ISTANBUL INTERNATIONAL FINANCIAL CENTER Turkey, the 16th largest economy in the world and 6th largest in Europe, with its growing population of 73 million, requires a new finance center to meet the challenges of its age while respecting its past and culture. The goal of the Istanbul Financial Center is to become a focal point for not only Istanbul and Turkey, but for the international finance and business community. The Istanbul International Financial Center (IIFC) Master Plan provides the framework and tools to develop a sustainable financial center based on the natural systems of a vital site, the demands of a modern financial center, and its significant historic context. This integration will creatively synthesize human need, environmental stewardship and economic viability into a global model of urbanism rooted in Turkish culture with a vision to the future.

MagNet + CIT Y Hosdere Region

HOK developed MagNet+City as a solution to the challenge of creating sustainable, high-quality urban environments for the quickly growing population of Istanbul. This ‘new city’ at the edge of Istanbul’s eastern edge addresses economic, environmental and social needs. It will act as a “magnet” for dynamic economic growth, strive to be ‘net positive” (Net+) in response to the environment, and incorporate the 24/7 activities of a modern Turkish City. The master plan was inspired by a modular system of magnets that frame two poles — one civic-oriented and one commercially-oriented — linked by a linear pedestrian shopping zone that incorporates historic military buildings and parks. This systematic approach to creating a new urban area remains both flexible and expandable, giving each neighborhood unique characteristics while maintaining direct access to open spaces, efficient transportation, and commercial amenities.

ISTANBUL THEME PARK

The Istanbul Theme Park Competition Project was a master planning exercise that involved components such as housing, hybrid center, retail park, business park, health services in support of the main focus area of a theme park that included hotel and convention center, fair and exhibition center and additional functions at the heart of Istanbul. The theme park and its uses were to cover 150,000 sq. m, whereas other uses were to spread to 450, 000 sq. m construction areas above ground. The HOK team identified eight guiding design principles for the site and developed a design concept called “The Heart of Istanbul” that revolved around the notions of a well-connected, healthy and livable community with pedestrian-friendly street networks and vibrant, thoughtful open spaces. The concept takes its inspiration from the lively pedestrian open spaces in Istanbul and tries to incorporate the values and ethos of

these outdoor spaces into a contemporary fashion in the central pedestrian spine. The central pedestrian spine with its retail, residential and civic uses is the main hub of activity. It acts a connector between the two different districts of the master plan, the active plazas at its node and its complimentary activities.

The Heart of Istanbul is a contemporary look at the organic formation of Istanbul; it creates a natural flow among different uses with the maximum flexibility possible. Aligning with the desire to bring the district to a first rank sub-center, sustainable design strategies that maximize the environmental, social and economic benefits and minimize the negative development impacts for its surroundings were carefully analyzed and weaved into the HOK team’s proposed master plan. Careful consideration was given to the most rational and functional linkages among all uses to assist with each use achieving its highest potential, while amplifying the overall value of the real estate on the site. High-scale commercial facilities with carefully considered anchor tenants, beautifully-manicured landscapes with sea/lake/stream views, pedestrian-friendly, walkable communities that promote healthy living, cultural/community/entertainment-focused activities that take place at one-of-a-kind environment-friendly settings that all morph into the natural topography are only a few of the attributes that were proposed as part of the design concept to help achieve upgrading the district’s status from second to first rank. Allocation of incubator office space and executive suite amenities proposed within the program were also included to assist with accelerating the shift from an industrial to upscale commercial district within the region.

BASHNYA ROSSIA

Bashnya Rossia incorporates the traditions and inspiration of nature transposed to a new, unique urban destination that is beautiful, memorable and efficient. The final design is a vision for a terraced urban garden that organizes site, program, occupant and neighborhood. The program and site combine to offer a truly unique opportunity to create a functional, beautiful and destination project. The development benefits from access to public transportation, and major arterial roadways that link the development throughout the metropolitan region. The project is organized by three primary program components that are unified into a single destination and are all linked on Retail Level 1 (R1). The first component is Retail which consists of three levels above grade and above three levels of retail

parking. Retail is viewed as the focal point of Bashnya Rossia that features an atrium providing natural day-lighting and dynamic skylights that open when weather conditions permit. Retail serves as a gathering place and destination that will attract both office workers as well as pedestrians from the surrounding area. The second component is Office Tower 1 that consists of a 30 story tower that will contain three-story tower atria to allow daylighting and garden access proposed as an Office amenity. The third component is Office Tower 2 which consists of one 57 story tower that will contain three-story tower atria to allow daylighting and garden access proposed as an Office amenity. The office tower and retail components have been designed to reduce energy consumption by reducing the energy load by maximizing day-lighting opportunities, utilization of tripleglazed insulated units, improving of solid wall u-values, integration of copper screen devices at retail glazing areas, and creating a green roof and garden amenity above the retail for office workers. The office tower further reduces energy consumption by utilizing lighting controls, proposed re-use of storm water for irrigation purposes, use of water efficient plumbing fixtures, proposed energy efficient MEP systems and components, and introduction of under floor supply air and displacement ventilation strategies.

