SPACES | Houston, Texas The SPACES tenant finish-out project by International Workplace Group at 1980 Post Oak Blvd includes 54,000 sq ft of office space on levels 1, 2 and 3 in an existing high-rise building in the Galleria Uptown area. The IWG lease space includes the following use types: enclosed office space of various sizes, open co-working office areas, common business club areas, meeting rooms, a café, break areas and support areas. HVAC equipment included four new single-duct variable air volume (VAV) air handling units with chilled water cooling from an existing central plant. Additional equipment included 44 series fan-powered VAV boxes , five chilled water fan coil units serving IT/ Comms and elevator machine room spaces and 11 exhaust fans serving support spaces.

SPACES | Seattle, Washington The SPACES tenant finish-out project by International Workplace Group at 1201 2nd Avenue in Seattle, WA includes 92,000 square feet of office space on levels 7, 8 and 9 in the new 2+U Tower downtown. Commissioning services scope included HVAC, lighting controls and service water heating. HVAC equipment included over 300 active chilled beams, VAV boxes and pressure-independent control valves for over 70 thermal zones, DOAS air handling units and integrating controls between tenant and landlord equipment. Chilled water fan coil units serve the two IT/Comms rooms on level 8 and 15 exhaust are distributed throughout the space for support areas.

SPACES | Lehi, Utah The SPACES project located in Lehi, UT is a new tenant finish-out and covers 44,000 square feet of office floor area on levels 1 and 2 inside a new ground-up shell building. Commissioning services scope included HVAC, lighting controls and service water heating. HVAC equipment included air-cooled variable refrigerant flow (VRF) systems and dedicated outdoor air units. The VRF outdoor units and heat recovery branch controllers were installed as part of the shell building on the roof. There are four VRF outdoor units and two branch circuit controllers for each outdoor unit piping network. Ventilation air is provided by two shell building energy recovery ventilators from roof level. The system included 68 ducted VRF indoor units and two supplementary exhaust fans for equipment rooms.

Service King | Houston, Texas The Service King project located at HWY 290 and Windfern Rd, Houston, TX is a new single-story 13,400 square foot vehicle body shop. The shop consists of paint booths, paint shop, parts area, body repair area, and detail/ buffing areas. The office area consists of public restrooms, reception area, break room and individual offices. Commissioning services scope included HVAC, lighting controls and service water heating. HVAC equipment included five direct expansion rooftop unitary equipment with gas furnace heating. Exhaust fans included general exhaust as well as emergency exhaust tied to carbon monoxide sensors in the shop space. Scope included functional performance testing for all equipment.

Walmart Culinary and Innovation Center | Bentonville, Arkansas

The Walmart Culinary and Innovation Center was a repurposed, single-level 13,000 square foot building, consisting of five test kitchens. One big challenge that had to be overcome from the very beginning of this project was balancing the airflow coming in while the vent hoods were simultaneously running in each test kitchen. Our team had to be very creative in order to fit all the necessary duct work and vent hoods into the existing building shell that was being repurposed for this center, as well.

The Jones Center | Springdale, Arkansas

The Jones Center was an existing building project that our team was asked to take a look at from an energy audit perspective. Our team looked at the gas usage of the entire building, which houses an ice skating rink, basketball courts, swimming pools, a fitness center, and various meeting areas, to determine how energy was being used and how we could make it more efficient. During this process, we were able to find a few pain points that translated to this higher usage, such as air terminal units mistakenly heating during the summertime. Taking a look at the ice rink’s R22 chiller system was also a part of the original ask, to see if we could offset some of the hot water demand for either the boiler or the hot water heaters that heated the indoor pools in another part of the building.

Botanical Research Institute of Texas | Fort Worth, Texas HFA completed utility bill analysis, energy use benchmarking and Energy Star certification for this 65,000 ft2 office, archive and research facility. HFA also helped the building achieve certification under the ASHRAE Building Energy Quotient program.

Helen Walton Children’s Enrichment Center | Bentonville, Arkansas

The Helen R. Walton Children’s Enrichment Center was a new, singlelevel 40,000 square foot preschool. This project consisted of four separate wings, so we outfitted each with its own VRF unit, allowing us to provide conditioning to each individual classroom, helping to control the level of humidity within the space as a whole. Before deciding on large individual VRF units for each wing, our team performed a life-cycle cost analysis to ensure that our recommendation not only met cost requirements of the project, but was also the most efficient and provided individual controllability, as well.

