At the turn of the millennium, industry observers were predicting the end of the High Street due to the impact of online ordering. The internet has certainly had an effect on the retail sector, but what has become very clear is that people still crave the experience of shopping. However, competition from the web and experience-based diversions such as sports and themed vacations have provided challenging conditions for retail developers – today, shopping is more than ever about branding, quality of service and place-making. HOK has long embraced these ideas because the practice’s retail portfolio tends to be incorporated within mixed-use schemes which put a premium on context and broader societal needs. Rarely is HOK asked to design a stand-alone shopping mall, but we are very often the first port of call for developers who are mixing retail with housing, transport or sport and leisure. There is, in any case, a discernable shift away from shopping malls towards more integrated urban spaces. Retail developments are becoming semi-enclosed and the arcade is being rediscovered; there is a return to street life with all the richness and diversity that streets create. These trends suit us at HOK, where our experience in places as diverse as Azerbaijan, Russia, Turkey, India and China have allowed us to explore ideas about modern living and the role that retail plays in the new “experience economy”.

Moreover, we believe that new retail developments cannot be considered the art of space planning. Shops are no longer articulated along demographic and income lines – modern fashions mix cheap but stylish garments with expensive accessories, and shoppers expect to find both breadth and depth in their shopping environments. Architects therefore have to find ways of designing places that encompass luxury and economy brands while creating spaces that are distinctive and memorable. Developers often ask us what will be the next Big Thing in retail. There is no silver bullet. Retail encompasses design in the widest possible sense, and is as much about social psychology as it is about architecture.

Barry Hughes, Vice President at HOK and leads the mixed-use design studio. His design experience includes diverse projects such as Westfield London, the British Embassy in Morocco, train stations in Japan and Europe and the Baku’s Flame Towers. Recent experiences have seen him leading the design of large scale mixed use developments, combining retail, entertainment, residential, office, hotel on projects in the Americas, Russia, Asia, UK and Europe. Barry is passionate about creating dynamic architecture with a fundamental understanding of the urban realm. When not in the studio, Barry is an avid cyclist who recently represented the United States at the 2013

Vance Thompson Vance is a Vice President at HOK and has over 20 years of experience in the industry. He was educated in New Zealand before moving to the United Kingdom in 1993 after a period in America. Through experience as a project architect, Vance now leads projects as a Senior Project Manager. Vance ensures a clear and responsive line of communication is carried out between client, contractor and HOK throughout the entire project. He is both creative and pragmatic with vast experience in retail, mixed used and hospitality projects from inception to completion. He has previously worked on schemes in Ljubljana , Russia and Kazakhstan while current projects include Marina Mall, Doha; Baku Flame Towers, Azerbaijan and The Exchange mixed use

The Lusail development comprises of 37 square kilometres of waterfront land that is master planned into 19 integrated and diverse mixed-use districts. The city’s vision is to create a vibrant, community-orientated lifestyle. HOK’s design is inspired by natural forms created when water and land meet. Five interconnected retail islands link the mall into the landscape and back to the water. A body of water running throughout the centre of the scheme guides the visitor through the mall, leading to and from the marina, whilst internal waterfalls provide a visual connection between the different levels. The spaces between the five pebble shaped islands are carefully landscaped, creating a series of green spaces. The mall, which totals 60,000 m² (gross leasable area), includes three levels, with an additional 10,000 m² hypermarket at basement level. Suzhou Times Square China


Situated in the second largest high-tech development in China, the Times Square development comprises of Grade-A office buildings, retail streets, river front cafes and a 100,000 m² shopping mall complex. Suzhou Industrial Park is designed with an open canal side streetscape, forming the cultural heart of this mixed use scheme. A sweeping sky canopy running east-west connects the low-rise retail buildings along the river, whilst a central interior public pathway winds through and connects the commercial buildings. Within this, a series of bridges and pathways link the plazas and retail stores ensuring ease of access and views to the main canopy. The internal canopy has been designed to incorporate multi-media projection surfaces that further enhance the user experience and is an attraction in itself. Lotus Mall Bangalore, India


