Made Possible by Rebuild RI Program Providence, RI – John M. Corcoran and Company and Trilogy Development will construct the Commons at Providence Station, a 145,000sf multifamily building on 2.85 acres of land located on Smith and Canal streets in Providence. The project, slated for completion in summer 2018, was made possible with assistance from the Rebuild Rhode Island tax credit program, which is part of the governor’s robust economic development toolbox making it easier to do business across the state. The project architect is RGB Architects of Providence, R.I., and Taunton, Mass. The completed project will have 169 units with 170 subsurface parking spaces and will feature a yoga room, gym, and roof deck with views of the statehouse. The transit-oriented project is adjacent to the Providence train station with easy access to the MBTA and Amtrak trains and will cost an estimated at $54.1 million. Governor Gina M. Raimondo recently joined state and city officials at a groundbreaking ceremony for the project, that is expected to create 225 direct jobs and 125

Boston – Shawmut Design and Construction recently joined University of Massachusetts Boston for the ground breaking of its first on-campus residential building. Set to open in fall of 2018, the new residence hall will offer a mixture of styles ranging from single-occupancy apartments to four-person units, along with flexible living-learning spaces. Shawmut worked closely with the UMass Building Authority, Capstone Development Partners, Elkus Manfredi Architects, and the campus to develop the plan and design for the project. The private-public project will include 1,077 student beds targeted primarily to first-year
students and an approximately 23,000sf dining commons for both residents and the campus community. The residence hall will form the new northern gateway to campus, and is part of the university’s 25-year campus master plan. The development will consist of two buildings, ranging from seven to 12 stories, totaling approximately 250,000sf. The community will also include living-learning amenities such as seminar rooms, study lounges, and other social and academic amenities to support student success and enhance the quality of campus life.

Forecast 2017 How Culture and Design Continue to Influence Boston Real Estate
by Peter Roth As Boston closes a notable year for real estate development, the new year brings a time to consider the impact of this growth on the fabric of Boston’s neighborhoods. According to the city of Boston’s 2016 Third Quarter Report, over 1,560 new units received permits in the third quarter of 2016, the largest number of new residential units permitted in a single quarter in 20 years. A total of 2,369 new units in the first three quarters of 2016 have received permits — and a total of 6,789 new units were approved — nearly doubling the average quarterly pace of 2014 and 2015, and serving as a strong indication that Boston’s housing market will continue to see demand through 2017. Such growth is exciting, and important to the strength of our local economy,

but one has to wonder how all this new development will impact the unique character of Boston’s neighborhoods. Such a concern highlights the importance of the developer’s role in shaping neighborhood growth and change in our city, where ideally each new project enhances and complements a neighborhood’s identity and culture. As we look to 2017, we can expect to see additional growth throughout many of Boston’s neighborhoods including the Seaport, Chinatown, Fenway, East
Boston, and the South End. Buildings in the Seaport will begin to provide more services, but it will still be a while before that area can be characterized as a neighborhood. Perhaps the same can be said of Fenway, where a lot of great new mixed-use buildings are being developed amid the neighborhood’s institutional core, though it benefits from being more closely connected to its surrounding neighborhoods. East Boston is also an interesting place where several developers have focused their attention lately due
to its proximity — via transit — to Downtown, and its lower land cost. The South End is one neighborhood where developers continue to deliver some of the best product in the city. Many that choose to live in the South End are renters by choice who want to be near the many restaurants, art, and other cultural components of the South End, especially in established locations such as that of Girard, a 160-unit luxury rental property developed by New Atlantic Development that recently opened in the South End. One of Boston’s largest historic districts, the South End is a unique area of the city as it offers developers the chance to create new housing opportunities that also complement the area’s special historic architecture. As a developer in this culturally diverse neighborhood, the key is to understand the scale, texture, and materiality of the historic context, and to work to complement it, while delivering a building that is clearly a 21st century addition to the historically rich landscape At Girard for example, the overall scale of the building mimics many of the long wharf-style buildings that remind continued to page 17

Boston – The Boston Planning & Development Agency’s (BPDA) board of directors recently approved eight development projects. In total the projects represent 350 residential units, 247 of which are affordable, and are valued at $1.03 billion. Of the eight development projects approved, four were new projects and four were Notices of Project Change (NPC). Below are summaries of the approvals. NPC projects

