Pioneering Energy Efficiency in Sustainable Building by Staff Writer In the ever-evolving world of construction and housing, one man, Luke Dolan, took a bold step towards change after years of witnessing accumulated waste on construction sites and inefficiencies in the way houses were being built. Luke’s story is one of transformation, dedication, and a relentless pursuit of energy efficiency. He embarked on a journey that would not only redefine his career but also help shape a more sustainable future.

and it marked the beginning of a remarkable journey. Capital Home Energy primarily focuses on single-family homes, conducting energy audits and providing guidance on building code compliance. Their mission: to help builders and homeowners alike construct and reside in more energy-efficient homes. A decade into the business, Luke has become a familiar face to countless homeowners and has put over 5,000 homes to the test. “All the different people I’ve met over the years and the success stories are the things that keep me

going in the morning,” Luke shares. His work has not only saved homeowners substantial costs but has also led to the creation of healthier, more durable, and more comfortable homes. Yet, for Luke, energy efficiency is not solely about upgrading heating systems and insulation. He emphasizes, “What sometimes gets missed about energy efficiency is that it’s not just about building air-tight homes.

“I wasn’t sure how to get involved, but I wanted to do something different and something good. In a way, energy efficiency chose me,” Luke explains with a smile, reflecting on his initial inspiration. His decision to shift his career’s focus towards sustainability was a pivotal moment that would eventually lead to groundbreaking change in the industry. Starting as an energy advisor for a consulting firm in Vancouver, Luke swiftly realized the need for a more sustainable approach to building. Just a year later, he founded his own energy design firm, Capital Home Energy. For Luke, this transition felt like a natural progression,

In 2014, Luke’s determination to advance energy efficiency on a national scale led him to establish the Canadian Association of Consulting Energy Advisors (CACEA). Their goal: “to establish and promote the credibility of energy advisors across Canada so we can educate, leverage opportunities, and help stakeholders understand the industry.” In addition to his entrepreneurial endeavors, Luke also shares his knowledge by teaching a Building Science course for the Canadian Home Builders Association.

A Brighter Future: Another Habitat for Humanity Success Story by Jelayna Murdoch In a world where headlines are dominated by the housing crisis, one can’t help but feel the weight of an ongoing struggle for affordable and accessible housing. This issue isn’t confined to any particular region; it’s a national concern, with politicians across the board pledging to make housing more attainable for average Canadians. Even here on the Sunshine Coast, where natural beauty abounds, the harsh reality of soaring housing prices and elusive affordable rentals has become a daily concern. It’s the younger generation, particularly young families, who find themselves most profoundly affected. But amidst the challenges, there’s a glimmer of hope. A local success story shines as a beacon of optimism in these trying times. Just a year ago, Alicia and her son, Cooper, were residing in a rented trailer. While it was an affordable option, it required maintenance and upgrades. The singlepane windows made winters far from cozy, and the lack of playmates for Cooper in the neighborhood was a concern. Alicia, who had recently embarked on a career change, was determined to carve out a new path for herself and her son. It was Cooper’s grandmother who first suggested exploring the Affordable Housing Program offered by Habitat for Humanity. Alicia had heard of Habitat for Humanity, thanks to her familiarity with the ReStore and the signs she had seen around town carrying the Habitat message. She recalled, “I remember a carpentry class in high

school did a project to help a Habitat build,” but her knowledge was limited to that. Encouraged by her son, she attended a Habitat information session in Davis Bay in the spring of 2022. At first, she didn’t believe the Affordable Housing Program was meant for her. She had a reasonable income and was keeping up with expenses, leading her to believe she wasn’t the kind of family Habitat aimed to assist. However, she soon discovered that she was precisely the kind of family that Habitat was eager to support. After an application process that involved sharing financial information and personal interviews, Alicia and Cooper were accepted into the program. The requirement of contributing volunteer hours didn’t deter her. Alicia dove right in, eagerly accumulating the hours necessary to qualify for a Habitat home. “I worked at the bottle depot at Salish Soils, at the ReStore, wherever I was needed,” she recalled. While it was a challenging task, Alicia found it rewarding, as she was working towards her dream of affordable housing. “I still keep in touch with the volunteers and Habitat staff I worked with. They are a great, very supportive group.” Habitat for Humanity’s Affordable Housing Program doesn’t provide a handout; it offers “a hand up” to working families who are struggling to get ahead. The partnership with Habitat allows families to secure safe and affordable housing, never costing more than 30% of their household income. Simultaneously, they accumulate funds for their future goals.

What advice would Alicia offer to anyone considering applying for the program? “Try, just try. I had a preconceived idea of who Habitat was trying to help. Every day I walk in my door after work and think ‘I’m home.’ I have never felt that before. We are so happy and so grateful. Real Estate Insights - November 2023 We slid into fall this year with increasing inventory and higher interest rates causing a pronounced slow down in the real estate market from the national level all the way down to our local neighbourhoods. The expected results of increased inventory and higher borrowing costs did not, necessarily, mean lower prices. Buyers are enjoying a slowing pace in the decision making process as the amount of choice, while still not at our accustomed “pre Covid” levels, is large enough to put most buyers at ease around the question of “Will what we want to buy be available, when we want to buy it....?” Also, the pressure of buying before your rate hold expires. With the Bank of Canada holding the prime rate in September and expected to continue the hold at their October meeting we should see more confidence from buyers leading into

the winter season. We will continue to see more inventory become available as well. All of this is great news for buyers. What about sellers? Many pundits have been surprised that prices have remained buoyant throughout the increase in both inventory and interest rates.
