HOK Toronto Office Corporate Office Toronto, Ontario

To meet ever-changing business demands, HOK’s Toronto office wanted to leverage their workplace as a technology-enabled activity-based work environment that is flexible, fosters collaboration and integrates sustainability and well-being principles for attraction, retention and overall employee productivity. The challenge was to re-envision a new way of working that supported people doing their best work while achieving the business goal of reducing the real estate footprint and investment by $1 million over the length of the lease period. Key decisions that contributed to the overall real estate realignment were to introduce smaller individual worksettings, increase collaboration spaces, introduce agile work for 30 senior leaders, imbed multi-functionality into all aspects of the office and introduce a strict storage policy. The result is a branded, timeless professional workspace that is technologically advanced to provide employees a range of choices of work and collaboration settings, as well as the flexibility for changing team needs to achieve creative business demands. The progressive, high functioning technology-enabled workplace is balanced with inspirational art, sculpture, natural light, 360 degree views and a hospitality aesthetic to make clients and employees feel welcome and provide a comfortable environment for heightened collaboration, engagement and creativity.



CBRE

Corporate Office Toronto, Ontario

As part of their Workplace360 Transformation roll-out, CBRE seized the opportunity to showcase their expertise in real estate services and position as an industry leader by building a state-of-the-art workplace at their Canadian headquarters in Toronto. The design of the space fosters increased communication and collaboration and demonstrates employee wellness, connectivity and competitive advantage at every level. CBRE’s goal for the office design was to create a living lab of the organization’s workplace values. A combination of individual and collaborative, open and private, and formal and informal spaces provides employees with choice in terms of how, when and where they work. With a future-proof approach to modularity and flexibility, the infrastructure supports the organization’s long-term growth. Six types of different workspaces, including 25 meeting rooms, three cafés and one quiet room, support a wide variety of work styles and meeting types. The environment espouses a hospitality feel, creating a welcoming atmosphere for employees and clients alike.



XEROX

Corporate Office Toronto, Ontario

The Xerox Toronto Headquarters consolidated several offices into one new central location. The office was the first of its kind for Xerox in terms of design aesthetic, integration of technology and workplace strategy, reflecting the company’s progressive approach to business. The new office transforms the way Xerox staff work by accommodating an increased variety of workstyles and encouraging teamwork — employees will be empowered to choose between individual workstations, collaboration booths and multi-purpose worksettings as appropriate. Phone rooms and focus rooms are also available throughout the floor for work requiring audio privacy or a quieter worksetting. The Café acts as a social hub to encourage employee interaction, and can additionally be used as a venue for town hall-style meetings. The beautiful, bright office offers access to natural light and views to the outdoors, both of which benefit employee health and productivity. The bright, punchy Xerox brand colours are tempered by the use of warm, deep earth tones.



TD Bank

TD23 WELL Toronto, Ontario

Among TD’s guiding principles is the commitment to Be an Extraordinary Place to Work. Building on that commitment, TD’s Enterprise Real Estate team aspired to obtain WELL Certification for the renovation of their corporate office space. HOK eagerly accepted the challenge — and achieved the first WELL Gold Certification in Canada. The design solutions reflect a holistic view of the facility, encompassing both initial design and ongoing occupant programs and behaviours including: •

High standards for air and water quality and user controllability; included enhancement to both tenant and base building systems;

Encouraging healthy eating through availability of fresh food, readily accessible fresh, clean drinking water and the creation of comfortable social spaces for breaks;

Enhanced access to natural light, increased lighting levels, careful consideration of surface/material reflectance levels, personalized control and incorporation of Circadian lighting systems;

Creation of a range of work and break-out settings that encourage social interaction, create a familiar, comfortable environment and promoting both physical comfort and psychological peace of mind;

Incorporating artwork and messaging elements in the space that connect occupants together, to their physical and historical context and, in general, promoting a sense of community;

Incorporating biophilic strategies to connect occupants with nature through use of natural materials, patterns, views and plants.



RBC Vancouver

Account Story Vancouver, British Columbia

RBC sought to consolidate multiple business units that were spread across five different buildings into two more centrally-located spaces in Vancouver’s financial district – one in the Thurlow building and the other in Royal Centre. The elegant, upscale, timeless feel of all client areas reflects RBC’s commitment to the pursuit of excellence and features stunning views to the Vancouver waterfront. Each reception is distinguished by unique design features. The reception area within the Thurlow building has a dramatic entryway, its visual impact capturing the spirit of the building in which it is located. In the reception area in the Royal Center, the re-clad interconnected stair functions as a focal point without detracting from the views to the surrounding area. The base palette features local woods, clear and back-painted glass and large-format porcelain tile in a white Calcutta marble look, with blue accents tastefully applied to evoke the RBC brand. Pieces from the RBC Fine Art collection are strategically placed throughout the offices to enhance the experience for employees and clients alike. As a nod to the local community and culture, Asian and Aboriginal artworks are highlighted. Custom graphics inspired by the surrounding Vancouver neighbourhoods are installed as features in the typical café areas. The result is a high-end, warm and inviting working environment designed to create a favourable impression on the client.