• Parcel K, a mixed-use development anchored by residential units, a boutique hotel, and office space on the South Boston Waterfront. • South Station Air Rights, an office and residential development above South Station. • 30 Polk Street, a residential development in Charlestown. • 422 River Street, a residential development in Mattapan. New projects
• 162 affordable units for seniors in Chinatown to be rehabilitated including: 1) heating and domestic hot water boiler replacement; 2) emergency generator overhaul; 3) the renovation of kitchen and bathroom areas in the residential units; 4) building accessibility upgrades/ improvements; 5) security system enhancements, and; 6) common area equipment replacement and upgrades. Total project cost is $71 million. The
project includes a total of 124,720sf and will create 307 construction jobs. • 3353 Washington Street to bring 45 rental units to Jamaica Plain at a total project cost of $18 million. The project includes a total of 45,286sf including a residential five stories high, with over 2,000sf for retail use on the ground floor, and will create 34 construction jobs. • 280-290 Warren Street approval to bring 95 affordable units to Roxbury at a total cost of $47 million. Phase I will include the construction of a four-story building consisting of 51 units of housing, 7,284sf of commercial office space, and 74 parking spaces in a two-level garage located at Warren and Clifford Streets. Phase II will include the construction of a five story building with 44 units of elderly housing, 4,050sf for coffee shop and restaurant space, and 28 parking spaces in a single-level garage at Warren and Waverly Streets. The project includes a total of 153,365sf and will create 109 construction jobs. • Parcel Q1 received approval to be considered a Development Impact Project (DIP) at total cost of $110 million. The project includes the construction of an approximately 298,700sf, 13-story commercial building with 8,400sf of ground floor retail, 211,700sf of office space, and three levels of parking to accommodate approximately 150 vehicles, and will create 183 construction jobs.

Boston – Margulies Perruzzi Architects (MPA) recently announced that it is designing a new Boston office for national general practice law firm Rubin and Rudman, LLP. MPA is providing space planning and interior design services for the new 30,000sf office at 53 State Street in Boston. Previously located on Boston’s Rowes Wharf, Rubin and Rudman sought a more efficient and improved space that could accommodate its growth. Greater Boston Neighborhoods to Step into the Housing Spotlight in 2017
by Jay Doherty With estimates pointing to a substantial population increase in the Greater Boston region — 10% projected growth between 2010 and 2030 to 4.5 million in Boston, and a 17.5% increase within the Route 128 corridor — the need for diverse housing options that meet the needs for a variety of households has become a vital focus point in recent years. And this is an important issue that will continue to gain momentum in the new year. Experts have estimated that, in order to answer the demand for housing in light of expected population growth, Massachusetts will need to add 17,000 new units per year over the next two decades. With much of the new housing in Boston focused on the luxury market in recent years, there has also been a growing pent-up demand for housing geared toward middle-income residents. Considering the dynamics of land costs and availability in Boston, developers will be wise to focus outside the city’s borders
for opportunities to deliver housing in dynamic and growing neighborhoods that can benefit from new product, as well as the vibrancy created by new residents. Over the past number of years, Cabot, Cabot & Forbes has been keenly focused on sites outside of Boston, particularly along the MBTA Red Line in Alewife and Quincy for opportunities to deliver dynamic, amenity-driven rental properties where demand is anticipated to grow — especially as Boston rents have become restrictive for certain renter groups.

Berkshire Group to Open The Benjamin and VIA in 2017 Boston – The Berkshire Group recently released details on the residences at The Benjamin and VIA, two mixed-use towers in the heart of Boston’s Seaport District. Situated on three acres of land and spanning 1.5 million sf, the $600 million development is the largest mixeduse project in the city of Boston in over 30 years. Upon completion, The Benjamin and VIA will encompass 832 modern apartment homes situated atop three floors of extraordinary shopping, dining, and entertainment venues. Berkshire Group has partnered with Boston Global Investors to own and develop the residences at The Benjamin and VIA. WS Development develops, owns, and manages the project’s retail component. Nashua, NH – Fulcrum was selected by SMC Management Corporation of Watertown, Mass., to construct the new Residences at Riverfront Landing project located at 62-70 Bridge Street. The project will include three four-floor buildings, each consisting of 76 apartments, above a deck of structured parking. The project is a partnership between SMC Management and master developer Renaissance
Downtowns. The site is commonly identified as the Bridge Street “skate park” site, and is situated adjacent to a levee that was constructed in 1947 and since has been maintained by the city. A ceremonial groundbreaking took place on December 1 with participation by ownership, design and construction team, and local, state, federal officials. In addition to the residential buildings,

there will be two other buildings constructed on the site; a two-story building will be constructed to a core and shell finish, as part of the base project, to provide commercial lease space. The first floor is intended to be fit-up for retail or office space. The second floor is being targeted for a restaurant. An exterior deck will wrap the building’s second floor, with a paved patio on the grade level, taking full advantage of the river views. The second building will be a 3,390sf clubhouse style building that comprises a leasing office, gym, cybercafé, and small
community room. The gym is anticipated to contain treadmills, benches, stationary bicycles, and free weights. The cybercafé will also serve as a lounge, with computers being accessible for resident use. The community function space will also be available for rent for private events. TFMoran provided civil engineering, permitting, and landscape architecture services. The project architect is DeStefano Architects of Portsmouth, N.H. Funding for the project is being facilitated by Eastern Bank. Completion is scheduled for spring 2018.

