Citizen of the World Knowing our focus on multi-residential would be going to press in April, I asked the world famous architect Moshe Safdie for comments. “Design for multi-residential should focus on getting back to the natural.” he said when I met him at the “Citizen of the World” reception at the BSAspace Gallery. He is not a big fan of micro apartments saying, “A micro apartment results in a micro life.” We were able to meet and greet with the high-profile architect while perusing an impressive 50 year retrospective of his work on display. The exhibition curated by Donald Albrecht and designed by Nader Tehrani is open until May 22. Some of the models resemble a vision of the future as might be seen in a scifi

vision of the future, but they are in reality functioning facilities. The exhibit also includes models of projects not built, as well as drawings, films, and photography from more than 30 projects. To gain an insight into the mindset behind his creations read Renee Loth’s interview from winter 2014 ArchitectureBoston. You may still be able to pick up a copy when you visit the BSAspace Gallery, 380 Congress St., Boston.

Is HP Boston Heavy? High-Profile (HP) covers facilities developments in New England but for the past few months you may have gotten the impression that we are heavy with stories from Eastern Massachusetts. So, for the record, it’s not that we are favoring the area, it’s that the area is more active. Chuck Reilly, VP of Business Development, Dacon wrote it his recent 2016 Design-Build Market Review that, “...eastern Massachusetts is in the midst of a building boom – the largest, most dynamic period of commercial construction in Boston’s history” Focusing on the design/build market he said, “I have been a member of this wonderful commercial real estate community for more than 36 years, and I have never seen this dynamic of a

construction market in eastern New England. Given the velocity of the past 12 months, I do not see this pace being sustainable. This boom was a combination of pent-up demand, good balance sheets, cheap interest rates, an abundance of capital chasing every deal, and a general sense of now or never. Not including backlogged projects, I foresee a decent year for the build-to-suit commercial construction market, but volume will be lower than 2015 for projects commencing in 2016.” The latest JLL Investment Intensity Index, which measures the volume of direct commercial real estate investment in a city relative to the city’s economic size, reveals the increasing attractiveness of ‘New World Cities’ to investors. Boston, which is among these

New World Cities, ranks fourth in the U.S. behind only Honolulu, Silicon Valley, and New York, and fourteenth globally. On high end condos Scott Van Voorhis, Boston.com Correspondent, recently noted, “Last year, 117 condos in Boston sold for more than $3 million, a record. That’s up from 73 in 2014. And with hundreds of multi milliondollar units expected to close later this year after the new Millennium Tower opens, that record is more than likely to get shattered again in 2016.” It’s worth noting that according to Mercer’s 18th annual Quality of Living survey, “Quality of Living” in the world remains highest in North America...In the United States, San Francisco (28) ranks highest for quality of living, followed by Boston (34).

The Massachusetts State House

Boston – The Division of Capital Asset Management and Maintenance (DCAMM) recently awarded its $10.3 million state-house elevator upgrades and replacement project to Colantonio Inc. The firm will upgrade the finishes, mechanical rooms, head houses, penthouses, and accessibility of 15 elevators at the Massachusetts State House. The work includes new elevator venting and cooling systems and revisions to the power distribution to individual

elevator machine rooms. Several wheelchair and materials lifts will also be repaired or installed. The project was designed by Livermore Edwards Associates. Several teams of installers will work simultaneously on separate elevator banks, taking one elevator offline at a time. The work will progress in five phases to keep at least one elevator operational at all times in each bank. August 2018 is the scheduled completion date.

Malden, MA, …The Point at 180, an upscale 86-unit apartment property, kicked off construction with a groundbreaking ceremony on site at 180 Eastern Avenue in Malden Center recently. The groundbreaking was attended by the Mayor of Malden, City Councilors, other local officials, as well as Rebecca Mattson, principal of Sagebrook Development LLC, the developer of The Point at 180, Christina Whitting, Broker/ Owners and Fredrick Massa, Broker/ Owner of Doubleclick Rental Properties, LLC of Medford, property manager and exclusive leasing agency for the project. The Point at 180 project will be built on a 14,000sf open site at 180 Eastern

Avenue, walkable to the MBTA’s Malden Center station. Eighty-six one- and twobedroom units, ranging in size from 650 to 1200sf, will begin at $1900 per month. Amenities will include fitness and club rooms, an extensive private landscaped patio with gas firepits and grills, indoor parking, and a private resident bike room along the Bike to the Sea, which is a recently converted bike path located immediately adjacent to The Point at 180. Completion of the project is slated for May 2017. The contractor is Rubicon Builders, and The Point at 180 is designed by The Architectural Team of Chelsea.

