Affordable housing on the Coast. Q: How would you describe the current housing market conditions here on the Sunshine Coast? According to current reports, affordability hasn’t been this bad since the early 1990’s. Increased interest rates will have a significant impact in our market as they effect the ability of buyers to qualify for a mortgage. The most recent press suggests that the Bank of Canada will continue to raise the rates over the next 12 months. This is obviously not a good indicator for potential home buyers. Q: How would you describe the current supply and demand situation here on the Coast? One of the main issues that we are experiencing here on the Coast is supply. There simply are not enough affordable homes available that are within reach for the average home buyer which drives up prices on available properties. In today’s market $ 500,000 will only buy you a detached single family home that is either a tear-down or in desperate need of renovations. Q: In your opinion what steps would be required to help alleviate the situation? The cost of building conventional homes has sky-rocketed and will likely get more expensive as labor and material costs continue to escalate. One alternative to conventional construction methods, which is now increasingly popular in Europe, is pre-engineered modular homes that can be built faster, more efficiently, and with significant time, labour, and cost savings. Q: A popular perception is that modular or pre-fab homes are of a lesser quality than conventional homes. What are your thoughts? With the current standards of engineering and technology, nothing could be further from the truth. In today’s market you can buy a beautifully designed pre engineered home for less than a conventional home and have it completed in a much shorter time frame. As the award winning architect, Don Stuart recently pointed out in an interview in this same publication, pre-fabrication is the next big wave that will have a major impact on the housing market. He goes on to say that pre-fab homes have an enormous advantage in terms of efficiency, quality control, and the ability to quickly get a building to lock-up stage. Given the weather conditions here on the coast this is a key factor in any home build. 4

Q: What are the features that a typical buyer here on the coast is looking for in a new home? Many of my clients are looking to downsize. When it comes to modular homes, it’s not always a case of bigger is better. In keeping with the current trend of a ‘keep it simple’ lifestyle and a trend towards smaller and more functional designs, many of my clients are interested in building affordable, energy efficient and environmentally friendly homes that can be built with a minimum carbon footprint. The concept of modular home addresses these concerns well. Q: Do you think that today’s home buyer will embrace the concept of prefabricated or modular homes as an alternative to conventional construction? Absolutely, the price point alone will have a significant impact on purchase decisions. In addition, buyers will quickly learn that prefabricated homes are held to the same standards as a traditionally-built home. Although there are still the “mobile homes” that symbolize prefab to many, there are a new generation of prefabricated homes that are fully customized and built as modules, which are then assembled onsite in a matter of hours. Prefabricated does not have to mean lower quality. On the contrary, the materials used in today’s prefabricated homes are often sustainable and green. Consumers have been catching onto the trend of utilizing pre-fabricated’s cost-efficient and timesaving methods. Some of the higher end manufacturers (such as Lindal Cedar Homes) have sold tens of thousands of homes on a world-wide scale Q: How are Realtors embracing this new trends? I think that if realtors are educated in this new trend they will play a key role in paving the road to a more sustainable and affordable housing market. Personally I welcome the opportunity to be able to offer my clients alternatives to conventional builds and have done so on several occasions. Ultimately, this approach will lead to more affordable housing.