Rogers Communications Toronto, Ontario

As an integral strategy to Rogers’ business and cultural transformation, HOK was engaged as a co-creation partner with Outsource Client Solutions (OCS) to develop a Workplace Transformation program to be implemented across the portfolio in alignment with their integrated business vision. The activity-based workplace program is designed to contribute to Rogers’ success in the marketplace by establishing Rogers as the best place to work in Canada. Rogers’ workplace was designed to create “one Rogers”, helping employees work more effectively to lead in the market and live the brand. Rogers’ primary objective was to adopt a 100% unassigned seating model, giving employees the flexibility to choose, and enabling them to work in smarter ways. While developing a highly sophisticated and game-changing program for the engagement and effectiveness of Rogers’ employees, HOK implemented over 300,000 square feet of renovated space within the same year. While the installations are very recent, the feedback and accolades for change and the investment in the workplace to enable high function and collaboration have been very positive across all levels of the organization.



Alberta Central Corporate Office Calgary, Alberta

Alberta Central is a central banking facility, service bureau and trade association that provides leadership and support to the credit unions it represents. Alberta Central sought a strategic re-stack and full renovation of their current premises, as well as an overall reduction in their real estate footprint. The organization was in the midst of a formalized culture change initiative, and was beginning a process that would see significant impacts on job design and organizational structures. While the client understood that the design would need to reflect and accommodate this new future, staff were unaware of what the changes would be. Significant effort was given to the development of a carefully crafted communication plan and change engagement strategy. HOK was able to assist Alberta Central in condensing their real estate footprint by 30% through the application of efficient and well thought through space planning. HOK’s strategy and the resultant design supports Alberta Central’s ongoing business restructuring and process changes. Alberta Central’s renovated space is stylish and aligned with their new corporate culture, business structure, processes and corporate branding and image. Walnut, light neutrals, raw-edge wood elements and whiteon-white provide a clean slate upon which graphics and strong pops of colours from the corporate colour palette act as accents to the space. Graphics highlighting corporate values and regionalism inspire pride in the workplace.



Cisco

Corporate Office Toronto, Ontario

The core project is 95,215 rentable sq. ft. and will serve a minimum of 880 employees. State-of-the-art technology and a “Smart and Connected” building infrastructure supports a 100% free address workplace concept based on “Workstyle or Activity-Based Planning” rather than neighbourhood planning by business group. Employees select a seat based on the type of work they need to do and who they need to interface with to achieve their job tasks. Technology not only enables employees to work anywhere, but also supports locating their colleagues and booking support spaces at any time. A 2.6:1 ratio for seats encourages a new kind of corporate culture; one that encourages people to work remotely, enjoying the flexibility technology allows, and also to work in groups in various information collaboration areas that encourage innovation. In addition to providing a highly functional work environment, the new office as well as the new Client Briefing Centre and Innovation Centre spotlight Cisco’s latest and upcoming products for both employees and partners. The Toronto office is intended to act as a showcase of Cisco’s technology and exemplify Cisco’s global leadership in innovation.



Dentons Canada LLP Corporate Office Vancouver, British Columbia

The design of Dentons’ new office had to appeal to two separate audiences: clients and employees. Clients appreciate Dentons as trusted, highly ethical business advisors and expect its offices to reflect its progressive practice. Unlike many other major law firms, Dentons adheres to a non-hierarchical philosophy, and the new offices had to project the sense of collegiality that would attract and retain top talent. The focus of the office is the existing circular staircase, opened up to the surrounding views, that connects all four levels of the office space. The staircase provides a dramatic transition for clients moving from reception and meeting rooms down to the more informal café and outdoor patio. The staircase also encourages communication among all practice areas and employees. The Library is located in open space on two levels around the staircase. Lawyers and support staff share the single café, and coffee bars and lounges are provided throughout all levels. The new offices are LEED Gold Certified and incorporate a wide range of green initiatives that encourage employees and suppliers alike to adopt sustainable practices.



TD Private Wealth Management High Net Worth Centre Toronto, Ontario

HOK has updated TD’s Wealth Management design standard to a new, fresh style that appeals to the business’ high net worth clientele. The new environment also contributes to attraction and retention of top Investment Analysts – critical to the ongoing success of the business. The development of any new standards program for a major financial institution necessarily involves multiple stakeholders, making appropriate, well-managed engagement critical. Additionally, it was important that the new design meet the expectations of branch management and high-value staff. HOK’s design brings new life to the client reception area, hospitality counter, meeting areas and sales offices. The design employs high-end finishes and detailing with marble, wood paneling and porcelain slabs creating an upscale look and feel. The “fireplace” in the client reception area uses a water-based system to imitate flames. Additionally, universal washroom facilities augment the base building facilities. Although the project was not submitted for LEED certification, the design standard meets TD’s corporate green design specifications. HOK delivered a successful, repeatable, cost-effective design standard – completed on time and on budget – to be implemented across the country. .