45 JP Apts to begin early 2017 Boston – The Boston Planning and Development Agency Board of Directors approved development of 3353 Washington St., a new building with 45 new apartments, including eight affordable units, at Washington and Green streets in Jamaica Plain. Construction is expected to begin in the first quarter of 2017, with an opening planned for early 2018. The residences at 3353 Washington St. will occupy four floors over about 2,000sf of ground-floor retail space on the 15,000sf site. It was assembled by 3353 Washington St. LLC, an affiliate of Boston Community Ventures, a family real estate company operating in Boston
and the neighborhood for many years. The contemporary building, designed by the award-winning architectural firm ISA of Cambridge and Philadelphia, will have a mix of studios, one-, and two-bedroom units totaling about 45,000sf, with recessed rooflines, residential terraces, and a shared roof deck with rain garden. Manchester, NH – TFMoran provided survey, civil/site engineering, permitting, and landscape architecture services for SMC Management Corporation. Located next to the Fisher Cats baseball stadium, the 150 market rate apartments are in three four-story woodframed buildings, with one floor of covered parking. A landscape design was created to incorporate tiered retaining walls and a courtyard with views of the Merrimack River overlooking the city of Manchester’s Riverwalk. The project architect is David M. White Architects and the general contractor is Pilot Construction of Portsmouth. The

T&T Nears Completion of Avalon Boston – T&T Electrical Contractors, Inc., based in Everett, is on schedule for the completion of comprehensive electrical construction of Boston’s newest residential high-rise, the 38-story, 600,000sf Avalon North Station residences. The NECA Boston contractor is providing core and shell electrical installations, that encompasses the facility’s primary and emergency power, as well as interior electrical fit-out of the residential tower’s 503 residential apartment units. The scope also includes installation of the high-rise fire alarm system that integrates with the TD Garden and MBTA life safety systems. The system includes a bidirectional fire alarm antenna, enabling communications with the Boston fire department from all points in the building. Fellow NECA Boston contractors on the project are JM Electrical Co., control systems; Sullivan & McLaughlin Companies, security systems; and J&M Brown Co., fire alarm monitoring. The architect is CBA Architects of Boston, and construction manager is John Moriarty & Associate of Winchester. The owner is AvalonBay Communities. T&T Electrical’s extensive lighting package includes outfitting the mixeduse facility’s first floor retail shopping arcade with an array of decorative interior lighting fixtures, comprised of custom pendants, theatrical lighting, LED Flex

tube, and wall-wash linear lights. The building’s exterior will be dramatically lit with specialty LED exterior lighting, operated via a state-ofthe-art Lutron lighting control system. The building’s contemporary, largely glass façade includes risers on north and south of the building, each spanning 400 feet, as well as highlighting grazers along the roof line. LED floods shine up on the west side of the building to wash the building’s façade. Site lighting on the west entrance, including lit bollards, trellis, and half walls, was also provided

Boston – South Coast Improvement Company recently completed work at a specialized staffed apartment complex belonging to Bay Cove Human Services. These apartments house individuals in need of support due to various conditions including developmental disabilities and more. All of the bathrooms and kitchens
were upgraded at the staffed home in Dorchester. Additionally, South Coast Improvement Company did a complete fit-out of a new community center in the basement of the building. New windows were installed and new finishes were provided throughout the building. This $950,000 project was completed in five months.
BPDA Approves 530 Res. Units Boston – The Boston Planning & Development Agency’s (BPDA) board of directors recently approved 11 development projects representing a combined investment of $295 million that will generate over 650 construction jobs. Below are summaries of the newly approved projects. • The proposed $17.6 million 16 Ronald Street project in Dorchester will include the development of a four-story residential rental building with 54 total housing units. • Trinity Green Investments, LLC will construct a three-story, 28,546sf, $8.5 million residential building at 123 Hamilton Street. The building will have 52 studio rental units. • Marine Wharf hotel for Raymond L. Flynn Marine Park will be built for a total project cost of $160 million. The proposed 320,000sf hotel will be located at 660 Summer Street. • Dorchester’s 202 Southampton Street is a $4.5 million, 22,400sf project. As proposed, the project requires the remodeling of the existing building to provide space for the new showroom. • The $6.2 million, 23,400sf 16 Boardman Street, residential building will have 19 homeownership units for the Orient Heights neighborhood. • There are updated development and
master plans for 480 Rutherford Avenue, a $45 million building with 177 residential units, of which 23 units will be designated as affordable. • A $9.5 million, 40,940sf residential building for Jamaica Plain’s 76 Stonley Road project will include the development of a new four-story, 30,72gsf, 28 unit rental residential structure with 23 parking spaces. • New Mikvah building, replacement onsite synagogue, and residences in Brighton is a $13.6 million, 99,645sf 101105 Washington Street project that will include the construction of a seven-story residential development, along with a new replacement onsite synagogue. • 64 residential units will be built on 301-303 Border Street, a $21.6 million, 75,167sf project in East Boston. • The $9 million, 117,000sf renovation for 771 Harrison Avenue, known as The Cosmopolitan, will include the renovation and conversion of the existing church and attached Link Building into 63 rental units. • The scope of the 64 Allandale project was modified from 20 townhouses to 18 to ensure that all new buildings will be located outside of any wetlands buffer zones, and the revised layout will provide a minimum 10-ft. clearance from the edge of such zones.

