Spring... finally! For us, Spring marks the beginning of Cottage season - a time filled with anticipation, outdoor adventures, and plenty of family bonding. In our household, Spring means the boat gets launched, the yard gets a thorough cleaning, and Mandy starts mapping out her flower beds and landscaping projects to add to my ever-growing "Honey Do" list. It's a season of renewal, both in nature and in our home.

This is the time of year when all the projects we dreamed of during the long Winter months start to come to life. Perhaps you have a new deck build planned, or you're looking forward to weekends filled with camping trips with the family. Maybe you're envisioning creating that perfect outdoor firepit and seating area, ideal for cozy evenings spent with friends gathered around a crackling bonfire.

A DATED CONDO GETS A FRESH UPDATE!

Nestled within the heart of a bustling city, a condo loft awaited its long-overdue transformation. With outdated plumbing, dim lighting, and a general air of antiquity, the space was ripe for a modern overhaul. This project by Cedarstone Renovations was dubbed "Inspired Interiors" as the young couple brought a wealth of inspiration gathered from Instagram, TikTok and Pinterest, as well as Houzz and this guided the design and material selections.

The primary objectives were clear: modernize the space, increase lighting, and replace aging plumbing to meet contemporary standards. Central to achieving this was the meticulous planning and execution of a comprehensive renovation strategy.

To usher in a modernized ambiance, the design team focused on key areas such as the kitchen and living room. Upgrading the kitchen involved a complete overhaul, from cabinetry to countertops, and even the flooring, which was transformed with a lighter wood hue in a stylish herringbone pattern. Addressing the outdated plumbing was paramount, ensuring that the infrastructure met current industry standards. However, challenges arose, particularly in integrating pot lights into the living room. The constraints of a concrete-built condo necessitated creative solutions, including a subtle drop in the ceiling drywall to accommodate the lighting fixtures. Despite these hurdles, the result preserved the spaciousness of the room while enhancing its illumination, a testament to the ingenuity of the design team.

Collaboration was key, with the homeowner actively participating in decision-making processes. Extensive communication and collaborative design sessions ensured that the final outcome resonated with the client's vision. From shopping trips to millwork shops to on-site assessments, every detail was carefully considered to bring the homeowner's dream to life.

Central to the transformation was bespoke millwork, elevating the space to new heights of sophistication. The importance of experienced craftsmen and quality materials cannot be overstated, with off-the-shelf options pale in comparison to the bespoke counterparts.

Ultimately, "Inspired Interiors" exemplifies the transformative power of personalized design solutions. Through meticulous planning, collaboration, and attention to detail, a once-dated condo loft was reborn as a modern sanctuary that not only reflects the homeowner's style but also exceeds their expectations.

This stunning home is the result of a collaborative effort between our clients, architect Darren Sanger-Smith, interior designer Susie Valde, and the NZH Contracting team. Our goal was to create a residence that seamlessly integrates with the traditional architectural style of the neighborhood while reflecting our clients' vision and lifestyle.

Externally, the soft roof lines blend harmoniously with traditional details, ensuring the home fits seamlessly into its surroundings. To avoid overshadowing neighboring properties, we focused on creating an inviting and proportionate design, incorporating various textures like stone, brick, and wood to add visual interest and character.

Inside, soft arches and minimalist details accentuate key features like the kitchen and furniture, adding elegance without overwhelming the senses. We prioritized functionality and durability in high-traffic areas like the mudroom and kitchen, opting for slate tiles and stain-resistant fabrics. In the kitchen, quality was paramount, with quartz countertops chosen for their durability and timeless beauty. A central vacuum system was installed to maximize space and reduce clutter. Pre-finished siding and cedar were used for the exterior, minimizing maintenance while preserving the home's charm.

The home's layout maximizes natural light and cross-ventilation, creating bright and airy spaces that promote relaxation and comfort. Large windows and open floor plans seamlessly connect indoor and outdoor living areas, encouraging outdoor enjoyment and entertainment.

Throughout the design process, our clients' needs and preferences were paramount, resulting in a home that is both beautiful and functional. From the spacious foyer to the tranquil master suite, every detail was carefully considered to ensure the home reflects our clients' lifestyle and tastes.

Architect Plans Creative Solution to Local Housing Shortage

While housing is an ongoing concern in many large cities, finding creative solutions can still be a challenge. It is this particular challenge that architect Joseph Campitelli aims to address with his newest project, Casa3 on Sunset!

The property was home to an old 1970s, single family bungalow using traditional construction methods. With this project, the home will be replaced with a shipping container project built using a modular framework that focuses on efficiency in creating livable, functional spaces with ease of use prioritized over wasted space! The build will create 3 rental units, turning a single family property into a multi-family space, effectively tripling the available living space!

