FROM THE DESK OF THE PUBLISHER So much has changed in a such short period of time. Our neighbourhoods, gathering spaces, the places we work and call home, have all changed,not to mention the challenges of adapting to social distancing and self isolation. As much as life in the midst of COVID-19 has sparked fear, frustration and anxiety, for some of us it has created an opportunity to slow down and reflect on what matters most in life. Many of us have discovered newfound passions or hobbies from gardening and baking to learning a new instrument or writing that long delayed novel. Many of us have found comfort in the company of family and friends – even from a distance. While there have been ups and downs, there has also been a sense of overwhelming gratitude for the communities and frontline workers who have worked tirelessly to stave off and prevent the spread of the virus here on the Coast. As I read the daily news from other communities, cities, countries, and around the world I can’t help but think how fortunate we are to be living here on the Sunshine Coast during these chaotic times.

Here at Deluxe Garden Centre, we have recently been focusing on creating an all-inclusive customer shopping experience. We are so lucky to live in a community that is home to so many talented artists and craftspeople. On that note, we’d like to do our part and share some of these local treasures with the community.

As

we are likely to see fewer holiday markets and craft shows this year, we wanted to find a way to share our customer base with local artisans that rely on seasonal markets and shows to showcase their products yearround. Currently, we are excited to have on display several pieces by Donna Stewart. Her art has been a wonderful addition to our garden centre. The pieces we carry are well suited for displaying both indoors or outdoors.

We encourage other local artists that are interested in showcasing their work at the Garden Center to reach out to us. We are looking for items that sell in the $5-$75 price range. We are still looking to cover a couple of areas: holiday décor, glass ornaments, birdhouses, pottery, and anything that would be suited to home or garden décor. Energy Efficiency: One of the significant benefits of prefab homes is that they tend to be highly energy efficient. Their tight seams keep heat in and reduce energy bills in the process. CommunityBased Housing Solutions I came across this article recently and thought it worth sharing. Could this be a solution to our own affordable housing dilemma here on the coast? “Fight the housing crisis, resist climate catastrophe…make some extra money,” urges the landing page for OBY Cooperative, a startup that’s offering turnkey, prefab ADUs to homeowners in California’s East Bay. “The general idea is that OBY takes on the cost and hassle of building an ADU, and homeowners benefit from having an extra room on their property available to rent,” they say. Homeowners with land to spare can collect upwards of $500 each month in rent, or $6,000 yearly, without the hassle of tenant management, development headaches, or any up-front costs. As more ADUs are built, those sidelined by the housing crisis would find it easier to secure a rental and keep one.

With a cooperative network of builders and carpenters throughout the Bay Area, home kits can be prefabricated near build sites, and then easily hauled to a backyard for assembly.

OBY’s preliminary concept is a 576-squarefoot ADU with two bedrooms, a bathroom/ laundry room, a kitchen, and an open living/ dining area. The exterior would be closely matched to the property’s primary residence. OBY, an acronym for “Our Back Yard,” is co-owned by community investors, property managers, developers, and designers. With support from cooperative consultants

CoEverything, the team of experts has honed a concept that’s both affordable and sustainable. The ADU’s design eschews carbon-heavy materials like concrete and gypsum board, instead implementing wood that’s sourced from ethically harvested forests. The twobedroom, one-bath plan features an open living/dining area, a kitchen, custom builtins, and an exterior “that will match each property’s primary residence,” says OBY. Solar panels fi xed to the roof provide energy for lighting, heating, and kitchen appliances. Agility is a major underpinning of OBY’s promise of affordability. With a cooperative network of builders and carpenters throughout the Bay Area, home kits can be prefabricated near build sites, and then easily hauled to a backyard for assembly. Arizmendi Construction Cooperative, a backer of the company, would provide general contracting across the board for quality assurance— everything from installing the foundation to plumbing and electrical. A Classic Choice for Discerning Builders Although metal roofs are widely appreciated for their modern aesthetic design, the history of metal roofing dates back to the 1700s when lead and copper were the primary metals used for roofs. By the 18th Century, the first facilities for rolling copper sheet metal were developed in America, and the English created the first method for corrugating iron in 1829. The history of metal roofing has continued to develop and is once again a popular choice for discerning homeowners, architects, and commercial builders alike.

