This year the gavel was passed from outgoing president Dan Peruzzi of Margulies Peruzzi Architects to incoming president Jim Kolb, of STV|DPM. (FSMPS). Easterbrooks was one of three members of the 2015 Class of Fellows honored at the SMPS Awards Gala in Los Angeles during Build Business, the SMPS National Conference. Easterbrooks has been director of marketing and business development at Pare since 1998 and has worked as a marketing professional at A/E/C firms for more than 30 years. He has been an active member of SMPS throughout his A/E/C career, serving the chapters of Washington D.C., Maryland, and Boston. Boston - HP attended the Massachusetts Chapter of NAIOP’s breakfast titled “Next Wave of Condominium Developments,” along with 300 attendees, to examine what is down the road for the reviving condominium market sector. We learned that: : • There are 16 projects with 2,300 condos coming online in the next four years, and won’t be enough for demand.

• Foreign investors, especially China, are interested in deals as small as 200 units in the Boston residential market. • Musts for workforce housing include less amenity spaces, shared parking, lower condo fees, and a focus on neighborhood access. • Empty nesters and baby boomers are driving the market — they want convenience and high-end kitchens. Greenfield, MA – The newly remodeled community room at the Greenfield Acres senior housing complex was the setting for a ceremonial groundbreaking event on September 22, marking the start of renovations at the community located at 10 Congress Street in Greenfield. Owned and managed by The Congress Companies of Peabody, the 94-unit complex is undergoing extensive upgrades that include installation of new energyefficient boilers, new thermostatic controls, windows, doors, roofing, insulation, elevators, emergency generator, common area architectural upgrades throughout, sprinkler system upgrades, electrical upgrades, and improved handicap accessibility, including conversion of multiple units to fully accessible dwellings. The project is being funded by a multifamily preservation loan through a federal/state partnership with MassHousing that provides lower interest rates to owners of rental housing with affordability agreements. Members of The Congress Companies’ construction and property management teams were on hand for the event along with local dignitaries, representatives from MassHousing, and Greenfield Acres residents. Welcome remarks were given by Congress Sr. Project Manager Peter C. Nicholson. Greenfield Mayor William

McCormack noted, “Many apartment complexes in the state built 30 to 40 years ago with government subsidized loans, have converted their income-affordable apartments to market rate once the loans have been paid off. That could’ve been the case here at Greenfield Acres, but it didn’t happen because The Congress Companies, led by Bill Nicholson, worked with MassHousing. By doing so, they obtained the low-cost financing they needed and both were willing and able to keep those units affordable for at least another 20 years.” Greenfield Acres residents will not be displaced during the renovation project, which is scheduled for completion in February 2016.

Integrated Tops Off Dealership Greenfield, MA – Integrated Builders has topped off the new Greenfield Toyota and Ford joint-dealership at 1 Main Street in Greenfield. The 32,000sf facility will replace the previous dealership located on the site. The new Greenfield Toyota and Ford facility will consist of a combined 30,000sf dealership space and feature an additional 2,000sf system parts mezzanine area, which has been completed. Gilbane Breaks Ground on Lofts

Bridgeport, CT – Gilbane Building Company recently celebrated the breaking of ground for Phase 1 of the Cherry Street Lofts project with developers Corvus Capital Partners and Bhagya Realty Holding. Governor Daniel P. Malloy, Bridgeport Mayor Bill Finch, and representatives from the city of Bridgeport’s Economic Development Department, joined an enthusiastic community of project supporters to celebrate the commencement. Gilbane is serving as construction manager for the repurposing of multiple historic mill buildings into residential apartments, as designed by Crosskey Architects of Hartford. Phase 1 will

begin with the restoration of two buildings originally constructed in 1910 into 157 one-, two-, and three-bedroom apartment units and a charter school. The entire project encompasses two phases, including the development of a total of 311 apartments, the charter school, and a shopping market. The second phase (which has yet to be awarded to a construction manager) will include the restoration of another historic building into 154 residential units and grocery store. Both phases of this development project are scheduled for completion in 2019, with Phase 1 being completed in 2017.

Hingham, MA – Acella Construction Corporation of Norwell recently broke ground on a Hingham Heritage Museum project. The $2.5 million project encompasses the renovation and restoration of Old Derby Academy and the museum and is scheduled to take approximately one year to complete. The project will include a new 4,600sf addition and the repair and restoration of foundations, windows, chimneys, and other parts of the 1818 building. It will also enlarge the visitor center, expand the collections storage and workspace areas for volunteers and staff, and create

an outdoor program event space for up to 200 guests. Local and state dignitaries and museum donors and stakeholders were present for the groundbreaking, as were Ryan Klebes, senior project manager, and Dave Dirubbo, president, of Acella Construction Managers. Participating from the Hingham Historical Society were Mike Studley, president; Carl Achille and Mark Cullings, board members; Sally Weston, board member and project architect; and Suzanne Buchanan, executive director.