Capital One Canada Headquarters Toronto, Ontario

Capital One Canada had outgrown its office space and recognized that it needed a fresh image that supported its brand. Attracting the best and brightest MBA graduates and financial professionals was of the utmost importance. HOK used its Problem Seeking Methodology and Capital One’s integrated employee satisfaction program to develop the strategy for the new work environment. In a radical departure from its American counterparts where employees worked in paneled 8’ × 8’ areas or 12’ × 12’ rooms, Capital One Canada implemented a different workplace concept. Every employee had a 30” × 72” desk, storage tower and mobile side table within the open space. The entire office, including meeting rooms and the staff lounge, became everyone’s light-filled workspace. The new office had the highest user satisfaction rating of all Capital One offices in North America. When Capital One needed an even larger office, it turned again to HOK. Although the second office was double in size, its philosophy and look remained the same. A third project took place a few years later, expanding the company onto two additional floors.



Warner Music Canada Headquarters Toronto, Ontario

Home to some of the best known record labels, Warner Music Canada wanted a hip, forward-looking design for its new Canadian head office. One of the challenges was to balance the opposing needs of “headsdown” business teams and “volume-up” music promotion teams. Each group is located within a distinct work “neighbourhood” that connects to a central, multi-purpose community square. The square is designed to encourage interaction among the two groups, their customers and artists. A sliding “stage-door” opens up the presentation room to the square for musical events and evening functions. Natural, raw materials and carefully lit volumes create the night club “cool” atmosphere while the clean lines and crisp forms convey a professional image. To complement the business of music, the office environment was augmented with residential style furniture to create a more relaxed feeling. The building’s full-height windows create the sense of a “display case” around the workspace. By locating all built elements at the interior core, all employees have orientation to the outside.



AOL

Corporate Office Toronto, Ontario

For AOL Canada’s Toronto office, HOK created a new work environment that promotes collaboration, makes daylight accessible to all and will attract and retain the very best talent. With its exposed brick walls and ceiling beams, the two-floor, 15,000 sq. ft. space reflects AOL’s edgy, youthful, innovative and socially engaged culture. Designed to LEED Gold standards, the office’s two floors are organized around a central bay and connected by an open stair flanked by café/ lounge/entertainment space. Workstations line the perimeter with business groups accommodated in interactive casual spaces. Meeting spaces of various sizes have either formal settings or lounge-like furniture. The overall feeling is inviting and eclectic. The neutral colour and materials palette provides a backdrop to AOL’s branding and leading edge technology.



Daniels Cinema Tower Presentation Centre Toronto, Ontario

Cinema Tower is the latest downtown Toronto offering from the Daniels Corporation. The Presentation Centre occupies the ground floor of a nearby historic building. HOK used the features of the site to highlight those that will be incorporated into the building, along with the brand position. Interior materials include reclaimed wood and polished concrete floors, and combine raw and polished elements to appeal to the target market. Features elements are reminiscent of the film industry and include a LED marquee ceiling and a film ceiling sculpture. Glass closing rooms layer film-inspired graphics with those making the deal inside to mimic a film scene.



Energy Sector Company Corporate Office Calgary, Alberta

A leading member of the country’s oil and gas industry, this company commissioned HOK to assist in the building and design of a new, five building office campus complex in southeast Calgary. The complex brings together staff from several downtown Calgary office locations. It contains five low-rise office buildings comprising of 850,000 total square feet of office space, support facilities, food service, wellness centre and other employee amenities. Employee experience was prioritized and the office planning strategy was to create a fluid and flexible layout with all workstations having access to the full height exterior glazing and views to the outside. Communication and collaboration is encouraged and enhanced through the purposeful placement of teaming spaces and technology that allows teams to participate in globally based work groups.



TD Online Channel Corporate Office Toronto, Ontario

TD Bank Financial Group‘s Online Channel is responsible for designing, building and supporting flexible online platforms and mobile applications. The design of its new workspace is based on TD’s Agile Workspace Strategy (AWS), developed by HOK as part of its ongoing work with TD. The AWS Standard is a considerable departure from TD’s typical highpaneled workstations, yet is consistent with the TD standard fit-out package and incorporates existing suppliers’ furniture and carpet. The open concept, with a variety of collaborative spaces and moveable furniture, encourages spontaneous interaction. Most walls have writable surfaces. All meeting areas and the café are equipped with multiple data jacks for connectivity and are wired to flat screen monitors. The design takes full advantage of the views and daylight afforded by the building’s full-height glazing. The centrally located café is the social heart of the office as well as its central meeting space. A graphic installation features words of inspiration and innovation and represents the Online Channel brand: seamless, effortless, legendary and world-class.