hen it comes to today’s metal roofi ng choices, there are several different materials available on the market. The most commonly used is galvalume coated steel or galvanized steel. In the on-site installation method, large rolls of metal go through a “roll-former” - a machine that converts metal coils into roofi ng panels. Th is machine creates a customsized extruded panel that enables it to create panels for a precise fit.

Concrete Vs. Asphalt Which is the better choice?

The discussion of which is better, concrete or asphalt, has long been a topic for debate. Let’s compare some of the pros and cons and compare the two. Concrete roads and driveways are highly durable as compared to asphalt, however, asphalt paving costs less than concrete and there is some evidence that asphalt may provide a slight advantage against vehicle skidding in rainy or light

snow conditions. Concrete, on the other hand has a much longer lifespan. How are they made? Concrete is made using aggregate (like crushed rock and sand), along with cement and water. The cement acts as the binder in concrete, holding the aggregate together. As the mixture dries, it forms a hard and durable surface. Similar to concrete, asphalt is also made of aggregate. Its binder,

however, is bitumen, a dark sticky substance derived from crude oil. In the application process,hot asphalt is poured onto a bed of heavier aggregate and then pressed into it with a steamroller. Once the asphalt cools,it is strong enough to withstand vehicle traffic and offers enough flexibility to accommodate imperfections in underlying surfaces. Asphalt paving, when properly seal-coated, can withstand heavy rainstorms without damage whereas concrete may exhibit cracks after heavy rains and snowfall. Another advantage is asphalt’s dark color which absorbs the sun’s heat and contributes to more rapid melting of snow and ice. Conclusion So in conclusion concrete costs more but lasts longer and takes longer to install. Asphalt offers considerable cost and time savings but may require more regular maintenance throughout the life cycle.. Both options are equally viable and your choice should be based on your personal requirements.

Prefab Homes Come Full Circle Long before online ordering at Amazon,the Sears print catalogue was the major shopping source for Canadian families, especially those in rural areas lacking any nearby retail locations. Consumers bought household tools and appliances through mail order as well as the same item of kids’ clothing in multiple sizes, with an easy return policy for items that didn’t fit.

Sunshine Coast Market Update for September 2020 by Russ Qureshi

The Sunshine Coast of BC has enjoyed it’s strongest month for sales in many years. All segments of the market are up in a big way! After months of working from home folks are understanding (as are their employers) that they can work from home and be productive! This has caused many buyers to move up timelines, and simply make the decision, to make the move to the Sunshine Coast. Detached home sales were up 99% (yes, they doubled) in dollar amount over last year at this time. July saw $85,500,000 in sales. Unit sales were up 60% to 101 units sold. Inventory is down a full 24% to 331 available homes for sale. Therefore, the sales success ratio (the amount of sales versus available inventory) is 30% making it a very HOT sellers market. The average price for a home last month is up 24% to $845,000. Temper that with the fact that the average price so far in 2020 is up 9% to $772,000. Year to date sales dollar amounts are up 29% to $251,500,000 and unit sales are up 18% to 326 homes sold. Lot 5 Spyglass Place - Gibsons