Storrs, CT – The Science, Technology, Engineering, and Math (STEM) residence hall at the University of Connecticut held a topping-out ceremony on Sept. 14. Hosted jointly by UConn and the project’s design-build team leader, KBE Building Corporation (KBE), the traditional ceremony was held in celebration of the latest milestone for the $79 million construction project. In the week leading up to the ceremony, all project subcontractors were invited to sign the building’s last two precast planks. During the ceremony, KBE staff members placed the final two planks, which were

attached to an American flag and a live potted tree to symbolize pride and the building coming to life, respectively. The STEM residence hall is part of Governor Dannel Malloy’s Next Generation Connecticut (NGC) initiative, designed to greatly expand educational opportunities, research, and innovation in the STEM disciplines at the school during the next decade, with the overall goal of creating an infrastructure that supports Connecticut’s most important industries, including high-tech manufacturing. One of the most ambitious state investments in economic development,

higher education, and research in the nation, NGC will transform the university into a top public research institution that fuels Connecticut’s economy through new technologies, highly skilled graduates, and the creation of high-wage jobs. Newman Architects was chosen by the university as the bridging design architect and the university’s design consultant

during the construction phase. BVH Integrated Services is serving as engineer during the bridging documents phase. The design team for the new STEM residence hall also includes architect of record JSA Inc. from Portsmouth, N.H.; structural engineer DiBlasi Associates; civil engineer BL Companies; and mechanical, engineering, and plumbing (MEP) engineer WSP.

Woburn, MA – Maugel Architects, of Harvard, recently announced it has completed the design of 19 Presidential Way, the former ArQule headquarters in Woburn, for Alexandria Real Estate Equities Inc. The repositioning included renovations to the building’s main lobby and amenity improvements to the facility. The innovative design adds space and volume to the lobby — creating a multipurpose high-energy activity zone with a collaborative high-tech vibe. The dramatic space features contemporary finishes and lighting, a monumental stair with a feature fabric wall, a high-end kitchenette, counter-height table

tops, banquets, and outdoor seating. Maugel, Alexandria, The Richmond Group, and R.E. Dinneen Architects collaborated on the new aesthetic for the building. “Lobbies are no longer just a path to the elevators — they are essential to the marketability of a building,” said Mark Pelletier, director of architecture at Maugel Architects. “Today’s lobbies are being repurposed as vibrant community spaces with cafés, lounge areas, and all-handson-deck presentation spaces,” added Pelletier. “Maugel was thrilled to work with the team at Alexandria Real Estate Equities Inc. to transform 19 Presidential Way into an innovative workspace.”

multigenerational workforce that requires a comprehensive vision to enable and increase its engagement. Both the business purpose and the people shape and nurture culture in a continuous flow that is supported through a greater awareness of how each are intrinsically linked to the other. Space must support this flow — deliberately and faithfully — as well as respond to the ever-changing needs of the organization’s client base. To support this complex coalition, the

design process must surpass the status quo of confirming counts of workstations, offices, and conference rooms that result in a safe, pragmatic approach, but does not facilitate the evolution of what space must become. As the complexities of operating and managing increase, corporations cannot afford to risk the engagement of its employees, and ultimately the success of its business, by implementing uninformed workplace concepts. Space must reshape the way companies think about real estate and create a dynamic connection between an organization’s culture, its people, and business objectives. A customized strategic workplace planning process supports the enterprise in making culturally informed decisions about its built environment and provides long-lived solutions. Engagement, productivity, and performance are extremely difficult to measure. However, a sophisticated and collaborative strategic planning process that engages clients early will unite all aspects of the organization and support its evolution into a highperformance workplace. The effects of the traditional design approach are more evident when reviewing

Gallup’s 2013 State of the American Workplace report: “Seven in 10 American workers are ‘not engaged’ or ‘actively disengaged’ in their work.” The ongoing study also finds that “. . . the 30 million engaged employees in the US come up with most of the innovative ideas, create most of a company’s new customers, and have the most entrepreneurial energy.” These disengaged employees cost the US economy up to $350 billion a year in lost productivity. So, how does a strategic workplace planning process help to increase

employee engagement? What creates a successful organization’s “special sauce” is wildly different from company to company. Only by working through a diligent strategic planning process can the organization distill the elements that motivate and help retain its employees. For example, Apple and Microsoft, or Google and Yahoo, or Zappos and its competitors — each pair provides similar products and knowledge, but the cultures are vastly different. Yarmouth Port, MA – Acella Construction Corporation of Norwell announced completion of a new, state-of-the-art clubhouse for Cummaquid Golf Club. Scott Brash served as project manager for the $4.5 million, 4,200sf project. Cotuit Bay Design, LLC served as the architect. Clubhouse construction included a formal dining room overlooking the golf course, grill-style lounge and restaurant, locker rooms, pro shop, 70-ft. covered

porch for outdoor dining, a board room, office, and storage rooms. The project also included extensive sitework such as utility upgrades, septic, and landscaping. Interior finishes include two-way fieldstone gas fireplace separating the dining room and lounge, extensive millwork and coffered ceilings, chandeliers, pendants above the bar on track, wall sconces, and exterior lighting on outdoor posts. John Bowes, chair of the building committee for Cummaquid Golf Club, said, “We chose the worst year weatherwise to undertake this task [but]…. The Acella team led by Scott Brash, the project manager, and with several huge time-saving ideas by Anthony Dirubbo, allowed us to complete our 14,200sf building on time.”

Beverly, MA – MassDevelopment has issued a $4 million tax-exempt bond on behalf of Harborlight House LLC, an affiliate of Harborlight Community Partners, a Beverly affordable housing manager and developer. The organization will use bond proceeds to buy and renovate

Harborlight House, an affordable senior supportive living facility at 1 Monument Square in Beverly. The developers plan to improve the building’s energy efficiency and renovate the units to improve wheelchair accessibility. The project will maintain the building’s 30 units as affordable for another 30 years. Harborlight Community Partners expects the project will support 14 construction jobs. In addition to the tax-exempt bond, MassDevelopment assisted the Department of Housing and Community Development with the approval of federal low-income housing tax credits, which provided approximately $2 million in equity. East Boston Savings Bank purchased the bond.