Managed by Shawmut Cumberland, RI – Tedor Pharma Inc., a Cumberland-based U.S. pharmaceutical product developer and manufacturer, is expanding and upgrading its largescale manufacturing facility located at 400 Highland Corporate Drive. The multimillion dollar project is being managed by Shawmut Design and Construction. The expansion, which will add approximately 5,400sf to the existing 40,000sf facility, has already broken ground and is expected to be completed by May of 2017. Shawmut will oversee the project, that will include the renovation of 3,300sf of existing space as well as a 2,100sf addition. Modifications within the existing facility footprint will upgrade the space to include several cGMP production suites. The suites will include new equipment to expand capacity and capability, primarily a large-scale 60-cubic-foot V-blender and a state-of-the-art fluid bed processor. Pawtucket, RI – It was shovels-in-theground again for corrugated packaging giant Rand-Whitney just months after opening its new manufacturing plant in New Hampshire. PROCON of Manchester, N.H., is the designer and builder for the project expansion. Plans call for a 65,000sf addition to the existing warehouse located at 455 Narragansett Park Drive. The onestory warehouse expansion includes the addition of a 425sf conference room, 800sf cafeteria, and a 483sf driver’s office. Upon completion, the combined expansion and existing building will
total a 150,000sf space and will function as a storage facility for the company’s manufacturing materials. The expansion project began in September 2016 with preliminary sitework to clear the area and bring it to grade. Current work includes the installation of underground utilities concurrent with foundation placement. Steel erection will began in mid-December with an expected completion by June 2017. This will be the second back-to-back partnership between the two companies since completion of the 118,600sf Dover, N.H., facility in July 2016.

Boston – Suffolk Construction Company has been selected as construction manager for the development of GE’s new global headquarters in Boston. Suffolk will provide pre-construction services related to the development of the new 12 story building on the campus. In this first phase, Suffolk will work closely with the project architect, Gensler, on
refining and completing the design. In addition, Suffolk will develop the project timing, sequencing, logistics and cost. Once complete, construction of the new 295,000 square foot building will begin. Stamford, CT – Deutsch Family Wine & Spirits recently moved its corporate headquarters from White Plains, N.Y., to a 43,500sf high-rise office space in downtown Stamford, Conn. Amenta Emma designers were challenged to accommodate a complicated program for the company’s extensive beverage portfolio. A variety of different workplaces were required to support its many collaborative and creative work modes. Capitalizing on the office building’s floor-to-ceiling glass exterior, interior spaces are set apart with glass walls, creating visual connections and pulling natural light throughout. Underlying the overall design is the idea of a more tailored corporate look in executive areas, while creative areas like marketing, the tasting room, and the pantry have a more playful mixed-aesthetic with open ceilings, warm rustic oak flooring, re-sawn wood paneling, and reclaimed wood feature walls, all with modern detailing. Designers created lighting

patterns reminiscent of grape vines with contemporary, playful fixtures. Conference rooms are barrel-shaped, including one representing the company’s logo that stands for the door to prosperity. The creative marketing services space is highly collaborative, with sit-stand desks and meeting tables, tackable panels, full-wall white boards, several types of meeting spaces, and interactive screens. The general contractor for the project is Turner Construction Company.

Stamford, CT – Erland Construction recently finished Element One – a six and a half-story, mixed-use residential building in Stamford. The building on Morgan Street contains 175 luxury oneand-two-bedroom units, loft-style homes with 20-foot ceilings, and apartments on the top and second floor that include private terraces. The apartment complex, designed by Gooding Architecture, LLC of Stamford, was constructed for Element One, LLC of Norwalk – a partnership of Fuller Development, LLC and Spinnaker Real Estate Partners.
Five and a half stories of this 220,000sf building are wood-framed and constructed above a steel and concrete podium, allowing for ample parking. Residents can also access a 4,000sf rooftop deck that offers grilling stations, flat screen TVs, mist-cooling trellises and views of the downtown area. Each apartment features details unique to the market, such as LED mirrors, glass stall showers, hard wood cabinets with soft-close doors and drawers, and quartz counter tops. Watertown, NY – Samaritan Medical Center broke ground recently for its new $13 million Walker Center for Cancer Care designed by The S/L/A/M Collaborative. The 22,000sf facility’s modern design features abundant natural light; easy and convenient accessibility to staff and support services; and a calm, healing environment. The design is based around a community living room that includes a fireplace seating area, education area, internet cafe, boutique, as well as a community conference space. The first floor consists of community areas which allow patients to receive support in
navigating the facility. The medical and radiation oncology spaces will be accessed through both sides of the central core, providing for easy mobility to the primary patient areas. To give patients privacy and a more serene atmosphere, the center will feature a drive-up entrance and separate parking lot so that they can come and go freely without having to walk the whole hospital. The infusion suite is separated into two wings on the second floor and offers additional privacy while embracing a private rooftop healing garden. In addition to the primary spaces, the center includes its own 797 pharmacy and laboratory.

Tucson, AZ – Shepley Bulfinch has been selected to lead the programming, planning, and design of a new $400 million, 700,000sf clinical tower at the Banner – University Medical Center Tucson in Tucson, Ariz. A ground-breaking ceremony was held in May for the new nine-story, 204-bed medical tower, which replaces an aging portion of the existing hospital. The new facility will feature updated and expanded operating rooms with an integrated imaging and interventional floor and will enhance the patient experience with allprivate patient rooms. In 2014 Shepley Bulfinch was retained to develop a master plan that would most effectively provide space for new high-acuity diagnostic and treatment services, connect with the existing complex, and create a new entrance and identity that would emphasize a new beginning for the 50-year-old institution. The master plan included more than 800,000sf of new construction and 150,000sf of renovation.

