Janell started her career in real estate in 2006 and opened her own brokerage in 2019. She loves working with friends and family of previous clients and helped more than 130 families buy or sell a home in 2022. Her business is her passion, and she loves helping her team grow to their full potential. When Janell isn’t working, she recharges by spending time with her husband and two kids.

WHAT NOT TO DO DURING THE LOAN PROCESS
Don’t apply for new credit of any kind. Including those “You have been preapproved” credit card invites that you receive in the mail.
Don’t max out or over charge on your credit card accounts. This is the fastest way to bring your score down 50-100 points immediately.
Don’t consolidate your debt into 1 or 2 credit cards. It seems like it would be a smart thing to do but the credit system will penalize you.
Don’t do anything that will cause a red flag to be raised by the scoring system. This would include adding new accounts, cosigning on a loan, changing your name or address with the bureaus.
Do stay current on existing accounts like your mortgage and car payments. One 30 day late can cost you between 30-75 points.
Do continue to use your credit as normal. Changing your pattern could raise a red flag and affect your credit score.
Do call your lender. If you have any questions about what to do, or not do, you should contact your mortgage lender.
How to find the right lender
Shop around!
Consider different options like your bank, credit union or a local mortgage consultant. Ask about rates, loan terms, down payments, mortgage insurance, closing costs and fees.

DISABLE VETERAN’S HOMESTEAD EXEMPTION
The Governor has signed SB107 into law. For taxable years 2015 and thereafter: if a veteran has a service-connected disability certified by the Department of Veteran’s Affairs, they are entitled to an exemption as follows:
You will need copies of the following to apply:
• DD214
• Deed to your house
• Award Letter from the Veteran’s Administration
• PTAX 342
• Driver’s License or State ID
Veteran’s that have already filed for their exemption under the previous statue will see the adjustment automatically through St. Clair County. Veterans that are 30%-49% service-related disabled will need to apply with the PTAX 342 form.

Why a Buyer Needs a Home Inspection
In a home inspection, a qualified inspector takes an in-depth, unbiased look at our potential new home.
You Must Ask for a Home Inspection
A home inspection will only occur if you arrange for one. FHA does not perform one. You may be able to make your contract contingent on the results of the inspection.
Appraisals are Different from Home Inspections
Appraisals estimate the value of the property for lenders. An appraisal is required to ensure the property is marketable.
FHA Does Not Guarantee the Value or Condition of your Potential New Home
If you find problems with your new home after closing, FHA cannot give or lend you money for repairs, and FHA cannot buy the home back from you.
Radon Gas Testing and Other Safety Issues
The US EPA and the SG of the US have recommended that all houses should be tested for radon.

It is your responsibility to be an informed buyer. You have the right to carefully examine your potential new home with a qualified home inspector.
