grains, refacing may still take weeks to complete and is still disruptive to the homeowner. RENEW: If your wood cabinets are simply looking worn due to years of use and you want to restore the luster and shine, or you are ready for a new color, refinishing your cabinets with N-Hance Wood Renewal is a great option! Refinishing can give you that like-new look and is much less

ing upon the project, the work can be completed within days not weeks, with minimal disruption and no mess.

N-Hance's high quality quick-

drying finishes are low in odor, environmentally friendly and non-toxic, making them safe for people and pets. N-Hance offers both transparent finishes that allow the natural beauty of the wood's grain to show as well as opaque finishes for a painted look, but are 30 percent more durable than paint. Glazing the cabinetry can give it that custom look and the addition of new knobs or pulls is also a popular and budget-friendly update. N-Hance can help with those services too!

AFTER

If you are interested in learning more about refinishing your cabinets, please visit N-Hance at booth#C-18 during the home show, or call us at 541-779-9663. More information can also be found online at www.nhance.com/southernoregon.

ur future here in Klamath County looks bright with many exciting things on the horizon for 2016. There are several community based efforts beings worked on like Klamath Works Camps, Klamath County Economic Development Association, and Blue Zones to name a few.

The housing market across the country appears to be in full recovery and our local economy showing true signs of improvement; this year’s 2016 Home and Garden Show is shaping up to be one of the best shows yet. We are excited about the new look of the show which includes an outdoor RV show in partnership with Courtesy RV.

Through the efforts of the Oregon Home Builders Association and the Oregon Association of Realtors, legislation that was potentially harmful to home owners was avoided or changed to soften the impact. With the ending of the state legislature’s ‘short session’ we have an opportunity to focus on local leadership. I encourage all of you to be involved in the various local political races.

I would like to thank the Klamath Basin HBA Board of Directors and staff for their hard work and diligence in presenting a quality Home & Garden Show. We at Coldwell Banker Holman Premier Realty are proud of our history as the Title Sponsor for the Home & Garden Show and a participating vendor for many years. Randy L. n exchange for training, individuals who become Master Gardeners contribute time as volunteers, working through the OSU Klamath Basin Research and Extension Center (KBREC). Through community outreach activities, trained volunteers extend research-based gardening information to citizens throughout Klamath County and outlying areas. During 2015, Klamath County Master Gardener volunteers logged over 2300 hours lending their expertise, time, and special talents toward a variety of activities and viable community projects. Currently, the program has over 50 active volunteers. At the Plant Clinic help desk, the Master Gardeners answer gardening questions of local residents. The 2016 Plant Clinic will be open on Mondays, Wednesdays, and Fridays from 9AM to Noon and 1 to 4 PM at OSU KBREC, 6923 Washburn Way. In addition, the Master Gardeners will also hold their annual plant sale on Saturday, May 28th at the Downtown Farmer’s Market site. Annuals, perennials, and lots of vegetable starts will be available. All proceeds from the plant sale go towards volunteer activities and scholarships for local youth.

ne of the biggest questions I am asked on a daily basis is where is the greatest heat loss in my home? In general, the answer is usually through your floor and ceiling if they are not insulated; similar to how your body works if your head and feet are exposed. It’s not such an easy answer though, as every home is unique and is constructed independently at a different time. Weatherization, as a term, might be something completely foreign to you; especially if you are a first time home owner. The definition of weatherization “is the practice of protecting a building and its interior from the elements, particularly from sunlight, precipitation, and wind, and of modifying a building to reduce energy consumption and optimize energy efficiency” (Wikipedia). In everyday terms, you just want to look at your home and find the weak points. You want to protect your home, especially in harsher climate months, just as you would your body. Sunscreen in the summer and sweaters, coats, hats and gloves in the winter. It’s especially important if you have an older home, to take a look around your home every year and search for weak points. Check the caulking around windows and doors, check the windows and doors themselves, get your heating and air systems serviced, make sure plumbing and duct work is intact and making sure your home has proper ventilation. Simple maintenance every year can keep you from having a major costly repair from items that have not had basic upkeep and maintenance done. Not having proper ventilation is something that can have

catastrophic consequences if condensation happens in your home. Make sure you are circulating the air in your home, using a dehumidifier, using exhaust fans when cooking and bathing and keep dryer vents clean. All part of using your house as a whole system and keeping it stable and in harmony. Other things that you definitely need to do, especially in older homes, is insulate floors, walls and ceiling, install energy efficient windows and exterior doors, get programmable thermostats, have an efficient heating and air system, efficient water heater and appliances and turning off lights when not in use. All of these things may seem like a huge undertaking and can be overwhelming, especially if you have just purchased the home. The thing to remember is you can do things in pieces and not everything must be done at once. A lot of the time hiring a professional to make sure the installation is done correctly is a great option to help take the load off of you too! Sometime DIY projects can end up costing a homeowner more in the long run if there are issues with the installation; so it’s always a good idea to check out local professionals that are licensed, bonded and insured to help make your life easier. The other great thing is, depending on what type of heating your home has, you might qualify for some rebates. Rebate paperwork is something I always help my clients with and it might enable you to get more things done on your house. Anytime you do an upgrade to your home, not only are you adding to the efficiency and lowering utility bills, but you are increasing your home’s value and adding equity.

When was the last time you thought about your heating and air conditioning system? When your system isn’t preforming? When you notice you aren’t comfortable? When you receive a high energy bill? PLANNING AHEAD Did you know 93% of all heating equipment purchases are done on an emergency basis? This often leads to limited choices and rushed decisions. Planning ahead allows you, the consumer, to perform due diligence in selecting a reputable contractor and a heating system that best fits your needs and budget. SELECTING THE RIGHT CONTRACTOR IS VERY IMPORTANT You should always check with the CCB (www.ccb.org) to confirm the contractor is in good standing with the state. This allows you to confirm they have the proper types and levels of insurance required. You can also see if they have any unresolved disputes or violations. The Klamath Basin Home Builders Association, KBHBA, is another a great resource to help you select a reputable local contractor. You can find them at www. klamathbasinhba.org for more information.

Energy Trust of Oregon Trade Ally contractor and Avista Utilities partner will know the incentives available and what equipment qualifies. Most tax credit programs require the submitting contractor to hold specific certifications in order to apply. Check to make sure your contractor has up-to-date certifications. WHEN SELECTING A HEATING SYSTEM It’s important to understand that 43% of the energy costs of a home are from the heating system. Look at the return on investment when choosing a new system. More often than not, the most efficient system will have the best payback. Ask your contractor to provide the “Total Cost of Ownership” for you. Comfort, Safety, Reliability and Warranty are also important factors to consider when making your decision. THE BIG PICTURE Your home uses energy and loses energy. It’s important to know the cost to produce the heat for your home as well as the cost of the heat that is escaping. Heating and weatherization go hand in hand to achieve maximum energy efficiency.

Requesting AHRI certificates from your HVAC contractor ensures you will receive the listed equipment ratings. Ask your contractor about their factory training and certification on the products and services they are offering.

Your home is where you and your family spend most of your time. Creating a safe, healthy and efficient indoor environment for your family is important. Planning Ahead, Selecting the Right Contractor and keeping in mind The Big Picture will lead you to the best selection of a heating system for your home, family, comfort and budget.

Be sure to ask your contractor for information on all available incentives, rebates and tax credits. Any