Stripes Convenience Store | Tomball, Texas

The Stripes Convenience Store project was a 6,000 square foot c-store located in South Texas, where humidity was a large challenge. To combat that, our team came in to measure and mitigate the humidity levels within this location by increasing air flow in the ceiling by opening it up, along with some other long-term measures that would ensure that air continued to flow throughout the ceiling cavity. Because most of Stripes’ locations are based in South Texas and along the coast as well, this was a concern for many other store locations, therefore our team was able to provide solutions that could be scaled throughout the region to mitigate these concerns.

Technology + Collaboration As a multi-discipline design firm, HFA makes extensive use of Building Information Modeling (BIM) for project implementation. BIM software fosters an environment of collaboration long used in the design process, but increasingly being used for construction and operation. HFA makes use of Autodesk Revit, BIM 360 and Navisworks software and maintains an extensive library of BIM content. We have a BIM center of excellence focused on project team collaboration and customer digital transformation. In addition to close collaboration between disciplines and trades, BIM enables additional equipment and system performance content to support new workflows. Building MEP systems are becoming more complex with more control points and more automation. These systems will see higher levels of integration with analytical building models as the industry moves towards operational digital twin implementation. HFA stands ready as the built environment pushes to greater levels of digital transformation.

Building Energy Modeling HFA has extensive experience in building energy modeling for a variety of building and system types. The use of simulation is an excellent tool for evaluating design options that affect energy performance or for evaluating energy efficiency measures in an existing building. We’ve completed numerous energy models for multiple use-cases, including the following: • ASHRAE 90.1 Energy Cost Budget and Performance Rating Method modeling for code compliance and beyond-code programs such as LEED • ASHRAE standard 209 modeling cycles to inform design decisions • HVAC system comparison and life cycle cost analysis • Electrification studies

• Daylighting analysis • Energy/heat recovery analysis • Thermal energy storage • Ground source heat pump evaluation • Central utility plants and changes to control sequences • Modeling the interactive effects of multiple energy efficiency measureslead the design process for their spaces.

Energy Auditing The energy audit process is the method of evaluating the potential for energy savings of a building or facility. Energy audits offer a proven framework for evaluating, quantifying and prioritizing energy efficiency measures for implementation. At HFA, we follow the energy audit procedures defined in ASHRAE Standard 211 – Standard for Commercial Building Energy Audits. This process involves the following steps: • Preliminary Energy Use Analysis (PEA): Utility bill analysis and benchmarking • Level 1 Audit (Walk-through): Site walk-through with O&M staff, high-level identification and analysis of energy efficiency measures • Level 2 Audit (Energy survey and analysis): Collect detailed equipment information, engineering and life cycle cost analysis of energy efficiency measures (investment grade), evaluate energy efficiency measures packages and make recommendations • Level 3 Audit (Detailed survey and analysis): Deep dive analysis on specific systems or components, sensitivity analysis, simulation or data-logging Energy audit projects often result in the recommendation for retro-commissioning. These are typically the lowest hanging fruit energy efficiency measures with the best payback periods. They typically involve detailed trending of building automation systems, data-logging, evaluation and tuning of control sequences, testing and rebalancing of air and water systems. Retrocommissioning makes the best use of existing equipment by optimizing occupant thermal comfort, indoor air quality and energy efficiency.

Monitoring-Based Commissioning Monitoring-Based Commissioning applies the commissioning quality control process to leverage system performance data from existing or recently constructed buildings. Additional insights can be gleaned by reading and trending sensor data points and sub-metering different building end uses. The analysis performed allowed HFA to make recommendations regarding the loading of existing HVAC equipment and when additional kitchen equipment could be added without making capital upgrades. 20