• Consolidating staff to fewer floors and unifying the company’s conference rooms to one floor can potentially save the company significant money by requiring less leased space. To promote user flexibility, convenience, and comfort, conference center designers need to be mindful of room sizing and programming, lighting and shading, acoustics, audiovisual and technology integration, and “future-proofing” infrastructure. Designing multipurpose conference rooms that serve several corporate functions is also key. The solution is to create a conference center overflowing with flexibility to accommodate many different corporate and public functions to maximize use and return on investment. Two project examples illustrate how it’s done. A worldwide financial services firm relocated and consolidated its headquarters from two existing locations to a new tower in Boston totaling over 400,000sf on 15 floors. One of the stated project goals was a better visitor experience for the many potential investors who visit the headquarters. The design solution created a conference center on the top floor of the headquarters building and consolidated the main reception area with all of the client-facing meeting spaces. Locating both the reception area and conference spaces on a single floor allows for critical services to be more readily provided. The conference center features an array of meeting room sizes, and visitors wait in a spacious reception area with views of Boston Harbor. Integrated audiovisual systems in the individual meeting rooms allow for communication with other offices around the world, with special production rooms supporting these operations. A catering kitchen at the heart of the floor provides everything from beverages and

snacks to full meals and special celebrations. The conference center has provided the polished client experience the firm sought and has resulted in a 60% increase, on average, in the number of meetings, from January 2011 to January 2015, when compared with the previous year. Case Study: Robinson+Cole

Robinson+Cole, a national law firm with nine offices in the Northeast, Florida, and California, recently completed the redesign of its Boston office at One Boston Place. A new conference center with reception area is the showcase of the Robinson+Cole office, providing a welcoming, comfortable, and flexible space with the technology necessary to accommodate client needs. With an emphasis on natural light and warm neutral colors, the design of the new reception area announces a more modern office and ushers visitors into the adjacent 4,200sf conference center. Featuring a suite of conference rooms and a large breakout pantry area, the new conference center allows the firm to better serve its clients as well as accommodate public groups of various sizes. The largest conference room provides easy-to-use audiovisual technology, lighting, and mechanical shades for daylight control, and all of the rooms offer plenty of natural light and views of the city. The conference center was designed as the updated “front door” to Robinson+Cole’s office. The latest design trends in conference centers promote collaborative work, technology integration, and efficient use of space, providing an enhanced user experience. Companies endeavoring to begin such a project would be prudent to employ an integrated process to think through the design, logistical, and technological issues of conference centers. Designed by Baker Design Group Needham, MA – Baker Design Group, Inc. has completed the design of TripAdvisor’s new 282,000sf headquarters located at 400 First Avenue in Needham. Baker Design Group’s inspiration for this suburban headquarters was an urban loft with thoughtful design details reflecting TripAdvisor’s brand, from incorporating images of user-generated travel photos into the end-panels in work stations to naming each floor after a different continent, which then inspires the art and artifacts found on that floor, to designing a reception area with suitcases and a map graphic wall with a thousand images curated by the firm from all over the world. A textural, layered experience was delivered that makes each person entering the building feel like they have a global connection. The design also provides many different places for employees to work — at a table with others, standing up, or lounging in front of a fireplace, the kitchen, pub, or game room are all third places employees can use to support multiple work styles. The TripAdvisor Forum, a four-story atrium/theater, is at the center of the building designed to serve as the heart

Londonderry, NH – UPS Supply Solutions recently opened its new 614,240sf LEEDcertified high bay logistics center at 52 Pettengill Road, near the ManchesterBoston Regional Airport. The facility provides storage, light assembly, and distribution services for Pratt & Whitney, one of the world’s leading aerospace manufacturers. Situated on 45 acres off Raymond Wieczorek Drive, this steel and concrete panel building, developed by Prologis, covers more than 14 acres and encloses 22.2 million cubic feet of office and industrial space. Within the fully landscaped site there are 400 employee parking spaces and storage capacity for 100 truck trailers. The facility is one of the largest single-story industrial buildings in New Hampshire. Dartmouth, MA – South Coast Improvement Company of Marion was recently contracted by Hannoush Jewelers to build out the jeweler’s new location on Route 6 in Dartmouth. Currently, Hannoush Jewelers is located in the North Dartmouth Mall.

Jewett Awarded Two Auto Projects Raymond, NH – Jewett Construction Co., Inc., has contracted with O’Reilly Automotive, Inc. of Springfield, Missouri, for renovations to an existing O’Reilly Auto Parts store in Augusta, Maine, as well as construction of a new, ground-up store in Milford, Mass. Trinity to Construct New Craft Beer Tavern, The Ginger Man Boston – Trinity Building + Construction Management Corp. announced the start of construction on its latest project, The Ginger Man, at 148 State Street, in downtown Boston. The new 8,400sf tavern will offer an extensive craft beer selection, with 75 fresh ales and lagers on tap and over 150 bottled beers, in an entirely updated setting on the first and lower levels. The architect of record is Ken Hyszczak of Fort Hill Architecture, with Mike Denommee from BLW Engineers as the consulting engineer. This one-story, 20,000sf addition to the existing college includes a gymnasium, administrative offices, student lounge, fitness center, and locker rooms. JSA, Inc. of Portsmouth provided design for the project, which, despite the tough winter, was completed two weeks ahead of schedule.

