Dubai Festival City location: Dubai, UAE service: Masterplanning |Architecture Interior Design | Landscape Architecture size: 2,400,000 SM
Dubai Festival City is a mixed-use development with retail, leisure, entertainment, cultural, hotel, residential, and office facilities. HOK’s design team created an international destination where retail, food, and entertainment will bring people together at all times of the day and night. Celebrating the diverse culture of this port town on the eastern spice route, Festival City’s design is inspired by images of water, sand, and oases. The master plan strategy is to bring water into the site and to bring activities to the waterfront. This accomplished by connecting the open spaces along the waterfront and into the entire Dubai Festival City site. A pedestrian waterfront entertainment/retail district is located along the Corniche, overlooking a marina with yacht-side moorings. Along a parallel inner canal is a unique programmed mix: 50 per cent arts, culture, and entertainment, balanced with 50 per cent of traditional retail. The main mode of transportation is water taxi.

Plaza Indonesia location: Jakarta, Indonesia service: Architecture | Interior Design size: 325,000 SM
HOK designed the Grand Hyatt Hotel and Plaza Indonesia retail complex during the late 1980s to provide a destination for business travelers. Due to the project’s success, HOK was commissioned for a retail expansion, including a newly-branded retail area, 30-storey commercial tower, 30-storey luxury condominium tower, and Jakarta’s first live theatre. The retail area includes pools, fountains, tennis courts, restaurants and swim-up bar. High-perimeter walls screen out the surrounding city, creating a lush oasis in the heart of Jakarta. The 29-storey hotel contains two atria, extensive retail and hotel function areas, and approximately 500 guest rooms. Retail shops are located on four levels, with a heavily landscaped fifth-floor roof garden forming a roof over the retail area.

Dubai Marina I location: Dubai, UAE service: Masterplanning | Programming | Architecture Interior Design | Landscape Architecture size: 2,323,420 SM
Dubai Marina is the world’s largest planned waterfront community. Designed along a three-kilometre-long canal/marina, Dubai Marina’s cosmopolitan atmosphere provides a complete mix of retail, hotel, office, recreational, and residential uses. HOK’s retail team carefully considered the local climate, retail type, lease flexibility and individual tenant identities before developing and programming the retail areas along the waterfront promenade. The high-end retail area, including cinemas and family restaurants, links a high-tech corporate campus with several residential towers and the waterfront marina. HOK worked closely with Talbot Consultants International Inc. during the initial retail programming and marketing study.

Dubai Marina II location: Dubai, UAE service: Masterplanning | Programming | Architecture

Similar to the successful Dubai Marina Phase 1 development, HOK is providing full masterplan, architecture and interior design services for Phase 2. This new multi-tower, mixed-use condominium complex sits on the same waterfront stretch as the first project. The development is comprised of a 2.8 million-squarefoot, mixed-use residential community accommodating retail, shopping, leisure, entertainment and cultural facilities. HOK’s retail division has created an extension of the waterfront promenade by providing high-end retail programming, and creating a new retail experience that complements rather than duplicates the successful phase 1 area. The retail experience was further developed to link the retail arcade to a nearby mega mall.

CENTRO COMMERCIAL location: Mexico City, Mexico service: Architecture, Interior Design size: 800,000 sq. ft. / 74,322 sq. m. Retail 600,000 sq. ft. / 55,742 sq. m. Hotel 350,000 sq. ft. / 32,516 sq. m. Commerical
Centro Commercial Santa Fe is a multi-level 500,000-square-foot-high fashion shopping centre located in Santa Fe, a suburb of Mexico City. This project, the first of it’s type in Mexico, has become the benchmark by which all shopping centres in Latin America have been judged. In 2004, HOK Canada (in partnership with HOK Mexico) were retained to provide the concept design for an additional 300,000 square feet of retail and entertainment area as well as two hotels and a commercial tower. A public ice skating rink and a “rodeo drive- like” plaza have also been added to ensure that Commercial Santa Fe maintains it’s pre-eminence in the region.

Huaqiang Plaza location: Schenzhen, China service: Architecture | Interior Design size: 116,590 SM
The development of China’s first hi-tech-product shopping centre, located in the mainland’s fastestgrowing city, required a conceptual design that carefully integrated a mix of uses - housing, hotel, office, retail, and public spaces. HOK’s public plaza concept, at the heart of the site, beckons passers-by into the 400,000-square-foot shopping complex. A 40-storey office/hotel tower stands on the north-east portion of the site, while four residential towers rise above the shopping arcade roof. At the Plaza’s centre is the entertainment component, a dramatic central space providing an interesting focus for all shoppers circulating through the mall. The four anchor elements include three department stores and a restaurant/entertainment node.