Condos & Town Home sales were up 17% to $8,050,000 in dollar amount. Unit sales are up 23% to 17 sales. Inventory is up 24% to 138 condos or town homes available. Therefore, the sales success ratio is 12% bring this segment of the market back into balance from a buyer’s market. The average price for town home last month is up 4% to $537,000 but down for the year to date at $474,000. The average price for a condo is down 24% to $383,000 last month and down 9% to $496,000 year to date. This can be accounted for all the presale condos selling on market last year…the majority of this past months’ sales are pre-existing homes. Bare land sales are up 479% to $6,400,000 in dollar amount and up 400% in sales to 25 units sold in July. Inventory is down 6% from last year with 216 available bare land properties. Therefore out sales success ration is 9.25%. This is still buyer’s market territory but we are on the cusp of a balanced market. Year to date we are down 5% in dollar volume to $19,750,000 and up 25% in unit sales to

65. The average price for bare land on the Sunshine Coast this year is $304,000. The market is swinging up due to high demand! Sellers, the homes that are sitting on market are severely overpriced and/or do not show well. As per my usual advice, do not defer the maintenance before listing! Especially if you’re selling a rental investment…take care of and clean up your home so it looks great. If you prepare your home so there is minimal work for a buyer to do you are far more likely to achieve you price in a reasonable timeframe. This goes for all segments of the selling market. Buyers should be prepared. If you require financing make sure it is in place before you go look. Between 1908 and 1940 Sears sold over 100,000 prefabricated single-family homes.

But a lesser-known item at Sears was the prefabricated single-family home, mass-produced in a U.S. manufacturing facility by Sears, Roebuck and Co. More than 100,000 of these homes were sold between 1908 and 1940, shipped in kits throughout the United States and Canada for on-site assembly. Priced at less than $2,500, these kits contained some 30,000 pieces, including lumber, nails, paint and shingles, plus an instruction book, similar to a child’s Lego set. Owners could hire someone to build the home or do it themselves, often convincing friends and family to provide sweat equity. That early innovation is now back in style. In a bid to improve current housing affordability challenges and combat rising land and construction costs, many cities are returning to prefabricated or modular construction. Prefab is now featured

in everything from single-family homes and seniors’ complexes to six-storey hotels and 25-storey apartment buildings. These homes are currently being designed for B.C.’s Kitimat LNG employees. The major advantage of prefab housing is that manufacturers can build within a large, climatecontrolled indoor factory, at a much faster rate, while demolition, excavation and foundations are

concurrently completed on the actual site. A six-storey hotel can be built on the factory floor in three months and assembled on site in about 20 days, allowing three to four months of additional finishing work for mechanical, electrical and plumbing work. Compare that to an approximately 24-month conventional construction timeframe for a similar project. Construction disruption to the surrounding neighbourhood is also significantly reduced. Depending on the project complexity, shipping destination and other factors, a builder can save up to 50 per cent on construction time and about 20 per cent on the cost of traditional construction, due to a shorter financing period.

Habitat Update By Brad Ferguson, Board Member Habitat for Humanity’s mission is to mobilize volunteers and community partners in building affordable housing and promoting homeownership as a means to breaking the cycle of poverty. Our vision is of a world where everyone has a safe and decent place to live. In keeping with this mission statement, the Sunshine Coast affiliate of Habitat for Humanity has recently formed a new committee for the purpose of establishing working relationships with local property developers.

It is the mandate of the committee to encourage and nurture mutually beneficial partnerships In order to support our ongoing mission of providing affordable home ownership for Habitat Families”

The Land and Resources Committee is made up of a dedicated group of local volunteers who have extensive experience in the building industry here on the coast. The committee consists of Dennis Olson, Susan Hildebrand, Laurie Lacovetsky and Brad Ferguson as Chair.

The committee will offer support, recommendations, and assistance to developers by supporting applications for rezoning, advising organizations when and where appropriate affordable housing allowances may be a factor, and to ensure that Habitat for Humanity has a voice in the future development of housing on the Sunshine Coast and that this development encompasses an element of affordable housing in our community.

of initiatives were discussed including plans to reinforce the existing relationship with the “Touchstone at Gospel Rock” developers, updates on the North Road sub division application that we have supported, and potential sites for relocation of the ReStore as our lease is set to expire at end of this year.