North Andover MA – PROCON has completed two student residence halls on the Merrimack College campus in North Andover. PROCON, based in Manchester, N.H., is the design-builder for the $12.5 million project, which accommodates approximately 175 students starting the fall 2015 semester. The three-story townhome-style dorms were designed to blend in with the nearby neighborhood and will meet an increased demand for student oncampus housing. Work began in November 2014 with $2.5 million in sitework that included the installation of underground utilities

to prepare the site for the two buildings. Simultaneous with the sitework was the placement of the footings and foundation. In February, wood framing began, and by spring the buildings were weathertight and ready for interior installations. The building’s exterior is a pleasing, hardy, panel-and-brick combination that blends effortlessly into the surrounding area. The dorms are 76,000sf, offering four- and six-bedroom units for incoming students. Besides the convenience of oncampus accessibility, the buildings supply an onsite laundry area and a community room for student gatherings. Plans also include the added bonus of an adjacent café with a wrap-around porch for students to enjoy. The college is located about 25 miles from Boston, sits on 220 acres, and is situated at the border of Andover and North Andover. The residence halls are Phase 1 of the North Residential Village project, which includes the construction of two additional 170-student dormitory buildings. PROCON has designed and built several projects over the years for Merrimack College and recently completed renovations on the Academic Innovation Center.

Regis College Celebrates Ribbon Cutting Suffolk CM, Sasaki Architects Weston, MA – After a year-and-a-half modernizing its campus through a sweeping master redevelopment plan, Regis cut the ribbon on new construction recently. A beautiful grassy quadrangle, new suite-style residence hall, and redesigned library entrance and foyer now articulate the heart of the campus, which is marked at eastern and western entrances by the Regis seal and its motto in granite: Via Veritas, Vita, the “Way, the Truth, and the Life,” a passage from the Gospel of St. John. Vinicius Gorgati, principal of Sasaki Associates, the architectural design firm

that transformed the inner campus, spoke of the stunning prospect of “this college upon a hill. “Three years ago when Regis and Sasaki began talking,” Gorgati said, “it was clear that Regis had a vision about the heart of its campus. Together we saw that vision, and together we set about working upon it. As President Hays said, ‘It’s about the students making a community and a home here and, obviously, about their future.’” Suffolk Construction managed construction of the project, and despite the

Boston – September 9 saw the ribbon cutting of the new Suffolk University 20 Somerset Street campus. The historic site, previously the home of the Metropolitan District Commission, boasts a 10-story, 110,000sf facility that is the new home of the Communications and Journalism Department. The upper floors are devoted to science and feature state-of-the-art laboratories. The vibrant space includes a light-filled cafeteria, space for functions, and indoor and outdoor lounging areas. This inclusive environment creates a gathering space for students to relax, study, learn, and collaborate. John Nucci, senior vice president of government relations and community affairs, stated, “It is a big day for the city of Boston, downtown neighbors, and, most importantly, a big day for the students.” Mayor Walsh described the campus as an essential part of downtown that would provide the students with a wealth of opportunities and internships for their careers.

RDK worked with the architect, NBBJ, and provided the mechanical, plumbing, and fire protection engineering services. Mechanical design included new classrooms, labs, fume hoods, and office space control systems that were tied in with the new central heating and cooling plant as well as the central energy management system. Plumbing design included domestic hot and cold water, waste and vent system for toilet rooms, kitchens, and art classrooms, and a specialized acid

A/Z Corporation Starts at Bryant U Smithfield, RI – A/Z Corporation of North Stonington, Conn. will be the construction manager for a new practice facility to be developed on the Bryant University Smithfield, R.I. campus. The facility will be a ground-up development using a pre-engineered metal fabricated building. The sports complex will be approximately 80,000sf and feature an indoor carpet-style synthetic sports turf for the field application for use by various sports programs, particularly football and lacrosse. The design also includes a baseball locker room and showers, staff offices, controlled storage with overhead door access, men’s and women’s lavatories, a first-aid station, and other amenities. This is part of a major upgrade of the sports facilities planned by Bryant at its Smithfield campus and in Zhuhai, China, adding more than 250,000sf of innovative facilities at the two locations. The program is being made possible by more than $15 million in leadership gifts to Bryant’s capital campaign. Under the leadership of University President Ronald K. Machtley, the historic Bryant Builds initiatives include a new entrance, integrated landscape, and point of arrival. A 50,000sf academic

Durham, NH – PROCON completed construction work in time for the fall 2015 semester on Madbury Commons, a 525-bed student housing development that is just steps away from the University of New Hampshire in Durham. The mixed-use complex is a combination of student housing and commercial retail space. Golden Goose Capital developed the multipurpose complex. PROCON of Manchester was the construction manager, TMS Architects of Portsmouth produced the comprehensive design, and

financing was led by Kennebunk Savings. Construction work began on the project in June 2014. Severe winter conditions and site conditions challenged the construction schedule, but the PROCON construction team worked aggressively to keep the project on target. The two multipurpose buildings are comprised of 126 student apartments. The buildings sit on 2.6 acres and total 208,000sf. Hartford, CT – The Connecticut Department of Transportation recently announced plans to upgrade Hartford’s Union Station. The $3.1 million contract was awarded to O&G Industries. The project involves constructing a new 260-ft.-long, high-level passenger platform and egress stair tower

finished with new decking, decorative railings, and ornamental metal fencing. Within the station, areas will be renovated to house new electrical and communications rooms. There will be significant upgrades to improve the customer experience including new exterior lighting, signage, public address, and passenger information display systems. Security upgrades include emergency lighting and call boxes, video surveillance, fire alarms, and bird control devices. The project is expected to be completed in April 2016.

