Convenience, livability, and energy efficiency are top priorities in the construction of new homes this year, according to the National Association of Home Builders, which recently released the most popular features in new single-family homes in 2014. Builders nationwide were surveyed to find out what features they were most likely to include a single-family home this year. Among the features that are most likely to be included in a typical single-family home this year are: • A walk-in closet in the master bedroom • “Low-e” windows • A laundry room • A great room Also, builders report more attention to energy efficiency in the construction of new homes. For example, Energy-Star rated appliances, programmable thermostats, and Energy-Star rated windows also were among the top of the list for features most likely to be included.
“These features help make the home more comfortable and can save the home owner significant money over the long term,” according to NAHB. On a median per-squarefoot basis, home owners spent 78 cents per square foot per year on electricity, while owners of new homes spent 65 cents per square foot per year, according to data from the 2009 American Housing Survey. Other popular features that builders listed included granite countertops; a double sink and a central island in kitchens: a linen closet and private toilet in the bathroom; first-floor ceilings that are at least nine-feet high; a front porch; outdoor lighting; and a patio. The February and March housing starts and sales were a bit soft in Klamath Falls, which is not unusual as homes don’t sell as well in the winter months. But things are picking up in April, according to Bill Haskins, principal broker and president of Coldwell Banker Holman Premier Realty. Haskins compiles a monthly statistical review of the market used for the H&N economic indicators. The numbers are current as of April 9. “There’s about 50 more homes that have come on the market in April since March’s total of 495,” Haskins said. That still represents a tight housing market, which is good for sellers. “And, most of the contractors I know are building one ortwo homes and have them under contract already,” he said.

For example, if you must live in a particular, popular school district, you may want to consider buying a home first so that you’re sure you have a place you want.
Financial Options
In an ideal world, everyone would have the funds to pay cash for their next home, but the reality is that most people need the equity from the sale of their current home for the down payment on the next house. One option is to sell your home and then negotiate to rent it back from your buyers, but remember THAT you’ll need to pay them for the rental. Also, lenders will limit the rent-back term to a maximum of 60 days because a rental lasting longer than that would be considered an investment property. Alternatively, you can temporarily live with friends or family or in a short-term rental while you’re between homes. In that case, you might need to pay for a storage facility for your possessions. A drawback to selling your home first is that you may be unable to find a home to buy, or you may feel rushed
into taking a place that doesn’t meet your expectations. If you can qualify for the mortgage loan on both your current home and the next home, you can access the equity in your current home with a line of credit. You’ll need to take out the line of credit before you put your home on the market and then you can pay it back at settlement. You may also be able to borrow money for a down payment from relatives that you can repay after your home sells. Some lenders also offer bridge loans for transitioning homeowners as long as they have excellent credit and sufficient equity in their current home. A lender can help you evaluate your options.
Risk Aversion and a Plan B
You’ll have to ask yourself what scares you most: selling first and having nowhere to live or buying first and being stuck with two mortgage payments. The answer depends on your finances and your local market, but in either case you should have a back-up plan to deal with the worst case scenario – either another source of income for those mortgage payments or an identified place to live for a few weeks or months while you shop for a home. The new Pheasant Run subdivision off Homedale Road and Amberview Lane recently had a tour of new homes built by Bend contractor Pahlisch Homes. It’s a significant boost of new homes for the community, and several are under contract for sale, too, Haskins said. About 40 people toured the homes recently, so the interest is there. (Pahlisch is offering an open house viewing every Thursday through Sunday, noon to 4 p.m.)
Average prices up
For March, 54 homes sold in the Basin compared to 45 a year ago. Pending sales total 123 compared to 119 a year ago. While the average days on the market is up to 158 compared to 108 last year, sellers and buyers are fairly close to what each wants in the market. The average sales price year to date is $141,117 — up about $12,000 over last year — while the median or middle range of all sales is $125,950. “People are pushing the value of their homes a little bit to see what the market is, and that’s OK,” said Haskins. The type of homebuyer runs the gamut, from retirees moving to the area, to first-time homebuyers, to upscale professionals, he said. “It’s a good time to buy since rates are around
4.25 percent, depending on credit score — and we’re seeing quite a few USDA loans for first-time buyers,” he said. A family of four qualifies for the loan — which waives the down payment — if they earn $74,750 per year or less. For a family of five, the limit is $98,650. Year to date, there have been 148 homes sold, only two less than last year. “So we’re holding steady compared to last year,” Haskins said.
