You may have noticed a break from tradition on our cover photo this issue. Typically we feature a contemporary West Coast Design home that is more representative of what we build here on the coast. This one looks more like Elon Musk’s new vacation pad.
What is unique about this particular home is that it was built entirely using an oversized 3D printer and was completed in a matter of a few days and at a fraction of the cost of traditional construction. Turn to page 10 to see how technology is revolutionizing the way we build.

If you are a land owner with a property that has no structure on it, as you probably know it is often difficult to get bank financing for raw land as opposed to a regular mortgage on a home.

You may be able to borrow a lump sum of the current appraised value of your home. You don’t need to make any payments on a reverse mortgage until the loan is due. This is usually when you move out of your home, sell it or the last borrower passes away. On the surface, a reverse mortgage seems like the ideal solution for cash-strapped seniors. The benefits of 3D concrete printing 3D
concrete printing has an advantage over conventional construction methods when it comes to building non-rectilinear shapes, such as curved shapes with intricate details.3D construction uses additive manufacturing techniques, which means objects are constructed by adding layers of material. Conventional approaches to construction involve casting concrete into a mould (known as formwork). But additive construction combines digital technology and new insights from materials technology to allow free-form construction without the use of formwork.
Welcome to the Future: 3D Printed Homes. ONSTRUCTION is one of the largest industries on the planet, currently estimated to be worth about 10 trillion dollars a year (US$7.2 trillion) globally. But construction continues to suffer from remarkably poor productivity compared to other sectors. While other industries such as agriculture and manufacturing have increased productivity 10-15 times since the 1950s, construction remains stuck in a rut. Mainly because construction remains mostly manual, while manufacturing and other industries have made significant progress in the use of digital, sensing and automation technologies. Some research groups see 3D-printed concrete as a possible solution to these problems. The technique will also give architects the freedom to inject more creativity into their designs.
Challenges facing construction Our modern civil infrastructure is almost entirely built with concrete. We use more than 20 billion tons of concrete per year. The only material we use more of is water. Currently, the construction industry is facing several serious problems, including low labour efficiency and high accident rates at construction sites. Not to mention high levels of waste and carbon emissions, cost overruns, and challenges in managing large worksites with a diminishing skilled workforce. Disruptive technologies such as 3D concrete printing may be able to offer solutions.

Pouring concrete into formwork limits the creativity of architects to build unique shapes. Free-form additive construction, on the other hand, could enhance architectural expression. The cost of producing a structural component would not be tied to the form, so construction could be freed from the rectangular designs that are so common in current building architecture.

Eliminating the cost of formwork is the primary economic driver of 3D concrete printing. Built using materials such as timber, formwork accounts for about 60 percent of the total cost of concrete construction. It’s also a significant source of waste, given that it is discarded sooner or later. According to a recent study, the construction industry generates about 80 percent of total worldwide waste.
3D concrete printing is being explored for use in the construction of houses, bridges, buildings and even bridges. An 8-metre 3D-printed concrete bridge for cyclists was unveiled in the Netherlands last year. The bridge, which was printed by Eindhoven University of Technology, has more than 800 layers and took three months to complete. This field of research is still in its infancy. One of the biggest hurdles in the development of concrete 3D printing is the concrete itself. Conventional concrete in its current form is not suitable for 3D printing, so new and innovative alternatives need to be developed. Researchers are currently exploring various types of concrete. The concrete for 3D printing must not set when it’s inside the printer, but it needs to set and strengthen as soon after it is extruded as possible. This kind of concrete is called “set-on-demand.” When it comes to printing the concrete, special printers are needed. Typically, the size of the printer needs to be larger than the component being printed. However, researchers and industry experts are exploring alternative methods of creating cost-effective technology that will see a significant change in the way we build in the future. 11