Site planning, including site water mitigation, new vehicular access and circulation, and a future parking garage, were all addressed in the master plan. Due to the larger size of the medical center and a finite urban site, the bed tower was stacked on top of the base instead of adjacent to it. As a result, Shepley Bulfinch had to develop a new massing approach that allowed for effective circulation while maintaining a positive patient and visitor experience.

JM Electrical Completes NEU Install
Acentech Designs for UMass Boston Cambridge, MA – Acentech recently announced that it provided consulting services for the newly completed University Hall academic building at the University of Massachusetts (UMass) Boston. Acentech provided architectural acoustics and mechanical noise and vibration control consulting for the new 190,000sf general academic facility, focusing its work on the performing arts spaces, lecture halls and classrooms. Gilbane Building Company was the construction manager for the project. Designed by Wilson Architects, the four-story building provides nearly 2,000 seats in 25 state-of-the-art general purpose classrooms and lecture halls, including a 500-seat auditorium, and specialized space for three academic programs: art, chemistry, and performing arts. Acentech worked closely with the architect; the theater consultant, Theatre Projects Consultants; and other members of the design team to achieve excellent room acoustics, sound isolation, and low noise levels. The combination of many acoustically diverse spaces within the same building, such as the chemistry laboratories with noisy mechanical equip-

ment upstairs from the noise-sensitive recital hall, proved to be a challenge. For example, the recital hall is a tall volume isolated from the rest of the building and features variable treatments that enable users to adjust the acoustical conditions to suit the performance, and the flexible courtyard-style theater has a quadruple-layer isolated ceiling to isolate it from the chemistry lab above. In addition, University Hall is located directly beneath a flight path for Logan Airport, and Acentech’s work also included onsite noise monitoring. Monitors were placed on the roof of a nearby building to measure noise from airplane flyovers, and that information was used to advise the architect on a range of window types designed to isolate exterior noise appropriately.

Lynnfield, MA – JM Electrical Company, Inc. has substantially completed the installation of an advanced automation system at Northeastern University’s (NEU) Interdisciplinary Science & Engineering Complex (ISEC), a 220,000sf development on Columbus Avenue. The research facility contains six stories of wet, dry, and computational labs, an auditorium, classrooms, and a cafe. Designed by Payette and built by Suffolk Construction, the ISEC will also be LEED certified and operationally efficient. The development was built in an effort to fulfill NEU’s aspirations of growing as a research university. JM Electrical began project operations

at ISEC in April of last year, and the research center is now just about up and running for NEU’s staff faculty and researchers. Mike Kemp, the foreman on the project, oversaw up to eight electricians on the construction and dayto-day operations to ensure the project’s on-schedule completion.

UMass Selects Walsh for High-Rise Callahan Launches Partnership Boston – Walsh Brothers, Inc. has been selected to renovate and expand The University of Massachusetts Lowell’s Fox Hall dormitory. This popular and active 18-story dormitory, originally constructed in the early 1970s, provides housing for over 800 students, dining facilities with associated kitchens, offices, and meeting rooms. Along with completing some interior renovations to all 18 floors, including new resident directors’ suites and a new firstfloor main lobby, this project will include the addition of an 18-story exterior doubleelevator tower. Once the new elevators are turned over to UMass Lowell, a complete modernization/replacement of the two existing elevators will commence. The two primary Fox Hall elevators are original to the building and were designed to support 420 residents. In addition to being at risk for maintenance failure from the aging equipment, they do not meet the demand of the current resident count of over 800. The university is concerned that student frustration will soon begin to impact their overall experience on campus. The project will be completed in collaboration with University of Massachusetts Building Authority, UMass Lowell, Bergmeyer Associates, LeftField, and Walsh Brothers, Inc. Quincy, MA – Callahan Construction Managers recently launched the latest installment of its Constructing Communities initiative with Quincy High School. The partnership, which aims to inspire the next generation of engineers, architects, and builders by providing invaluable real world experience, kicked off with site visits to two of Quincy’s most dynamic new projects, Meriel Marina Bay and Crown Colony. As part of Quincy High School’s President’s Pathway initiative, Callahan will educate a group of 20 to 30 seniorlevel students about the engineering and construction industry through job shadowing, active site visits, and handson interaction. The four Quincy High School classes involved with the program are carpentry, electrical tech, HVAC, and metal fabrication. The recent visits, which served as the first of four sessions, provided an introduction to students on each of the
properties under construction, along with the various types of work occurring onsite. Subsequent visits will provide comprehensive opportunities to apply skills on the job site and experience the various stages of construction first-hand. Mountview Middle School
Holden, MA – CTA Construction announced the completion of three new athletic fields at the recently constructed Mountview Middle School. The completion of a new soccer field, a new softball field, and a new baseball field, located on the site of the former school, is part of the second phase of the $35.2 million school construction project. In October, CTA Construction and the town of Holden held a dedication ceremony for the new middle school, which was designed by Lamaroux Pagano Architects. The new building consists of two sections. The first is a three-story structure with classrooms, science labs, art rooms, media rooms, administrative and faculty offices, and workrooms. The second is a one- and two-story structure with the cafeteria and
kitchen, gymnasium and locker rooms, music classrooms, and the mechanical and maintenance facilities. Mountview Middle School is seeking CHPS certification under the Massachusetts Collaborative for High Performance Schools program — a sustainable green construction program authorized by the Massachusetts School Building Authority. The program places emphasis on reducing energy and water consumption. The Mountview Middle School was built utilizing design/bid/build, a competitive procurement process known for its ability to generate maximum value and cost savings for communities. The project is currently estimated to be $8 million under budget.