Abu Dhabi Mall location: Abu Dhabi, UAE service: Interior Design | Branding size: 220,000 SM
The Abu Dhabi Mall is regarded as the high end mall within the area and is being updated to maintain this position. The mall is flanked by an international hotel and a local grocery chain, providing a shopping experience for both local clientele and international travelers. The client’s objective for this project is to update the mall’s street presence, its draw for clients once inside and to enhance the connection to the below grade parking. The project scope consists of three levels of mall shopping as well as three levels of parking below grade. HOK has worked closely with the client group to develop a stronger street life presence and a fresh playful new interior feel. Creating a new solid entrance to the mall helps anchor the building to the busy site. Adding dynamic LCD signage to the exterior draws the street traffic visual to the building and interest both day & night.

Inn on the Park location: Toronto, ontario, Canada service: Architecture | Interior Design Landscape Architecture | Branding size: 32,500 SM
HOK was engaged to assist in the redevelopment of a socially significant site in Toronto’s East York neighbourhood. The Inn on the Park site, once the haven of high rollers and movie stars, had fallen into disrepair over the last three decades, resulting in a stock of buildings with little viable use and in a state of decay. Through careful analysis of demographic studies, the need to re-purpose a significant cross-roads site, and the recognition of the heritage and cultural impacts of demolition, HOK developed the programme for a mixed-use facility consisting of Lexus and Toyota showrooms, a high-end services neighbourhood mall, a renovated existing ballroom with one of the only kosher kitchens in Toronto, and a 24- storey renovated hotel tower re-purposed to accommodate empty-nester senior snow birds. After extensive discussions and negotiations with city planners and the provincial heritage board, a creative solution that embraces the original landscape ideology on the site and in the courtyard, and that re-creates the facade of the historically significant hotel at the retail entry was decided upon.

Bell World Stores location: Across Canada service: Store planning | I nterior Design size: Miscellaneous
Bell World, the retail arm of Canada’s national communications leader, envisioned a new one-stop shopping customer experience, offering a wide range of products and services. HOK developed the brand and image, introducing Bell World’s new integrated and personalized customer experience concept to locations in Alberta, British Columbia, Ontario, and QuÊbec. HOK conducted extensive market analysis and surveys with customers and sales staff as part of the branding process. The design concept unites service, accessible technology, and product education. Targeted location refinements all support and enhance the aggressive fouryear, 350-store roll-out.

Green Grind CafĂŠ location: Toronto, Ontario, Canada service: Store Planning | Interior Design | Branding size: 400 SM 4 L E E D - C I G O L D (Pending)
The Green Grind is a hip, grassroots, community coffee shop where sustainability rules. The client desired a space that would convey their green ideals, provide consumers with an unforgettable experience, and connect with its community. HOK’s design team visually enlarges the space with light, neutral coloured walls, providing a backdrop for bright accents and various woods grains. The eclectic atmosphere is enhanced with vintage furniture, art and an oversized community board that offers customers a space to connect. Another great feature is the coffee stained concrete floor, which adds a unique touch to a simple floor treatment. The furniture chosen is practical, comfortable and flexible, maximizing the available space. For example the main seating area is a large harvest table - conveying a community setting, which supports the clients objective of creating an unforgettable experience.

Sunlife Financial Centre location: Toronto, ontario, Canada service: Branding | Interior Design size: 140 SM
To introduce Sun Life Financial’s new corporate identity, HOK’s retail design team recommended setting up a Corporate Identity Centre that would provide information to the general public and staff. Located at the ground floor of the Sun Life Centre in downtown Toronto, the Corporate Identity Centre is designed as a friendly face for this leading international financial services organization. This small, but multi-functional space, serves as a presentation facility, a museum and an information centre; an innovative moveable screen system allows simple transformation. Browse through literature, view Sunlife’s rich heritage, or attend presentations to learn about Sun Life’s products and services.

ICI Paints location: Toronto, Ontario, Canada service: Branding | Interior Design size: 120 SM
HOK developed a kinetic and activated prototypical showroom to showcase ICI’s current trends and technological advances in the interior coatings industry. Ever-changing, light-activated signature brand identity board at the facility’s entry reinforces the corporate story, and quickly establishes the client’s message and direction. Clearly-defined areas help consumers locate information, while large, pivoting showcases allow them to manipulate the space and products.
