e history of Japanese garden design dates back to the Asuka period (592-710 AD) when Japan rst embraced Buddhism and imported Chinese gardening techniques. Transforming Real Estate with Rachel Dempster
So if you reside here on the Sunshine Coast, you’ve likely seen Rachel Dempster real estate signs posted from Langdale to Pender Harbour but what you might not know is that while she’s one of the most successful real estate agents here on the coast, she also has a passion for design and home renovations. We sat down with her to learn a little more about her work.
When did you move to the Sunshine coast and how long have you been selling real estate here?
I ‘accidentally’ moved to the coast in 2013 from Horseshoe Bay a er a very fortunate real estate search that led me to this magical place. We were actually looking for a new home in West Vancouver with a bigger garden and ended up on our almost 9 acre farm in the heart of Gibson’s with horses and so much more! I got licensed in real estate in April 2017
and felt that I could showcase how amazing our community is, whilst helping families nd their happiness settling here on the coast too! It was the best decision I’ve ever made. I love my work guiding families through the biggest nancial and emotional decisions they’ll likely ever make is a true privilege.
What prompted you to renovate
homes?
Before obtaining my real estate license I was lucky enough to have bought and sold 12 properties in the lower mainland, each time adding value whether it was simple interior design nishes, or completely gutting homes.
We certainly learned through a lot of trial and error! My secret weapon through all of this was my husband Ross. He has worked in the lm industry for over 30 years Production Designing multimillion dollar movies and TV shows such as Lost In Space for Net ix and with his talents for designing spaces and my love of interior design meant we were perfect match to work on renovation projects together. In 2016 we were selling our home in Horseshoe Bay and my amazing realtor Haneef Virani asked me a very poignant question. He said “Rachel do you want to keep renovating homes or do you want to sell them?” Instantly I knew the answer so that was the catalyst for me to becoming a realtor!
What makes a perfect home for a renovation project?
Well as a saying goes ‘it has to have good bones’. For our latest project at 679 Corlett, I had shown the home multiple times to potential buyers who were hesitant to take on the project with uncertainty in the market. Every time I showed it I literally thought ‘this would make a great project’! A pretty rancher built in 1981, with ocean views, situated in Lower Gibsons and only a stone’s throw from Molly’s Reach so it had the best location! When renovating to sell or ip homes, size is a big consideration. e larger the home the larger the budget plus the longer it will take to complete. Many of the giant monster homes I see in my every day work are barely lived in. I think the days of building 6000 sq homes are numbered and from an environmental standpoint I support this shi to smaller scale living. Another consideration is the purchase
price of the home, the renovation budget and the potential selling price. My advice to my clients when renovating is to always consider the changes you are making and ask yourself if it is adding value and at what expense? Make timeless design choices and try to refrain from very trendy styles that may put o potential buyers in the future. Add personality and colour to your home with so furnishings but keep your pallet for the more permanent features such as ooring, walls, tiles, etc., all neutral.
Why
renovate rather than build new?
From an environmental perspective it makes the most sense and from a cost perspective too! While building a new home sounds exciting the reality is that it’s a long expensive process.If you look at the cost of land plus the cost to build per sq most homes here on the coast would be hard to rebuild in a cost prohibitive manner that makes sense.
What were the extent of the renovations at 679 Corlett?
e home needed modernizing inside and out. e former owner had a family connection to Australia and was a much loved local teacher, so when taking on this project, I wanted to pay a little homage to that connection and wanted the home to have a little ‘Aussie’ vibe.
For the exterior, we chose a silver metal roof,white exterior siding accentuated with black windows. We modernized the carport Scandinavian style in jet black to provide a
juxtaposition to the white exterior of the main home. New concrete driveway, pathways and planters and a new lawn for curb appeal.
For the interior our pallet is modern and neutral. We chose American white oak oors throughout and Italian marble in the bathrooms and laundry room to enhance the simplicity of this home and bring a sense of calm throughout. We staged the home with warm leather, so fur and linens that invoked a timeless class. We added personal pieces from our own home like the liquor cabinet from Leanne Ford for Crate and Barrel, partnered with books from Vogue stacked on marble co ee tables etc. to add layering and depth to the overall design. People o en under estimate the value of good staging!
What’s your top three tips for anyone considering taking on a Reno project?
1. Location location location you can change anything in a home but you can’t change its location!
2. ‘Good bones’. Make sure you get a building inspection before you purchase or have a contractor walk through the home with you before removing subjects.
3. Pick a good realtor! They should be able to advise you on everything from design choices, offering up a list of trusted trades and most importantly tell you approximately what the homes value will be after the renovation!

The Rise of Affordable Modular Homes
Modular housing is quickly gaining popularity as a promising solution to the housing affordability issues here on the coast. The province’s recent zoning changes, particularly those affecting secondary homes are poised to significantly impact the housing situation in a positive way.
The new zoning regulations have opened doors for the development of secondary modular homes by introducing increased density bylaws as well as offering cash incentives in the form of a forgivable loan to qualified property owners. This policy shift encourages local homeowners to consider modular homes as secondary dwellings on their properties. Modular housing, with its ability to be customized and rapidly deployed, becomes an attractive option for adding rental units or accommodating extended family members.
To further support the growth of affordable modular housing, the BC government has introduced a number of initiatives including a substantial investment in funding to support local
governments in meeting new density zoning requirements and to help with the new development approval process.
