SMPS Connecticut invited me to emcee their biannual Marketing Communications Awards (MCA), held at the end of May. I saw so many familiar faces and made sure to include a few jokes in between the award presentations. Luckily, most of my jokes landed! Guess what? I’ll be emceeing SMPS Boston’s MCA awards next spring. I’m already trying out new jokes on my dad. So far, crickets. Also in 2019, we expanded our team at High-Profile. Emily Langner joined us at the tail end of last year as staff writer and associate editor, and Sara Mannes came on board in July to head up digital media. Johnston, RI – Briarcliffe Manor, a skilled nursing and rehabilitation center and memory care assisted living provider, has broken ground on a state-of-the-art assisted living residence. Known as The Preserve, it is the latest development phase of the continual transition of Briarcliffe Manor’s campus into a full-service Continuing Care Retirement Community (CCRC). Briarcliffe has teamed with D.F. Pray General Contractors, NEMD Architects, and DiPrete Engineering to design and build The Preserve. The 49,500sf facility will feature
66- unit assisted living residences located north of Briarcliffe Manor and 84 parking spaces located on Old Pocasset Road. When complete, Briarcliffe’s campus will have transformed into a community including independent living, traditional assisted living, two memory care assisted living residences and a 122-bed skilled nursing facility. DiPrete Engineering is providing site/ civil engineering, permitting, surveying, and construction administration. The Preserve at Briarcliffe Manor is expected to be complete in April 2021.
Boston – JM Electrical announced that its principal, John Guarracino, has been elected to serve a two-year term as a director of the Associated Subcontractors of Massachusetts (ASM), the Commonwealth’s leading trade association for the subcontracting industry, at the organization’s Biennial Dinner & Gala. “I am thrilled to have a seat at the table as part of the Associated Subcontractors of Massachusetts board of directors, one of our industry’s cornerstone trade associations,” said Guarracino. “As a longtime member of ASM, I have benefitted from having access to the newest products, practices and industry trends and I look forward to contributing as a member of the board.” “We are pleased to welcome John to our board of directors at this important
moment in Boston’s development,” said Michael McDonagh, CEO of ASM. Earlier in his career, Guarracino served as a project manager at JM Electrical from 2014 to 2018, joining the company in 2007. In his role as principal, he is responsible for overall company management and planning, with a primary focus on operations. A licensed journeyman electrician since 2011, Guarracino earned his master’s license in 2015. The Massachusetts native has contributed to numerous high visibility projects at Mass. General Hospital, Logan Airport and the UMass Lowell campus. In addition to his role at the Associated Subcontractors of Massachusetts, Guarracino is an active member of NECA and the Mass Building Congress.

Duxbury, MA – Callahan Construction Managers, a full-service construction management company serving the Northeast, recently completed the company’s third philanthropic build-day for South Shore Habitat for Humanity (SSHH). After the first phase of SSHH’s project was completed in July and three families were presented with the keys to their new homes, Callahan was tasked to add finishing touches to each unit. On Oct. 31, six Callahan employees visited the build site, located on Feinberg Bog Road in Duxbury, to complete the second phase at the development. This is the third time Callahan has
built at the Duxbury site, with the first visit taking place in April. “South Shore Habitat for Humanity works hard to help hard-working families that need a hand-up. Through the support of many, they are changing lives and improving communities. We are honored to support their mission and help families in need,” said Patrick Callahan, president of Callahan Construction Managers. “We’re very proud of our employees who volunteer on these build days, for devoting their time and expertise to ensure SSHH’s project is completed to the highest of standards.” The remaining three units are expected to be completed in the next few weeks.

WinnCo Unveils Housing Project
BPDA Approves Development Projects Boston – The Boston Planning & Development Agency (BPDA) board of directors approved development projects in neighborhoods across the city of Boston, which will result in new marketrate and income-restricted residential units, economic development, and jobs. Overall, the new development projects approved in November will create an additional 593 residential units, including 253 income-restricted units, and 493 trade jobs, 89 direct jobs and 263 indirect and induced jobs. Additionally, another round of recipients for the Boston College Neighborhood Improvement Fund moved forward at the November board meeting.
WinnCo Lowell / Rendering by ICON Architecture
Lowell, MA – WinnCompanies has unveiled plans for a $38.3 million residential construction project in the Hamilton Canal Innovation District in Lowell. It includes a collection of 17 parcels master-planned to transform the primary gateway of the city’s downtown. Building on vacant, side-by-side parcels separated by Canal Street, WinnDevelopment will create two fivestory buildings with 125 apartments and 5,000sf of commercial space. It will be a true mixed-income project: 54 workforce apartments will rent at 100% of Area Median Income (AMI); 39 units will be affordable up to 60%

of AMI; and 32 apartments will rent at market rates. The development will offer 15 studio apartments, 63 one-bedroom apartments, and 47 two-bedroom apartments. The two residential buildings will be linked by an enclosed sky bridge spanning Canal Street, a nod to Lowell’s history when similar connectors joined industrial mill buildings. The sky bridge will also complement the new signature bridge the city recently built over the lower Pawtucket Canal. Construction will begin in December and be completed by September 2021.

Located around the prominent intersection of Cambridge Street and Harvard Avenue, Allston Square will move forward, creating 344 residential units with a mix of home-ownership and rental units and artist/live work spaces, including 45 income-restricted units. It will include more than 15,000sf of retail space with full-time retail employment, and approximately 91,000sf of artwork, including murals, sculptures and exhibition spaces for the public.

The BPDA board approved Pine Street Inn and The Community Builder’s proposal for 3368 Washington Street in Jamaica Plain which will construct the city’s largest supportive housing development. The new five-story, mixed use building will contain approximately 202 incomerestricted units. Of these, 140 units are designated as supportive housing for individuals receiving services from Pine Street Inn. It will create 51 permanent job opportunities, 43 of which will be Pine Street Inn jobs.
99-105 Fairmount Avenue
99-105 Fairmount Avenue will construct a four-story mixed-use building in Hyde Park, containing 47 rental units, six of which are income-restricted. The project will also have two commercial retail spaces, 33 garage parking spaces and 47 on-site bicycle parking spaces. The approximately $10 million investment will provide $60,000 in community benefits, including funds for transportation infrastructure and parks.