Corinth, ME – Harriman, a multidisciplinary design and engineering firm, has completed the new 97,000sf Central Community Elementary School in a consolidated Pre-K to Grade 5 elementary school serving approximately 550 children from the towns of Bradford, Corinth, Hudson, Kenduskeag, and Stetson. The new school replaces five outdated elementary schools previously located in each town, and adds a half-day Pre-K program that was not formerly available in the district. Constructed on a 70-acre parcel of land already owned by the school district, the Central Community Elementary School is situated a little more than a mile from the district’s middle and high schools. All three schools are located on Route 15 along with new district offices, which were incorporated into the new elementary school. Harriman’s design features a twostory classroom wing separated from the nonacademic spaces. Five classrooms per grade level are arranged in clusters to support collaboration among the teachers. There are dedicated rooms for special education services, and gathering spaces are available to accommodate multiple classes for common programs. There are three Pre-K classrooms located near the front of the school, which provides easy access for parents dropping off and picking up their children.

Connected to the academic wing is an interdisciplinary wing, which includes art and music rooms that were previously not available in the elementary schools. The cafeteria is designed to be subdivided into two smaller spaces to allow the space to be used for multiple functions. The school grounds include a multi-use athletic field, an open play area, and three separate playgrounds dedicated to different age groups. Adequate parking is provided for staff and visitors. The building is situated to take advantage of natural daylight. A daylight harvesting system automatically adjusts the level of lighting in classrooms, and corridor and office lighting includes LED bulbs for energy efficiency. A book by Maine children’s author Chris Van Dusen was the inspiration for the color scheme, with muted shades of blue, green, yellow, and orange representing the abundant lakes, rivers, farmland, and trees in the surrounding area. The heating system consists of a hybrid heating plant, with the primary biomass boiler providing 80% of the peak heat load, and a supplemental propane boiler for additional heat during peak heating periods. The biomass boiler is a wood pellet system complete with storage silos, a conveying system to deliver pellets to the boiler based on demand, and an automatic ash removal system to minimize maintenance. Radiant heat in slabs and all floors and displacement ventilation systems are also in place.

Groton, CT – A/Z Corporation recently completed the installation of a 5.6 megawatt fuel cell system designed to supply ultra-clean electricity and steam to Pfizer’s research and development site in Groton. The unit was installed under a power purchase agreement with FuelCell Energy, Inc. A dedication ceremony was held on the site in November. The event featured representatives from Pfizer and A/Z Corporation as well dignitaries including Connecticut Governor Dannel Malloy and U.S. Senator Richard Blumenthal. The new fuel cell power plant is allowing Pfizer to reduce its energy costs and its carbon footprint while supporting clean air initiatives. The
highly efficient combined heat and power (CHP) fuel cell system was configured to operate continuously, in parallel with the grid during normal operation and independently supplying electricity to campus loads during grid outages. The emissions profile of the fuel cells installed at the Pfizer facility will reduce greenhouse gas (GHG) emissions; avoiding more than 28,900 tons of CO2 and more than 34 tons of NOx annually as compared to the average U.S. grid, which is equivalent to removing more than 5,300 cars from the road. A/Z has installed similar units, including the largest fuel cell installation in North America located in Bridgeport, Conn., which is able to produce 14.9+ megawatts of clean, quiet energy.

The new two-story, 33,000sf facility will be located on the Down-East Village site on Route 1 in Yarmouth. The new headquarters is an open office concept that will house its 69 employees with space to grow to 100 employees over the

Manchester, NH – The recent ribbon cutting for Southern New Hampshire University’s new $5.8 million William S. and Joan Green Center for Student Success represents another great addition to the Southern New Hampshire University (SNHU) campus. Home Base is dedicated to healing the invisible wounds of war for post-9/11 veterans, service members, and their families through clinical care, education, and research. The organization is generously funded through contributions from donors and the philanthropic partnership of the Red Sox Foundation and Massachusetts General Hospital.
Boston – Through the efforts of Bostonbased architectural, engineering, construction, and real estate advisory firms, Habitat for Humanity Greater Boston will be able to nearly double the size of retail operations at its West Roxbury ReStore location. Nauset Construction, engineering firm Wozny/Barbar & Associates (WB&A), The Architectural Team (TAT), and commercial real estate tenant advisory firm McCall & Almy all provided services on a pro bono basis (or at a steeply discounted rate) that will facilitate Habitat Boston’s relocation to a new 22,000sf ReStore facility from their current 12,000sf location. The new location required new fire safety and lighting systems, new duct work for air distribution, and new flooring.
Two new offices and a break room were constructed, and two bathrooms were renovated to bring them into compliance with ADA guidelines. ReStore, which accepts donated items such as furniture, major appliances, cabinets, and other household items and resells them to the public at discounted prices, uses the funds from the sales to help Habitat achieve their core mission: helping low-to-moderate income families achieve homeownership. Last year, the West Roxbury location alone generated a net profit of approximately $150,000, which was enough to build another home in the community. There are currently 10 ReStore locations in Massachusetts and Southern New Hampshire, and over 860 nationwide.

