We are licensed on The Construction Industry Council Approved Inspectors Register to provide a Building Control service for all types of construction projects for a wide range of clients. We are driven to ensure the delivery of compliance through exceptional customer service and technical excellence, whatever the size or type of construction project.

Throughout the construction process we will provide you with practical and informative site inspection records. Our dedicated Project Management systems and teams are on hand to help answer any queries you may have throughout your project.

Strategic Definition

RIBA Stage 1

Preparation and Brief

+ Receive instructions, brief and necessary documentation from the Client.

+ Advise on procedure and programme for Building Regulation certification.

+ Pre-application discussions may be required during this stage to discuss and determine the suitability of Feasibility Studies.

+ Agree Schedule of Services, Review Design Responsibility Matrix and Information Exchanges.

+ Check the implications of any Local Acts and advise the Client accordingly.

RIBA Stage 2

Concept Design

+ Maintain appropriate records of the design assessment process.

+ Review Sustainability Strategy and initial Building Regulation compliance Strategies.

+ Undertake early third-party consultations as required.

+ Consider Construction Strategy, including off-site fabrication, and review relevant Health and Safety Strategy.

+ Consider the desirability of undertaking additional consultation and communicate to the Client any consultees’ observation.

+ Alert the Client to provisions of legislation outside the Building Regulations believed to be relevant to the project.

Stage 3

+ When are we needed?

+ Submit the Initial Notice to relevant Local Authority, and copy to the Client.

+ Undertake an assessment of plans and design details for compliance with the Building Regulations and communicate to the Client, dutyholders and design team.

+ Consult with the Fire Authority and forward observations to the Client.

RIBA Stage 6 Handover

+ Undertake all other statutory consultations and forward observations of consultees to the Client.

+ Review Construction Strategy, including sequencing.

+ If requested by the Client, when satisfied that the plans show no observed

+ Prepare an inspection notification framework (INF) and provide a copy to the client.

+ Undertake site inspections to gather evidence of compliance with the Building Regulations.

+ Maintain appropriate records of site inspections, identifying the work inspected and any observed non-compliance.

+ Communicate any observed contraventions of Building Regulations.

+ Notify observed significant departures from plans to consultees.

+ Consider the need for tests, throughout construction and at completion, inform the Client of the requirements; witness tests and receive certificates as appropriate.

+ Request copies of certification as is necessary in relation to the commissioning of services prior to issue of a final certificate.

+ Prior to the occupation of the premises it is advisable, where possible or where requested, to undertake a joint final inspection with the Fire Authority.

+ Carry out activities listed in Handover Strategy including Feedback for use during the future life of the building or on future projects.

+ Ensure Project Information is updated and complete.

+ Ensure Fire Safety Information to satisfy Regulation 38 has been made available.

+ Having taken reasonable steps to be satisfied that the whole or part of the works is compliant with the Building Regulations, issue a final certificate.

+ If requested by the Client, provide a list of inspections carried out.

+ Retain statutory records for an appropriate period.

Stage 7

+ Assist with any review of Project Performance, Project Outcomes and Research and Development aspects.

+ Updating of Project Information, as required, in response to ongoing client Feedback until the end of the building’s life.

Use

+ Approved Inspector role

Approved Inspectors provide an alternative to Local Authority Building Control and are authorised under the Building Act 1984 to carry out the Building Control function in England and Wales.

This means that we can become involved if the works undertaken on any project are controllable under the Building Regulations.

Examples of such work are:

+ Erection or extension a Building

+ Installation or extension of a service or fitting which is controlled under the Building Regulations

+ Undertaking alterations involving work that may affect the compliance of an existing service or fitting, whether temporarily or permanently

+ Insertion of insulation into cavity walls

+ Underpinning the foundations of a building

+ Undertaking work to thermal elements, energy status or energy performance of a building.

We operate across all sectors within the construction industry and are approved, independently monitored and regulated by The Construction Industry Council Approved Inspectors Register. As the body designated by the Secretary of State in England and Welsh Ministers in Wales, CIC maintains and operates the Construction Industry Council Approved Inspectors Register (CICAIR).

In order to maintain our registration, we are subject to annual monitoring surveillance by CICAIR where we must demonstrate that we are meeting defined levels of service standards, management systems and retained competencies.

Approved Inspectors are required to adhere to the CICAIR Code of Conduct for Approved Inspectors and follow the Building Control Performance Standards in their working practices.

Approved Inspectors are required to have insurance from a government-approved scheme to provide additional safeguards for the public.

It is important to us that the highest industry standards are met. We will support you with achieving compliance and issue of the statutory certification upon successful completion of your construction project.

As an Approved Inspector we:

+ Undertake issuing of Statutory Notices, Consultations and Certification

+ Provide you with a proactive compliance service

+ Aim to ensure that the highest standards are achieved to help ensure the safety and health of people in or around buildings

+ Check design drawings, details and calculations for compliance

+ Consult with the Fire and Water Authorities, as required

+ Undertake site inspections throughout the duration of works

+ Issue a Final Certificate upon successful completion of works.
