we embark on our 3rd year of publication, I’m reminded once again of how time seems to slip by so quickly in this often exhilarating time in which we live.

The beginning of not only a new year but a new decade. 2020..It sounds a bit like the title of another Stanley Kubrick film from the Space Odyssey series. And is it just me, or does it feel like one as well? Surreal! In a world where human interaction is becoming more and more a thing of the past and as we spend much of our waking hours online, interacting with our A.I. cyber friends (that’s Artificial Intelligence for us non-techy folks.) I sometimes wonder if we’re missing out on something?

Actually, the brains behind the new AI-controlled net-zero luxury home is Max Gerbut, a Ukrainian born physicist who also has a Ph.D. in robotics engineering.

The

modular units have a sleek minimalist Scandinavian look, large windows, and a bright-white interior. What makes the house different is how it’s built, says Gerbut. “When someone starts building a house, they usually start with the frame and then go to insulation, but we did it the opposite way. We developed a patented composite polymer insulation that can also be 3D printed into a construction


material for building walls.” Similar to other modular homes on the market, they arrive fully assembled, inside and out, and are ready to be hoisted into place anywhere. But that’s where the similarities end. This fully autonomous house is powered entirely by solar energy. It features an air-to-water generator hooked up to a purification system, as well as a bioactive sewage

system for treating black water. The house is designed to use as few resources and energy as possible. Gerbut has developed a proprietary building composite 20 times more efficient at retaining heat than a traditional insulated wooden house. With its unique composite walls, roof, and energyefficient windows, the house is so thermally sound that it takes more energy to bring a cup of water to a boil than to heat the entire home

for an hour in the middle of winter. Solar panels gather enough energy to run the entire house, from heating and cooling to lighting and appliances and even a highdefinition projector. An optional system generates water from moisture from the outdoor air, so it isn’t necessary to connect to a city water supply. It is outfitted with more than 100 interior sensors, the doors

CMHC’s Housing Market Trend Predictions For 2020

The two year slow down in the real estate market is now officially over according to the Canada Mortgage and Housing Corporation (CMHC) who recently released a comprehensive report. While potential buyers already took inspiration from the news of ongoing low interest rates for the 2020 year, the market continues to rally and shows no sign of decreasing in 2020. Since the federal election, Canadians have yet to see the results of a Liberal win. Here are three anticipated trends according to the CMHC:

1. Canadian Sales will crest between 2020 and 2021 Real estate brokers across Canada remember the crash of 2018 With the market showing signs of recovery in 2019, the pendulum is swinging towards the plus sign. Sales surges in B.C. and Ontario are predicted to happen through to 2021. In part this can be accounted for by disposable income increases that are expected to occur within the two provinces. With key markets in Canada accelerating, its place in the global home price marketplace is sure to rise.

2. Rising House Prices The Canadian housing market has finally come out of its slumber since the imposed stress-test halted market progress. Just as sales took a hit, so home price growth was slow-rising. By 2021, the B.C. Market will push Quebec into third place for price growth. Aside from the high-performing

provinces of Quebec, Ontario, and B.C., the other provinces are expected to make “modest gains” but no decreases.

3. New Builds Will Plateau While Canadian home builds hit a 10-year high in 2017, it’s been on the decline since. The CMHC says the total number of homes that started construction in 2019 is about the same ballpark total we should expect for both 2020 and 2021, in line with the historical average for annual home construction. While a strong economic outlook coupled with a strong labour market makes construction on new projects is a likely possibility, CMHC warns that household formation will slow during this period. With recovery mode in full force, it appears Canada’s markets will remain on the upswing for the next couple of years at least.

Over the past ten years, the phenomenon of the home electronics devices market has accelerated at an amazing rate and shows no sign of slowing down in the foreseeable future.

The term “smart home� is defined as home automation which involves the control and automation of lighting, heating, ventilation, air conditioning, security, home appliances as well as advanced sound and communications systems There are two fundamental elements involved in this technology, electricity and WiFi. In a typical modern luxury home design, it is not unusual to run additional data lines to such utilitarian areas of the home as laundry, bathrooms and of course, kitchens. Through the merger of modern technology and minimalist design elements, and an open space approach to interiors, the future is promises to be a reflection of a brave new world of architectural design.

Real Estate update with Russ Qureshi The Sunshine Coast real estate market continues to rebound and gain during the fall months. All three sections of the market: detached, condos and townhomes and land only all enjoyed significant gains during November 2019.

price for a piece of land is down 1% to $372,000. Total units available for sale are up 6% to 221. The sales success ratio is 7% up significantly but still firmly a buyers market.

