The site, once home to a dilapidated YMCA, is a catalyst for the revitalization of the neighborhood, embraces the urban context and connects the neighborhood to the south. Working closely with the neighborhood, preservation board and the developer, HOK was able to design this new five-story residential complex which boasts studios, one-bedroom and two-bedroom units and features important amenities to their residents, including a fitness area, lounge, pool, storage space, pet spa and secured parking.

HOK designed over 33,000 sq. ft. of tenant and common space in this 24-story luxury, high rise apartment tower. Situated in the heart of Kirkwood, Missouri, a new development seeks to reengage with the community and vibrancy of downtown. The current suburban condition of island buildings and parking is transformed into a series of urban courtyards and open space for people of Kirkwood. Adding much needed density to downtown, this five-floor complex of apartments and retail spaces activates the street while bolstering the business of the anchor bank tenant on the south corner. Envisioned as a series of multi-phased buildings on two adjacent properties, the overall facility is designed both with a short and long-term vision in mind. The natural breaks and links allow for a logical approach to phasing, ease of vehicular circulation for the bank, and space for people to move in and around from the pedestrian thoroughfares nearby. This seven-story mixed-use development is located in a historic area of Northwest Washington. This project integrates luxury apartments, retail, a YMCA and existing historic facades into a contextual solution on the border of a historic residential district and a growing commercial zone. The project’s scale and the existence of five “historically contributing,” early 20thcentury row houses on 14th Street required the project to be approved by the Historic Preservation Review Board and the District of Columbia Office of Planning. Brookside 51 is located at 51st & Oak Street, adjacent to the entrance of the University of Missouri-Kansas City (UMKC) campus just south of the Country Club Plaza in Kansas City. There are three major components of the Brookside 51 mixed-use development: a 40,000 sq. ft. Whole Foods grocery store, 176 luxury rental apartments and 12,000 sq. ft. of medical clinic office space for UMKC. The building will be served by a six-story controlled-access parking garage. Among the amenities included for the residential tenants will be a clubroom with a gourmet kitchen and coffee lounge, a fitness center with an on-site trainer and massage therapist, and an outdoor courtyard complete with a fireside patio, flat screen televisions and barbecue grills.