Welcome to the November issue of @ Home on the Coast. Welcome to the November issue of @ Home on the Coast. With winter fast approaching and the ski season just around the corner, our thoughts turn to skiing and snowboarding the pristine powder runs of Whistler or maybe a bit of local cross country skiing and tobogganing at Dakota Ridge. On that note, we kick off this issue with a special update report on the long anticipated “Spearhead Traverse” ski huts project at Whistler and a bit of an update on what’s happening with our neighbors to the north. We will also explore the latest advances in the often stigmatized, but ever popular, prefab home market. With the growing trend towards more affordable and efficient methods of home construction that requires less on site labour, and with the development of high quality factory engineered components, the prefab home is back in the spotlight with a few modern upgrades. We are also excited to announce the opening of our new offices at 721 Winn Road in lower Gibsons (directly across from the Sunshine Coast Museum and Archives) Renovations are nearly complete and we expect to be open for business before December. If you said all of the above, you’re correct. Congratulations! But I bet you didn’t know that the concept and original version of Lindal’s modern-day prefabricated homes actually began in Canada back in 1945 when Walter Lindal started a company called ”Colonial Homes” while working in his uncle’s lumber yard in Toronto. In 1962 Walter renamed the business ”Lindal Cedar Homes” and moved his family and the company to Vancouver. (Eventually relocating their headquarters across the border in Washington State due to higher demand for his homes from the much larger American market) A little-known fact is that the current President and CEO, Robert Lindal, and his wife, Susie, both grew up in North Vancouver and attended Windsor High School. Although the company now has over 50,000 completed projects worldwide and with over 100 independent dealers in several countries around the world, they still maintain a strong presence across Canada, including a new dealer here on the Sunshine Coast. Today, the term prefab is synonymous with better value. The label is applied to a wide range of systems, including build kits and factory-built modular units. Prefabs are now the choice of many discerning consumers, mainly because they offer solutions for efficiency, requiring less of the homeowner’s time and resources to plan and build. They also assure the predictability of the home’s final cost, while also guaranteeing, in the case of Lindal, an exceptional build quality with no hidden surprises. To quote one of the architects from the company’s website: “We believe that the marriage of excellent design, operating within a proven building system was long overdue. We believe Lindal is the right fit for this project.Their system is great to work with as it gave us parameters to work with and yet still provides the challenge that all good design originates from. It also ensures that the finished building will meet the Lindal quality standards for materials, design, energy efficiency, sustainability, and workmanship. To quote another well-known architect / partner, it’s very exciting to see these projects move from concept to defined spaces on paper, then specifications and bids process to 12 months later having someone living in the home. This collaboration works well because the architects involved are fully on board with the concept of the system built home. The Lindal system is the hallmark of pre-engineered post and beam construction. The modular spans used by Lindal are based on the golden ratio. Frank Lloyd Wright used the same ratios in his designs and the architects of the Frank Lloyd Wright School of Architecture continue in this tradition with the Lindal collaboration.

After many homeowners complete a new build or renovation there is a combined feeling of exhaustion, relief, and anticipation. Now is the perfect time to call in a professional decorator to help guide the final transformation. Starting with a blank canvas can often be intimidating to some homeowners as they have been so focused on the construction and logistics. Once it’s complete, the next stage of choosing colours, furniture and decor can be overwhelming. Generally most homes and condos today are built with an open plan concept where kitchens, dining and living rooms morph together into one space. Regardless of whether it’s a 4000 sf house or a 600 sf condo, furnishing a home requires choosing products that are the appropriate scale to work within the surroundings and reflect a personal style. The initial visit from a professional decorator typically takes about two hours. Most of this time is spent inspecting the home, taking measurements and a series of detailed photos. As importantly is for the decorator to get to know the clients personality and lifestyle. Assuming the client likes the initial suggestions and ideas the process then moves into the post- assessment follow up. From there the designer will commence work on the project and the fun begins! Since this is a collaboration between the client and the designer, it’s important to get a sense of what the clients vision is for their home. The lifestyle interview should include questions such as: • Do you have kids, pets or extended family living with you? • Do you entertain or host houseguests?
• What styles do you gravitate towards i.e. traditional, modern, rustic? -Are you bringing existing items into the house? • Is this a full or part-time residence? • Do you use your home for work or hobbies? (And finally the big one) • Do you have a specific budget allocated for furniture and décor? Every job is as unique as the individual client and a good decorator will always keep in mind the aesthetic that the client has expressed in the initial interview process. Some decorators will often source items from various suppliers while being mindful of their clients budget. Current technology has made it quite convenient to try on different looks as photos and product information can be sent via text or email within minutes. Hiring a decorator does not have to be an expensive luxury. Designers and decorators with knowledge and intuition can often save a client substantial amounts and can offer a fresh insight while creating a wonderful and lasting reflection of who you are.

Prefab Homes Think IKEA for Houses

Pre-engineered or Prefab homes are not a new idea. Although they’ve been getting a lot of media attention recently, the truth is that prefab homes have been around since at least 1908, when Sears began selling kit houses. Shipped out to homeowners by rail, the components of the home and plans were then used by local builders, or handy homeowners to build the house onsite. There are two types of prefabricated homes: flat pack and modular. Modular homes are built almost entirely in a factory and shipped complete with windows, doors and interior finishes in place. The modular pieces are then fitted onto a foundation at the building site. For a flat-pack home, all the necessary pieces are prepared and shipped unassembled and assembled on site. Prefab homes can be custom made. If you thought that going the prefabricated route meant sticking with a limited range of choices, think again. Depending on the company, you can have much of the same control over design choices that you would get in a custom-built home.

