Visioning, Branding + positioning HOK offers a unique visioning process that is collaborative and interactive. The design team collaborates with the owners/developers and hotel operators early on in a project to establish and integrate key design elements that will engage the target market.
Lifestyle branding With leisure and business travelers pursuing increasingly sophisticated and stylish lifestyles, the key to success for the hospitality industry is in lifestyle branding. From upscale luxury to limited-service midscale hotels, the design must develop emotional and long-term bonds with consumers who are demanding not only more comfort, amenities and services but also unique lodging experiences that tie into their selfimage and interests.
JW Marriott Indianapolis location: Indianapolis, Indiana service: Planning | Architecture size: 1 million sq. ft. / 92,900 sq. m. 1,005 guest rooms Awards: “Project of the Year in the Outstanding Achievements in Concrete” from the Indiana Chapter of the ACI, 5/2011 | America’s Lodging Investment Summit (ALIS), “Development of the Year” award, 2011 | Hotel Business magazine recognized the JW Marriott Indianapolis Development as its “New Construction Deal of the Year”, 2012
The JW Marriott Indianapolis Downtown is a 34-story hotel that houses 1,005 guest rooms and was constructed to serve the recently expanded Indiana Convention Center, the new Lucas Oil Stadium, numerous nearby museums and the entire downtown Indianapolis area. HOK’s design for the new hotel pays homage to its setting through site orientation, massing and materials. Located at the southern edge of downtown, the hotel is characterized by a 30-story tower clad in a blue, jewel-like glass rising above a 4-story podium to create a modern new landmark that defines the City of Indianapolis. Despite its size, design of this new structure is sensitive to the pedestrian scale. It draws, contextually, upon its proximity to the old downtown area through its use of multi-colored masonry and Indiana limestone at the base.
Hilton Columbus Downtown location: Columbus, Ohio service: Planning | Architecture size: 500,000 sq. ft. / 46,452 sq. m. 532 guest rooms Awards: “Hospitality Design Award for Interior Design”, Contract Magazine, 4/2013
Located within the historic Arena District, the exterior design of the 13-story Franklin County Hilton hotel responds to three primary scales: the district scale, recalling the nearby vintage three-, four- and five-story buildings; the pedestrian scale, to reflect the ‘walkable’ nature of the neighborhood; and the City scale, to respond to the high-rise, glass, stone and steel-clad buildings a few blocks away. A mixed façade of glass and masonry in a stepped and set-back pattern allows the building to visually relate to the height and massing of the surrounding buildings. On the interior, the building is planned to maximize efficiencies. An eye-catching “flying-carpet” awning at the main entrance on High Street serves as a beacon to hotel guests while also cleverly addressing the challenge of designing an entrance facade on a street that has a grade increase of more than six feet across a 240-foot-long site.A ring-shaped guest tower sits atop a rectangular three-story podium that accommodates a ballroom, lobby functions and meeting space. A pedestrian bridge and expanded parking garage are also part of the project.
515 North Clark location: Chicago, Illinois service: Master Planning | Architecture | Interior Design size: 411,185 sq. ft. / 38,200 sq. m. 664 guest rooms
This three-hotel project was introduced to accommodate the growing hospitality demand throughout the Chicago River North area. The development is the first high-rise select service hotel in Chicago that consists of 3 separate, competing hotel brands under one roof: a Hyatt Place, Fairfield Inn & Suites and an Aloft Hotel. The three hotels have 212, 180 and 272 guest rooms, respectively, for a total of 664 guest rooms. To contextually respond to the mid-rise neighborhood of older historic and newer mixed-use architecture, and to give each brand a distinct and memorable address, the external design presents 3 separate buildings from the exterior. Quite unique in the industry is each brand will share amenity, basement public spaces and back of house service functions (invisible to the hotel guest) to provide high-level, consistent operation for the entire enterprise. The exterior materials of the hotel are a mixture of stone, glass, metal and pre-cast concrete panels, reinforcing the fabric of the surrounding architecture. Additionally, the project was designed to achieve LEED certification and is LEED Silver pending.
Sheraton Timika Hotel location: Irian Jaya, Indonesia service: Architecture | Interior Design size: 180,000 sq. ft. / 16,700 sq. m. 84 guest rooms
Set in a remote tropical rainforest with an incredible variety of indigenous wildlife and exotic plant species, the Sheraton Timika Hotel is designed to minimize its impact on the fragile ecosystem. The main lodge rests on a base of local river stone and is linked by an elevated 10-foot-high bridge system to a series of bungalows and a meandering nature trail, all raised above the rainforest floor. Extensive screened porches allow guests to be constantly surrounded by the sights and sounds of the rainforest. HOK selected materials based on principles of sustainability. Regional wood, stone, and glazed tile roofing minimize the depletion of non-renewable resources to transport materials from afar. Traditional Indonesian crafts - weavings, carvings, screens, and tapestries - are imaginatively showcased throughout, supporting local crafts people in the surrounding villages. This eco-resort has a full range of amenities including a health spa, tennis courts, and meeting facilities.
Hyatt Lodge location: Oakbrook, Illinois service: Architecture | Interior Design size: 250,000 sq. ft. / 23,225 sq. m. 300 guest rooms
Originally conceived as an executive training facility hotel in 1984, the 300-room Hyatt Lodge in Oakbrook was recently renovated to improve the hotel’s function and aesthetic. The hotel offers exemplary amenities in a serene 88 acre burr oak forest setting and is sited adjacent to a picturesque lake within the corporate headquarters campus. HOK’s design solution for The Hyatt Lodge renovation features a completely new entry and lobby environment, as well as fully renovated and upgraded, corridors, rooms and suites. The renovation design was developed to enhance the user experience and strengthen the corporate client’s image and brand. The design concept is highly respectful of the existing architecture - both outside and in - and represents a refined, thoughtful approach to renovation design and implementation that allowed operations to continue while renovation construction was taking place.