IS GYO

HOK is developing the IS GYO Tower at the Istanbul International Financial Center as a state of the art office building designed to the highest international standards while respecting the rich architectural history of Turkey. The tower references the architecture of the Selcuklu period in Turkish history with its emphasis on formal gateways, shaded arcades, projected and screened window elements, bold roof silhouettes and extensive garden terraces which have been introduced throughout the building to respond to, and to take advantage of, Istanbul’s mild climate.

UNIT GROUP The primary aim that the masterplan for the new Istanbul International Financial Center aspires, is to become a world-class, cutting-edge financial district in this transcontinental megacity. Unit Plaza tower will bring high-demand, Class A office space to the Civic District; the northern precinct which takes advantage of its adjacency to an intrinsic, outdoor event space centered around a terraced plaza with vistas back towards the heart of the historic city center. The 22-story office tower is organized by 7 levels of underground parking that supports the paired podium-and-tower formation. The design approach pursues a fusion of two core ideas: one which signifies the economic strength indicative of globally-distinguished financial districts, and the other which reflects the customs of traditional Turkish/Selรงuk motifs and concepts employed through a contemporary lens. In its totality, the Unit Plaza Tower aims to render itself as a key component of this financial center, conceived as a building that could only be situated in Istanbul.

MIXED-USE DEVELOPMENT SCHEME 1 HOK was invited to participate in an international mixed- use design competition led by Kavuklar Realty for the client’s site in Izmir Turkey. The development called for a 4,200-square-meter mall and an additional 5,200 square meters of integrated residential condominiums. The client desired a design that would showcase the mall as a destination, while mitigating the constraints of the site. It was requested that the mall be limited to one level below grade and two maximum levels above grade. There was also a requirement to provide nearly 1,800 parking spaces. HOK provided two design schemes as part of the competition deliverable. HOK also developed a brand image for each scheme to complement the designs.

DURMAZL AR

MIXED-USE DEVELOPMENT HOK was invited to participate in an international mixed-use design competition. The development called for a 60,000 square-meter retail mall and an additional 53,400 square meters of integrated residential condominiums. The retail design focuses on the sense of arrival and generating an invitation into the retail mall. Proforma based lease plan layouts were developed to enrich and engage the retail shopping experience. The project design established the “Durmazlar Referans”, point of reference for the people and to celebrate the brand values of the Durmazlar Corporation and the Durma family’s desire to provide a new town center for this neighborhood of Bursa. The multi-story residential blocks rise along the shopping center and are differentiated by a strong storyline and dynamic residential blocks kept separate and supported by various sub-concepts. The residential layout included individually planned family and single units to allow for large and small scale units appealing to many different lifestyles. The top floor of the shopping center is planned as a social facility and enriched by green areas. Included within the social facilities a fun and safe place for children that no other project in the region considers. IZMIR

MIXED-USE DEVELOPMENT HOK was commissioned to propose a mixed use development on a 40,000 sq. m. site, which includes state of the art shopping and residential, a transportation hub, and a large public landscape. The owner aspired for a high quality project of timeless character that enhances business while creating a rich, exciting urban environment in an important sector of the city. HOK has a long history of defining urban retail experiences for shopping and lifestyle centers. The project also takes on the desire to mix indoor and outdoor environments in support of an up-scale, year round experience. HOK brings extensive experience in mixed use, civic realm design and transit development to the process.

AKPINAR

MIXED-USE DEVELOPMENT HOK developed three concept schemes for a Mixed Used Development for Akpinar Group Companies client who is seeking to develop an area west of downtown Ankara, Turkey. The selected scheme embodies the vision and goal of the client’s desire to create an iconic and signature tower that distinguishes itself from other developments. The proposed design combines sustainable strategies with simple curvilinear geometry. The parti diagram is a series of inter locking retail rings with a commercial office tower at the center of the intersecting nodes.

SAPPHIRE ANK AR A

MIXED-USE DEVELOPMENT This design competition investigated an abandoned construction project in the center of Ankara for the Kiler GYO, BISKON Yapi and YDA land developers. The foundations and steel structure of the partially completed construction presented unique challenges within the design of the office and residential tower. Additionally, the site is limited by being positioned directly above the Söğütözü Transit station, significantly restricting the building footprint. The developer’s goal to grow the Sapphire brand out of Istanbul led the design concept of a precious stone forming from the heavy base below. The site is anchored by a lower transit pedestrian level to the north and a public park associated with the development to the south. This allowed for public and private pedestrian separation and the incorporation of a “Park Boulevard” approach to the tower.