The new Canada Builds program put in place by the federal government challenges municipalities to streamline the review and approval process of new builds to minimize timely and costly applications and encourage landowners to build to increase the number of homes and rental properties available. As a result, municipalities are now looking for new projects to help redefine their zoning by-laws. In Whitchurch-Stouffville, where this project is proposed to take place, a new zoning by-law referred to as “Additional Rental Units” is in process of review and approval. This project is one of the first proposals and used as an example to help rewrite this by-law!

A common issue with shipping container style builds is the lack of design aesthetic. These builds are often lacking interest and create a less then attractive addition to the neighborhood. With this project, Campitelli aims to show that these types of projects can be done in a way that is interesting and vibrant, adding value and architectural detail to the neighborhood, when thoughtfully and site specifically designed!

Another consideration that is top of mind for Campitelli as he tackles this project is the importance of efficient and environmentally conscious building. Campitelli believes it is important that the building industry as a whole be more responsive to eco-friendly materials and Net-Zero building methods as these are important to the future of our neighborhoods! These units will include a hybrid of gas and electric HVAC systems and will be sealed and insulated to surpass minimum requirements, ensuring a comfortable and efficient living space. Once completed, Campitelli believes the project will set the framework for sustainable, design forward, efficient housing solutions within the town of Whitchurch-Stouffville and beyond! www.jnc-architect.com

This newly acquired home in a well-established Mississauga neighborhood underwent a dramatic transformation. When the team at Land-Con first arrived, the property was not only dated but also neglected.

A major demolition was required to prepare the site for renovation and construction.

The first step in the backyard makeover was to reshape and extend the existing pool. Land-con added a tanning ledge, increased its length and width, and adjusted its shape to create a more modern look. To further enhance the pool's

appeal, a swim jet was installed at the deep end, providing a unique feature for swimmers.

Surrounding the pool deck, the team constructed large two -tiered retaining walls with gardens, lighting, and custom decorative panels. For a spectacular effect, they added color-infused laminar jets that shoot into the pool, creating a stunning visual as you walk toward the cabana.

To realize the homeowners’ vision for a sleek and spacious cabana, Land-Con created engineered drawings. This massive structure includes a full outdoor bathroom, a

fireplace, a bar with a kitchen area, and a seating space with sliding glass doors. It creates the perfect central hub to entertaining guests all summer long.

To create a flat landscape without steps, over 150 tons of clean gravel was required. The walls and roof of the cabana are finished with premium black aluminum siding for improved durability. The bar and kitchen islands are also finished with matching black aluminum and topped with white marble counters with a waterfall edge. The flooring features custom porcelain tiles imported from Italy, adding a touch of luxury.

The cabana is equipped with dimmable pot lights, two TVs, and an outdoor sound system, creating the ultimate space for entertainment and relaxation.

Ingredients:

2 large avocados from Mexico, peeled, halved and pitted

½ cup baby mozzarella balls

½ cup baby tomatoes, halved

2 tbsp extra virgin olive oil

2 tbsp basil pesto

2 tbsp freshly chopped basil, plus extra for garnish pepper and flaky Maldon salt to taste balsamic glaze

Directions:

1. Peel, halve and pit the avocados, ensuring to keep the flesh intact.

2. In a small bowl, combine mozzarella, tomatoes, olive oil, pesto, basil, salt and pepper. Mix gently.

3. Arrange the avocados on a plate and generously fill them with the caprese mixture.

4. Drizzle with balsamic glaze and top with additional basil.

Ingredients:

1 box Pasta of choice

1 cup Sun-dried tomatoes

2 cups Mozzarella balls

Pesto

1 medium Ripe avocado from Mexico, peeled and pitted

½ Lemon, juiced

½ cup Olive oil

½ cup Parmesan cheese, grated

2 handfuls Fresh basil

1/3 cup Pine nuts

2 Garlic cloves

(continued) Garnish

1/3 cup Pine nuts, toasted Fresh basil, to taste ½ cup Parmesan cheese Pepper, to taste

Directions:

1. Bring a large pot of salted water to boil. Add pasta and cook according to the instructions on the package. Reserve ½ cup pasta water and set aside.

2. In a food processor, combine all pesto ingredients and process for 30 to 45 seconds until smooth. Taste and season as necessary.

3. Add pine nuts to a small saucepan. Heat over medium temperature and cook for 3 to 4 minutes until fragrant and toasted.

4. In a large saucepan, add pesto and heat for 5 to 6 minutes. Add in cooked pasta and reserved pasta water as needed. Grate in Parmesan cheese and add in sun-dried tomatoes.

5. Add pesto-coated pasta to a large bowl and mix with mozzarella balls. Garnish with toasted pine nuts, Parmesan cheese, black pepper and basil.

A high interest savings account works like a regular savings account but offers a much higher interest rate. This is impactful because it helps to offset inflation.