Boston – E4H Environments for Health released five predictions for healthcare facility design trends in 2017. With healthcare construction spending expected to double in 2017 from $19.6 billion in 2016 (Architect Magazine), there will be a significant expansion of new facility construction and the renovation of existing facilities. The pace of medical and technological developments, along with shifts in payment models and regulations, are creating fertile ground for key design innovations. Following are the top 2017 design trends in healthcare from E4H partners across the country: Microhospitals
As healthcare organizations seek new ways to provide care, novel microhospitals have a distinct advantage for both providers and patients. These mini hospitals are 24×7, small-scale inpatient facilities, roughly 15,000sf to 50,000sf, with between five and 15 inpatient beds for observation and short stay use. The modernization of the ED
Emergency departments (EDs) have long been the frontline catchall for patients
who don’t know where else to go, many of whom have nonacute medical issues. This causes bottlenecks and unnecessarily expensive treatment. In a recent poll by the American College of Emergency Physicians, close to 90% of emergency physicians responding said they expected emergency visits to increase over the next three years. Infection control
We predict an intensification of the development and application of innovations in structural and interior space design, and related technologies and materials, aimed at greatly reducing the spread of infections in hospitals. Certain design innovations will become more ubiquitous, such as adapting single-patient rooms’ bathroom showers to include offset drains and sloping sides, in order to minimize the spread of infection and contamination, as well as accommodation for new plumbing fixtures such as specialty sinks for hand washing, shaped to reduce splash and the spread of dirty water.

With an increasingly acute population entering inpatient psychiatric facilities, and with an emphasis on risk alleviation, existing facilities will be upgraded to be safer for both clients and staff. These will need to balance safety and regulatory concerns with the creation of therapeutic environments.

Connecticut Paving the Road to Infrastructure Improvements

From state capitol discussions to DOT budget sessions, from town meetings to angry drivers on the road, anticipation builds on how the U.S. will address the high cost to fix long-neglected infrastructure. Measuring the need for improvements
Few would dispute the need for improvements. One way to gauge the deficiencies is to look at the financial returns to gross domestic product from built assets. The 2016 Global Built Asset Performance Index, released by Arcadis, ranks how tangible buildings and infrastructure contribute to each country’s GDP across 36 of the world’s largest economies. According to the Arcadis Report, the
U.S. continues to trail China in generating the highest financial returns to its economy and GDP from built assets. Comparing the two countries, we observe that China’s infrastructure contributes $10.4 trillion from its built assets while the U.S. ranks second at $5.4 trillion. China’s economy
infrastructure investment proposal by the Trump administration could have a lasting impact on U.S. built asset returns and on the U.S. economy as a whole. But is $1 trillion enough? The U.S currently spends between $300 billion to $400 billion per year on

The obvious solution to increasing built asset performance is to fund more infrastructure. A new $1 trillion
infrastructure. Most of the spending is by the states. The federal contribution is a pittance in comparison. If the federal government invested $1 trillion over the next 10 years, it would result in an increase of 3% additional growth in built asset performance over that 10-year period. Without that infusion, the U.S. is forecasted to grow by only 1% of GDP returns. But that still pales in comparison to what China is spending and hinders our ability to remain competitive in a global market. We need to make changes to fund improvements
The “trillion dollar question” is how to fund improvements. The incoming administration has suggested more private funding sources or public/private partnerships (PPPs). While private investment when mixed with public funding can be a sustainable solution for getting highway and airport improvements built, there are hurdles to overcome: • L ack of support for increased taxes. Taxpayers and Congress historically remain hesitant to raise federal taxes to pay for infrastructure. In comparison, European citizens are more easily swayed by tax hikes to pay for shared services like rail, water resources, and hospitals. Yet few PPP projects are viable or efficient without some form of government support. http://www.abphoto.com

investors. The proposed tax-credit private investment approach could favor revenue-generating projects as investors will want a financial return. This could leave out high-priority projects or projects in less populous areas without clearly linked revenue streams. As the

• More PPP legislation is needed. Not all states allow for private investment in public infrastructure. At the end of 2015, about half of the states had no or limited legislation in place allowing for public/ private partnerships. To encourage PPP, each state government would have to come to an agreement on how to enable PPP investments, which can take time. • Incentive