A Common Sense Investment for Multi-Unit Housing Developments

There are very few real estate professionals who would deny that Bostonâ&#x20AC;&#x2122;s multi-unit housing market is booming. This growth in the downtown market is being driven by shifting demographics â&#x20AC;&#x201D; an urban/ suburban housing swap motivated by downsizing baby boomers and younger, workforce-aged millennials looking for city conveniences. Accelerating demand creates competition; developers, owners, and property managers savvy enough to recognize and incorporate the features and amenities that residents desire will put them ahead of the curve. Whether new buildings or renovations, our clients are all facing the same challenge â&#x20AC;&#x201D;

maximizing the cost vs. impact equation to capture market demand. Common spaces, as opposed to individual units, are where this dynamic is most apparent. Incorporating a propertyâ&#x20AC;&#x2122;s brand, the public-facing lobby and private amenity areas drive reputation and marketability. Gone are the days of meeting the basics; a lobby, mail room, and storage. The Chase II

Malden, MA – The next phase of construction at Overlook Ridge, The Chase II, a multifamily housing development in Malden, has begun for Roseland Property Company, a division of Mack-Cali. Erland Construction was retained, after completing The Chase in late 2014. The project architect on this new phase is Minno Wasko, Architects and Planners. The Chase II is composed of two fourand five-story wood-frame buildings:

Building 2B, a 194,000sf building with 173 rental apartment units; Building 3D, with 123,000sf of space and 119 apartment units; and three sets of individual bay parking garages. The mix of studio, one-, and two-bedroom units features stainless steel appliances and stone countertops. Resident amenities include a fitness center; club, conference, screening, and yoga rooms; children’s play area; and outdoor pool and entertaining area.

Boston – MassDevelopment has issued a $30.8 million tax-exempt bond on behalf of Jefferson Park Apartments LLC, which is using bond proceeds to demolish and reconstruct Jefferson Park, a 108-unit, 100% affordable multifamily housing facility in six Cambridge buildings. As the result of its master study, the Massachusetts Department of Housing and Community Development (DHCD) ruled the site’s conditions obsolete, calling for demolition of the buildings.

Rebuilding will create 104 units: 32 one-bedroom, 53 two-bedroom, and 19 three-bedroom units. Other improvements will include private entrances for each of the units, along with maintaining private outdoor spaces and landscape designs. Bank of America is the project’s bond purchaser, and MassDevelopment also assisted DHCD with the approval of federal low-income housing tax credits that will provide approximately $25.1 million in equity.

Fitchburg, MA – Colantonio Inc. is deep into its gut renovation of the historic Nockege River Mill building for the 96unit Fitchburg Yarn Lofts. The project was designed by The Architectural Team. The 100-year-old former home of the Fitchburg Yarn Company sits on 7.5 acres on the banks of the Nashua River. Its 182,500sf of space span three massive floors and will feature 57 market-rate units, 39 affordable units, community space, and many exposed brick walls. The building boasts more than 280 8-ft. x 10ft. windows to provide each unit with expansive views and plenty of natural light. Given that the original design allowed river water to flow through the mill’s partial earthen basement, Colantonio’s crew must remove the first floor and rebuild it with concrete slab at least two feet above the 100-year floodplain. restoration work includes repointing and repairing the exterior brick envelope and chimney stack and structural reinforcement to the roof. “Transforming this landmark building to make it suitable for quality housing is not an easy task, and we are staying on time and on budget,” said Adam Stein, senior vice president for owner WinnDevelopment. Newton, MA – Construction management firm Colantonio Inc. is planning a complex renovation of the entire 199-unit Golda Meir House in Newton while it remains in full operation. Owned and managed by the Jewish Community Housing for the Elderly (JCHE), Golda Meir House is a nonsectarian, independent living community. The building’s two sections were built in 1978 and 1993, housing 124 and 75 units, respectively, with common areas on the ground floor. Each unit will get new kitchens, bathrooms, flooring, and finishes. New energy-efficient heating/cooling systems will be installed along with new energy-rated exterior windows. Twenty-two of the units will become fully accessible along with five units for the hearing impaired. Bechtel Frank Ericson Architects reconfigured the ground floor common