Springfield, MA – City Point Partners has been selected by the Pioneer Valley Transit Authority (PVTA) to oversee the design and construction of its new bus operations and maintenance facility on Cottage Street in Springfield to replace an existing 100-year-old facility. The new 280,000sf, $70 million facility will be built on an 18-acre site and will provide bus maintenance and storage for the PVTA’s Springfield fixed-route operation. The facility will be able to accommodate approximately 150 fixedroute buses including standard size diesel buses and articulated buses. Included in this new facility will be management office space, fuel bays, wash bays, bus and van storage bays, garage and body shop areas, parts storage, exercise rooms, locker rooms and showers, lounge, dispatch center, employee parking, and green spaces. onsite to support the PVTA’s IT communications. The new facility will seek LEED certification under the US Green Building Council’s green building rating system. City Point Partners will provide owner’s project management services advising with respect to the design, scope of work, cost estimating, construction manager at risk and subcontractor selection, schedule overview, and performance monitoring.

Dover Police Station Parking Garage Under Way

Dover, NH – A 138,000sf, five-level, precast parking garage is being rapidly erected within 2 inches of a new steelframed, two-story police station being constructed at the same time. The goal is to have the precast garage open before winter. The police station won’t be complete until early next year. Erection of the police station had to start first, according to Andrew Martino, project manager for the contractor, Harvey Construction Company, because there is a common block firewall between the two structures that had to be built prior to the precast erection. “But what is going to end up happening is that, even though the precast garage started later, it will finish much earlier than the [steel-framed] police station.

The two bay wide, five bay long garage fits in a 121’ by 212’ footprint and provides five levels of parking. It consists of 332 precast pieces, including 141 double tees (totaling 94,000sf), precast concrete columns, beams, spandrels with thin brick, wall panels, a precast stair/ elevator tower, and a second precast dropin stair in another corner of the building. Exterior design elements of the garage consist of thin brick spandrel panels in a picture-frame layout. The thin brick architectural surface was selected, said Martino, to both match the brick used on the police station and to be in keeping with the downtown Dover Mill aesthetics. Because the garage is so close to the 31,000sf police station (a category 4

critical facility), the durability and innate fire resistance of precast was critical, according to Timothy Breen, sales manager with Dailey Precast. Precast wall panels and spandrels with infill panels are utilized where the two buildings abut for fire separation, and a fire-rated foam

is installed along vertical joints of the precast wall panels. Typical column and spandrel framing covers the rest of the garage perimeter. The project also showcases how precast construction can fit in the tightest of places. The use of precast components requires less staging area at the jobsite. This was a big advantage since it kept the worksite clean and allowed the police station to be constructed at the same time. Precast members were trucked in sequentially as needed. “Since this is a parking garage,” Martino added, “precast was the most economical way to build, not only from a constructability standpoint but from a speed standpoint. We are erecting a 300-plus space parking garage in about five weeks. This type of structure could not be built in any other way in that time frame.” The garage is also projected to come in on budget.

Life Sciences Marr Installs Shoring Platforms at Lonza Biologics Facility by Katherine Marr

During the height of summer, Marr Scaffolding Company’s Shoring Division commenced work in Portsmouth, N.H. Working for Integrated Project Solutions (IPS) at the Lonza Biologics Facility, Marr was awarded the contract to install two pre-engineered platforms onsite with a target completion period of two weeks. Previously a standalone shell for years, the 97,500sf, three-level building had been outfitted by design to become a manufacturing facility. As such, the building was equipped with roll-up doors on the exterior to accommodate loading platforms for the transfer of heavy mechanical and manufacturing equipment in and out of the facility. For the initial phase of the project, Marr built two different elevation platforms, one standing at 25 feet and the other at 50 feet, for loading materials onto the second and third floors, respectively. Utilizing a Lull from Marr Scaffolding’s Aerial Lifts Division and a crane from Marr Crane & Rigging, Marr was able to meet the critical

deadline of constructing the platforms given its various equipment resources and the expertise of its crew. After working with a geotechnical engineer to assess the ground on which the platforms would be built, it was determined that the area was viable to support the loads that would be applied. With this confirmation, a core crew of six (including a foreman, laborers, and carpenters) proceeded to construct the towers using a steel Shore-X system combined with uniformed-sized steel, as well as aluminum joists, at the deck level. The platforms were outfitted with lumber, plywood, and a perimeter guardrail system that were pressure-treated to ensure

Steel plates were also brought in to cover the plywood decks, increasing the capacity of the platforms to a maximum allowable point load of 6,250 lbs. and uniform load of 500 lbs. psf. According to project manager Chris Madden, a key part of the installation involved securing the two towers so that they would withstand the lateral forces of heavy equipment loads. In order to accomplish this, Marr tied the platforms

into the structural steel beam of the building using tube and clamp ties, in addition to guy wires alongside the two structures that tied into concrete barriers below on the ground level. Due to a timely and successful completion, Marr was able to turn over the platforms for active use on time and will regularly service them in addition to conducting a monthly inspection. Marr looks forward to continuing work with IPS at this facility throughout the duration of this project.

Built on a site shared with the AutoServ Collision Center, the 5,729sf design-build project is comprised of a pre-engineered Butler building with MR-24 standing seam roof; and an exterior of insulated glass, ACM, and insulated metal panels. Roofing is currently under way. When complete, the interior will be of porcelain floor tiles, acoustic ceilings, and interior glazing at the offices, bathrooms, and new delivery space. This is the fourth dealership project Jewett has undertaken for the client.

When it comes to ice hockey teams, the Connecticut College Camels are downright intimidating. But this past summer, the Dayton Arena design and construction team faced an even more daunting challenge: reroofing a hyperbolic paraboloid roof in time for the first game of the season.