Choosing a prefab home can relieve decision-making pressure. Homeowners can often become overwhelmed by the amount of options available, so going prefab can help limit choices. Anyone who’s lived through a remodel or custom build can attest to the fact that the sheer number of decisions you are required to make can be overwhelming. Prefabs are quicker to build than stick-built homes. Prefab construction takes about half the time of a comparable traditionally built home because prefabricated homes are at least partially assembled in a factory offsite, that means preparatory work, like laying a foundation can be going on simultaneously, saving a good deal of time and money. A prefab home is far quicker to construct than a conventional build because all of the measuring and cutting is done in advance. The cost of a prefab home is much more predictable than a conventional build and there are a number of direct cost savings.
A prefab home can often cost less than a stick build, but not always. Modular construction can be as expensive as a site-built home depending on the quality of materials used, shipping costs, and finishing choices. However, it is a safe assumption that if you do spend as much on a prefab you will get more for your buck in terms of fit, finish, and quality. Another big plus is that you can realize substantial savings if you are willing to put in the time and effort to construct a flat-pack prefabricated home yourself. This is an especially appealing route to take if you are looking to build a smaller structure, like a studio in the yard, rather than a full house. Prefabricated homes tend to be more environmentally friendly on a few levels. Because they are made in a factory, there is far less disruption to the site and surrounding area during construction. Prefabricated-home factories create far less waste than the typical construction site and are often able to reuse extra materials in future projects. Some prefab design-build firms even go a step further by using recycled and renewable materials, and conserving energy. The cost of a prefab home is more predictable than that of a conventional build. There are several direct cost savings, but the biggest savings is time and the predictability factor. Because the home is built in a factory, all the decisions need to be complete before construction starts. This allows the factory to provide a fixed bid, and it prevents the project from over cost creep common with traditionally built homes.� left:

The schedule is more predictable, too. There are no weather impacts and few subcontractor influences, because the homes are built in a controlled environment, with a stable and predictable labor force resulting in construction project with a foreseeable end date. Adding on to a prefab home is often simpler than modifying a stick build. If you want to start out smaller but have the option of building on another wing, floor or room down the road, prefabricated homes can be a good choice, because they are often primed for modifications. In fact, if you discuss your ideas with a qualified prefab professional before settling on a specific design, he or she may be able to point you toward the most flexible plan.
However it is a safe assumption that if you do spend as much on a prefab you will get more for your buck in terms of fit, finish, and quality.
In conclusion, the advantages of a prefab homes are numerous. Both in terms of time and cost savings as well as increased energy efficiency and predictability of both cost and time, and of course another major consideration is a prefab home is a more environmentally friendly choice. Len Wrays Moving & Storage Serving the Community for over half a century Len Wrays Moving and Storage is a name that is as familiar to most Sunshine Coasters as “The Beachcombers” television show is to most Canadians. One difference is that Len Wrays has been around longer. The popular Canadian TV show premiered in 1972 while Len Wrays was established in 1967. Coincidentally, in the early days, Len Wrays leased a part of the now famous “Molly’s Reach” building as a storage facility. On one occasion, the company housed one of the popular shows biggest cast members, Tina the Elephant. Tina was making an appearance in one episode of the show and there weren’t too many facilities in Gibson at that time that could accommodate a full grown pachyderm. I’m not sure how many Canadian moving and storage companies can make a similar claim, but I’m guessing not many. The history of the company is an interesting one that reflects the Sunshine Coast’s long history of family businesses. Like many successful enterprises, it all began at the kitchen table of the Wray family 51 years ago. While Len took care of the heavy lifting, his wife Bea and kids answered the phones, helped to pack items, and handled the move-out cleaning services. The current owners, Romeo Lizee (a former employee since 1995 ) and his wife Margo, purchased the company in 2011 and continue the family style tradition of management to this day. As many local ski enthusiasts here on the coast will tell you, there are a number of advantages to visiting Whistler in the early season which is defined as beginning in November through early December. With an average snowfall of 249 centimeters (98 inches) in November, and 227 centimeters (89 inches) in December, there’s plenty of snow to get a head start on the season.
The first snow of the season, combined with smaller crowds, less lineups, and discounted prices, all make for a a jubilant festive atmosphere. Given the early bird advantages, its no mystery why many coasters head up to Whistler for a few days of early season thrills and spills. And of course let’s not forget the five star resort facilities, active apres ski scene, and some of the West Coast’s finest drinking and dining establishments on offer. Whistler Mountain typically opens even earlier than planned, so be prepared at least a week or two beforehand to get your first turns in.

