world-changing science to solve global agricultural challenges Research in the post-genomics era of plant science allows scientists to translate new knowledge for the benefit of human + animal nutrition and health; improve the sustainability of agriculture worldwide; facilitate the rapid development and commercialization of promising technologies and products; and contribute to the education of students of all ages.

Laboratories Housing Plant Science Research Often Require Particular Design Attention The unique combination of offices, laboratories, and greenhouses for conducting plant growth experiments are subject to significant design conditions, as they must maintain safe and precise environmental control over a wide range of space temperatures, humidity, air quality, and air movement. Orientation must be carefully chosen to minimize shadows cast on any greenhouses. Sophisticated electrical and mechanical systems are required to meet the critical loads of the laboratories, plant growth rooms and chambers, greenhouses and computational labs.

scientific workplace of the future The nature of the scientific workplace is undergoing fundamental change as new technologies drive options for how, when, and where people work. The imperative for science organizations becomes how to align space, technology, and workforce strategies with business goals. Over the past 5 years, HOK has worked closely with industry leading companies such as Eli Lilly, AstraZeneca/ Medimmune, AbbVie and GlaxoSmithKline in the development of a new scientific workplace unique to the needs of each organization. Providing the right research environments at an affordable cost is a critical challenge for organizations tasked with providing scientific workplaces that promote innovation, knowledge transfer, collaboration and effectiveness. Behavioral science can teach organizations about human performance, health and well-being; in turn, these factors impact workplace design. Workplace solutions for the next generation of researchers must accommodate a more mobile workforce, new models of collaboration, emerging technology and sustainable design goals.



valent biosciences Libertyville, Illinois HOK designed state-of-the-art research labs in an existing building structure that promotes innovation and collaboration at Valent, a global leader in the development and commercialization of biorational products. Their former research facilities were spread out over 6 buildings and in greenhouses remote from one another on campus. The new facility rings all the researchers’ workspace and labs under one roof and connected to the greenhouses. HOK worked with Valent leadership to develop new standards for office space and labs. The team eliminated private offices and increasing quiet spaces and small meeting rooms to allow the researchers choices as to where and how they work. The shift allowed more flexibility in the space types and individual comfort.



benson hill Creve Coeur, Missouri A 96,385 sf space with 22,525 of lab, Benson Hill Biosystems new corporate space is located in the 39 North AgTech Innovation District in Creve Coeur, Missouri. Designed to accommodate their corporate headquarters and research facilities, this space includes a large seed storage facility, culture lab, biochemistry and genetic research labs.

benson hill crop accelerator Creve Coeur, Missouri Benson Hill is a food tech company unlocking nature’s genetic diversity with its cutting-edge food innovation engine. To address their expanding research needs in St. Louis, HOK was engaged to program and design a renovation of an existing 47,000 sq. ft. light-industrial building in St. Louis’s 39 North Innovation District. The new crop accelerator research facility is designed to accommodate research labs, automated pot and flat filling, seed handling areas, office and meeting space, and up to 45 growth chambers ranging in size from 200 sq. ft. to 1000 sq. ft. The state-of-the-art, controlled environment facility will enable plant breeding to develop varieties up to four years faster than traditional research facilities. The Crop Accelerator will enable rapid development of feed, food and ingredients positioning farmers and food companies to grow and deliver products with the attributes consumers are looking for, including improved taste and nutrition.



4340 duncan St. Louis, Missouri Adaptive reuse of an historic 1930s St. Louis Post-Dispatch printing facility as 90,000 square feet of office, lab and modular spaces for biotech startups. As part of the Cortex Innovation Community, the renovated space was designed with growing tech companies in mind. The space includes rentable, state-of-the-art lab and flexible office to support St. Louis startups in need of affordable, functional space that sparks collaboration and innovation. donald danforth plant science center St. Louis, Missouri With a major objective to create a research institute that would put St. Louis at the forefront of plant science discovery, six organizations in the St. Louis region formed a partnership and challenged HOK (with designer NGP) to create a highly-interactive flexible, sustainable, world-class plant science institute that now includes the Enterprise Rent-a-Car Institute for Renewable Fuels.



astrazeneca San Francisco, California AstraZeneca Pharmaceuticals’ new facility brings together Bay Area employees from four business units to advance scientific innovation. The workplace is located in the Cove at Oyster Point, a new life sciences development at the epicenter of the region’s biotech and technology community. Flexible lab space and an open office environment incorporate AstraZeneca’s iWork activitybased work processes. Employees of the four subsidiaries—Acerta Pharma, MedImmune, Pearl Therapeutics and AstraZeneca’s TIDE (Technology Innovation & Delivery Excellence)— work side-by-side to support each organization’s mission.



discovery square Rochester, Minnesota The Discovery Square Innovation Hub started as a set of ideas and a vision to take an exemplary organization, one that is pre-eminent in care, research, and education, and catalyze it with a new development to continue its evolution. stryker instruments Portage, Michigan The design of this new, world-class R&D facility allows this Fortune 500 company to attract talent and develop innovative medical technology products in a highly collaborative and fully brand immersive environment. The facility combines 1,500 staff previously working in separate locations, encouraging connection and collaboration through thoughtful and comfortable workplace design. The facility features multiple labs, testing areas, conference rooms, a tiered lecture hall with pockets of tables and chairs for breakout sessions, and a customer experience area with a customizable operating showroom for clients to test products. Employee amenities (including basketball courts, a fitness center, a commercial kitchen and more) create opportunities for camaraderie and synergy between staff.



@4240 St. Louis, Missouri Looking to expand into the St. Louis region, Wexford commissioned @4240 as part of the Cortex Innovation Community, a 200-acre technology district under development in the heart of the City of St. Louis. This multi-tenant facility houses state-of-the-art spaces designed to support a mixture of uses, ranging from small start-ups to larger established organizations, and from corporate office space to heavy use lab space. The interconnected and collaborative workspace along with supporting amenities engage building tenants and the surrounding district.



ab mauri north america St. Louis, Missouri HOK’s expansion of AB Mauri North America builds on the growth and success of their yeast and baking ingredient research, products and solutions. The new Fleischmann’s Technology Center includes a client Experience Center, expanded baking lab hub and yeast strain research and development center. The Experience Center allows AB Mauri to partner and collaborate with clients and educate employees. The Center is made up of a flexible prefunction space, 40 seat tiered training room with product demonstration area and direct access to the bake and fermentation labs. The expanded bake lab provides customers access to a wide range of expertise and tools to accelerate delivery. The lab expansion includes a new main Fermentation lab open concept with mobile lab tables a Chemical Fume Hood and piped services, mechanical connections and electrical distribution to support analytical instrumentation. Support labs include a walk-in Refrigerator/Freezer, an enclosed Biosafety Lab (BSL) and a dedicated laboratory Glass Wash with sterilizer.



microsoft technology center St. Louis, Missouri Microsoft relocated their growing team of 150 employees to a new Microsoft Technology Center (MTC) and regional headquarters in the HOK-designed 4220 Duncan Avenue building in the Cortex Innovation District. The design embraces the firm’s brand and innovative approach while instilling a sense of pride and culture in its staff. The user experience mimics the product innovation evolution—from origin to future state—through use of three distinct zones: an interactive center, an envisioning center and a makerspace.