Grafton, MA – CTA Construction recently joined elected officials and other community leaders to mark the official groundbreaking of the Grafton Public Library expansion and renovation project. “We’re thrilled and excited to break ground on this crucial project that will update and expand Grafton Public Library,” said Paul DuRoss, principal at CTA Construction. The project, which is expected to be completed in late spring of 2021, will transform the 1928 building into a modern 26,000sf library that will better meet the needs of the growing community. As part of the project, the front section of the library will be preserved with an entrance onto Grafton Common. The upper level will include the historic main reading room, showcasing original windows and woodwork, as well as meeting rooms, collections, and services for adults. The lower level will house youth services and collections, including

a children’s program room, a teen-tween program and gaming rooms, tutoring rooms, and mechanical and electrical equipment space. A 117-seat community room will be added for local organizations and groups to utilize, and the renovated library will also allow for more public access to computers. The Massachusetts Public Library Construction Program, administered by the Mass. Board of Library Commissioners, awarded the town of Grafton a $7.4 million grant toward the $16.6 million project.

The Archer Residences Tops Off
The Archer Residences
Boston – An adaptive reuse project is unlocking unexpected and appealing new housing opportunities in Boston’s historic Beacon Hill neighborhood due to an inventive design by The Architectural Team (TAT). Known as The Archer Residences, the 62-unit boutique condominium development transforms two six-story former university buildings into a single, 172,000sf luxury property topped off with a pair of contemporary penthouse additions and a landscaped roof terrace. Led by developers CCM and located on a prime site just a few blocks from Boston
Common and the landmark Massachusetts State House, the residences will debut early next year. “A site of this scale is hard to find in dense central Boston, and with preserved original brickwork and 14-foot windows, it’s a very different residential experience than you’d have in a newer district such as the Seaport,” says TAT associate, Jay Szymanski. The large-scale conversion process requires a different approach for each of the two buildings. The TAT design team guided the restoration of decorative concrete panels and restored exterior

brickwork on the oldest structure, dating from the 1920s. For the second building, constructed in the 1960s, TAT replaced the original façade with new cladding in a historically inspired palette of red brick, granite and bronzed steel, inspired by the buildings’ original design. The Archer Residences feature interiors by LDa Architecture & Interiors, with market-leading finishes and a mix of one-, two- and three-bedroom condominium homes, in addition to the penthouse units. Shared amenities include the roof terrace, a playroom, club
room lounge, fitness center, pet spa and bicycle storage. Unique for this dense urban setting, the design also provides for 50 below-grade parking spots, serviced by a 24-hour valet and accessed via a vehicle elevator. The compact and efficient parking system uses tandem car stackers, making the most of what was once a subterranean university cafeteria. TAT also worked to make The Archer Residences compatible with its predominantly four-story neighbors, according to project manager Matt Duggan, AIA.

Focus: Awards Bowdoin Earns ABC EIC Eagle Award Needham, MA – Bowdoin Construction served as construction manager on what was one of the largest independent school campus development projects going on in New England over an 18-month construction period in 2017 and 2018. The West Campus Center athletic complex project in Needham involved 70,000sf of building construction and several acres of sitework. Robert Olson + Associates Architects was responsible for the building design, and Hines Project Management served as owner’s project manager. The project team was honored by ABC-NE with its prestigious “Eagle” Excellence in Construction Award for the West Campus Center project. The work took place in four phases with the new additions built around the school’s existing athletics and administrative facilities which were kept accessible and operational throughout the course of construction. The new and expanded facilities feature a 10-sided rotunda with large windows and custom maple acoustical wall and ceiling panels; two basketball courts, one of which has a balcony overlook; six squash courts; a wrestling

arena that accommodates two mats and two sets of bleachers; locker rooms; administrative offices for athletics, admissions, college counseling, business, development, communications, and archives; conference rooms; theatre/ lecture space; and a new elevator. Exterior work included the construction of new synthetic turf fields for soccer and baseball, as well as new batting cages. St. Sebastian’s athletic program is integral to the overall development of its students, and athletic competition is viewed as an extension of the classroom, supporting its mission to educate young men in body, mind, and spirit. Bowdoin, and all members of the project team, understood the significance of this
campus-changing project and further recognized the complexity of the logistics involved in executing the work while maintaining ongoing operations of this active campus.

AGC MA 2019 Build New England Awards Boston – The Associated General Contractors of Massachusetts (AGC MA) held its biennial Build New England Awards on Oct. 24 at the InterContinental Hotel in Boston. The AGC Awards program was founded in 1981. Dacon Projects Win Awards
The new Boston Sports Institute in Natick

Natick, MA – Dacon Corporation received two Metl-Span awards for recently completed suburban projects. Building of the Year was awarded to 54 Middlesex Turnpike in Bedford for its dramatic transformation of a 30-year-old, 46,800sf office building at the junction of Routes 3 and 95. Lying within a clustered business district of high technology and life science firms, the property was transitioned from Class B suburban office to Class A office and mixed-use thereby servicing
executive firms seeking rental space outside Boston. A complete exterior and interior renovation, three-story glass atrium, electrical reconfiguration, and new landscape package defined the scope to address the client’s tenant target. Neutral toned Metl-Span panels, wood finishing, and high-performance glass harmonized design aesthetics with surrounding wetlands while maximizing full vistas of the property. Dacon’s work on the new Boston
Sports Institute in Natick received MetlSpan’s Building of the Month Award. This 130,000sf professional grade facility encompasses sports functions and related commercial businesses in a communal environment. Managing demands from multiple interior environments was a key factor in overall design and material selections. The exterior wall assembly was based on a tricolor pattern selected by the client using Metl-Span panels which provided weather enclosure, insulation, air and vapor barrier in a single product. This approach encompassed the best overall value to fulfill the client’s functional and aesthetic requirements.
Each October, the Metl-Span Awards are given based on a voting panel comprised of architects, insulated metal panel installers and internal stakeholders. Voting selection consists of overall building aesthetics and incorporation of insulated metal panels into the building design. This year there were 30 submissions. “We were delighted to receive this recognition. Metl-Span panels offer a comprehensive, creative and practical solution to our clients’ building needs. Cruess Named on ‘NH 200’ List
Portsmouth, NH – Todd Hanson and Anne Weidman of Access Navigators have been honored with the 2019 Governor’s Accessibility Award. Presented by the New Hampshire Governor’s Commission on Disability, the award is given to individuals who have distinguished themselves through initiatives that embody the mission of the Americans with Disabilities Act.