areas — lobby, kitchen and dining areas, library, mail room, exercise room, and salon — to maximize the efficient use of space, flow, and natural light. Building Engineering Resources, Inc. is designing the upgrades to the HVAC, fire suppression, plumbing, fire alarm, and electrical systems for the entire building. Colantonio’s project team has brainstormed a plan to sequence the unit improvements and perform the work with minimal disruption to the lives of the Golda Meir House residents and to the facility’s operations. “Our approach will maximize the use of time and resources,” said preconstruction manager Chris Powers. “The goal is to touch each unit and common area as few times as possible. We want residents to get back to their normal lives as soon as they can.” Construction work is expected to start summer of 2016.

Callahan Finishes Two Senior Living Projects and Begins Five More Bridgewater, MA – Over the years, Callahan Construction Managers has built its reputation as a quality builder in the senior housing market, working with clients such as LCB Senior Living, Benchmark Senior Living, The Northbridge Companies, and Wingate.

In addition to The Residence at Valley Farms, Callahan recently completed Laurelwood at The Pinehills, a new three-story, 88,322sf senior living community in Plymouth, Mass. The building, owned by the Northbridge Companies and designed

by The Architectural Team, includes a traditional New England gambrel roof and warm Cape Cod design and has a combination of studio, one-, and two-bedroom assisted living and independent living apartments. A 29-apartment memory care wing was incorporated into the design for residents with memory impairments or Alzheimer’s disease. Presently, Callahan is in the process of completing five more senior housing developments. The projects include Wingate at Needham Phase 3, Benchmark at Woburn and Norwood, and two more projects with LCB Senior Living, The Residence at Vinnin Square in Swampscott, Mass., and Melrose Station in Melrose, Mass., which both recently broke ground. Vinnin Square is a 76,000sf, 84-unit senior living complex that will include a mix of studio, one-bedroom, and two-bedroom

apartments, and will feature a Reflections Memory Care wing. Melrose Station is a 86,885sf, five-story senior living complex. The complex will include 90 assisted living units, a self-contained Reflections Memory Care wing located on the second floor, and common spaces. Wingate at Needham – Phase 3 is an addition to Wingate Phase 2. The addition consists of a three-story steel and wood-frame building that includes an 8,000sf basement. The footprint of the addition is 23,634sf with 81,494sf of gross living space and will host 52 assisted living units. Benchmark Woburn is an 87unit structural steel building that is based on a prototypical design that Benchmark Senior Living has adopted for its properties. The building consists of 20 Memory Care units which provide a variety of services for those with Alzheimer’s and other illnesses that cause memory impairment. The remaining 67 units are Assisted Living units which contain individual bathrooms, kitchenettes and living spaces. There are a number of amenities within the building that provide residents with

options for daily living. Benchmark Norwood is a new three-story, structural steel building with a roof comprised of LGMF trusses. The 79,300sf structure provides for a 90-unit senior living facility with 21 memory care units and 69 assisted living units throughout. There are 35 studio units, 30 one-bedroom units, and 25 2-bedroom units. At completion of the project, the facility will include a commercial kitchen, dining area, and bistro, library, day spa, onsite dentist office, common area living rooms, exercise rooms, computer room, arts/craft room, beauty salon, commercial laundry, landscaped grounds, courtyard, walking path, and a pergola. Florence Electric Sr. Living Completions Canton, MA – Florence Electric recently provided electrical contracting services for several senior living projects for Brightview Senior Living, in New Jersey, New York and Connecticut. Most recently, the innovative three-story hub for senior living at 162 Canaan Avenue Norwalk Conn. was built. Florence Electric worked with PROCON of Manchester NH as architect and construction manager for the $16 million project. The building was constructed on a hill with portions of first level below grade, the design build project included a full commercial kitchen and serveries. Florence provided the interface of many low voltage systems – fire alarms, nurse call, speakers, and security. They also installed multi conductor homerun cables to each unit and distributed branch circuits. The custom light fixtures in corridors were also provided by Florence. Brightview on New Canaan features 90 units total, with 66 designated for assisted living and 24 apartments for Alzheimer’s and dementia care. Residents are offered a variety of floor plans and care options with numerous onsite amenities to include an elegant dining room, private dining spaces, a café, wellness/fitness center, activities room, beauty/barber salon, and library/media room. The new 10,000sf office space juxtaposes the natural warm setting of the suburban location with an urban