Hill+Knowlton Strategies

Corporate Offices Vancouver, British Columbia; Edmonton, Alberta; Calgary, Alberta

HOK was contracted by Hill+Knowlton Strategies, Canada’s top-rated public affairs and public relations consultancy, to develop the interior fit-out of their new offices in Edmonton and Vancouver, and make renovations to existing office in Calgary. In preparation for the project, HOK worked with Hill+Knowlton in developing new workstation standards to be implemented in each of the offices. The new premises were reviewed, and HOK and the client determined which existing partitions, doors and frames were to be retained as part of the new design. Although Hill+Knowlton did not pursue LEED certification, sustainable materials and processes were implemented wherever possible. HOK successfully adhered to a tight timeline, completing the renovation of Hill+Knowlton’s 12,000 sq. ft. Calgary office in a record six weeks, from start to move-in date.



Daniels Waterfront Tower Residential Toronto, Ontario

The HOK-designed public and amenity spaces were conceived to act as an extension to the commercial condo developments. The lobby is the welcoming mat and passageway to the many distinctive businesses, companies and creatives that take residence in the two Waterfront towers. This fluidity mirrors the waterfront on which it was built, reflected in the waves of wood paneling, blue accents and choice of finishes. Inspired by the creative community that Waterfront inhabits, the lobby concept was driven by the visuals and feeling of walking through a wellcurated independent art gallery, featuring the work of local artists. With a few touchpoints to share an espresso or shake hands with a client, the lobby is equipped with tailored furniture for those brief interactions that take place throughout the day. The amenity space on the 9th floor is an eclectic multi-use lounge space designed for tenant use as an extension of their condo unit; fashionable yet classic, the spaces are designed to be functional and stylishly comfortable. Private and open bookable boardrooms are available, each providing the option to conduct a formal meeting or entertain in style. Users will appreciate the large landscaped and furnished wrap-around terrace designed for use as a bookable outdoor function space, spillover from an indoor party or to enjoy a breathtaking view while talking business with a client.

Corporate Office Toronto, Ontario

Mindshare wanted to visually communicate its creative approach to business and the important symbiotic relationship between clients and employees. Working within the constraints of a limited schedule and budget, HOK and Mindshare worked together to implement a design where the architecture and fixtures provide a backdrop for images illustrating Mindshare’s expanding portfolio, employee contributions and brand. Powered by intelligence and creativity, the combined efforts of Mindshare and HOK realized the full potential of the client’s design investment.



CIBC

Branches and Corporate Offices Across Canada

HOK is responsible for architectural and interior design services for CIBC branch and corporate office projects across Canada. The portfolio consists of approximately 1,050 branch locations comprising 6,000,000 sq. ft. of retail space and 5,500,000 sq. ft. of corporate office space. Corporate projects range from small furniture reconfigurations to multiple-floor office interior projects and re-stacks. Retail work includes everything from signage and merchandising design and rollout to architectural and interior design of new branches. Specific assignments have included the development of new architectural and interiors prototypes for branch and corporate space, investigation of work styles and development of alternate workplace concepts, development and maintenance of comprehensive design standards for corporate and retail facilities, branch Accessibility Audits and sustainability surveys and strategic consulting.



Cisco Systems

Customer Briefing Centre & Field Sales Offices Toronto, Ontario

Cisco Toronto Field Sales Office (FSO) incorporates the latest Cisco Workplace Standards which transformed their spaces into highly mobile workplaces and aligned with their changing business needs. By consolidating Cisco’s space requirements, supported in part by the integration of a robust IT and technology investment, better utilization of the existing space and an increase of client demo rooms and meeting/ training facilities was achieved. The Toronto FSO Client Briefing Centre (CBC) integrates, displays and demonstrates some of Cisco’s advance and emerging technologies in a state-of-the-art facility driven by 18 racks of Cisco gear and AV hardware. Incorporation of branding and signage elements into the design of the facility ensured Cisco’s brand was part of both the customer and employee experience.