Implementing asset management strategies such as building information modeling, analytics, or visualization technologies can maximize financial performance on existing assets from 15% to 20% by helping cities prioritize needs effectively. Further, public agencies need to look across their total asset needs in a holistic way to optimize budgets and expenditures as well as establish an internal governance that is centered around desired outcomes for smarter investment decision making. Essentially, $1 trillion is not enough. But it’s a step in the right direction. It’s time to demonstrate the true power of infrastructure as the growth opportunity it is, and to consider better ways to deliver more economic performance from our built assets, while improving mobility for our communities for a stronger, more resilient future. Blakeslee Prestress Hosts Cadet Visit Branford, CT – On October 21, Blakeslee Prestress, Inc. hosted a visit from the senior class of the civil and mechanical engineering dept. of the United States Military Academy at West Point. This was the 10th anniversary of Blakeslee hosting this event, which has become a tradition that both Blakeslee Prestress and the cadets have come to value. The day started at about 8:30 a.m. with the arrival by tour bus of 35 cadets with four instructors, two of which were civilian. Everyone was greeted by Blakeslee employees, and three groups were formed and escorted by Blakeslee personnel into the plant where they learned the many different facets of the production facility. They were led through areas such as the quality control lab, batch plant, production, and finishing areas. Everyone returned to the office area and divided into two groups. One group sat in a presentation of the Tekla Structures 3D modeling we utilize at Blakeslee. Topics such as product shapes and the Blakeslee Library were discussed. This was followed by a demonstration on how to make a connection along with creating framing plans, showing how changes are adapted quickly and reporting is recorded. The other group received an introduction to Precast Prestressed Concrete by Rita L.

Seraderian, the executive director of PCI Northeast. The cadets explored building and bridge design solutions using precast and prestressed concrete systems and learned about the theory of prestressing and how it applies to manufacturing prestressed concrete products. The final presentation was a collage of project examples for buildings and bridges. Once each group finished they swapped rooms to complete the morning. As the cadets were leaving everyone gathered to take a group photo as Lyle R. Milliman, P.E. Cpt., EN, presented Robert J. Vitelli, president of Blakeslee Prestress Inc., with a plaque that read: For outstanding support of the West Point Civil Engineering Program while
providing an introduction to structural modeling software and facility tours of your Prestress Concrete Plant. Your professionalism and technical expertise impressed upon the cadets the essential traits of successful engineers and projects, and helped contribute to their education and inspiration. Boston – Walsh Brothers, Inc. has received the first annual Crushing Barriers for Women in Apprenticeship award from the Policy Group on Tradeswomen’s Issues (PGTI). Walsh Brothers was honored by the organization for meeting the 10% workforce goal for women and exceeding the 25% workforce goal for people of color and was specifically cited for the company’s efforts in providing apprentices opportunities on the project, thereby training a diverse workforce for the construction of UMass Boston’s new $165 million Integrated Sciences Complex (ISC) building. Representatives from the City of Boston, including Mayor Martin J. Walsh, and Massachusetts Senator Linda Dorcena Forry attended the award ceremony to
proclaim November 15, 2016, as “Women’s Apprenticeship Day,” celebrating PGTI’s efforts to bring attention to the need for more apprenticeship opportunities and for helping more women enter construction trades. According to the proclamation, while the number of tradeswomen on projects in Boston has doubled over the last six years, reaching 5%, women remain underrepresented in the building trades. Apprenticeships are seen as a direct and critical pathway for women to participate, especially in light of the rising costs of higher education. The Walsh Brothers’ team of tradespeople on the UMass Integrated Sciences Complex project consisted of 10% women, far exceeding the national average of 2%-3%.

Branford, CT – Blakeslee Prestress, Inc. hosted a visit in November from project engineers of Gilbane Building Company’s Connecticut office. About 20 guests joined for the quarterly engineering peer group meeting. After a continental breakfast, Blakeslee personnel escorted two groups into the plant where they learned the many different facets of the production facility. They were led through areas such as the quality control lab, batch plant, production, and finishing areas. Presentations by Rita L. Seraderian, the executive director of PCI Northeast; Bryan Eastman, Cad manager; and Chris Carasone, production control and IT manager, touched on various topics of interest to the group. Lunch was followed by a round table discussion. Al Ignoto, design assist manager, discussed how the design

CMU cavity wall construction, the wall will be way too thick. Help! -Cavities Always Lead to Efficient Buildings
A: Dear CALEB: A structural CMU back up wall with an Architectural CMU veneer is a great choice for resilience, fire resistance, thermal comfort, water penetration, and durability. An essential component of a cavity wall is, well, the cavity. The cavity includes a space for ventilation and drainage as well as providing a place for continuous insulation. I agree that if you were required to have an R-value of 26, it would make the cavity exceptionally wide, but a major benefit of using a CMU cavity wall is its thermal mass. In the 2012 IECC for climate zone 5 (Massachusetts), the prescriptive R-value requirement for a mass wall is 11.4. As you can see, the code takes into account the benefits of thermal mass, allowing for less insulation. Different wall systems have different requirements. A metal building requires an R-value of 26 and a wood framed structure requires an R of 20. So don’t worry CALEB, the amount of insulation required for a mass cavity wall is much less than that of other systems, reducing insulation cost and the space required. Occupants are toasty in the winter and cool in the summer.