He is very involved in the local community and is currently on the board of directors for numerous organizations including the Greater Manchester Chamber, March of Dimes, and Business Committee for the Arts.

Women in Construction Massachusetts Girls in Trades Event Welcomes Over 500 Students by Anastasia Barnes and Emily Langner On Nov. 13, the fourth annual Massachusetts Girls in Trades Eastern Mass Conference and Career Fair was held at IBEW Local 103 in Boston. Over 530 career and technical education (CTE) high school students attended the event that included speeches by Massachusetts Governor Charlie Baker and Lieutenant Governor Karyn Polito; educational

workshops; and 33 booths from union apprenticeship programs, contractors and state entities. The goal of Massachusetts Girls in Trades is to provide female students with equal opportunities to pursue careers in the building trades, by educating them about the paths available and by providing support and encouragement in their journeys. The event allows young women enrolled in CTE programs to network with the Massachusetts building trade unions, contractors, developers, and government and community organizations. Welcome remarks were given by Mary Vogel, treasurer of the Mass Girls in Trades Steering Committee. The keynote address was given by Erica Clayton Wright, deputy director of the Women’s Bureau, U.S. Department of Labor. Student workshops included Becoming a Union Tradeswoman, moderated by Liz Skidmore; Applying to Union Apprenticeship, moderated by Kate Harrison Leon; and Best Practices for Supporting Gender Equity in the Classroom, presented by Mary Vogel and Maura Russell. Lucy Kitchenka of Minuteman Regional Vocational Technical High School and Amber MacConnell of Assabet Valley Regional Technical High School represented the council by moderating the event. MacConnell, who is studying metal fabrication/welding, commented that “the more girls we get involved with the trades and the more representation we have as females in the work force will ultimately inspire other girls to push forward and go for it.” Maryanne Ham, director of special projects at Minuteman High School and chair for Mass Girls in Trades, commented on the influence the conference and educational sessions have on the daily lives of students. “I am excited about the work the Equity in the Trades Student Council is doing at their schools throughout Mass.,” she said. “Our student leaders use what they learn in our leadership workshops along with their technical expertise to promote equity in the classroom and workplace every day.” In his speech, Governor Baker addressed the shortage of workers he comes across when visiting job sites throughout the state and encouraged
those in attendance by saying, “You can work for yourself. You can be part of a union. You can run your own company.” He added, “The opportunity here is real and I certainly hope by your presence here today that you put the time and the effort into deciding and determining if this is for you, because let me tell you something, if it is, you not only will build great things, you will have the opportunity to build a very special and very great life right here in the Commonwealth.” Kitchenka, who is studying carpentry, hopes to continue to see more diversity

World Class Row Hotel Ranked Nation’s Third Best
by Carol Duhart In 2019, The Row Hotel at Assembly Row in Somerville, Mass. was ranked the third best hotel in the U.S. and 44th best hotel in the world by Travel and Leisure Magazine. It’s not every day that a hotel can claim a global ranking among the best, much less as a result of four New Hampshire-based companies. Yet, the five-star The Row Hotel, located at 360 Foley Street, which opened in mid-2018, has remained sold-out, and garnered recognition and acclaim from numerous travel and hospitality sources. Behind the newcomer’s place on the international hospitality scene is a unique collaborative known as XSS Hotels, PROCON, Colwen Hotels, and Colwen Design & Purchasing. The four N.H. companies are responsible for the design, construction, interior design and

management services for the insta-worthy hotel. The Row is part of the sprawling Assembly Row neighborhood located three miles from Boston, and considered one of the fastest-growing developments in the Greater Boston area. It was named after the Ford Motor Company’s assembly plant that churned out Edsels between 1926 and 1958. The Row occupies floors 1-5 of a 13-story, 315,000sf building with luxury residences above, and retail space at ground level. At 158 rooms, it is part of Marriott Hotels International premier Autograph Collection. This boutique hotel stands out because of its artistically inspired interiors that blend luxury, comfort, and function with thoughtful guest-centric touches.
The interior design was the brainchild of Colwen Design & Purchasing, which picked up the 2019 IIDA Interior Design Award for its decor. Meaghan O’Neill, the company’s director of design, said, “Our goal was to give hotel guests a nostalgic understanding of the industrial past, mixed with today’s modern sophistication.” Adventurous interiors combine bold industrial elements with an imaginative use of reclaimed auto parts scattered throughout, echoing the site’s assembly plant history.

In the overall building design, PROCON’s architects created a distinction between the hotel, retail spaces, and the condominiums above. This was achieved with a layering technique by breaking down the mass and presenting it as smaller separate buildings that appear to have preexisted. Green Green and Sustainable Remediation:
A Decade Behind Us with More to Come
by Scott Anderson The Sustainable Remediation Forum (SURF) is a collective of remediation practitioners focused on advancing the science and integration of sustainability into the design and construction industry. SURF promotes the use of sustainable practices during the investigation, construction, remediation, redevelopment, and monitoring of contaminated sites, with the objective of balancing economic viability, conserving natural resources and biodiversity, and enhancing the quality of life in surrounding communities. In 2009, SURF published the Sustainable Remediation White Paper (Ellis & Hadley, 2009) and in September 2019 SURF published a 10-year anniversary of the white paper entitled “Ten years later:
The progress and future of integrating sustainable principles, practices, and metrics into remediation projects” (Favara, et al., 2019) which reviewed the past, present, and future of sustainable remediation. This article provides a summary of my key takeaways from SURF’s 10-year review. When we review remediation over the past decade and consider the triple bottom line framework of sustainability (environmental, social, and economic), the major focus has been on the environmental component with multiple tools (publications, software, etc.) available to assist the practitioner. These tools have been developed and advanced over the past decade. Although positive advances have occurred on the environmental tier, advances within the social and economic components have not advanced at the same rate. With this concept in mind a distinction is made between “green remediation,” which focuses on reducing the environmental footprint of remediation, and “sustainable remediation,” which focuses on all three