Daniels Cinema Tower Condominiums Residential Toronto, Ontario

Situated at the epicenter of everything film, art and culture in Toronto, this project is designed in contrast to its previously constructed, adjacent sister tower. While the former was inspired by cinema’s glamorous lifestyle, the Cinema Tower is designed to pay homage to “behind the scenes” activities. Elements such as lighting cords, industrial carpeting and reclaimed wood and brick contrast with polished chrome and high gloss lacquers to reveal a play between the finished and unfinished, sleek and raw, scripted and uncut. The double-storey lobby boasts a casually elegant style with spacious and welcoming lounge seating for waiting, gathering, and meeting. The project incorporates several multi-functional lounges and rooms containing seating areas, a servery and 14-person dining area. An accessible, 38-person theatre provides a state of the art AV system for the perfect movie-going or gaming experience. A light-filled and spacious fitness area is separated for equipment use and group training allowing both to run concurrently, and a multi-functional gymnasium allows for flexible programming. Outdoor spaces were created as an extension of the indoors, with an easily accessible large outdoor terrace that supports lounging and BBQs. Adding to the sensory experience, the terrace features an urban rock garden and water features. The building amenities have proven to have very high day and night use and have acted as catalysts to an unprecedented increased connection and interaction among the building residents creating a true sense of community.



One Properties - Versus Residential Residential Calgary, Ontario

HOK was retained by One Properties to develop a branding and interior design program for the VERSUS building in downtown Calgary. The residential rental building targets the upwardly mobile 25- to 35-year-old urban professional. Readily leasable units respond to a surging market demand for high rise living with a small-town feel, which is fostered through the provision of valued amenities, ease of living and access to community. HOK’s branding program informs the suite layouts and finishes, the public lobbies for the two residential towers, a commercial floor lobby, as well as the building’s amenities areas. The amenities floor offers a theatre lounge, full fitness and yoga facility, an area that can accommodate meetings or private dining, a demonstration chef’s kitchen, pool and shuffleboard lounge, lounge areas with reconfigurable furniture and double-sided fireplaces, as well as two outdoor patios equipped with barbeques, seating, water features and an outdoor fire pit. The overall design of the facility is timeless in its colour palette and detailing. Traditional moldings provide an interesting counterpoint to modern fixturing, which is punctuated with strongly coloured and textured textiles and soft seating. The residential units are fitted with low-flow fixtures in the bath and the kitchen, and low-VOC paints and wallcoverings are used throughout. Materials are selected for durability and length of life to lengthen the refurbish cycle.



MEC

Headquarters Toronto, Ontario

HOK was retained to design new 24,000 sq. ft. offices for MEC (previously Mediaedge:cia). As part of the WPP group of companies, MEC’s main challenge was to maintain their unique identity while implementing corporate standards. The new offices include a central multi-functional gathering space for all employees along with many collaborative areas dispersed around the floor. Various forms of media are highlighted throughout the space.



Royal & Sun Alliance (RSA) Headquarters Toronto, Ontario

RSA wanted their new environment to reflect the innovation, collaboration and client-focused approach they bring to the insurance business. HOK initiated the project with a Vision Session to define the client’s vision and goals for the new headquarters. Once the direction was set, HOK met with all departments to understand how they would work in the new environment and identify their needs and ideal adjacencies. These were then compared to the results of HOK’s Nature of Work web-survey that obtained input from all RSA staff. The new space standards and planning principles reduce the number of enclosed offices and increase open office areas. The 110,000 sq. ft. space features universally accessible daylight, cafés, lounges and areas for professional meetings, complete with a wide range of gathering spaces. HOK created a workspace that embraces RSA’s past and future, utilizing a fresh look while preserving the firm’s brand and displaying its much-valued artifacts. The client floor maintains a comfortable residential feel making guests feel welcome. The adjacent employee cafeteria does double-duty as a client coffee bar, and the promenade encourages informal meetings and client entertaining.



Hatch

Corporate Office Mississauga, Ontario

Although engineering firm Hatch depends on teamwork and collaboration, its offices supported individual work and its furniture systems didn’t allow for teams to expand and shrink easily. Hatch needed work environments that would improve project team productivity, use space more efficiently and help attract and retain talented engineers. Working with Steelcase Applied Research and Consulting, HOK conducted employee surveys, leadership interviews, user workshops and building analyses over two months. Standards and strategies were then developed for Hatch offices worldwide. “We” spaces were expanded from 4% to 26%, while “I” spaces decreased from 93% to 70%, all without increasing the overall real estate requirements. Key spaces include a Media Café, Rendezvous Spaces and technology-enhanced Smart Rooms for individuals or groups. HOK then implemented a pilot project in a new four-storey LEEDcertified building in Mississauga. The 100,000 sq. ft. office promotes effective team collaboration and innovation, and provides flexibility for teams to expand and contract quickly and easily.



Tech Company

Canadian Headquarters Toronto, Ontario

HOK worked with the company to design new workplace stacked over five floors in a heritage building in Toronto’s downtown core. The workplace provides an environment that sparks imagination while being anchored with well-designed ergonomic spaces and seamless integration of technology. The company’s tagline for the design — “Elegant Garage” — refers to the creative use of simple, inexpensive materials. The office features the work of local artists and includes many Canadian cultural references. The office has a real miniature golf course located on the patio of the fullservice café, with a theme relates to the city’s landmarks. Other unique features include cabin booths, a retro record player lounge, table tennis lounge, fitness facility, liquid galaxy display, camping lounge, massage room, billiards room, Tech Talk, fireplace lounge, grassy knoll lounge and Rubik’s Cube art. A library lounge leads into a secret room. To support the company’s commitment to sustainable practices and desire to occupy the most environmentally responsible office in Toronto, the project was designed to LEED Gold standards.