ALTINDAG The Altindag Development in Izmir, Turkey consists of 1100 residential units in 3 high rise towers. The goal for the design is to provide views to the water for the maximum number of units. This is achieved with three “y� shaped towers that allow 85% of the units to have water views. The East and West towers are 29 stories and include penthouse units with expansive terraces. The center tower is 14 stories with a pool and amenity spaces at the roof level. The elevations of the highly efficient tower plan are enhanced with a variety of balcony sizes that provide pattern and rhythm to the exterior design. Embedded in the slope of the site, primary access to the towers and the garage is from the south, at the top of the garage. 56 loft/townhouse units with views are placed on the north face of the garage enhancing the appearance of the garage while providing unique unit types not found in the towers. The townhouses have semi-enclosed courtyards, while the loft units have balconies or large planted terraces.

IZMIR MARRIOT T Surrounded by historic architecture, scenic waterfront views and a lively street atmosphere, the Izmir Marriott Hotel design integrates modern amenities and convenience into a contextually appropriate exterior faรงade treatment. Inspired by the Second Empire Architecture style and the beautifully crafted local Turkish stone and iron work, the exterior building skin features a stone block and iron screen faรงade with large window openings and French balconies that open to sea views. On the interior, HOK developed an atrium and skylight design which allowed natural light to cascade into the building and naturally daylight the main lobby and restaurant areas. This 160 guest room hotel is stylistically well balanced, meticulously detailed and elegantly decorated and poised to become a landmark building for the city of Izmir.

ATAKOY HOTEL SCHEME 1

HOK was invited to participate in an international design competition led by KAT Turizm Gayrimenkul Yatırımları VE Isletme Ticaret AS, for a new hotel to be developed on a recently-acquired parcel of land in Istanbul’s coastal district of Atakoy. In addition to a new hotel, the 124,980-square-meter site would include two condominium towers, a marina/harbor, yacht club, shopping center, restaurants, congress hall, health center and entertainment facilities. The hotel was to be sited between two planned condominium towers along the south coast of Istanbul at The Sea of Marmara, a few km east of Ataturk Havalimani International airport. The program consisted of a 120-key five-star hotel with banquet facilities and spa/fitness center and a 150 extended-stay hotel rooms. Underground parking for 325 cars was also to be included. HOK provided two concept options as part of the competition deliverable.

Concept 1 Grand, and richly ornamented Gateways have existed for centuries on Istanbul’s shoreline, providing secure access from the city palaces and estates to the Golden Horn, the Bosporus and The Sea of Marmara. In Concept 1, the hotel is broken up into two distinctive components: the ‘Gateway’ tower, which holds the 5-star hotel rooms and extended-stay hotel rooms and the ‘floating container’ — a volume that contains the meeting facilities —­which hovers over the entry, focusing views through the lobby to Mekka. The ‘Gateway’ tower is a simple volume with a monumental void in the middle of the volume that formally separates the 5-star hotel rooms and the extended-stay hotel rooms from one another. The tower was conceived as simple glass volume in order to intentionally contrast the heavily textured residential volumes surrounding the site. The ‘floating container’ elongated volume is inspired from the shipping containers found on the cargo ships that endlessly parade back and forth to the south of the site in the Marmara Sea. The ‘container’ engages the 5-star ‘leg’ of the Gateway tower for easy access to the meeting room space.

ATAKOY HOTEL SCHEME 2

Concept 2: Harbor Inspired by its prominent location directly on the Sea of Marmara, this concept explores the idea of the ‘architectural sail’ as a multifunctional architectonic element that responds to the essential influences of program, site and climate to create a unique expression of texture and light. Both passive and active sustainable concepts were incorporated into the hotel design in order to maximize the visibility of outdoor spaces to the users in the hotel, and extended-stay towers. A window system that is inspired by traditional screening patterns influenced the development of the façade. A deconstructed system of solar shades and window wall creates a

dynamic three dimensional façade that provides a high level of visibility while minimizing solar gain. HOK’s concept also features a double wall system where balconies could be placed in between the walls. The proposed design combines culturally relevant materials with contemporary forms to create a high-quality, cutting-edge, environmentally sustainable hotel and future community.