Why Hyperbolic Paraboloid?

The average person probably couldn’t describe a hyperbolic paraboloid roof, although she’s likely seen one before. Often the roofs of choice for churches, fieldhouses, and other buildings that require large spaces unencumbered by columns, these designs appear at many distinguished Northeast institutions, including Connecticut College, Amherst College, and Brown University. Even with a talented construction team, reroofing a 30,000sf hyperbolic paraboloid roof is nothing to shake a hockey stick at. First, team members had to remove the existing two layers of shingles, made of asphalt and fiberglass. That process also included the painstaking removal of longer-than-normal nails. “Removing those longer nails not only required more leverage, but it also added considerable time to the project,” said Guidera. “A half-second per nail versus several seconds per nail adds up when you’re talking about a million nails.” To fit the new roof, the construction team then had to individually cut strips of PVC membrane tapered to various dimensions, depending on where the strips were being

SCI Completes Reno for Brightview LandTech Completes Scan and Model Woodbury, NJ – South Coast Improvement Company (SCI), of Marion, Mass., and Reading, Penn., completed a series of renovation projects for Brightview Woodbury Lake, an assisted living facility in Woodbury, N.J. The renovation projects, totaling approximately $590,000, featured renovation of the Bistro bar area (new flooring, paint, wall covering, lighting, countertops, and the refurbishment of existing cabinets). Other significant renovations included new finishes for the occupational therapy/ physical therapy unit, new office space,

and an enlarged dining room and activity space for the antimeres unit. Additional improvements as part of the renovation included the design-build creation of outdoor deck space for the second floor ALS unit, featuring added safety precautions for Alzheimer’s patients. The Alzheimer’s dining area also received a number of renovations, such as paint, flooring, millwork, plumbing, fixtures, lighting, and installation of appliances. South Coast Improvement replaced windows throughout the facility as well as some of the building’s siding.

JMB Underway at MIT Building Cambridge, MA – J&M Brown Company, Inc. (JMB) is under way with the comprehensive electrical renovation of MIT’s Building NW23 in Cambridge. When complete, the former lab building will serve as MIT’s Department of Facilities and the Office of Campus Planning. The general contractor on the project is Columbia Construction. JMB’s electrical project scope at the three-story, 52,000sf building includes demolition of the existing infrastructure, prior to providing ground-up electrical installations for the renovated facility. It is installing new, stacked electrical closets to house the distribution equipment, a

new fire alarm system, and lighting and lighting control systems. The renovated facility’s interior will feature an open ceiling design with an energy-efficient lighting package controlled by an advanced Sylvania wireless lighting control system. Temporary power for construction is being drawn from an adjacent MIT building. In its design and layout of the facility’s new electrical rooms, JMB is utilizing 3D CADD technology. Electrical work commenced in August, and the project is scheduled for completion in January 2016. The MIT facility is designed to achieve LEED certification.

Westford, MA – LandTech Consultants Inc. announced that its team of professional surveyors recently completed a 3D laser scan and Revit model of an exclusive three-story penthouse suite overlooking Central Park in New York City. The 9,500sf penthouse, adjoining mechanical room, and elevator room are currently going through an extensive renovation by its owner. LandTech completed the scan and delivered the Revit model to the client within two weeks. While the Revit model allows the architects to develop detailed designs of the interior finishes, the ability of the scanner to acquire spatially accurate

dimensions in 3D through the resulting point cloud will allow extensive millwork to be custom-crafted to demanding and discerning specifications. Accurate dimensioning in the mechanical areas will allow for better renovation planning and prefabrication, which will result in a faster project delivery with little to no impact to the existing infrastructure. Upon completion of structural alterations currently being made on the outdoor roof deck, LandTech will return to the project site and scan the roof deck structure so that designs can be completed and prefabricated panels and finishes can be constructed.

Seekonk, MA – Bowerman Associates announced it has completed renovation of the Ford dealership located in Seekonk for Tasca Automotive. Highlights from the project include construction of a new 4,000sf showroom, new parts counter, new service write-up, new restrooms, a customer café, and a new lounge area. All the service bays received new epoxy coated floors and interior paint and new high efficiency glass garage doors. The entire facility and parking lot lighting systems were upgraded to LED high-

efficiency lighting in accordance with the National Grid’s rebate program. Another major component of the project included the coordination and regrading and reconstruction of approximately four acres of parking lot, paving, and striping. The project team included Vision 3 Architects of Providence as the designer, Diprete Engineering of Cranston as civil engineer, and Advance Electrical of Smithfield as the electrical subcontractor handling all electrical and lighting upgrades.

Construction Management from an Owner’s Point of View Part 2 In the event that the CM is used as the exception rather than the rule, this author has several suggestions:

A CM can advise the owner as to the project site, alternate designs, sequencing of construction, materials, scheduling, cost analysis and budgets, long-lead procurement items, recommendations as to construction, labor matters, value engineering (cost savings), accounting systems, contract document input, review of design and scope divisions with the architect, bid package identification, bidding negotiation, contract award, inspection of work, review of progress payments, change orders (vs. in scope work), project close-out services, coordination of owner-purchased materials, etc. Unless there is no time for the traditional architectural design of specs and drawings, an owner should not retain a CM to actually build the project, but should rely on the traditional concept of construction by retaining an architect and placing the project out for bid to several contractors. (A suggestion: An owner hires a CM for preconstruction services. Thereafter, the CM gives the owner a guaranteed maximum price with the owner bidding out the project to other contractors to compare the lump sum versus the guaranteed maximum price.)