The identical towers stand at attention, acting as a gateway to the modern age of the city centre and creating a significant impact on the city’s skyline. Marriott West India Quay location: Canary Wharf, UK service: Master Planning | Architecture | Interior Design size: 654,000 sq. ft. / 61,000 sq. m. 300 guest rooms
This state-of-the-art hotel tower is located at West India Quay, adjacent to Canary Wharf in London’s Docklands. With a tight urban site, dual-use cores, difficult ground conditions and a challenging net-to-gross occupancy, the project presented challenges and opportunities to HOK. The response is an eloquent 36-story faceted façade facing the neighbors at South Canary Wharf and a terra cotta plinth to the north that responds to the existing warehouses; now converted into trendy bars and restaurants. Shading on the façade significantly enhances the building’s environmental performance. The hotel has 47 executive apartments and extensive business and relaxation facilities.
Sheraton Hotel location: Incheon, Korea service: Master Planning | Architecture | Landscape Architecture | Sustainable Design size: 500,000 sq. ft. / 46,450 sq. m. 319 guest rooms
Adjacent to the city’s new Convention Center, the Northeast Asia Trade Tower and a large retail mall, the hotel is connected to the buildings through a series of plazas and landscaped areas, and underground by a parking structure spanning the site. The tower section of the hotel includes 300 guestrooms and suites, a presidential suite and an executive lounge on the top floor. Hotel amenities, including ballrooms, function rooms, spa, gym, pool, restaurants and bar, are located on the five lower levels of the wing adjacent to the tower. Sustainable strategies helped guide the hotel design. The façades of the hotel rooms are faceted to minimize the exposure to direct solar gain, and this reduced solar load is shaded further by custom vertical sunshading devices.
First Bay Resort location: Primonsten, Dalmatia, Croatia service: Master Planning | Architecture | Interior Design Landscape Architecture size: 26 hectares
As one of Dalmatia’s most striking and identifiable views, the First Bay site is directly opposite the medieval fishing village of Primosten. The steep rocky site is the location for the 5-star resort that features a mix of luxury villas and hotel accommodations. The design of the resort and landscape features have been informed-by the flavour of the region. Building proportions, materials and plants are all reflective of the established local building practices, drawing on the fishing village vernacular of Primosten and the surrounding countryside. These elements have been thoughtfully combined with contemporary architectural styles and technologies to create a signature style. Transparency through buildings is a fundamental design element allowing visual access through inset glazed walls with views to the sea.
Dubai Marina location: Dubai, United Arab Emirates service: Master Planning | Architecture | Interior Design size: Overall Master Plan - 578 hectares / 28 acres Phase 1 - 3.8 million sq. ft. / 350,000 sq. m. awards: Urban Design Award Winner, 2004, Architecture+ Middle East/Asia Development Magazine
Dubai Marina is a water-themed city designed along a three-kilometre-long grand canal for yachting, marina and recreational activities. The first lifestyle development of its kind in the Middle East, its 10 distinct communities will eventually accommodate 100,000 residents. HOK’s Master Plan provides a flexible framework for phased implementation of the project over a 10-year period. Phase 1 is now complete, with a full mix of residential, retail, hotel, office and recreational uses and six high-rise towers that provide 1,200 mid-range to luxury residential units. The architecture of the development respects and reinterprets traditional forms of Islamic architecture and creates a memorable character for the community. Each tower is distinguished by a unique but complementary landmark feature on the desert skyline, serving as a gateway to the development and providing spectacular views of the sea and grand canal.
Hyatt Regency on the Bund location: Shanghai, China service: Architecture | Interior Design size: 654,000 sq. ft. / 103,000 sq. m. 631 guest rooms awards: Best Business Hotel - Wallpaper and Fortune Magazines, 2008
The site is located on the bank of the Huangpu River; north of the historic old Bund and Suzhou Creek, forming an integral part of a significant new masterplan. The Towers form a visual “gateway” into the heart of the development. The prime motivator in the design was to allow all hotel rooms to have a view of the Huangpu River. This has been achieved with the double-tower configuration which gives half the rooms views west to the old Bund area and the other half views east along the river. The entrance to the complex lies between the two towers in a grand and dramatic unifying space, connecting multiple levels at the lower floors; this is the signature piece in the all important ‘arrival experience’ at the hotel. The resulting 631 rooms and suites development has maximized the potential of the site and brought a strength of image and experience to Hyatt such that it is marketed as a unique and wholly Shanghai brand within the Hyatt group; this embodies the HOK philosophy of designing particular buildings for particular clients in particular cities; a tailored design for unique circumstances.

InterContinental’s luxury five-star resort hotel is located along an incredible stretch of beach on the Red Sea coastline and organized around one of Jordan’s largest freshwater pools set in an oasis-like landscape. HOK’s primary design mandate was to create a distinctive branded image. Cues were taken from the surrounding landscape: the rocks of Petra and Wadi Rum, coral reefs, and of course the sea. Water features, stone finishes, and a deep, rich colour palette highlight the contemporary interiors, enhanced with design references to local arts, crafts, and building traditions. The site contains five themed restaurants that feature an array of international dining, as well as a health spa, a children’s centre, a retail arcade, meeting and conference facilities and a large ballroom/convention facility.