Here is how it breaks down: Detached sales – increased by 63% in dollar volume to $35,500,000. Unit sales are up 56% to 47. The median price (with half the sales falling under and half the sales coming in over) for November was $645,000. Year to date, this brings dollar volume to within 7% of last year’s total. Right now, we sit at $336,500,000 in sales. Unit sales are within 6% of the previous year’s total sitting at 470. The average price for a house this year is down only 1% to $716,000. Homes available for sale are down 9% to 300 making the sales success ratio (the number of sales versus the available inventory) almost 16%. The detached market is firmly in the seller’s hands.

Condos & Townhomes sales – increased by 60% in dollar volume to $5,350,0000. Unit sales are up 54% to 11. The median price (with half the sales falling under and half the sales coming in over) for November was $445,000. Year to date, we are up 12% in dollar volume to $68,800,000, and unit sales are behind by a single deal and sit at 131 units sold. The average price is up to $525,000. Total homes available are over double compared to 2018 and now sit at 113. The sales success ratio is just under 10% putting this portion of the buyer’s hands. Land Only sales – increased by 46% in dollar volume to $4,900,000. Unit sales are up 60% to 16. The median price (with half the sales falling under and half the sales coming in over) for November was $300,000. Land only sales have had a tough year, and the numbers reflect it. Year to date, we are down 36% in dollar volume to $35,300,000 and 35% in unit sales to 95. The average

What to do…? Detached home sellers, the basics continue to apply. Make sure your home shows well, it is warm for winter showings, there is little or no deferred maintenance etc. The funny thing is that sales are spread out quite equally over the price ranges. Make sure you understand what you want as a seller and as a buyer, so when it comes down to the fine details, you have clarity. Sellers of condos and townhomes need to follow the same basics as the detached home sellers. Also, sharpen your pencil when it comes to price. Buyers have many options for purchase today, so competition is fierce! Sellers of land only properties need to keep it on the market. Make a plan for spring to make that property/lot more desirable (if it doesn’t sell this winter;). Depending on the property, this may mean as little as keeping the corner pins easily identifiable. If you don’t have corner pins, consider having the property surveyed. Opening reception, augmented reality and virtual reality experience: Saturday January 18, 2pm-4pm with original graffiti demos by Ben Tour and Dean Schultz 4pm-6pm January 16th through February 9th ‘Ghosts of Graffiti’ (mixed media) by Beau Smith and Gerald Shaffer The word ‘graffiti’ was first used in 1851 by the Italians to describe the ancient inscriptions that were etched into the walls like “scratches” of the Pompeii ruins in Italy. But the earliest examples of graffiti date back to the Paleolithic times when cavemen began to draw on cave walls. It was the first time humans had expressed themselves artistically. Even though the drawings were simple, mostly depicting animals and various abstract symbols, they remain today as a testament to man’s earliest creative inspiration.

Not all graffiti is art, to be sure, but many well known contemporary public artists began their career by painting on the sides of city buildings and urban walls. Unfortunately, most graffiti is quickly erased, painted over, or eroded by the weather. ‘Ghosts of Graffiti’ showcases this urban art form through a series of life sized photographs documenting the history of Gibson’s graffiti scene. Each canvas is an explosion of abstract colours from decades old images that have come and gone. Their layered remains, exhumed, become the captured focus of the show. “Molly’s lane is rich with historical graffiti and tagging. Its private protection allows for an unusual cacophony of new and vintage graff combined and textured with the weather in a uniquely abstract way.”

Functional Art in 2020

In

the past year, the market for collectible designer furniture has been glowing white-hot. In October, an auction of the personal collection of Claude and François-Xavier Lalanne, including Grand Choupette, a zany sculpture of a cabbage with chicken legs, as well as a bronze rabbit, pulled in a whopping $101.5 million. In the coming year, industry insiders only expect this sector to grow. “I think the market for true collectible contemporary furniture is at its infancy,” insists AD100 designer Ken Fulk. “Currently, the secondary market is modest, especially when you compare it with the art market…[but] personally, I’d much rather have a Maarten Baas clock or a Studio Drift chandelier than a Picasso.”

Evan Snyderman, a co-founder of New York-based R & Company, believes the worlds of fine art, craft, and design are on a collision course. “Over the past century, these have been pulled apart, and I feel that they’re coming back together,” he observes. “Contemporary artists are using traditional mediums like ceramics and fibres, and designers are going into fine art practices, making sculptural furniture objects. It’s very exciting.”

Younger generations are particularly taken by collectible design over the artwork, especially from emerging designers. “The idea that they can be connected to an artist and an object in a physical way and actually live with it and use it is powerful and resonates with them,” says Fulk.

Ferrari is a Name Synonymous with Luxury

s well as sharing the name of the luxury auto maker, Ferrari Construction also shares another commonality. They are both recognized for their accomplishments in innovation, excellence of design, and superb craftsmanship and service.