An example of this implementation is demonstrated by the corporate sustainability program developed by Norfolk Southern Railway

NSRC recognized incorporating sustainable approaches into the remediation lifecycle would reduce impacts to the surrounding communities, minimize resource consumption, and minimize overall program costs. NSRC objectives outlined in their program include a tiered approach to provide flexibility based upon the project’s complexity, training and education for their business partners, and end-ofyear reporting for documentation and accountability. This type of voluntary program is an example of what sustainable remediation programs could look like across many organizations with the
support of environmental regulations. An additional component in furthering sustainable remediation across our community is developing an educational background focused on the three components of sustainability; in particular the social and economic pillars. Integrating these components into business, engineering, science, and policy curriculums is important. The good news is others share this opinion. The National Science Foundation recently awarded Bentley University a grant to combine STEM and Business Learning to help tomorrow’s business leaders think about sustainabity today. With these types of advancements towards interdisciplinary education the remediation industry should be poised to develop greater sustainable solutions in the future. Although sustainable remediation is still largely in its infancy, the development of green remediation over the past decade is a step in the right direction. Most practitioners are familiar with the concepts of green remediation and many resources are available as guidance, including publications by the EPA and ITRC. Education Leers Weinzapfel Leads Design Collaborative Boston – A design collaborative led by Leers Weinzapfel Associates, Boston; Modus Studio, Fayetteville, Ark.; Mackey Mitchell Architects, St. Louis; and OLIN, Philadelphia; announced the completion of Adohi Hall, a $79 million, 202,027sf, 708-bed facility at the University of Arkansas. Now in use, the pioneering project is the nation’s first large-scale mass timber residence hall and living learning setting. A bold demonstration of sustainability, the five-story hall also signifies potential economic development for the burgeoning timber industry in Arkansas. Occupying a linear, sloping, four-acre site on the southern end of campus, the project provides a new university gateway that marks the start of a larger living learning district. Bound on the north by 1960s residence halls, on the east by Stadium Drive, and on the west and south by a large arena and related athletic facilities, the hall is nestled within a generous protective buffer of trees and plantings. An emphasis on nature resonates throughout the project. Connected by a ground-level passage, a serpentine band

of student rooms define three distinctive courtyard spaces that create a dynamic environment for student collaboration and interactive learning in architecture, design, and the arts. The “front porch” in the northernmost building is the key entry point for the complex; the “cabin” at the ground-level central passage’s midpoint is the main gathering space, comprising a community kitchen, lounges, a quiet hearth, and a rooftop terrace; and the “workshops” of the lower courtyard house a dynamic live/ learn program of performance spaces, music and recording studios, and maker
spaces that enhance the campuswide arts program. Four-story residential floors are arranged above the communal spaces. The main stair and elevator for each open onto a series of double-height lounges and kitchen spaces, joining upper and lower floors and inviting community interaction. Each floor contains semi-suites for two students with private baths, and pods of six to eight double rooms with a shared bath and common room. Large study rooms with generous windows at the end of each wing create a series of “lanterns” along Stadium Drive.
Wood ceilings are featured throughout the project.
The warmth of the project’s exposed structural wood ceilings is apparent in student rooms, study rooms, floor lounges, and ground floor common spaces, and wood columns bring the beauty of the material within reach for all. The “cabin” also includes a wood ceiling and trusses that span the full width of its lounge spaces. Exteriors feature a light metal jacket of zinc-toned panels with accents of textured copper-tone and white that creates a floating band of living space above the natural landscape below.

We Go The Extra Mile Eliot Innovation School
Boston – Finegold Alexander Architects, the city of Boston, and the Boston Public Schools announced the completion of a $15 million renovation and opening of the Eliot Innovation School building at 585 Commercial St. The School will serve students in grades 5-8. Finegold Alexander Architects served as the design architect and architect of record. The Eliot School is the oldest continuously operating school in the United States and has been located in the North End for its entire history. The school opened as the North Writing School in 1713 and has educated many famous Bostonians, including Samuel Adams and Paul Revere. Numerous building features promote sustainability and resiliency, including a new reflective roof, high R-Value insulation at the new building envelope, and glazing that maximizes natural light. Mechanical improvements include a new electrical service located at the second floor for climate resilience, a new fire protection system, and 98% efficient boilers. The school was designed to meet LEED Silver V4 for schools’ standards.
The cafeteria accommodates the My Way Cafe school meals program, which provides students with fresh, healthy food options. The building features a multipurpose space that may be utilized by the community. Construction of the school at 585 Commercial St. began in 2017 and the new, 42,000sf school facility opened for the 2019 school year in September.
Interior highlights include a digital art studio, technology classroom with robotics lab and laser cutter, media center, and 18 new classrooms that promote collaborative learning. The building features eight brightly colored projecting bays, which create “learning nooks” geared for small group instruction and collaborative learning. Exterior upgrades include a new schoolyard with play structure, new sidewalks, and accessible entry. The project team also included RSE Associates, structural engineer; RW Sullivan Engineering, MEP/FP engineer and code; Bryant Associates, civil engineer; and Copley Wolff Design Group, landscape architect. “The waterfront location affords harbor, Zakim Bridge and USS Constitution views, with the Freedom Trail steps from the front door, connecting students to their natural and historical environment and significantly enhancing the learning experience,” said Rebecca Berry, president, Finegold Alexander Architects. “It’s incredible that our students are learning about American history and social studies with a view of the Bunker Hill Monument and the U.S.S. Constitution,” said Boston School Committee Chairperson Michael Loconto.