Interview with Dr. Future
Dr. Paul Tinari, (also known as Dr. Future), a BC-based civil and me-
chanical engineer, says he has invented the future of housing construction. According to Dr. Tinari, his 3D printer will soon be building homes in B.C. and around the world. A concrete-pouring nozzle suspended in a metal box is controlled by a computer software program via cables attached to four towers. The wires move independently to position the printer as it pours concrete walls, layer by layer. As this technology dramatically reduces overall building costs, it could have a tremendous impact on the availability of affordable housing both here in Canada as well as alleviating homelessness in third world countries. According to Dr. Tinari and a growing number of 3D printing enthusiasts, the use of 3D printers in the construction industry could lead to new international standards, rapidly replacing traditional building methods in many countries, including Canada. We recently spoke with Dr. Tinari who was kind enough to share some of his insights into this exciting new technology.
When did you first become interested in 3d printing as it relates to home construction and could you share a bit of background on how you arrived at your current stage of development? The journey is a long one. It began back in 1985 when I was a Ph.D. student at the Von Karman Institute ( for fluid dynamics in Belgium) and I was trying to develop a more efficient heat exchange system for a NASA space station project that I was working on. It turns out that the most efficient form of heat transfer is like a vascular network similar to veins in the human body. There was no way to manufacture that with the technology we had at the time so I experimented with a very primitive system using a teletype machine and a glue gun connected to a Digital PDP 8 computer. It didn’t work very well because the computers we were using at the time were very limited in terms of data storage. But I did come up with the concept of printing something layer by layer which is essentially what 3D printing is. The next year, in 1986 , Chris Hall who had access to many more resources than I had at the time, developed the process of laser sintering, that was the first 3D printing system to be commercialized. I’ve been interested in 3D printing technologies ever since then.

How has 3D printing evolved since then? Computers have now evolved to the point where memory is super cheap and we can store billions and billions of data points in order to construct an object layer by layer. Initially, 3D printing was used to build very small objects such as toys or machinery parts etc. but I could see that the trend was that 3D printing would evolve in two directions; from printing very small objects on the molecular scale, to printing very large objects such as buildings and even space stations.
What innovations have you developed in this field that differentiate you from other players in the industry? If you look at other companies that are presently attempting to do 3D house printing, you’ll find that most of them use very heavy trusses and machinery to apply the concrete. My idea was to completely do away with this approach and create a 3D printer that would operate using nothing more than a system of cables. Cables of course experience sag and vibrations and 80% of our innovation was with the development of our proprietary software. Using mathematical algorithms, we were able to compensate for the sag and vibrations and to exactly position the nozzle within an accuracy of about 1 mm in the x, y and z directions. We have patents on this technology and also, because it is very difficult to reverse engineer software, this makes it very hard for anyone to copy.
Given the innovative advantages of this system do you foresee yourself becoming a major player in this new industry? I think we should be able to dominate the construction industry for the next twenty years. The reasons include that our system is incredibly light, so that two people can easily carry and set up each component, it can be set up very quickly, even in remote locations, and it can be shipped in a twenty foot container, transported in a small truck or carried by helicopter to virtually anywhere on the planet. Also, unlike any other system, it is not limited with regards to the size of the buildings that it can build. Because we use a system of cables and not trusses, we can easily expand the system to build structures of virtually any size or shape, including complex organic shapes.
Are you planning to export this technology to third world countries where affordable housing is a more immediate and urgent need? Definitely. For example, we are currently in discussions with a foundation in Africa that wants to build seven thousand homes in the Ivory Coast as well as another group in Ecuador that is looking at building several hundred homes. We have also signed a letter of intent with the government of India to provide homes to alleviate the existing homelessness situation there. Another example that is closer to home, is our discussions with FEMA in the U.S. with regards to replacement of homes that were recently burned down in the California wildfires. Using our technology, this could be accomplished in a much shorter time span and for considerably less cost. Two years ago the Islands of Bermuda and Antigua were leveled by hurricanes. We could go there and rebuild the entire Islands very quickly. We are targeting the entire world, wherever there is need for a quick and affordable response to natural disasters.

