SUBURBAN TOWN

Toronto’s Golden Mile is a neighbourhood undergoing change. The area currently consists of large Big Box Stores, factories and car dealerships, but is surrounded by low-income family neighbourhoods. As the new Eglinton Crosstown moves through this area the density of this neighbourhood is set to drastically increase. Large towers and business centers are proposed under the Metrolinx mandates to be built up around each of their ground-level stations at this site. At the same moment, the site has seen large disasters of its own. The large scale retail and sprawling parking lots have made this site an area of extreme runoff. The Massey Creek, a tributary on this site that runs into the Don Valley, is the most polluted tributary in Ontario, due to this runoff. These three players, the low-income suburban community which surrounds the site, Metrolinx Eglinton Crosstown, and the Toronto Regional Conservation Society which dictates the creek, became our team’s drivers for design. Our strategy was to create a zero runoff neighbourhood that could provide suburban recreation at a density that could grow with time.

My intervention at Riverdale Park aims to create better connections between Broadview Avenue and the existing Park below. The overall composition of the platforms is inspired by minimalist graphic art and creates a series of platforms extending from the hill at different elevations. These platforms point the viewer towards the different programs of the park below. The ground plane below the platforms becomes activated by the structural elements of the platforms. This grid of columns provides an informal space for play. The platforms are accessed by a staircase which connects the pedestrian to the top and bottom elevations as well as the informal auditorium space which is created by a levelling out of the terrain near the top elevation.

Toronto’s waterfront was originally built as a shipping port in the late 1800s. Layers of landfill make up the near kilometre wide man-made periphery of the city. This edge has been repeatedly destroyed and rebuilt upon as the Portlands district was adapted to new uses. This has left the land scared and disconnected from the surrounding city.

STEP 1: DRAG EXISTING BLOCK STRUCTURE FROM THE NORTH DOWN TOWARDS THE WATERS EDGE

In order to create a neighbourhood that can withstand time my Portlands Masterplan takes the existing urban block structure of the surrounding neighbourhood to the North of the site and drags it down towards the water’s edge. This North-South axis deepens the city’s connection to its waterfront and ensures that the block size and structure used is an appropriate scale. This new edge must address both the surrounding context and its current occupation within a flood plain. The port structure along the waterfront edge works to do this. Creating smaller bays along the waterfront helps to create areas that can be more easily programmed. As well these bays help to provide flood protection and adaptive uses. With multi-level parks pathways, and floating docks these spaces can be used throughout the year. The port condition, the series of rectangular bays, also help to create an economic driver for the neighbourhood. By increasing the buildings adjacency to water, and the amenities that come with it you may also increase the profitability. Unzipped creates an open waterfront with deep connections to the surrounding context and integrated flood protection through public amenities. STEP 2: DEVELOP EDGE

Old Ottawa East is a small community located East of the Rideau Canal, just South of Highway 417. The community currently consists primarily of small detached homes. This family neighbourhood is rapidly densifying as the city of Ottawa expands its Rapid Bus Transit system in order to move people towards the expanding Downtown core. In order to help bridge the existing neighbourhood from its current low-rise residential to the proposed high rise condo developments, the master plan looks at creating a permeable pedestrian-friendly community with public active outdoor amenities. The site consists of a mix of low rise family oriented multi-unit apartments, senior-oriented condos, as well as community amenities such as parks, office space, restaurants and auxiliary spaces for local schools.

The proposed housing design is a multi-level stacked townhouse complex aimed at low-income families. The complex provides amenities such as private outdoor space, storage and private parking in an intensified setting. The proposed plan aims to provide the luxuries of the suburban lifestyle in an urban setting.