Teaneck, NJ – South Coast Improvement Company (SCI), a design-build general contractor based in Marion, Mass., was recently awarded a new construction/ renovation project at Five Star Premiere Residences of Teaneck. SCI will begin work on the project in January 2020. Five Star Premier Residences of Teaneck is a resort-style, senior living community consisting of two five-story towers connected by a one-story center building. The project is a redevelopment of the existing 88,000sf of occupied space and will include the installation of new ceilings, floors and millwork, as well as new work in residence rooms. “This is an occupied living facility, so there will be quite a bit of coordination on
working with our subcontractors as well as staff and management to ensure that all residents are able to continue on with normal routines with construction going on. We will be phasing out the work in this project to ensure that everyone is going to be able to be accommodated in their living situations,” said Tom Quinlan, president of South Coast Improvement Company. The project will consist of phased construction and will remain occupied during its duration. Completion is anticipated in early 2021. The project architect is Perkins Eastman of Chicago. The project engineer is the Princeton Engineering Group of Princeton, N.J., and Harrison Hamnett of Pennington, N.J. is an additional engineer.
Toronto – Medallion Capital Group has broken ground at 260 High Park Church Lofts and Residences, what is the reenvisioned Alhambra Church, on the southwest corner of Annette St. and High Park Ave. in Toronto. The design retains and repurposes the elements that are of historical value in the heritage building while introducing a new addition massed sensitively around the main sanctuary. “There are 55 suites in the new residences that range from 632 to 2,567sf and 15 church loft suites that range from 837 to 3,081sf. E&O Announces Commitments Hartford, CT – Developers of Connecticut’s first offshore wind farm, Eversource and Ørsted (E&O), have announced their economic development commitments and community contributions as part of the Constitution Wind project bid, which was submitted to the state in late September in response to a Request for Proposals (RFP) for offshore wind energy generation.
Eversource and Ørsted have also committed to invest $57.5 million for upgrades to New London State Pier, an underutilized state asset, to accommodate the industry and create a world-class offshore wind staging hub in Connecticut. E&O says Constitution Wind’s economic development commitments will strategically invest in local port infrastructure for direct use by the offshore wind industry, renew the economically distressed city of New London, catalyze

Retail/Hospitality Construction Begins on TownePlace Suites/Fairfield Hotel by Marriott Medford, MA – In the fall of 2019, PROCON of Manchester, N.H. began construction on the 88,000sf dual-brand TownePlace Suites/Fairfield Hotel by Marriott located at 85 Station Landing in Medford. PROCON is the designer and construction manager, and longtime development partner XSS Hotels of Manchester is the owner. In total, 156 guestrooms will be divided between the two brands, aimed at business and leisure travelers. TownePlace Suites will offer 84 extended-stay king and double-queen suites targeting longer-staying guests. Each suite will provide fully-equipped kitchens with standard-sized appliances, such as a cooktop, microwave, dishwasher, and refrigerator. Short-term travelers will have their choice of 72 comfortable and affordable guestrooms offered by the Fairfield. With this in mind, the designers included a dual-brand reception desk with comfortable seating in the first floor lobby to facilitate a seamless check-in for guests of either brand. The design features
modern shared spaces on floors one and two, including a business center, a fitness room, a 24/7 market, and a sophisticated bar/lounge for relaxation or socializing. A buffet area will be located just off
the lounge/bar offering a daily breakfast buffet for all guests to enjoy. An electric car charging station will be available, and the hotel plans to offer valet parking in addition to self-park options. When designing the dual-brand hotel, PROCON’s architects created a modern building to blend with the bordering AC Hotel while distinguishing its own identity. This was achieved by selecting twostory-high prefabricated brick and metal exterior panels in similar color tones. This is the second hotel collaboration by PROCON and XSS Hotels in the city of Medford. In 2016, the adjacent Spanish-inspired AC Hotel Boston North opened at 95 Station Landing, and it was the first newly-built AC in the U.S. Overall, it is an exciting time to add a hotel to Medford’s booming landscape. According to a 2017 report by Medford and the Rogue Valley tourist publication, the city has experienced record-breaking growth in its travel, tourism, and hospitality industries. And, when TownePlace Suites/Fairfield at Station Landing opens in late 2020, those visitors will have additional accommodation options.

Callahan Completes Dual-Branded Hotel
Woburn, MA – Callahan Construction Managers announced the completion of its work on the new dual-branded Hampton Inn & Homewood Suites Hotel which opened in late September 2019. Owned by Concord Madison Woburn, LLC, the hotel was designed by

architecture and design firm, Group One, and is managed by Concord Hospitality. The new six-story, 147,780sf building and mixed-use hotel property boasts 235 total rooms, with 132 Hampton rooms and 103 Homewood suites. The property has incorporated numerous contemporary

