BBC Challenge The BBC was looking for a design partner with leading-edge and innovative solutions to support and encourage a creative, flexible, agile workforce and create inspiring, exciting and vibrant work environments for people. Solution HOK has helped the BBC centralize some of its largest programs, including BBC News, Global News and BBC Worldwide. Built upon an ActivityBased Working platform to ensure an expandable occupancy model, the BBC’s new workspaces allow new ways of working and facilitate integration of multiple vision genres. Over just the past few years, HOK has completed a series of projects for the BBC from 20,000 SF up to nearly half a million SF in size. Today The BBC’s new workspaces allow entirely new ways of working and enable opportunities for creativity, collaboration and value-for-money to the benefit of audiences across London, the UK and around the world.

Chevron Challenge A mature energy company with global operations, Chevron has transformed significantly over the past three decades, including restructuring its R&D operations and merging with petrochemicals company Texaco. Throughout these transformations, Chevron needed to update its real estate strategy and its facilities to support changing or new elements of the organization. Solution Chevron engaged HOK to provide portfolio strategy, facilities master planning and design services for locations across the US and abroad. For each individual project, HOK is a member of a collaborative project delivery team, working closely with Chevron Business and Real Estate Services (CBRES). Today HOK has delivered over 130 projects for Chevron, ranging up to two million GSF. HOK continues to provide strategic consulting and design services for Chevron’s global portfolio and has also begun to provide Chevron with Sustainability Consulting on a global scale.

Financial Services Firm Challenge Working in close concert with Client’s National Real Estate Group and the local practice offices, HOK develops an image for each project that is sophisticated, modern, and forward-looking. The design must also support their need to attract and retain a younger, more mobile workforce while enhancing the integration of technology. Solution HOK provides the Client a single point of contact in the Los Angeles office to initiate and oversee all projects and ensure consistent implementation of standards. HOK assigned a dedicated core team on the West Coast to the account and engages other HOK offices as necessary, including ACR training and full use of HOK MAX to keep the teams integrated. Today HOK has an on-going national design services agreement to help this leading confidential financial services firm implement its “Workplace of the Future” throughout the United States and Canada.

GlaxoSmith Kline Challenge When GSK recognized that 85% of their portfolio’s traditional environment was dedicated to only 35% of documented work activity, they realized that something needed to change. What GSK was looking for would be nothing short of a workplace revolution. Solution GSK partnered with HOK to implement a new office environment – SMART Working. HOK led the programming and portfolio consolidation process and provided interior design services. HOK helped GSK to plan the relocation of 1,800 administrative and laboratory staff, allowing closure of buildings across three campuses and termination of two major leases, eliminating 1,371,900 GSF of owned and leased structures and reducing GSK’s carbon footprint by 38%. Today GSK’s SMART Working workspace continues to be a functional, beautiful and well-received transformation of existing space.

Humana Challenge One of the largest health benefits providers in the US, Humana Inc. sought to reduce overhead across a seven-million-square-foot portfolio that spans 450 US properties, while improving the associate experience. The company had developed national design guidelines, but reliance on multiple design vendors had introduced costly vendor ramp-ups without efficiencies of scale or process. Solution As Humana’s sole design provider since 2010, HOK developed a process-driven approach that helps Humana use space more efficiently across locations while bringing a consistent approach to all projects, including a documented project process, a customized delivery model and a single point of contact. Today With 390+ projects completed in over 3 years, HOK now also helps Humana to achieve sustainability goals and realign overall workplace guidelines, and provides visual communications, programming and change management services.

IBM In the fall of 2002, IBM selected HOK as the national design services provider for the company’s 30-million-square-foot U.S. Real Estate Operations (RESO) portfolio. Since then, HOK has completed dozens of interior design assignments for projects ranging from 5,000 to 100,000 square feet. IBM and HOK have a 50-year history of working together. In completing more than 200 IBM projects all over the globe since 1964, HOK has provided services including program management, strategic consulting, master planning and landscape architecture, space planning and interior design, architecture, engineering, laboratory planning, and visual communications.

Marsh & McLennan Companies Challenge As its leases come up for renewal, Marsh & McLennan Companies is attempting to consolidate its family of companies under one roof and prepare the facilities to absorb the long-term growth, reduction, and changes of the companies under its umbrella. Solution HOK and Marsh & McLennan Companies accomplished these goals by “moving people, not walls.” Collocating companies helps reduce square footage by sharing support spaces such as mail room, reception, lunch room, copy areas, and file rooms. Balancing the desires of Marsh & McLennan Companies regional people with the company’s Corporate interests, HOK must understand everybody’s goals in order to reach the best design solutions. Shell Challenge The Shell portfolio, far-flung and continually-changing, accommodates 93,000 employees, multiple job functions and millions of square feet in 90 countries. Still, Shell requires agility to explore and grow into new geographies on a regular basis. Solution Shell recognized that HOK understood its business, its work styles, and its thinking. HOK had already completed, among other successful projects, the design of Shell’s workplace standards program, a global framework to address upstream and downstream business globally. Today HOK works with Shell globally as one of three preferred providers, accommodating the company’s spectrum of needs as a full strategic partner, from master planning to development of workplace standards, helping to bring cohesion and clarity to the company’s real estate procurement decisions while continuing to deliver exciting new design solutions.

TD Bank Challenge Due to substantial growth from mergers and acquisitions, TD Bank’s design demands are continual and fast-changing, requiring a partner who can quickly understand TD’s diverse portfolio and deliver design solutions that are consistent and effective across its six million square foot Canadian corporate office portfolio. Solution Since becoming TD’s primary design services provider in 2003, HOK has completed more than 1,430 projects for TD Bank, often on a fast-track basis. Critical to successful delivery has been HOK’s creation of consistent processes for monitoring project progress, costs and activity across the portfolio. Today HOK typically delivers between 100 and 150 projects per year for TD in Canada, with project work recently expanding into the US. Services include strategic planning, workplace strategy, workplace prototypes, programming, architecture, interior design, accessibility, sustainability and strategic consulting.

Web Search Giant Challenge HOK’s Client was in search of a workplace that would provide an environment that sparks the imagination while being anchored with well-designed ergonomic spaces and seamless integration of technology. Solution HOK worked with the Client to design a new workplace stacked over 5 floors in the Toronto headquarters. The Client’s tagline for the design – “Elegant Garage” – refers to the creative use of simple, inexpensive materials in this beautifully restored heritage building. The office features the work of local artists and includes many Canadian cultural references. This is the first of their offices to have a real miniature golf course, with a theme relating to the city’s landmarks. Today To support our Client’s commitment to sustainable practices and desire to occupy the most environmentally responsible office in Toronto, the team is working toward LEED Gold certification.

WPP Challenge One of the world’s largest communications services groups, WPP, pursued a workplace strategy of collocating the company’s 100+ businesses – some of whom are fierce competitors – into one site per city. Solution HOK is one of three design firms to create strategies and design for all WPP sites nationwide.