Daniels Limelight Condominiums Residential Mississauga, Ontario

Limelight Condominiums is the latest offering from the Daniels Corporation from the master planned community of Mississauga City Centre West. The interior spaces are designed to harmonize Daniels’ sustainable initiatives and brand positioning for the Limelight development, while introducing a new design approach to Mississauga. Natural materials such as stone and reclaimed wood are used throughout the space in tandem with modern details and impactful colour, connecting the interior to the green space located around the building. Amenity levels have been carefully planned to enhance the sense of neighbourhood within the building, including a party room that leads to an expansive outdoor terrace, home theatre, media lounge and a cardio centre that connects directly to a two-storey full court gym.



HBC

Corporate Office Brampton, Ontario

With two primary locations, HBC faced two challenges: attracting and retaining the best talent and fostering collaboration among its 2,000 employees. To address these challenges HOK developed a strategic plan to consolidate all HBC merchandising staff into a single facility. The three-floor renovation increased the population by 750 to 1,250 employees and aligned four of the HBC business units: Hudson’s Bay, Zellers, Home Outfitters, and Designer Depot. With new workplace guidelines, HOK increased the density by 25-30% and helped HBC shed over 100,000 sq. ft. of downtown leased space. The new workspace standards call for a 20:80 closed to open office ratio instead of the former 50:50. A central two-storey atrium was created in the cafeteria, now a community centre for town hall meetings and chance encounters. HOK’s team managed an employee communications strategy with information about the moves into swing space, construction schedules and phasing.



Visa Canada Corporate Office Toronto, Ontario

When Visa relocated its headquarters to 77 King Street they approached HOK to create a new environment that provided their staff with a move to an open concept, collaborative environment while adhering to their sustainable principles. A custom marble reception desk welcomes visitors as they enter the space. Back painted glass shadow boxes for art installations showcase the Visa brand. HOK integrated the Visa brand throughout the space with Visa colours applied in a refined way while accent colours highlight the brand. A large VISA sign welcomes visitors as they step off the elevator. The two floors are organized around a central interconnecting staircase that is surrounded by cafes with custom booths fostering movement between the floors. The number of private offices was reduced and moved to the interior core. The premium corner views are saved for collaboration spaces. The new principles reduce the number of enclosed offices, increase open office areas and accommodate mobility for the current and future workforce while shifting towards a more upscale financial look.



TD Bank

Limo2 Markham, Ontario

To reduce real estate costs and increase operational efficiencies, TD consolidated several offices from across the GTA into a single suburban building: TD Limo2. The design of the space evokes an urban vibe while simultaneously celebrating the natural environment, producing a lively, visually engaging workplace incorporating bold colour and graphics featuring local architecture. TD’s design principles, specifications and workplace solutions consistently promote sustainability and employee wellbeing. These principles influenced the design team to plan amenities and enclosed offices at the core of each floor to maximize penetration of natural light and views to the exterior. Low-VOC finishes are used throughout, and all lights are on sensors to support energy savings. To further promote a culture of employee health, the office offers two wellness rooms and patio access to the surrounding green space. The “Commons Café” is designed as a social hub to encourage employee interaction, offering diverse gathering spaces, a games area and a range of food service options. Pause Areas — wood “pergolas” with translucent walls and nature-inspired imagery — are situated throughout the office to serve as oases for employee relaxation.



Y&R/Wunderman Office Corporate Office Toronto, Ontario

Y&R and Wunderman are part of Young & Rubicam Brands, a global network of advertising and public relations companies. The two media firms share their finance and IT departments, but otherwise maintain unique identities with separate reception areas and offices located on different levels of a downtown office building. HOK worked closely with employee representatives of both firms to prepare for a move which took people from separate, closed offices, into a more open, collaborative layout. The design includes plenty of multi-functional gathering spaces and boardrooms and offices have built-in wall-size whiteboards where teams can cluster throughout the day. The offices are designed for sustainability with open offices located at the building’s perimeter to maximize natural light. Clear glass walls and doors admit natural light into the few enclosed spaces. Materials were chosen for their sustainable attributes such as low-VOC or recyclable content.



JWT

Corporate Office Toronto, Ontario

A rapidly growing advertising agency, JWT wanted to reduce their real estate footprint while maximizing efficiency and collaborative spaces. With support for alternative workspaces, the office was successfully converted from intensive high office ratio (50% open to 50% closed) to the new office layout of 90:10. Designed to LEED Silver standards, the timeless, flexible and unique design solutions cultivate the “we� collaboration opportunities amongst the creative thinkers at JWT.