amenities for guests, including an indoor swimming pool and business and fitness center, along with terraces, bars, lobbies, and kitchens designated for each hotel brand. “The new Hampton Inn & Homewood Suites Hotel offers guests all the comforts of home in a beautiful, modern building,” said Harry Wheeler, principal at Group One Architects. “Our collaboration with Callahan early in the design process was crucial, as we were required to work around various environmental concerns.” The hotel is part of the Woburn
Landing redevelopment project, which was built on previously contaminated land and required special permitting. Callahan held numerous meetings with the Environmental Protection Agency and other environmental groups during the construction process to ensure stringent guidelines were addressed. Requirements were met by preserving and maintaining access to monitoring wells on the property. The hotel was equipped with special ventilation and a vapor barrier system to prevent future contamination.
Jewett Completes Dealership Cardinal Cushing Center topping off
Hanover, MA – Connolly Brothers Inc., a general contractor and construction management firm based in Beverly, is working with Cardinal Cushing Centers, Inc. on the construction of a new 20,000sf MarketPlace Building in Hanover which will house the Cushing café, a thrift store and gift shop, along with state-of-theart training classrooms. A topping-off ceremony was held on Oct. 30. A nonprofit organization founded in 1947, Cushing Centers began as a day and residential school for students with intellectual disabilities. With additional locations in Braintree, Cushing now supports over 600 individuals of all ages. Connolly Brothers demolished an existing structure on the property before beginning site work and is on schedule to ensure the new building is enclosed prior to the winter season. Completion is scheduled for May 2020. The two-story building is a slab on grade conventionally framed steel structure designed to complement the existing historic campus buildings. Resources Cambridge to meet the center’s sustainability goals, the new MarketPlace will serve as a gateway to the Cardinal Cushing Center and a gathering place for both Cushing Center students and the surrounding community. The project team includes construction manager, Connolly Brothers; architect, ARC/Architectural Resources, Cambridge; M/E/P/FP, Bala/TMP Consulting Engineers; and Boston Building Consultants. The facility is being planned in two phases. The current phase will house retail establishments owned and operated by the center and staffed by students, as well as six classrooms dedicated to the Vocational Services Program which provides on-site vocational and educational experiences. This phase also includes support spaces such as a quiet room, computer room, and private and shared offices. Phase Two will ultimately house administrative office suites, an employee training center, and additional learning spaces.The retail spaces include the Cushing Café; Timeless Treasures, a thrift shop; and the Cushing Trader, a gift shop.

Wanting to retain the law library, MP’s design integrates shelving throughout the circulation areas to incorporate the library into the new space, eliminating the need for a designated room. Workstations provide operational flexibility for the shifting ratio of support staff to attorneys, and meeting and collaboration areas are equipped with the latest technology. The new staff lounge also doubles as a training space.

Build Better Podcast Fulfilling a Mission to Recruit and Promote Women in the Trades by Emily Langner On episode 18 of the Build Better podcast, Anastasia talked with Elizabeth Skidmore, a business representative with the North Atlantic States Regional Council of Carpenters (NASRCC), and co-founder of the Policy Group on Tradeswomen’s Issues (PGTI). Thanks in large part to the PGTI and its stakeholders, including working tradeswomen, construction companies, labor union officials, general contractors, subcontractors, architects, developers, and government officials, the number of women in union apprenticeship programs in Massachusetts is at 9.22%, triple the national average. Skidmore emphasizes, however, that there is still a lot of work to be done. The goal, she says, is to increase the number to 20% by 2020. To help reach that goal, the PGTI has established a strategy to increase both the supply of qualified tradeswomen and the demand for women on the job.

One key piece of the strategy is the Access and Opportunity Committee at UMass Boston, which has met monthly or bi-monthly since 2009. Out of that came PGTI’s “Finishing the Job” document, which is a “how-to” manual for training and apprenticeship programs, community-based organizations, and industry professionals. It details best practices and includes checklists for “increasing access for women and people
of color to good paying careers in the construction trades.” The Finishing the Job document identifies four specific responsibilities for diversity that apply to all stakeholder groups in construction. They include setting and communicating high workforce participation goals early and often, seeking out and establishing the partnerships needed to access and recruit a diverse workforce, monitoring and reporting progress to all stakeholders, and doing it all again. Another piece of the puzzle, Skidmore says, is organizations like Build a Life That Works, which works to educate women about the advantages of working in the trades, and strengthening the pipeline between apprentice programs and vocational schools with events like the Mass Girls in Trades events.
Skidmore says by pushing the envelope and continuing to set goals, women will continue to gain entry into great careers in the industry. She emphasizes that collaboration and the sharing of information is integral in meeting these goals. Additionally, Skidmore points out that focusing on promoting women in the industry, in turn, promotes minorities, as half of the women entering the trades are also people of color. Skidmore encourages industry professionals to attend a PGTI meeting, download the Finishing the Job document, and to maintain a commitment to prioritizing diversity in the workforce. Skidmore adds, “It just seems so clear, there is no good reason there’s not more women in the industry. These are satisfying jobs. Let’s get more women into it.”

Three Industrial Building Design Trends You Don’t Want to Miss every 10 – 15 years and with fading, it is hard to match. Maximizing Column Bay Spacing
by Mike Kunz Today’s industrial real estate market is experiencing a significant shift in the style and uses within a modern industrial park. But that’s not the only change impacting industrial development – the way in which industrial buildings are designed is changing as well. Designing Flexible Buildings
Most developers are designing industrial buildings as flex space. A flex building is designed to be easily customized to a client’s needs, whether that be office, warehouse, distribution, manufacturing or multi-tenant. The trend is to initially design the building to accommodate small office spaces before a tenant is landed and make it flexible enough to be enlarged once a tenant has been signed. To ensure that a developer can attract the widest range of potential tenants, the design should consider multiple entrances,