After ten years of research and design, submittals for government approvals, multi organizational fund-raising efforts, and a lot of blood sweat & tears from the dedicated volunteers of the Spearhead Huts Society, the vision of a world class backcountry ski experience in Whistler is finally becoming a reality.

@ Home on the Coast Magazine recently caught up with Don Stuart the award-winning architect and designer behind the project and Liz Scermin chair of the Design and Construction Committee for an update on the project. The first of three ‘Ski Huts’ (the first hut can accommodate up to 40 guests, so the term hut is a bit of an understatement) is being built as we go to press. Construction is on track to have the shell essentially complete and weathertight before the onset of winter. Work on the interior will resume in the spring with the intention of opening to the public as early as possible in 2019. The huts will be located along the popular Spearhead Traverse and together will offer the first hut-to-hut experience on the West Coast. Three sites have been carefully chosen, so that travel time between the huts is fairly equal and the huts are accessible without having to cross a glacier in summer. Each location will offer dramatic views and excellent recreation opportunities in both winter and summer. The Spearhead Huts Society has dozens of volunteers from five local non-profit groups: Alpine Club of Canada – Whistler Section | Alpine Club of Canada – Vancouver Section British Columbia Mountaineering Club | Kees and Claire Memorial Hut Society | Brett Carlson Memorial Foundation The not for profit Spearhead Huts Society, headed up by Jayson Faulkner, is managing the project and will continue to operate the huts. Everyone from hikers, climbers, and skiers, to snowboarders, and snowshoers are welcome, and the huts will be open to the public for a nominal nightly fee to cover the annual operating costs like other Alpine Club of Canada huts. The goal is to keep the fees affordable. Discounted rates will be available for Alpine Club of Canada and BC Mountaineering Club members. Visitors can shorten the travel distance and time to access the huts by buying a backcountry pass from Whistler-Blackcomb. Taking the lift up to Whistler mountain and hiking or skiing over the Musical Bumps will bring visitors to the hut at Russet Lake. When the hut system is complete, taking the lift up on Blackcomb mountain and hiking or skiing eastward through the Spearhead Range will bring visitors to the hut on Mt. Pattison. However, the hut at Russet Lake will also be accessible without taking the lifts by travelling up the Singing Pass trail from Whistler Village. BC Parks is working to develop a new trailhead at Fitzsimmons Creek that will eventually shorten the travel distance. The Spearhead Huts Society is supportive of new trail connections being developed. The third hut near Mt. Macbeth will be accessible from the first two huts.

The huts are expected to draw many more people to the area. The number of people hiking and skiing in Garibaldi Provincial Park has already grown enormously in recent years and will continue to grow as people search for exciting new recreational opportunities. This can put a strain on existing facilities. For example, Elfin Shelter at Diamond Head has bunks for 33 but regularly sleeps 50+ people. The Spearhead Huts will provide a much-needed alternative destination. The current growth in recreation in the Spearhead area has meant uncontrolled environmental impact including human waste. With an effective booking system and proper outhouse facilities, the Spearhead Huts will provide a system to manage the numbers as well as the environmental impact on the area. The Huts will provide greater safety and comfort for a wide range of users including beginners, youth, families and seniors.

To encourage safety, the hut reservations website will include a clear description of the huts, their access routes and the nature of the terrain. The website will advise people to choose the outing and hut most suitable for their skill level. It will provide safety information and links to weather and avalanche bulletins. The huts will have comfortable bunks and good storage areas for gear, dining areas with windows to the view and self-serve kitchens with propane cooktops. They will also have water systems, propane heat, and solar power. If you would like to be a part of this historical project and are interested in becoming a volunteer to help on-site, you can send your name, contact information and a brief description of your skills, to the committee at the address below. If you’d like to contribute but don’t have the time to volunteer, you can still help out with the ongoing fund-raising efforts through a tax free donation to the non profit society. Alternatively, any local manufacturers or suppliers of construction materials that would be willing to donate materials or offer a discount would be very welcome as well.