Bentall Kennedy Corporate Office Toronto, Ontario

Bentall Kennedy’s new Toronto office advances the commercial real estate investment firm’s open, collaborative culture. Located on the 11th and 12th floors of a downtown office tower, the modern workplace includes 30 percent fewer enclosed offices and a smaller footprint than the firm’s previous office. This open environment encourages collaboration among individuals and departments that don’t typically work together. A large café and several smaller coffee stations facilitate spontaneous interaction and the natural cross-pollination of ideas. Warm woods, glass-front meeting rooms and metal accents create a sophisticated and timeless environment. Clean lines and welcoming details throughout the office are complemented by large furniture pieces in comfortable grays and browns, juxtaposed against Eames stools and tables. An interconnecting stairway reduces traditional hierarchies, connecting the top and bottom floors not only as a path of travel, but strategically opening into the 11th floor lobby; providing a vibrant and welcoming atmosphere for clients as the buzz of people transforms the interior. In an effort to offset working hours spent sitting, a large café and several community lounges were created. This encourages a corporate culture spawned by ad-hoc interaction and collaboration, connecting employees in an organic way. The open plan seating arrangement and glassenclosed touchdown spaces maximize views and access to daylight. With sustainability and employee health as top priorities, the project is pursuing both WELL and LEED certifications.



Delta Ottawa City Centre New Brand Design Ottawa, Ontario

The Delta Ottawa City Centre is located in a prime downtown location and within walking distance of the Parliament buildings, museums and the Rideau Canal. As part of the rebranding of the Delta Hotels and Resorts, the Ottawa property has undergone a multi-million dollar renovation. HOK was engaged in the redevelopment and full reconfiguration of the exterior, public spaces and newly designed guestrooms showcasing Delta’s new brand. The property’s transformation represents the benchmark for the Delta redefined. “The renovation signals the launch of a reinvigorated brand that will be reflected philosophically and structurally throughout Delta properties across Canada”, notes Ken Greene, President and CEO of Delta Hotels & Resorts. With a Canadian theme as inspiration, the design takes cues from Ottawa for its history, diversity and urban setting through the selection of texture, colour and pattern. The approach to the design was to maximize functionality, comfort and convenience within a clean and modern aesthetic. The completely redesigned lobby provides an abundance of natural light with spaces designed to be seamless, providing an effortless experience for the guest, allowing them to be connected wherever, whenever. Extensive structural changes were implemented, the most significant of which involved the removal of the hotel’s original ramp, replacing the second floor entrance with an attractive street-level presence creating an enhanced sense of arrival.



Vida Spa Westin Bayshore Spa Vancouver, British Columbia

Located in the award-winning Westin Bayshore Hotel on Vancouver’s waterfront, the 5,000 sq. ft. spa offers a holistic approach to wellness. The design of the space reflects the three principles of Vida philosophy: everything is individual, everything is harmony, everything is connected. These Ayurvedic principles inspired an interior design that focuses on the senses and encourages relaxation, rejuvenation and flow. Guests are greeted by a textured stone wall behind the reception desk. The bright retail area features a clean aesthetic of glass and wood that highlights the Vida brand. The transition into the treatment areas is intended to sooth and decompress; dimly lit corridors lead to private change rooms which feature anigre wood cabinets and porcelain floor and wall finishes. The lounge, separated from the rest of the spa, is a sanctuary for complete relaxation. Cozy furniture and a double-sided fireplace set into a heavy stone wall encourage guests to relax and unwind in a warm and soothing environment.



Thales Rail Signalling Solutions Corporate Office Toronto, Ontario

Facing rapid growth and projected staff increases from 900 to 1,100 over two years compelled Thales Rail Signalling Solutions Inc. (TRSS) to move from a three-storey industrial building with little daylight to an 11-storey office tower. HOK’s design and workplace strategy solutions reduced the area per person, achieving greater space efficiency, and sustainable design strategies reduced the environmental impact. The Lounge and Lunchroom with its banquette seating and bar-style stools encourage relaxation and conversation. The multi-purpose Training Room has moveable walls and flexible furniture to accommodate town hall events. The Fitness Room and change and shower rooms encourage physical exercise, and the Prayer Room offers a private, quiet space for prayer and meditation. Visitors and staff are experiencing increased interaction and collaboration in the uplifting workplace.



WPP

Corporate Offices Various Locations Worldwide

WPP is the world’s largest communications services group. HOK provides design and workplace consulting services to WPP companies around the world. Canadian projects include Hill+Knowlton in Toronto, Edmonton and Calgary; Blast Radius in Toronto and Vancouver; and MediaCom, Y&R/Wunderman, Mindshare and MEC, all in Toronto. Inspired by WPP’s local neighborhoods with their galleries, libraries, cafés and parks, a variety of alternative workspaces were created. HOK provided each office with a sense of community and an atmosphere that is conducive to the creative thought required in the advertising world.