flexible ceiling heights and the ability to easily add a floor. Simply placing the entrance at the corner of the building, so it doesn’t get lost in the center, creates a more dramatic approach and enables less expensive materials to be used around the back. Tilt-up Panel Construction
We are also seeing a change in the types of materials being used in industrial building design. In the past, warehouse buildings were constructed with metal panels, which were often damaged from fork lifts and other distribution activities. To combat the issue, there is a movement towards concrete tilt-up panel buildings. In tilt-up panel construction, the concrete contractor pours the walls within the building and then a crane is used to lift
the walls in place. Tilt-ups are more durable, efficient, sustainable and cost effective. Tilt-ups also require a much smaller carbon footprint than metal panels. The upfront cost of tilt-up panels is more expensive, but for the longevity of the building and the lower maintenance, it is and will continue to be the more economical option in the long run. For clients that want a lower initial cost, another alternative is a hybrid of masonry and metal panel. Masonry is designed at the base of the building up to 12 feet with metal panel above, providing a durable barrier that protects against fork lift hits and 18-wheelers backing into the overhead doors. The initial cost of construction is cheaper, but masonry and metal panel need to be replaced
A major design consideration is the economics of steel and its impact on the column bay spacing, especially in distribution space. If you think about Amazon or Wayfair, a customer can purchase a pen or a couch, two very different sized items that need to be stored and accessed efficiently. The flexibility of a building’s racking system and its ability to handle a range of inventory is important. If you increase the building’s column bay spacing, you can increase the size of stored goods. Warehouses typically have wider column bay spacing of 52 to 54 feet, as compared to office or flex buildings, which have spacing between 35 to 40 feet. The wider bays allow for more racking within the bay for storage and a better use of space. When steel is expensive, smaller column spacing is desired because it needs less steel support. The challenge is to find the sweet spot where you can expand column spacing and still have structural support that enables you to get a good rate of return. Organizations & Events A Day of Prefab Education Atlantic Prefab’s 2019 Commercial Prefab Summit Wilton, NH – Atlantic Prefab (API) of Wilton recently hosted its first Commercial Prefab Summit. API, a leader in commercial prefab, metal trusses, and specialty panels created this event as an opportunity to educate potential clients on the benefits of prefab and tour its facility. Over 60 attendees made the trek to Wilton to attend this event. These industry professionals included architects, engineers, and general contractors – some from as far as Arizona. Presenters included Tim Salerno from Sto Panel, Andrew Hudson from Jersey Panel, and Mark Jarvinen from Simpson String Tie. These presentations offered AIA and general education credits to attendees and also provided education on the benefits of prefab for commercial construction. Spotlight Burt Visnick Inspires Students to ‘Learn for Life’ by Emily Langner In 1984, while a student at the University of Minnesota, Burt Visnick traveled to China for 10 weeks as part of the College of Design’s Asian Study Program. The program was brand new at the time, but had a profound impact on Visnick, who was inspired to give back to students pursuing careers in architecture, landscape design and interior design.

Visnick (now deceased), established the Burton S and Long X Visnick Endowed Asian Travel Fund to support students participating in the Asian Study Program. In 2015, Visnick created the Visnick Family Faculty Award to help participating faculty travel with, and provide education for, the students while abroad. Through the program, students spend three to four weeks learning about urban design by studying and exploring small scale design projects in a city in Asia. He hopes to inspire current students to find ways to exercise their own creativity while being environmentally sensitive at the same time, something he says is demonstrated
well in many of the buildings they study overseas. Next summer, Visnick & Caulfield will welcome a student from the Asian Study Program as an intern at the firm. Visnick says he is dedicated to mentoring young people just starting off, and many of Visnick & Caulfield’s full-time employees began their careers as interns at the company. The most important aspect of the Asian Study Program, Visnick says, is providing students with inspiration and real-world experience that will drive their passion for architecture and design, something that can’t be acquired by looking at a computer screen or sitting in a classroom. It’s his own experience traveling to China that continues to influence his design projects and fuel his passion for the craft. Visnick adds that working with partners in other countries like China or Japan “allows us to think more about sustainability and what it may mean from one culture to the next, and encourages us to think more about people and the well-being of space, how people occupy space and how they intellectually own space over a long period of time.” That is something he’s proud to incorporate into his own work at Visnick & Caulfield, and to pass on to the next generation of designers. Restoration and Renovation Callahan Renovates Nantucket Hotel Nantucket, MA – Callahan Construction Managers announced the start of an interior renovation project at the Jared Coffin House. As one of the oldest hotels in Nantucket, it embodies the essence of this former whaling town. Designed by EBI Consulting, the project includes the addition of four new hotel suites and one deluxe guestroom, renovation of the lower-level Tap Room restaurant and bar, and upgrades to the property’s entrance and outdoor amenities. A landmark hotel, Jared Coffin House is situated in the heart of the island’s historic district. The inn is undergoing a restoration both inside and out. Callahan has been tasked to upgrade the existing ground level, creating four family friendly suites and one deluxe guestroom with interiors curated by the talented Nantucket designer, Audrey Sterk. Many of the suites have large bay windows offering views of Nantucket’s historic streetscape. Renovations addressing accessibility will also take place at the hotel, including installing a new lift and providing access to The Tap Room and elevated first floor of the property. The Tap Room will connect the space with the main hotel lobby and patio, while updating the entire interior with new bar, restrooms, and seating areas. The overall scope for the construction is 5,200sf. The transformation of Jared Coffin House’s ground floor and the addition of the new suites are expected to be completed by May 2020 in anticipation of the busy Nantucket season.
Hartford, CT – Kronenberger & Sons Restoration, Inc. (KSR) has been selected to restore the Cathedral of Saint Joseph, guided by the design of Benjamin Robinson AIA, of Hoffmann Architects. Many levels of scaffolding combined with the use of swing staging were required for access. Various hoists and elevators were required to lift stone material up and down the 284-foot-tall front façade. Custom limestone veneers were provided by Quarra Stone Co. and were carved by Christoph Henning and the company’s masons. From the roof via swing staging and from the ground via man lifts, 100% of the limestone exterior was cleaned, as well
as portions of surrounding components such as windows, metal cladding, and landscaping. Titan Roofing installed new waterproofing methods and modified flashing to remedy issues not addressed since the original design. Finally, LED lighting was installed inside the steeple tower and on the surface of the 30-foot stainless steel cross. This lighting is controlled by a timer and can be modified for color and brightness. The Archdiocese hired Barbara Bouyea and Associates to design and supervise the installation. KSR has been a member of the CT ABC for 30 years.