I’ve read of your involvement in a pilot project to build 3D printed homes on First Nations lands on Vancouver Island. Could you tell us a bit about that? I can tell you a bit in general terms but not the specifics because the contracts have not been finalized at this point. People are living in homes on this reserve that have a serious black mold problem and they urgently need new housing. CMHC is interested in helping solve this problem, and we have applied for a Housing Innovation Grant to fund the construction of five new homes. This project will also give us an opportunity to prove the product to municipal building code regulators as to the seismic stability, maximum wind loading, and tension & compression performance. This will eventually lead to us becoming certified to build 3D Printed homes anywhere in North America.
What sort of roadblocks have you run into in your quest to take the technology mainstream? We’ve run into the same roadblocks for four years now and that is that people, developers and organizations were very willing to pay us to use the machine to build much needed high quality and low cost housing, but they are not willing to fund the actual R&D necessary to design and build such a revolutionary 3D concrete printer. Consequently, until this point, the entire project has been funded by my own money and by that of my family and friends. Even though I made dozens of presentations to potential investors over the last four years, not a penny of professional Venture Capital or institutional investment money has been put into this project. Despite this, within less than two months from the launch of the project, we were able to produce a fully functional 3D concrete house printing machine here in our lab in Burnaby.
Where are you now in terms of becoming certified. We are in the process of building small buildings or micro structures such as storage sheds and chicken coops as demonstration buildings that do not require to be certified. The next step is to build housing on First Nations lands where municipal building codes do not apply. Then we plan to invite building inspectors to examine the 3D printed structures to confirm that they qualify in every respect to become certified. Preliminary testing has shown that properly built 3D printed concrete walls are actually stronger than poured concrete walls. They are more resistance to seismic effects, hurricane force winds, tornados as well as being more fire resistant. So there is no reason why they would not qualify for municipal approval. Once we have passed this stage. Then we can begin building structures anywhere.

I’ve read recently about improvements to the cement based formula that is used in 3D printed homes that will improve the strength of the completed structure. There is a new type of concrete being developed with added carbon fiber which gives additional reinforcement to the structure and will be 10 times stronger than standard Portland cement. This could avoid the need for rebar and other steel reinforcement resulting in even further cost effectiveness and time savings.
Can you tell us a bit about your, some would say, lofty ambitions for this technology in the future? About four or five years ago I made two resolutions. One was to end homelessness and urban slums in the world and the other was to end hunger and malnutrition. 3D printing technologies have the potential to accomplish both of these lofty goals. We are now close to achieving the first of these. We will soon be able to build high quality, low cost housing anywhere in the world.

National Award Winner 2019 CHBA Conference

BoB the Builder Bob Nicholson has been involved in the building trade since he got his first job on his 20th birthday and he hasn’t stopped building since.

Much of this work was accomplished remotely while connected with studios around the world.
The studio consists of two separate rooms using roomwithin-a-room construction. Both the vocal booth and control room “float” on rubber u-floats, and none of the insulated walls actually touch the house’s walls, ceiling, or each other in order to minimize outside sounds. There are separate doors, baffled air vents, and double parallel oak encased windows with 10mm thick glass in each. The interiors are treated with a combination of sound absorption and diffusion, something Chris is constantly tinkering with to get a better sound out of his small space. As for the gear, the most surprising thing you’ll notice is the lack of it. You won’t find a closet full of old vintage microphones here. Instead, you’ll find the worlds most advanced mic modelling microphone which can perfectly emulate most of the recording world’s most coveted microphones.

Dave Coyle
The Coast’s Cabinet Maker Of Choice. Dave Coyle has been hand crafting folk art / country style furniture here on the Sunshine
Coast for over 20 years. His past experience in antique furniture restoration has influenced his style and is reflected in the modern country feel that has become his signature look.
Dave’s most recent work of art is a new build for Julie Reeves of Gibsons Building Supplies. Julie has built a few homes here over the years and Dave has repeatedly been her cabinet maker of choice. In her most recent build, Dave has created a fabulous chefs kitchen as well as three bathroom vanities, a combined mudroom/laundry room, and a one of a kind incredible pantry. We sent our photographer Rob Tomkins to Julie’s new home do a photo shoot that we share here.
He uses various techniques and processes to achieve his signature look, including a rubbed back paint finish on solid wood. All of his creations are handmade from either BC lumber, reclaimed wood, or live edge planks. Close to 100 of his trademark style kitchens have been commissioned by local architects, home designers and builders, adding a sense of warmth and comfort to many of the finest homes on the coast.
