Local Stone Icon Shares Tips on Buying Value vs Just Price By Frank Cunningham with Denise Meridith Denise: Frank, you are an icon in the stone industry. Whom are you anxious to reach out to in this interview? Frank: The audiences I seek directly are those design, installation and supply professionals in the dimensional stone industry, who are seeking the higher road to client satisfaction that deepens over time. Yes, the best measure of any professional is found in his/her daily approach to serving the client’s true needs. Denise: What do you mean by the client’s true needs? Don’t most customers know what they want? Frank: May we take a look at that belief? While I agree that some people do know exactly what they want, and do articulate these requirements clearly and boldly, yet these are the exceptions. Most of your clients do not know how to express their desires. They do not know what questions to ask. Price is easy to talk about yet price is only a small part of the buying decision. Do your clients comment about price and how they know places that sell for less? The reason those suppliers sell for less is because they offer low-grade, cheaper materials. In natural stone, many clients end up buying bad grades of materials because the stone-selling professional did not offer them alternatives, and did not explain what they were buying. Denise: Are you saying that people are not concerned about price? Frank: No, I am saying that when value is understood, price becomes understood. Options offered to customers must be accompanied with facts that they are able to be see and feel. What is called the “Value Equation” comes to life when sufficient features and benefits have been established, which support the price being asked. Denise: So what is your advice for fellow stone professionals? Frank: It is all our responsibility to stop selling by price. Many house flippers, installers, retailers and wholesales, who focus solely on price selling. I recommend that each seller become acquainted with the features and benefits that support the price. They should accurately and clearly advise clients, literally making them educated buyers. Then when their customers shop around (and everyone, even your mother, shops around), your presentation will stick out in their mind, and reflect complimentarily on how differently your firm treated them. When an educated buyer shops and learns that your presentation was clear, truthful, complete and taught them what they needed to know, it builds trust that is earned and never forgotten. STARING AT SUCCESS Super-Agent Jason Mitchell Talks Real Estate Investments & His Story on How a Boy from South Detroit Rose to the Very Top of His Industry

n our last edition our cover spotlight featured Real Estate agent and investor Jason Mitchell, one of the top real estate agents in the United States. Over the past decade Jason has sold over $300 million in real estate while his team closely approaches the half
billion mark. With numbers that staggering, we wanted to learn more about Mr. Mitchell and his success. But it wasn’t until I sat down with Jason where I learned about a person who didn’t have the easy road. I learned about a person who overcame adversity and beat the odds stacked against him. A story on how a boy who started with nothing became a self-made millionaire. 54 | HOMES & LIFESTYLE media
Denise: People are always surprised to hear how successful people got started. What was your first job? Jason (smiling): My first job was at a liquor store called Discount Drinks. My job was to count the cans that people brought into the store. It was a disgusting job; but it was the only place that gave me a job. I was only 10 years old; they paid me $3.50 an hour under the table. Denise: What were some of the other jobs you had growing up? Jason: Wow! Well, I had a bunch of jobs. I mean you name it I probably worked there at some point. When I was a sophomore in high school I worked for a telemarketing company and ended up working there throughout high school and college. This was truly my first sales job. I loved it. I realized sales was definitely what I was meant to do. Denise: What motivated you as a child? Jason: When I think back to motivation as a kid I always remember being embarrassed about being dropped off at a friend’s house or a hockey game because of the cars we had to drive. My father worked hard but just didn’t make a lot of money. My mother, god bless her, worked as the neighborhood paper girl. We had a very old pickup truck. You could hear that thing coming from a mile away. I remember you literally had to hold the door closed because it wouldn’t latch. You know when you’re young, kids say mean things. It was the teasing about our situation that motivated me then. I just remember wanting a better life. And I knew it was up to me. Denise: When did your career in real estate begin? Jason: It was the summer I was entering my senior year in college. I was one of four interns, out of 400+ applicants, to work as a sales consultant for Pulte Homes. During my internship I really developed a passion for selling homes. I excelled quickly and, prior to returning to school, I was given an opportunity to sell out one of our communities that had eight homes left. I remember the President of our division meeting with me and saying that if I sold these last eight homes in the next five weeks I would have a job waiting. I sold them in 17 days! Needless to say, I went back to school knowing I had a great job waiting for me. I begin my career with Pulte Homes in January of 2003. Denise: What inspired you to come to Arizona? Jason: With Pulte, I was fortunate enough to lead the division in units sold for three consecutive years. At 23 years old, I was placed in the Top Gun program: the youngest of 200+ top sales consultants in the nation. I had great mentors in the company, and still to this day I am very thankful for everything they did. Because of this I had an opportunity to head to Phoenix and help grow the division. I had worked with Pulte in Phoenix for only about eight months, when I decided it was time to go on my own. I started my first real estate team in 2006. That year we did over $65 million in sales. Obviously working during the biggest housing boom in history didn’t hurt. Denise: Yes, Phoenix was booming then. But after 2007, things changed. How did you handle the housing crash in Arizona? Jason: Those two years—2008 and 2009—were the two toughest years I have ever had to face. I, personally, had over $11 million in real estate
holdings, much of which was leeveaged, and, as a company, we lost a significant amount of capital. However, in retro¬spect, those years taught me more about myself and the value of integrity than I would have ever imagined. It’s crazy to say but I will look back on those years and say they were the best thing that ever happened to me.