The Green Grind CafĂŠ Toronto, Ontario

HOK carried out interior design and commissioning services for the renovation of existing space for the new tenant. The client desired a space that would convey their green ideals, provide consumers with an unforgettable experience and connect with its community. HOK’s design team visually enlarged the space with light, neutral coloured walls, providing a backdrop for bright accents and various woods grains. The eclectic atmosphere is enhanced with vintage furniture, art and an oversized community board that offers customers a space to connect. Another great feature is the coffee-stained concrete floor, which adds a unique touch to a simple floor treatment. The Green Grind is LEED Gold certified and includes many sustainable design features including bamboo millwork, use of salvaged materials wherever possible, and use of Green Guard certified or low-emitting materials were specified.



Entertainment One (Alliance Films) Corporate Office Toronto, Ontario

Alliance Films, a major motion picture distribution/production company, retained HOK to deliver a space that would reflect the company’s new business direction. The resulting 17,000 sq. ft. office design maximizes the building’s existing features, employing large windows with unobstructed views, an atrium and exposed brick walls. The outcome is a light-filled, polished space with views for all — setting a perfect stage for staff and visitors. Based on suggestions made by HOK’s design team, Alliance incorporated sustainable strategies to support a healthy work environment. Those strategies include access to daylight and views, operable windows, high efficiency lighting with motion sensors, Greenguard Certified furniture systems, low-VOC paints and materials and carpet with over 66% postconsumer recycled content. The new space reflects the client’s love for minimalist architecture and old world charm, juxtaposing clean lines with classical elements. The design thrilled the client so much that Alliance intends on utilizing the design in other international offices.



MediaCom Headquarters Toronto, Ontario

MediaCom had its heart set on moving into a vintage, brick-and-beam, industrial loft-type space; when the right space couldn’t be found, the company relocated to two and a half floors in an office tower. The HOK team provided a design that combines the youthful energetic look of a start-up company with the sophisticated chic of a mature media agency. Plywood, an inexpensive, accessible material, was the material of choice; but here it is high-grade, Canadian-harvested Douglas fir ply veneer with exposed edges. Used for the millwork, feature walls, and non-structural wood beams, it’s a nod to the client’s original wish for an industrial loft. Wood ceiling joists further create a loft-like environment by interrupting the ceiling grid at the high-end feature spaces. At the heart of the 46,000 sq. ft. space is the bistro which is used as lunchroom, informal gathering space and as a large theatre for client presentations. With a mainly open office concept, the new space has a very dynamic and energetic feel which attracts creative individuals and increases communication across the whole company.



Delta Hotels

Design Guidelines & Implementation Across Canada

In response to the changing landscape of the hospitality and leisure market, Delta Hotels and Resorts’ objective for this project was to capture and expand its business traveler demographic and leisure market while providing a cost effective, cohesive, and consistent brand within their 44 city-centre, airport and resort properties across Canada. Delta’s pride in being Canadian and having a strong connection to communities became the inspiration for the concept, the design approach, selection of materials, furniture and manufacturers. Palettes derived from the Western, Central and Eastern regions of the Canadian landscape articulated their connection with the context and location of the properties. The consistency of brand is maintained through unified furniture, finishes and lighting selection all the while minimizing the “cookie cutter” syndrome. The approach to the guest room design was to maximize functionality, flexibility, comfort and convenience through the development of a kit of parts particular to Delta’s guests’ needs. The clean aesthetic, combined with sensitivity to the comforts of home through use of colour, texture and pattern creates an understated elegant guest experience.



OpenText

Executive Office Toronto, Ontario

OpenText engaged HOK to design a new 20,500 sq. ft. Executive Office that would function as a local office for the firm’s CEO who is based in San Francisco. Office requirements included state-of-the-art display and technology for major client presentations. OpenText leased the 11th and 12th floors at 105 Adelaide Street West — floors that were later additions to the top of the existing building. Both floors are accessed by a dedicated shuttle elevator. The 12th floor contains OpenText’s Toronto reception and executive visitor meeting centre. It has 12 executive offices (six perimeter and six internal), and includes visitor CEO, CFO and Chief Legal Officer offices. The 11th floor is made up of internal private offices, workstations and benching workstations with a total of 48 staff. The space has distinctive circular domed ceilings — one at the Executive Boardroom at the north end of the floor and one at the south end of the floor where the Customer Briefing Centre is located. Custom curved millwork units were designed to house the display screens in the Boardroom and Customer Briefing Centre. Other special design features include unique light fixtures, a reception area with unique custom millwork, and custom rugs on the 11th and 12th floors.