style all-glass corporate office design and cool-toned interior finishes. Wood ceilings were used in the reception and gathering areas to pay tribute to the natural surroundings. The gathering area and adjacent pantry provide space to host companywide meetings and features a custom-designed 12-foot farm table made of reclaimed wood from the 1600s. Timberline to Complete Tenant Fit-Out for Clarks Headquarters Designed by Stantec Waltham, MA – Clarks Americas, Inc., a global footwear and everyday shoe retailer, is relocating its American headquarters from Newton to 60 Tower Road in Waltham. Timberline Construction was recently awarded the tenant fit-out contract for the new headquarters location, which will be built within a newly renovated three-story core and shell structure, and includes a fourstory atrium lobby, a parking garage on the first floor, and a 3,500sf roof deck. The headquarters project, designed by Stantec with RDK Engineers and managed by Cushman & Wakefield, includes 120,000sf of office space and approximately 5,000sf of storage. The new space also features open and private offices, conference rooms, a large café, an 800sf data center, four large industrial-sized skylights, a model workshop, a photo studio, account showrooms, and a fitness center. This project requires extensive coordination among stakeholders, as the construction of the base building will be ongoing when the fit-out project is scheduled to begin. Electrical Company, Inc., professionals in advanced automated building system installations and headquartered in Lynnfield, has completed another successful project in Boston’s Seaport District, marking a significant milestone for the company in the Hub’s newest area development. J.M. Electrical completed project operations at the PricewaterhouseCoopers (PwC) headquarters, that included the installation of the facility’s building automation and heating, ventilating, air conditioning, and cooling (HVAC) system for the 18-story building. “There has been significant development in the Seaport District over the past decade, and we are happy that we’ve been able to make noteworthy contributions to this area of the city,” said Paul Guarracino,

In addition, the firm monitors and controls a rain water collection system, which is estimated to contribute to a 40% reduction in water use at the facility. Because of the significant energy-efficient technology installed at the facility, in part by J.M. Electrical, the PwC headquarters was awarded the LEED Platinum Building Certification. To ensure that the project was completed on time and on budget, the team worked an aggressive schedule from November 2014 to December 2015, with two foremen overseeing up to eight electricians on the construction site during day-to-day operations.

Stratham, NH – Jewett Construction Company of Reymond recently completed work for Seacoast Imported Auto on an extensive renovation of its Honda Barn dealership in Stratham. Jewett assembled the team of Bruce Ronayne Hamilton Architects and Emanuel Engineering to design the 23,900sf renovation to the dealership showroom and customer lounge. The design-build project included new mechanical, electrical, and plumbing systems as well as new lighting, interior

finishes, and an information center consistent with the latest Honda image upgrades. The project also included the construction of a 3,300sf structural steel addition erected by Jewett’s in-house metal buildings crew that houses six new service bays and a new service drive entrance. A three-phase plan designed to keep the dealership fully operational during the construction process allowed for a swift and seamless project completion.

Jewett Begins 80th Dealership Natick, MA – Jewett Construction Company, Inc. of Raymond, N.H. has been selected by MetroWest Subaru for a major renovation of its Natick, Mass. facility. Jewett has assembled the team of Bruce Ronayne Hamilton Architects and Summit Engineering for the 18,590sf project, which is due to be completed in the fall. Work includes an extensive renovation of the existing dealership and the construction of a two-floor, 5,000sf addition. Renovations to the existing space include reworking the current office layout to accommodate more work areas and relocating the iconic Subaru Tower

to the entry of the new addition. Ceramic flooring and updated ceiling tile will be installed throughout. Designed to increase existing showroom space and provide a delivery area for newly purchased vehicles, the addition also features a second floor comprised of a conference room and multiple large offices, with a second story catwalk running above the showroom providing additional space. Sitework includes new drainage, sidewalks, and paving to accommodate the addition. This marks Jewett’s 80th auto dealership project.