• All subtrade items, including selfperformed work by the CM, should be competitively bid by the CM, with sealed file bids being opened in the presence of the CM, the architect, and the owner. • An audit provision should be inserted in the contract between the owner and the CM. A CM contract with a GMP is nothing more than a cost-plus contract not to exceed a certain price (GMP). At the end of the project, the owner is entitled to an audit of all costs and expenses, which should include general conditions of the CM and any and all costs expended by the CM under the contract. The CM submits applications for payments to the owner based on the cost of the work performed on a monthly basis. The CM submits its costs for that period, plus a fee. • The owner should not agree to a contingency fund as requested by CMs. Many contracts have no definitions of contingency funds, and most CMs take the position that contingency funds are for the contractor’s use. If the contingency fund is utilized, there must be a well-defined “definition” of the use of the monies. Any “contingency issue” can be treated as a change order request. • Cost of the work in a CM contract should be clearly defined, and costs not to be reimbursed should likewise be defined. • A CM contract should always be based on drawings that are at least 80% complete, if practical. It is imperative

that the owner, with the assistance of its architect and other consultants, determine whether or not a requested change order is in scope or out of scope. If the requested extra is within scope, a change order should not be approved by the owner since the CM (“CM at risk”) guarantees its price based on incomplete drawings and should know that certain items are included in the traditional scope of work for a certain project. Authorized change orders should either increase the GMP when there is an additional scope, or decrease the GMP when there is a deduction in scope. • General conditions may be subject to audit or could be agreed upon in a lump sum or percentage without audit (for example, 3% to 4% of construction costs to be paid to the CM for general conditions not subject to audit.) (A “matrix” should be used to define General Conditions to avoid overlapping with direct costs).

It is this author’s recommendation that an owner should not utilize the CM method to build a project except where there is no time to develop plans and specifications by an architect and place the project out to bid or as a construction consultant to the owner. With today’s state of the art, an architect can be retained by an owner, and 100% of construction drawings and specifications can be developed in four months, providing the owner has a construction program and budget. At the end of the four-month period, plans and specifications can be advertised for bid and a contract awarded to the lowest, responsible, qualified bidder within four to six weeks from the completion of contract documents and bid package preparation by the architect. Massachusetts Construction Managers at Risk (CMAR), take heart! On September 2, the Massachusetts Supreme Judicial Court vacated and remanded the Worcester Superior Court decision in Coghlin Electrical Contractors, Inc. v. Gilbane Building Company, which ignored decades of case law in order to hold that a CMAR under Chapter 149A is responsible and liable for any errors and omissions by the project’s designer — even though a CMAR has no contractual relationship with the designer and no control over its plans. In its decision, the SJC held that notwithstanding the fact that the relatively new statutory CMAR project delivery model alters the relationship between a CMAR and a public owner such as the Division of Capital Asset Management and Maintenance (DCAMM), it does not override the owner’s common law implied warranty of its designer’s plans and

specifications. Thus, when faulty plans result in a claim by a subcontractor, the CMAR can bring a third-party complaint against DCAMM seeking reimbursement for design-related damages. The SJC also rejected DCAMM’s argument that an indemnification provision in the CMAR agreement required the CMAR to insure DCAMM against design problems. Just because a CMAR may provide consultation regarding the design of a Project— consultation that may impact the final plans and specifications — that did not

Multi-Residential Capstone to Develop Port Landing Cambridge, MA – MassDevelopment has issued a $4.9 million tax-exempt bond on behalf of Port Landing Tenant LLC, an affiliate of Cambridge-based developer Capstone Communities LLC. The organization will use bond proceeds to build, furnish, and equip a 31,100sf, 20-unit affordable housing development on a vacant parcel near Kendall Square in Cambridge. The development, to be called Port Landing, will contain four one-bedroom units, 13 two-bedroom units, and three three-bedroom units. Capstone Communities will rent 18 units to households earning no more than 60% of area median income and rent two units to households earning no more than 30% of area median income. In addition to the tax-exempt bond, MassDevelopment assisted the Department of Housing and Community Development with the approval of federal low-income housing tax credits, which provided roughly $3.5 million in equity. Cambridge Trust Company purchased the bond.

Boston – J&M Brown Company, Inc. (JMB), of Jamaica Plain, has completed the comprehensive electrical construction of 100 Pier 4, the newest luxury residential high-rise in Boston’s Seaport district. The NECA contractor provided installation of the facility’s primary and emergency power, state-of-the-art lighting and lighting control system, fire

alarm system, and tel/data and security systems at the 21-story residential tower. The project also included electrical fit-out for all 369 residential units, the facility’s fitness center, and an underground parking-garage for 258 cars. The tel/data and security system installations were provided by Spectrum Integrated Technologies, the low-voltage division of J&M Brown Company. The general contractor on the project was John Moriarty & Associates, of Winchester; the architect was ADD, Inc./Stantec, of Boston; and the owner/ developer is The Hanover Company. The 100 Pier 4 project is the first project in the multibuilding master plan development on the 9.5-acre site overlooking Boston harbor. J&M Brown Construction Group Vice President Bryan Greene and Operations Manager Robert Carabia supervised the electrical project, managing a field crew of 45 IBEW Local 103 electricians at peak construction. Why Are You Really in Business? What are the values by which your company is run? Is your company vision so clear that your employees could clearly articulate those values and goals to a stranger and perform them on a daily basis?