GEDIZ UNIVERSIT Y

Gediz University is developing an Academic Medical Center complex on an undeveloped urban site in a rapidly changing area of Izmir. The project will include a new 26,800 SM hospital comprised of 180 private and semi-private patient rooms, full diagnostic and treatment services including a surgical suite with 11 OR’s, emergency services, and 3500 SM of clinical services. The adjoining 20,300 SM academic building houses facilities for medical, dental, nursing and allied health degree programs with a total of 1350 students. An 80 guest-room full service hotel enhances the complex and adds a conference center facility with a 700 person multi-function ballroom and 750 seat auditorium. Additional hotel amenities include a restaurant, fitness club, and outdoor roof gardens. The contemporary buildings form a glassy perimeter around the site, defining a beautiful landscaped entry court and gardens. The scale and stature of this important institutional project will be a catalyst for economic and urban development in this area of Izmir. ACIBADEM UNIVERSIT Y NEW TE ACHING CENTER

HOK developed a master plan and concept design for their new Acibadem University to be located on a 15,000-square-meter urban site on the eastern side of Istanbul. Working collaboratively with Acibadem, HOK verified and refined a comprehensive program of educational, research, recreational, conference, faculty office, residential, student amenity, administrative and support spaces. The new campus will combine state-of-theart research and educational facilities allowing Acibadem to bring the best in research based patient care to the communities they serve.

MEDIPOL UNIVERSIT Y CAMPUS

Medipol, a major Turkish healthcare provider, asked HOK to design a 21st century medical academic campus in Istanbul. Situated on the Asian side of Istanbul, the extraordinary site is approximately 15 km northeast of the historical city and immediately south of the Kavac覺k urban core. With views of the Bosphorus and the adjacent Yil Polis Memorial Forest, it is one the last remaining un-built sites atop the hills that frame the Bosphorus Straight. In order to facilitate world-class learning, the campus master plan responds to both the ecology and the history of Istanbul in addition to meeting programmatic needs. Sun, wind, and topography drive the logical layout of the campus. This environmental response is further enriched by integrating a major campus commons and axis as a formal organizational structure. Buildings were also strategically planned to both frame and connect to the landscape.

ACIBADEM HOSPITAL BODRUM EX TERIOR DESIGN

HOK proposed a modern contemporary design for the recladding of an Acibadem Hospital already under construction. Combining glass, wood and terra-cotta, HOK proposed a solution that will speak to a unique Acibadem identity and integrate well with the surrounding community and temperate Mediterranean climate. The patient experience will be enhanced by making the outdoors directly accessible to patients and families. Each patient room is private and has access to a balcony designed with a protective wood trellis and privacy screens. A gracious new front door drop-off and lobby connect to lower-level patient and family amenities including a large outdoor dining terrace. The drop-off and dining terrace are articulated by a unique stone pattern that is reflective of an Acibadem brand standard developed by HOK.

ACIBADEM K ADIKOY HOSPITAL HOK provided conceptual design, schematic design, site planning and interior design services for the Acibadem Kadikoy Hospital. HOK’s expertise was tapped to provide healthcare leadership in concept / schematic planning and design. The new hospital will be a five-story, 40,000-square-meter general hospital on a 13,719-square-meter site. With the exception of radiation oncology, the hospital will have all the departments and features of a typical U.S. acute care hospital, including advanced diagnostics.

ACIBADEM HOSPITAL ANK AR A

REPURPOSE EXISTING BUILDING

HOK proposed an innovative solution for the recladding and repurposing of an existing building in Ankara, Turkey that would be utilized as a hospital. Working with the client, HOK was able to propose a contemporary design solution drawing on inspiration from natural and cultural references. A scalable pattern was incorporated into a doublewall glazing and perforated metal panel system that will maximize day lighting and views for patient rooms. This unique pattern was developed as part of a new brand standard and has been incorporated into the design of multiple Acibadem projects.

MINISTRY OF ENVIRONMENT AND URBANISATION ADMINISTR ATIVE BUILDING The Turkish Ministry of Environment and Urbanisation commissioned HOK to develop the design of a new state of the art administrative building as a new home to their Istanbul operations. The 15,000 square meter facility will include offices, a conference center, cafeteria, daycare, clinic, support, and archival vault space. HE ADQUARTERS TENANT FIT-OUT HOK was hired to design the new Headquarters for Kavuklar Realty in Izmir, Turkey. The client desired a design that would showcase the prestigious views that are the focal point of the Headquarters, located on the 23rd floor of the brand new 100-meterhigh Bayrakli Tower. The Kavuklar Headquarters comprise of an Executive component and a Real Estate component. HOK’s emphasis was to blend the warm and welcoming Executive division with the fresh and contemporary approach of the Real Estate division. Sculpted stone niches that highlight client artwork balance the rich walnut that frames the Executive Reception and Conference Room. The Real Estate component aimed for a design that was sleek and technology-centric, while remaining grounded in natural and organic finishes.