Boston – Margulies Perruzzi (MP) announced the completion of the Thomson Place retail activation and streetscape project in Boston’s Fort Point neighborhood. Developed by global real estate investment manager, Invesco Real Estate, and Crosspoint Associates, Inc., MP designed the restoration and repositioning of three historic buildings at 25, 44 and 50 Thomson Place, with new ground-floor retail space and a new pedestrian plaza to create a vibrant retail and dining destination. With the conclusion of multiple tenant leases in the buildings, the development team saw the opportunity to convert ground-floor office space to street-level retail, restore the buildings’ architectural luster, and create an active streetscape that reflects the dynamic character of the

Fort Point neighborhood. Steeped in history, MP’s design preserved the historic warehouse aesthetic while lowering the floors and window openings to provide accessibility and create sightlines and visual connection from the street. The giant openings once used for unloading goods became glass façades with lighting and signage to draw people into retail and restaurant establishments. Renovation of the two-story, 32,000sf retail and office building created a 21foot adjusted ceiling on the ground level and highlighted existing heavy timber on both floors. To energize and enliven the streetscape, sidewalks were widened in areas to encourage pedestrian traffic, and a new 8,000sf plaza with open green

Exponential population growth has made humanity a force of nature that is having profound effects on the planet and its lifestyles. Urban incubator programs catalyze creativity, new economy initiatives, and successful new lifestyles in existing cities. As an initial form of incubator, Live-work units can contribute in effective ways when they are combined with shared spaces and active collaboration. Artists, young professionals, agriculturalists, naturalists, teachers, students, and other creative social groups – including children and senior citizens – are critical to maintaining vibrancy and

competitiveness in our cities. In America, many cities have become uncompetitive through their inability to adapt to changes in lifestyles. Urban design strategies that encourage development of new products in the “sustainable economy,” that enable bioremediation, and defend biodiversity within the city, can have dramatically positive effects. Therefore, our cities need optimum creativity and “toolboxes of talent,” including urban agriculture, slow food, and sustainable green jobs. What will our creative responses be? In live-work zones – new to many cities – ordinances dealing with noise,

traffic, toxic substances, staff parking, operating hours, and other concerns are typical. This creates the need for specialized incubator programs that organize all aspects of residential and work needs, including day care. In turn, associations, coops, and similar entities can provide management and oversight. Neighborhoods of this type have a complex pattern of owner-occupied and rental spaces. Design Partnership Plus recently completed 48 residential units of the Harding Green Project in the Canal District of Worcester. The units, on three floors, surround a courtyard with community room, shared laundry, and conversation spaces. The Worcester Public Market, a regional food hub on the ground floor will be completed in the next few months.

Multi-Residential Boston’s First LGBTQ Housing to be Created Boston – As part of his commitment to create more housing that is affordable and inclusive, Mayor Martin J. Walsh announced recently that the former William Barton Rogers Middle School in Hyde Park will be transformed into Boston’s first designated LGBTQ-supported housing development for seniors. When complete, the $33 million development will preserve the beauty of the original 1899 building, while creating 74 new income-restricted rental units that will be welcoming to seniors 62 years and older, and specifically welcoming to seniors who identify as LGBTQ. All units will be deed-restricted in perpetuity, and will provide affordable, safe housing for seniors across a wide variety of incomes. The project is being led by Pennrose Development and LGBTQ Senior Housing, Inc. who worked extensively with the local community in Hyde Park to meet the needs of residents. In addition to the 74 affordable rental units designed by Boston-based architecture and design firm, DiMella Shaffer, the new development will also include gallery space, an arts studio, community rooms, community gardens, and recreational

space, which will be available to both residents and the surrounding community. Of the 74 total income-restricted rental units in the new Barton Rogers development, eight will be rented to households of individuals who are homeless or who require rental assistance. Another eight will be deeply affordable
units for seniors whose income is between approximately $25,000-$40,000 per year. In addition, 34 units will be available to households earning less than 60% AMI (about $55,000 for a two-person household). The remaining units will be rented to households earning up to 80% AMI (8 units) and 100% AMI (16 units).

Mixed-Use Marr Preps Landmark Center for Expansion Boston – The Landmark Center is located at the intersection of Park Drive and Brookline Avenue in the heart of The Fenway. Built in 1929 for Sears Roebuck and Company Mail Order Store, the cast in place concrete structure served as a warehouse and distribution center for nearly 60 years before it was redeveloped into the mixed-use building it is today. Currently, The Landmark Center consists of an eight-story main structure with a 14-story tower featuring space for retail, offices, a movie theater, food hall and more. The interior design reflects the historic art deco exterior of the original building, which is listed on the National Register of Historic Places. The building is now undergoing further expansion as part of the Landmark Center Project and includes the addition of a 14-story tower to be built partially over the existing garage. To accommodate the new tower, the existing garage ramps, located on Fullerton Street, are being relocated into the interior of the garage to make way for the new construction. to support construction of the new ramp system, which involves creating new openings in the garage’s concrete slabs and the removal of existing columns. Working in coordination with DM&S steel installation on the upper parking level and working for demolition contractor JDC Demolition, Marr Scaffolding Company’s (MSC) Shoring Division is shoring the slabs on four parking levels

for the cutting, demolition, and removal of structural columns. Since June, Marr has installed over 360 heavy-duty post shores along the new openings created for the relocated ramp system. A combination of two shoring systems, Mass 25 and GASS shoring, is being installed in exact vertical alignment with the posts on each floor to safely distribute the cumulative load down to the foundation. MSC’s Aerial Lifts division has provided scissor lifts and lulls for the
transfer of equipment, and Marr Crane & Rigging has provided rigging support for heavier structural materials. Marr’s work is roughly 60% complete at this time with steelwork slated to wrap up at the end of December and shoring to be dismantled in January. In the weeks ahead, DM&S and MSC will continue to carefully coordinate the installation of steel and shoring so each specialty can work at maximum efficiency. Suffolk is the general contractor.

Dear LARS, Single wythe CMU walls have been around for a long time, and with proper detailing, they can be completely leak free. To accomplish this, we recommend a “belt and suspenders” approach. Flashing, weeps, integral water repellent and crack control are key. For extra protection a field applied, breathable, clear sealer can be applied. For partially grouted walls, it is very important to have flashing and weep holes so that if any water does get in, it has a way to escape. There are pan flashing/weep systems that work well with most single wythe wall configurations and are relatively easy to install.

Another important component is integral water repellent. This is not a coating, but an ad-mixture. It repels water throughout the block, not just at the surface. Crack control is another important component, and includes horizontal joint reinforcement and control joints. For more information on strategies to keep your single wythe walls leak free, see NCMA TEK 19-2B. For vapor barriers, concrete masonry mass walls behave differently from other building types, such as wood and steel frame, and a vapor barrier is not required for general use structures.