What’s the difference between your company and your No. 1 competitor? It’s the people. You can’t build a great company by hiring bad people, and there’s no sustainable growth without the right team. No matter what you “do,” recognize we are all in the people business. In our industry, the job of leadership is to define the company strategy and build the right teams to perform the “service” of construction management. A very wise senior construction executive we know is fond of saying, “When the project is over, and the building is occupied, all the client remembers is the ride.” The ride = service. The journey should be driven by your company vision so that your team can take your clients on the ride of their lives!

“When the ride is so good, it’s never about money — it’s about the experience.” If you need some inspiration, look to industries outside of construction that have already made the investment in service, and you’ll see it’s paid off. It’s definitely possible to make service the factor that defines your company, and it’s 100% worth doing. Take The Ritz-Carlton for example. physical narrative begins to emerge, the designer may calibrate and fine-tune the organization’s vision, brand, and culture into a definable road map describing the

company and how it engages its employees. This in turn stimulates the performance of both the employees, as well as the business. Experiential design is not about developing an over-complicated design; instead it focuses on enhancing corporate reputation, promoting innovation and best practices, and ultimately influencing the organization’s culture. Peter Drucker, “social ecologist,” often argued that a company’s culture would trump any attempt to create a strategy that was incompatible with its culture. Using a strategic planning process can assist an organization to develop a deeper “business self-awareness” to achieve a dynamic workplace, celebrate its culture, evolve work processes, integrate flexibility, and attract and retain a diverse and engaged workforce. Gaming projects are rarely utilizing the traditional design-bid-build project execution strategy. Multiple bid packages are the way of life — with a heavy emphasis on “multiple”! It is certainly important to establish early on what will be the critical milestones for all the design and construction team members, and outline a schedule the team will commit to. Many times, the major subcontractors

Regardless of where you may stand on the subject of gambling in Massachusetts, the numbers are impressive. For the Plainridge Park Casino, for example, the first month in operation saw $18.1 million in gross gaming revenue. The first week in operation alone saw $6.1 million in

revenue — nearly a million dollars a day! Once the larger full resort casinos coming down the road are completed, it is estimated that the casinos in Massachusetts will produce $300 million to $500 million annually in new revenue to the state. With these kinds of revenues on the line, it’s easy to understand why the casino design and construction world is a high risk and high reward environment. As soon as it is decided that a casino is to be built, it is already late. Schedules are extremely accelerated, and it is critical that both the design and construction teams understand that the process involved of putting these projects together is far from typical. Programming and design times are significantly reduced — and therefore designs can be very fluid early on as the project evolves and the final concepts determined. Many times, areas like food service venues may not be fully determined until later in the project. In these cases, the appropriate MEP services need to be planned for and installed to support these future venues. In addition, significant impacts can happen on the architecture and interior designs of the

For the construction team, management of the multiple bid packages and associated cost impacts becomes a very important piece to the puzzle. The updated coordination the design team is going through can impact many trades and certainly leads to heavy stress on the construction team. With the number of subcontractors involved, sourcing of high-end finishes and materials that often can be from overseas, required time the owner needs to install gaming machines, etc., managing this process becomes very critical for success. The casino design and construction process can certainly be a stressful one, but with the right players involved early and all parties understanding the process required, along with the typical fluidity of this project type, a successful gaming project can be achieved! UNH has signed a 20-year lease for 38,000sf for its nationally acclaimed InterOperability Lab, which provides hands-on experience to future engineers. The lab is expected to open by December of this year. The furnished upscale apartments are around 1,000sf each to accommodate the 500-plus students. The units stretch along color-coded hallways with 26 uniquely designed floor plans for students

to choose from. Each unit contains chic kitchens with granite countertops, full bathrooms, air conditioning, stackable washer/dryer units, cable, and Wi-Fi, and the living rooms include 46-ft. flat screen HDTVs for student enjoyment. The buildings contain state-of-the-art security surveillance, and room access is available via cell phones rather than traditional keys. The new Madbury Commons complex will meet the rising demand for student housing that has soared in recent years in the Durham neighborhood.

Chiofaro Floats Tax Break Idea

Boston – The Boston Redevelopment Authority recently recommended that the city increase the height and density that current zoning allows around the Boston Harbor Garage. This meant that Chiofaro Co. CEO Don Chiofaro would be allowed to build a 900,000sf project at the site, not the $1 billion, 1.3 millionsf two-tower mixed-use complex Chiofaro has been planning, according to BRA’s Nick Martin. So Chiofaro has floated the idea of the city granting him a tax break.

Eight years ago, Chiofaro and his partners at Prudential paid $155 million for the 1,400-car garage overlooking Boston Harbor. Ever since, he’s been finetuning his plans to redevelop the rare site. But until a formal proposal is presented to the BRA, it’s premature for the authority to discuss the tax relief. It has been discussed informally, as these matters often are, and must be seriously considered when the time is right, Martin says.

JW Plans Lewis Wharf Hotel

Harbinger Plans Development

Boston – Harbinger Development won tentative designation to develop a 405-room hotel, 6,500sf of restaurant/

retail space, a 4,000sf function space, and an indoor pool at the Boston Marine Industrial Park. Harbinger is in talks with Hilton Worldwide to operate the hotel. Perkins+Will is the project architect. Harbinger has developed the Aloft and Element across from the Boston Convention & Exhibition Center and is planning on a 70-year ground lease with EDIC for its new project.

Boston - JW Capital filed a plan with the city to build a $260 million, 277-key luxury hotel on Lewis Wharf downtown with parking and outdoor public green

space. If the developer gets a green light from the city, initial site work could start in the second quarter of 2017, followed by 36 months of construction.