HOK was appointed as the lead architectural consultants for the design of the Mysore Road development, teaming up with local architect Zachariah Consultants to deliver the scheme. The client brief was to design a high quality shopping mall that sits on a development on a future train route. Part of the design brief was for HOK to apply Vastu in the design for this scheme. Vastu is a holistic concept of architecture and interior design and when utilised properly, promises to improve the quality of your living experience both at home and in working life. It is based on the ancient Indian science of construction and placement according to nature’s laws. The team embraced the opportunity to apply their knowledge and experience in retail design while forming a complete understanding of Vastu and combining the two. The orientation of the building was based around Vastu rules, meaning the front entrance had to be located to the North East and the rear entrance to the South East. Vastu rules also required the highest corner of the building to be located to the North West side. HOK sought to bring together the traditional with the modern in an innovative and creative way, basing the idea on the wrapping around of the Indian Sari. The outcome was an aluminium wrap around the building that is set back at the entry point to create a welcoming entrance. A variety of materials and textures were applied to reflect the richness of the Sari. The client’s aspiration is to achieve LEED Silver for the mall. Bangalore, INDIA | 158,000 m²

Retail in India is becoming more sophisticated with consumers becoming more aware of international brands. The aspiration of the project is to provide a mall of international quality. It sits in the densely vegetated outskirts of Mangalore along the South-Western Indian Coastline. The mall comprises of 30,000 square meters of dedicated retail and an additional 5200 square meter hypermarket at the lower ground level. The Exchange Accra, Ghana

The Exchange is a mixed-use development located in the up-and-coming Airport District of Accra, the Ghanaian capital city. Nearly a three hectare site, the development includes a luxury hotel, residential flats, two office buildings, over 10,000 m 2 of retail space and extensive public space. This new shopping destination features several distinct landscape character zones: a lushly planted streetscape, high-quality open-air shopping environment, restaurant terraces, rooftop pool and garden spaces, and a large green buffer, which helps mitigate urban island heat effect, particulate pollution, and surface run-off whilst providing a green park space for visitors and residents. The landscape design takes inspiration from the strong angular geometry found within Ghananian kente cloth. It also recalls the climatically cooling architectural devices used within the Tropical Modernism movement of the 1940s and 1950s as well as the colourful and often architectural planting native to tropical West Africa. Fisher Street Over-Site Development London, UK

HOK was appointed to provide routewide design services for the Over-Site Development (OSD), a 7 & 1/2 storeys residential development with 22 numbers of 1, 2 and 3 bedroom private apartments, on top of the 1-storey high Fisher Street shaft. The site is located within the Conservation Area of the London Borough of Camden. There is a 6 to 8 storeys stone facade Grade II Listed Building 8-10 Southampton Row at the west of the site, which is to be retained. Due to this reason, the proposed building has to comply with some strict planning rules set out by the council, for instance, the main massing of the building cannot be higher than the eve line of listed building, but some development may be acceptable, the building has to set back at the top to create a greater distance from the listed building, the façade of the shaft head house at the ground floor has to be enhanced and incorporated into the facade design of the upper floors and etc. Due to the constraints of the site it is not possible to provide mix of private and affordable residential with two separate entrances and cores. However, the proposed building does provide the number of bins and storage space for refuse and recycling to meet code for sustainable homes requirements for waste, as well as the required bicycle parking on the ground floor. The entrance of the building is located on Fisher Street which may become an attractive pedestrian link in between Red Lion Square and Southampton Row. London, UK | 3,250 m²

Ravenscraig Scotland, UK

Ravenscraig Town Centre is to be the first super regional retail, leisure, and entertainment mall in the UK that achieves LEED certification. Overall this will be achieved through lowering the building’s energy demand and reducing pollutant outputs. Under the green turf roof, the centre is set over one and half levels and divided into five zones, including an adrenaline zone, home zone, high street fashion zone, food zone and a designer fashion zone. It will also be combined with a ten screen cinema space. The Grand Hall is the new civil space, it will hold experiential learning and cultural actives such as in-door climbing, try-out booths, cooking courses, and fashion shows. Under the Gatwick Airport Framework Agreement, Gatwick Airport appointed HOK as Master Architect to assist in the strategic development of Gatwick Airport. A key part of HOKs offer included Building Information Modelling (BIM), a process that allows data to be used for a multitude of purposes including visualisations, walkthroughs, 3D coordination, 4D phasing/planning, 5D for costs analysis, sustainability analysis, asset management and facilities management. From the outset Gatwick’s design brief for HOK was to assist in migrating their existing CAD processes over to a BIM centric workflow. This would allow Gatwick to use and reuse the modelling information to manage the assets and add value to the estate portfolio. London, UK | N/A