The AIS culture is one of ingenuity and creativity in design and production – of always looking to do it better, faster, and less expensively. In September of 2014, AIS moved into its new 600,000 SF manufacturing, distribution, and corporate office facility in Leominster, MA. The firm has substantially completed installation of the exterior skin of Studio Five, a new dance studio and black box performance center, featuring movable seating, 130to 170-person seating capacity, and a leading-edge audio/visual system. To date, the curtain wall glazing, vertical tongue and groove wood siding, and vertical slate siding have been installed, and the structure is now weathertight. The new facility, which is designed to integrate with the school’s existing Dance Center, is slated for completion in June 2016. Walnut Hill hired Dellbrook/JK Scanlan and designLAB architects in the spring of 2015, and ground was broken on April 28. Waterbury, CT – Founders Hall will serve as the new home for the Naugatuck Valley Community College’s Center for Health Sciences. This $44 million project includes over 85,000sf of comprehensive renovations and additions to the former NVCC engineering building to create a new facility designed to house a variety of health sciences programs — all under one roof. The architect for the project is Moser Pilon Nelson of Wethersfield, in association with RCG Architects of Baltimore, Md. The construction manager is The Morganti Group, Inc., and the construction administrator is A/Z Corporation. The facility will feature specialized programs for nursing, emergency medical technician, diagnostic imaging, physical therapy, surgical technician, respiratory therapy, and home care, and will include

Acushnet, MA – Nauset Construction is overseeing the finishing touches to the recently completed ground up construction of the new $5.7 million police station for the town of Acushnet. Designed by Kaestle Boos Associates, the 11,000sf structure replaces the former police station that shared space with the school department and board of health at the historic Parting Ways Building, built in 1877. The new facility includes separate adult and juvenile detention cells, secure booking and processing areas, administrative offices, interview rooms, a dispatch center with bullet-proof glass and walls, locker rooms, and a community/ training/Emergency Operations Center room. The facility also features a

garage for vehicles that are evidence in investigations and a sally port that allows for the safe delivery and receipt of detainees. Sitework included upgrades to the underground stormwater retention, as well as new sewer, water, and gas connections to the street. Project challenges included maintaining a shared entranceway throughout construction with an emergency medical services facility, necessitating continuous planning and coordination to ensure that emergency vehicles and personnel were not impacted during the construction process. Another challenge involved onsite wetland protection that required Nauset to work in conjunction with the local conservation committee to preserve the area.

Amherst, MA – Finegold Alexander Architects has been awarded the design study contract for the proposed renovation and addition for the Jones Library on Amity Street in Amherst. The project is a redevelopment of an existing 16 acre site and 185,000sf building formerly used as offices for a large banking institution. The new uses include executive suite and board room,

administrative offices, museum, 45,000sf indoor parking garage, automotive service/maintenance facility, and warehouse. Both the site and building will undergo $16 million in renovations, including new site entrance and guardshack, new roadways, storm drainage improvements, building facade upgrade, and addition of numerous new windows and skylights. Boston – New for the 2016 opening season, AHA Consulting Engineers, along with D’Agostino Izzo Quirk (D’AIQ) Architects and Gilbane, worked to create 222 more seats in Fenway Park’s rightfield pavilion seating area, located to the right of the Cumberland sign and below a stadium light fixture. AHA provided plumbing and electrical engineering design for this additional seating area. For the 2015 season, AHA, D’AIQ Architects, and Gilbane Building Company added a 36-person suite, known as the Infiniti Suite. This suite is fully furnished, has a kitchenette, bathroom, and indoor/outdoor seating areas. AHA provided mechanical, electrical, plumbing, and fire alarms for this addition. Also created in 2015 and just outside the Infiniti Suite is Fenway Farms, a roof-top garden, started by Linda Henry, Red Sox Team owner, John Henry’s wife. Although relatively small in size, this garden produces lettuce, tomatoes, kale, broccoli, carrots, peppers, beans, cucumbers, eggplant, radishes, and herbs which are used in the concession areas within Fenway Park and the restaurant in the EMC Club. Recover Green Roofs from Somerville installed the planters and irrigation system, and Green City Growers, also of Somerville, planted and continue to maintain this roof-top garden. Campus Center Begins at Harvard University Cambridge MA – Construction recently began on the Richard A. and Susan F. Smith Campus Center for Harvard University. The new center will be located at the heart of the university campus, within the former Holyoke Center, designed by Josep Lluis Sert in the 1960s. The project is part of a wider ongoing university “Common Spaces” initiative designed to ensure its physical spaces foster the campus’s intellectual, cultural, and social experience. Hopkins Architects was appointed to the project following an international competitive selection process. Construction Begins on New Theater