“I’ve learned the true meaning of character. I want to be remembered as a great person more than a great agent” Denise: Phoenix, you and the real estate market are obviously recovering. Where do you see the market going from here? Jason: Frankly, it depends on what the bond market does. I think as long as the 10-year yields around 3%, we will continue to see gains. I am a firm believer that, as long as rates stay below 5%, this spring market will bring around 10% appreciation. There are still a lot of buyers on the sidelines who previously had a short sale or foreclosure. They are just waiting to file their 2013 returns so they can purchase. The spring market should be hot! Denise: Why have you succeeded on such a grand scale compared to others in your industry. How did you separate yourself? Jason: I think there are several factors. One and probably the most important is my understanding of the financing markets and how to properly structure a deal. Two, is the integrity behind our sales. I can’t tell you how proud I am that I can call anyone of our clients and know that we have a true relationship. My clients trust me. They know that I will always give them an honest opinion regardless if it’s what they want to hear or not. Three, I think our technology within our team is second to none. It is my mission to make sure that our systems and processes supersede that of any others. So far, so good.

MARKET TRENDS As shown on these charts, average price and price per square foot are on the rise, while time on the market is dropping. As most now know, Scottsdale has become a seller’s market. But, with homes appreciating, buyers are still making a good investment by buying in the DC Ranch/ Silverleaf area. But there are several factors, which will make a buyer more competitive. Cash buyers always have an edge, but if cash is not the preferred purchasing method, then buyers need to be pre-qualified by their lender as rates are still at historical lows. Having as few contingencies as possible (e.g., having to sell a home before purchasing another home) also gives buyers an edge, because many potential roadblocks can be mitigated, if not eliminated. What are some of the issues you still see out there? Brett: While some things are definitely looking better, we find that people are still facing many challenges. Some of the most frequent concerns are taxes, rising health care and insurance costs, and the unpredictable nature of our political and economic environment. Denise: How should someone get started? Brett: One of the best places to start is by reducing unnecessarily high expenses, like insurance premiums and taxes. Denise: Speaking of insurance, the Affordable Care Act is still a controversial topic. What will implementation of this act mean to business owners in Arizona? Brett: The rules seem to change on an almost daily basis. The good news is that the employer mandate for businesses with 50+ employees has been delayed until January 1, 2015. This will give business owners more time for planning. Before the delay, many employers were looking to either lay off employees or make them part-time. This would have a dampening effect on the Arizona economy. It is important for businesses and individuals to implement strategies and make changes now, so drastic measures can be avoided in 2015. Denise: Can you describe what major challenges are facing small and large business owners during future implementation of healthcare reform? Brett: I feel the biggest challenge facing all of us is the uncertainly. Many are frustrated and find it difficult to plan for the future and some are doing nothing hoping it will just go away. Designing for a Cause: Festival of Trees Phoenix Children’s Hospital Enlists the Help of Valley By Syndicate PR with Denise Meridith
Phoenix Children’s Hospital (PCH), which was started in 1983 to provide “hope, healing and the best healthcare for children,” has almost 1000 pediatric specialists and is one of the largest such facilities in the country. It has been ranked as one of the best children’s hospitals in five specialties (i.e., neonatology, nephrology, neurology and neurosurgery, urology, and cardiology and heart surgery) for 2013-14 by US News & World’s Report. The current freestanding campus was completed in 2002, and began a $588 million expansion in 2008. To help continue to meet the growing needs of children throughout Arizona, the Phoenix Children’s Hospital Foundation will host its annual Festival of Trees fund raising events at the Montelucia Resort and Spa beginning Sunday, December 1. The event is becoming a tradition in the Valley, and provides fifteen local designers an opportunity to showcase their work and creativity through the design of a Christmas tree to be auctioned off during the week. Ashley Domres, VP of Project Development for Linthicum, builder of custom residential, commercial and golf properties, participated last year and is participating again in 2013. “As a company, Linthicum wanted to be a part of spreading hope during the holidays for the courageous children and families of Phoenix Children’s,” said Domres of her company’s decision to donate its time and resources.