National Geographic London, UK

National Geographic moved their Flagship store from Regent Street to the new site at 102a Brompton Road, part of the Harrods Estate in Knightsbridge in December 2011. The brief included reinterpreting the best of the existing 1800 m 2 Regent’s Street merchandise and features into this smaller 372 m 2 store, whilst retaining the distinct Global traveller experience. The interior design was to convey the international explorative nature which is close to the brand philosophy. The team engaged with the Client representative from Worldwide Retail Store S.L in Barcelona, local London store management and visual merchandisers, to ensure the absorption of the brand culture and compilation of a complete and detailed brief that resulted in a store that conveys quality, history and authenticity at all times. K11 Retail Complex Hong Kong, China

Located in the heart of Hong Kong’s tourist centre, the development consists of a shopping centre, a 350-room hotel and serviced apartments. The six-story shopping centre integrates the client’s “art, nature and people” concept into an vibrant retail environment. Many of its stores – from high-end boutiques to cosmetics stores – are the first Hong Kong location for their brands. This project represents the client’s first unveiling of its new K11 brand. Located in the Ruyi development area of Ulanhot, Inner Mongolia, this mixed use scheme is a major component in a large overhaul masterplan. This site consists of a five star commercial hotel, a commercial office area, luxury apartments, and a retail and leisure zone integrated with a cinema, department store, entertainment facilities, and a large supermarket. At the heart of and running throughout the scheme, are landscaped public spaces and pedestrian streets that connect all the buildings. This sets the scheme apart from the rigid formations of the existing site providing a contrast to the surroundings. Moscow International Financial Centre (MIFC) is a 300 hectare masterplan intended to house part of Russia’s newly emerging financial sector. It is driven by a desire to create a new destination within the greater Moscow region that is well connected with a strong public transport network. The centrepiece of the masterplan is the Nexus - a public space set beneath a dramatic ribbon like roof creating a forum where people can meet and exchange ideas - in any weather. Al Manakha Complex Saudi Arabia


Al Manakha will be the catalyst for the creation of a new sense of community adjacent the Holy Prophet’s Mosque and plaza. HOK was appointed to design a mixed use scheme that comprises hotels, a multilevel shopping and restaurants, offices and generous landscaping and water, creating a park-like setting running up to the edge of the Al-Masjid al-Nabawi. Within this new urban realm there will be the opportunity for a market, ‘zam-zam’ water fountains and areas of shade for rest and reflection, and with clearly defined passages to the key religious buildings. The scheme will embrace traditional Islamic motifs and modern 21st Century design. Sustainable goals are intrinsic to the design and a LEED rating will be sought. Medina, SAUDI ARABIA | 780,000 m²

Al Madinatayan Makkah Complex Saudi Arabia


An attractive high density mixed use complex located 1 km from the al Qaba, the holiest site of Makkah. HOK was invited to take part in a competition to design an attractive, high density mixed use complex on the long sloping site which only had limited frontage. The Makkah Complex features a 3500 hotel room mixed use development, retail and offices. The complex was to pick up some of the footfall of pilgrims who journey to the Hajj for the annual pilgrimage. Aproximately two million people go to Makkah each year from all around the world. The Hajj is one of the five pillars of Islam and it is the duty of every Muslim to go on the Hajj at least once in their life time and to follow the footsteps of Muhammad. It was therefore vital to ensure that this once in a lifetime opportunity for many was made exceptional, not only through their fulfilling their duty but all the aspects surrounding experience of their stay. The importance of the location and purpose for the visits meant that it was imperative for the design to be in keeping with local, traditional designs. The client also demanded that quality of spaces and experience of the spaces created were of the highest standards. Two key elements of the design language for the scheme include the adopted use of the Mashrabiya screen - a sustainable faรงade that makes reference to the traditional Islamic screen - and an internal landscaped garden that runs from the outside in, making reference to Islamic gardens in Persia, Spain and India which were typically designed as an oasis to escape to, a peaceful seclusion from the outside world. Nef 03 is a commercial building set within Istanbul’s affluent business district of Levent, north of the Golden horn on the western Shore of the Bosphorus. There is a total of 14 floors of leasable office space with 7 basement levels of both habitable space and car parking. HOK developed movement and a connection between the two building blocks by off-setting the vertical atrium which extends through the building opening it up to the shared space between the two. The façade is designed as a seamless skin with graded opaque fritting which reduces solar gain. Balconies have been created on either elevation to provide relief to the façade and a vista overlooking Levent and the Bosphorus. Istanbul, TURKEY | 20,500 m²