Scott West,

P.E., PMP, LEED AP BD+C, ASHRAE BCx P, BEAP & BEMP commissioning + energy team lead Education: BS in Mechanical Engineering, 2005, University of Arkansas MBA, Finance, 2006, University of Arkansas Registration: Licensed in AR, LA, MA, OK, TX Scott is a mechanical engineer with HFA in the Fort Worth, TX office. He leads the firm’s efforts in energy efficiency, high performance building design and commissioning. Scott has 15 years of experience in the consulting engineering industry and he spent two of those years working abroad in the UK. He has experience with a wide variety of building types, HVAC and renewable energy systems with an emphasis on high performance design. Scott is a leading energy modeling specialist and has completed dozens of energy models to support design decisions, code compliance and LEED certification. Scott is active with ASHRAE at the local and society levels. He is a voting member and has been involved with the ASHRAE Standard 189.1 standing committee since 2014. Additional standards development activity at ASHRAE includes Guideline 14 and Standards 205, 209 and 231P. Scott is a member of ASHRAE Technical Committee 7.6 – Building Energy Performance and a corresponding member of TC 7.5 – Smart Building Systems. Scott is an ICC certified plan reviewer and energy inspector and serves as a third party energy and green code reviewer for local jurisdictions. NAVFAC Washington FY14 eROI and NAVFAC MIDLANT Energy Audit Program: Scott was an energy audit and energy modeling team lead for executing this project. Life cycle cost analysis was also conducted for all energy conservation measures. Energy conversation measures include building envelope improvements, lighting systems and controls upgrades, low-flow plumbing fixtures, HVAC and DDC system upgrades, installation of utility/energy meters, and other systems. Scott was involved in evaluating life cycle cost analysis for appropriate energy conservation measures for the various buildings surveyed, modeling predicted ECM results and bundling recommended projects for implementation. After projects moved to implementation, Scott was also involved in RFP development and pre-bid meetings with potential retrofit contractors. Cost: $39M (contract value). Elk Grove Unified School District: Scott served as mechanical lead and energy analyst for the evaluation of (70) K-12 schools covering over 5.7 million square feet across the school district in the Sacramento area. Scott conducted training of three energy audit and condition assessment teams for field work. The energy audit program was conducted in compliance with the California Proposition 39 funding mechanism. Scott also oversaw the energy analysis, development of energy conservation measures and report generation. Bentonville City Center: Scott is serving as lead commissioning agent for this new ground-up 215,000 sf office building for WeWork. Commissioning services includes design phase commissioning, building envelope commissioning and post-occupancy follow-up. Systems include new gas-fired condensing boilers, new air-cooled chillers, 4-pipe fan coil units and dedicated outside air handling units. International Workplace Group (IWG) SPACES: Scott is currently providing commissioning services for HVAC and lighting controls for over a dozen project locations across the US totaling over half a million square feet. The projects are for co-working, high density office space finish-outs with scope including design reviews, inclusion of Cx language in drawings and specs, submittal reviews, construction observation, issues tracking, functional performance testing and final reporting and handover. The program includes a variety of HVAC system types including active chilled beams, VRF, packaged unitary and multiple types of variable air volume systems.

Greg has been a member of the Energy Cost Budget subcommittee for ASHRAE Standard 90.1 for several years. He specializes in energy code compliance and building efficiency analysis. Target: Director/Engineer responsible for overseeing the remodel program. Program included modification of the existing refrigeration equipment needed for the scope of work like open air case replacement. Remodel program range from light restroom modifications to more extensive floor plan changes. Chick-Fil-A: Director/Engineer currently overseeing and maintaining the current prototypes. Responsible for working with the headquarters on any design initiative looking to implement like new prototypes, refrigeration/mechanical/plumbing/electrical equipment, solar panels, and modular/panelized construction. The HFA team is responsible for vetting out design issues before implementing into the proto for site adapt architectural and engineering firm’s availability. Recent work includes creation of a Drive-Thru only prototype and a site adapt built of modular construction. Love’s Travel Stop: Director/Engineer responsible for overseeing and maintaining the current prototypes. In addition to prototype maintenance, HFA performs roughly ten new ground-up facilities and 75-100 remodels per year. Ground-up locations consist of a tire shop and addition of multiple food tenants. Remodel scope of work range from shower, restroom and beverage bar modifications to building addition. 7-Eleven: Associate/Engineer for a major national roll-up that accounted for up to 1,000 stores over the course of four years. Greg worked closely with the client to value engineer items while designing to meet client’s goal of 25% energy reduction. He helped to develop the protocol refrigeration equipment used on new stores and connect to the Building Automation System. Refrigeration changes involved going from individual systems to a Hussman Flexpack unit. Walmart: Associate/Engineer responsible for mechanical, plumbing, and electrical design required on new ground up sites. His involvement included training/developing young engineers and overseeing production. He also was part of a mechanical collective committee that assisted in the design and modifications needed for the proto. He ensured standards & initiatives mandated from the client and mechanical collective committee were implemented into the projects. Market Basket, Maynard, MA: Director/Engineer for overseeing a new 70,000 square foot grocery store in addition to serving as the engineer of record. Scope of work included coordinating with owner on equipment being utilized and providing associated mechanical, plumbing, electrical and refrigeration design.