Energize CT Delivers Huge Benefits New Britain, CT – More than 987,000 Connecticut residents, businesses, and municipalities took advantage of Energize Connecticut’s home and business energy efficiency solutions in 2015. As a result, these consumers will collectively save nearly $1 billion in lifetime energy costs, according to the EEB’s 2015 Programs and Operations Report, released on March 1 to Connecticut’s General Assembly and other policymakers, energy efficiency advocates, and stakeholders throughout the state. This annual report outlines how the Energy Efficiency Fund empowers the state’s residents, businesses, and municipalities to use energy more efficiently through Energize Connecticut program offerings provided by Eversource and The United Illuminating Company (UI), Connecticut Natural Gas, and Southern Connecticut Gas. “Our 2015 results demonstrate that energy efficiency is not only a critical energy resource that helps residents and businesses save money on their energy bills, but that it’s also a strong driver of job growth in our state,” said William E. Dornbos of the Acadia Center and chair

of the Connecticut EEB, “Our report estimates that the total 2015 investment in energy efficiency will create about 9,258 new in-state jobs.” In 2015, 980,791 Connecticut households and 6,200 Connecticut businesses and municipalities took advantage of Energize CT solutions, realizing $968 million lifetime savings for consumers and lifetime energy savings of 4.6 billion kilowatt hours (kWh), 94.2 million ccf (one ccf equals 100 cubic feet), and 38.5 million gallons of fuel oil and propane and generating 9,258 jobs from 2015 energy efficiency investments. The program also avoided greenhouse gas emissions of over 3.3 million tons for the lifetime of the measures (about the same as removing nearly 787,000 cars from the road for a year) and energy system benefits of $2.80 for every $1 invested in electric, natural gas, propane, and oil heat efficiency measures — a return on investment of 180% across all fuels.

Glastonbury, CT – Sea Tea Improv and The S/L/A/M Collaborative (SLAM) recently held a groundbreaking to mark the end of design and beginning of construction on Sea Tea’s new 3,800sf comedy theater. After having entertained Hartford audiences in various venues, the comedy troupe was ready for a theater of its own. In May, Sea Tea completed a kickstarter campaign to raise money to build the theater in downtown Hartford. Their goal was $35,000, but they ultimately raised over $60,000. Impressed by SLAM’s entertainment portfolio, Sea Tea selected SLAM to help design and implement its vision. SLAM provided planning/programming, design, and documentation, and is currently

administering construction. Michael Galvin of Heartwood Home Renovations is the construction manager on the project, which is expected to be complete by the summer of 2016. Located in the basement of 15 Asylum St. in Hartford, the newly renovated black box Sea Tea Comedy Theater will feature seating for 80 spectators (including ADA-compliant seating); a ticket window and refreshment area; new restrooms; a greenroom; audio/visual, acoustics, and lighting upgrades; and all new mechanical, electrical, and plumbing systems. Challenges on the project included tight column spacing, which called for a creative layout to prevent sightline problems, and the location of new ductwork based on limited ceiling headroom and existing utilities.

KBE Completes Jordan’s Furniture Renovation to navigate around the printing press support structure where the “World’s Largest Indoor Adventure Ropes Course,” designed by Ropes Courses, Inc., would eventually reside. The 60-foot wide, five-story high printing press support structure was “essentially a building inside of a building, complete with its own foundations, structural steel, and masonry walls,” said Moore. KBE had to remove the large, structural steel frame, in accordance with OSHA regulations, to proceed with the rest of the construction.