NEF 09 is a mixed use scheme that evolved around creating a sense of community. The scheme includes two 13 level towers each with retail at ground. The residential component has a cinema room, basketball courts, fitness suites and meeting facilities. The language of the buildings have been designed to reflect their respective uses through the choice of materials and style. Sustainability was an integral part of the scheme from the onset with the design of shading devices, locally sourced materials and green walls. Istanbul, TURKEY | 30,740 m²

Doha Office Tower Doha


Doha Office Tower consists of 30 floors with retail facilities located on the ground floor. The design is based around a pragmatic rectangular office floor plates, supported on two sides by an arch that creates the main identity for the project. A critical component is the application of sustainable principles which features heavily in the client brief. The ceramic tile faced concrete will be used as a heat-sink to absorb the sun during the day while harnessing that stored heat to ward off the cold of the night. In addition to this set deep within the arch are two transparent facades offering views to central Doha and the marina. The transparent South West facing elevation uses double-glazed, solar-controlled glass with shading screens inspired by the traditional Islamic moucharabieh screens thus offering the building’s occupants breathtaking and panoramic views across the Gulf and, at the same time, conserving energy. Originally 9,100 m 2 of retail and office space, HOK designed the development to include the addition of new retail and office space, a related increase in parking, and substantial on-site and off-site amenities, totalling 38,300 m 2. HOK provided full architectural services for the new office and retail facilities to be built, including a two-storey, 3,700 m 2 retail building, a 6,700 m 2, three-storey office/retail building, an eight-storey office building and two-storey neighbourhood-oriented retail. The goal of the reconstruction is to increase and facilitate pedestrian activity near the Metro station by creating a central retail area that promotes business growth and evening socialization. Amenity areas such as public open spaces and inviting streetscape landscape encourage pedestrian circulation. Two large public open spaces are incorporated into the plan, the first is designed as a respite from the hustle and bustle of the main thoroughfare, Wisconsin Avenue. customers to check-in at sky lobby level affording visitors incredible views over Red Square and the Kremlin. HOK’s new design cleverly combines the old and the new and is located on a compact, central site on Tverskaya Road - Moscow’s answer to London’s Oxford Street. The hotel is set in a redeveloped historic building, originally constructed in the early 19th Century as a private manor house. The building retains two of the historic facades along with listed rooms on the ground and first floors. The exciting new interior features a contemporary approach on a Faberge Egg: the streamlined, spherical vessel cascades into the central atria like a waterfall. The Mandarin also incorporates 6,500 m² of retail space dedicated to luxury brands with underground parking for 270 cars. The hotel houses two elegant ballrooms; health spa and wellness centre; an indoor swimming pool; fitness centre and a variety of restaurants and bars. Moscow, RUSSIA | 250 key

Anaheim Regional Transportation Intermodal Centre California, USA

The proposed design features approximately 6,000 total square metres accommodating passenger arrivals, departures and transfers, with supporting retail, restaurant and passenger services within the building. The design makes an iconic architectural statement that will stand as a landmark on the skyline and a gateway to the region. Located on a prominent 16-acre site, construction of this LEED Platinum intermodal transit hub will be an important first step in transforming Anaheim and Orange County from a drivable suburb to a walkable urban development model. This is a world-class transportation facility that anticipates future expansion of transportation services, as well as adjacent commercial development. With the largest newsroom in Europe, BBC New Broadcasting House is the impressive new home for the BBC’s national and international broadcast journalists. It brings together BBC News, Global News, Audio & Music and World Service for the first time, and the central London building is home to nearly 6,000 staff, three 24 hour news channels, nine radio networks and 26 foreign language services. HOK was tasked to create a space that offered: better value - a design built around digital technology to raise quality and enable new more efficient ways of working; more creativity - harnessing the unprecedented opportunity of the coming together of BBC staff and services to create an integrated hub that encourages knowledge sharing, collaboration and innovation; and a space that is more open to the public, allowing people to interact with and learn about their BBC.