New Haven, CT – KBE Building Corp. recently completed the construction of Jordan’s Furniture, with an innovative entertainment package. KBE served as construction-manager-at-risk for the $17 million renovation, which began construction in April 2015 and opened to the public in December 2015. Access Construction is the owner’s representative. The 193,000sf project, designed by architect BL Companies, consisted of a complete gut and renovation of an existing building, (two stories and mezzanines), formerly the home of the New Haven Register.

KBE and BL Companies transformed the previous newspaper headquarters into the furniture-entertainment hybrid, while also preserving the essence of the iconic building that had established itself as a New Haven staple. Although the New Haven Register sign is no more, passersby will feel the same impact when gazing upon the new 68-foot tall Jordan’s Furniture sign, which features 315 individual aluminum chairs. The building also housed unique structural aspects that posed many challenges for KBE project manager Adam Moore and his team. KBE had

KBE coordinated closely with BL Companies and Ropes Courses, Inc. to create the “World’s Largest Indoor Adventure Ropes Course” as the construction of the rest of the building was in progress. KBE Superintendent

Craig Ortola spent a great deal of his time directing traffic in the printing pressturned ropes course area. On occasion, Ropes Courses, Inc. worked throughout the night to install the equipment without causing a collision. The ropes course has been extremely successful for Jordan’s Furniture so far. Over 100,000 people have used the entertainment feature in only a month.

Electrical Company announced that it has completed a 476 kilowatt (kW) solar photovoltaic (PV) energy system installation that will power the Massachusetts General Hospital research and parking facility located in Charlestown. The rooftop PV system was designed by 621 Energy and is expected to generate 568,000 kW hours in its first year of production. This project consists of 1,487 solar panels and 17 solar inverters that will help save the hospital approximately $95,000 annually. In addition to the solar system installation, 621 Energy and J.M. Electrical technicians mounted the solar PV system on the roof using a cutting-

edge racking system to account for high winds and building height. J.M. The Dimock Center will break ground in late spring on a renovation project to restore its aging detoxification facility and strengthen its comprehensive substance abuse services. The Roxbury-based community health center houses one of only two inpatient detox facilities in Boston and one of 29 in the state, offering substance use treatment for men and women throughout the commonwealth. The renovation will increase its inpatient acute treatment beds from 30 to 40, reaching an additional 1,000 people annually, for a total of 4,000 patients

Mixed Use Harrison/Albany Project Proposed for Boston Neighborhood

Boston – Leggat McCall Properties, along with its joint venture partner MultiEmployer Property Trust (MEPT), filed an expanded Project Notification Form with the Boston Redevelopment Authority for 3.1 acres of land in the South End. The site was purchased from the Boston Medical Center in late 2014.

The Harrison Albany project will bring a state-of-the-art multifamily residential project, including 710 new apartments, to Boston’s burgeoning South End neighborhood. by Amy Davenport Boston — Bisnow recently held a sustainability and property management event at the Boston Harbor Hotel for over 250 attendees from the commercial real estate and development community. The focus was on how to effectively implement and embrace sustainability while maximizing your property value through meeting tenant’s demands. Mike Davis, president of Bergmeyer, opened the first panel discussion asking the question: “Where is the commercial market on green building and how is it capitalized?” He has been LEED AP certified since 2001 and was at the

original LEED conference. Davis said, “Things have changed since then, architects have really drunk the Kool Aid now, it used to be that sustainability in design consulting was a special expertise and now all the architects know this.” Robert Andrews, managing director of Cambridge AHA Consulting Engineers, explained that LEED Certification has now become extremely important to the community and investors. He said LEED definitely has value because within certain target locations LEED determines whether or not you even get your project completed. In 2014, Jason Bansfield, Regional Portfolio Manager Samuels & Associates, who also participated in a panel discussion, spent 18 months developing the LEED Gold Certified Landmark Cente in 2014. Davis pointed out that the cost of LEED Gold implementation on a building that was over a million square feet was only

The Pineville Energy Plant is a new, $37.5 million, 22,000sf standalone energy plant that serves a 700,000sf hospital. The project features redundant utility systems, flexibility to accommodate future growth, and is capable of being operated and managed remotely. The project was a complete infrastructure replacement and had no clinical impact on hospital operations.
