NFIGURATION This space is all about zoning off areas without closing anything in. Every area is clearly designated for something, but it’s not obvious to the eye exactly what it is. Through clever design, spaces are sectioned off by the use of different materials and level variations. The apartment is clearly divided into two main areas – the owner’s private area and the entertaining area – through a change in floor height, as well as a wall of glass. Interior Designer Michele O’Reilly: “My client likes to entertain and is very generous in welcoming friends to his home at any time of day or night. However, this is on the understanding that he can retire to his ‘quarters’ whenever he wants to. Custom-built steel and glass sliding doors appear from between two gypsum walls to create his own little apartment. A glass wall divides his bedroom from the dining room, granting the space an open-plan feel during the day and at the push of a button, motorised blinds disappear and allow him to wake up to the stunning view of the sea. A walk-in wardrobe the size of his bedroom was a luxury my client could well afford. An ensuite bathroom right at the back of the apartment still has views of the sea straight through the custom-built aquarium.”

Predominantly a monochrome colour scheme, a very interesting mix of materials was used that exude quality and comfort, as well as a seamless feel. Michele: “Whilst transforming the space into a welcoming home, the key here was to create an interior that was relatively simple in terms of pattern and colour and by giving it a monochrome look, an overall impact is achieved nonetheless.” A lot of black lacquered surfaces (in the kitchen, on the coffee table, on the plasma screen back board) give the space a masculine, modern feel with the feminine touches added with accessories, such as the pink and purple throw cushions on the sofa. Chunky blocks of teak are used for the hallways and private area floors, while a grey slightly metallic tile is used for the kitchen and living area, which holds the trendy look of concrete but appears far more sophisticated. Lots of glass is used throughout and two clear-as-air glass stairs link the split-levels. True to the owner’s lifestyle, the kitchen was made with ample storage space to hide all the clutter and mess. Since it is open plan, the idea was that the eye follows the lines and doesn’t get stuck on any one area. Large double black lacquered sliding doors conceal the fridge freezer, oven and microwave. The fish tank is the first thing visitors see upon entering. Built into the gypsum, the tank was used as another way to divide the private area from the entertainment area, simultaneously resulting in becoming a focal point of the apartment.

“THE HOMEOWNER GOT WHAT THE HOMEOWNER ORDERED...”
The apartment is relatively large, but with the uncluttered shiny surfaces, clever zoning and open layout, it feels much bigger than it is. A few spatial tricks were used, such as the mirrored wall in the small two square metre guest bathroom and the custom made steel sliding doors from Italy, which offer a unique solution to space-saving. The homeowner got what the homeowner ordered: a welcoming home with a unique and simple interior with maximum impact. Complete with beautiful finishings and a stunning view from every room, this is the ultimate in the apartment stakes.

The daytime space consists of a large open-plan room that includes the kitchen and the living/ dining areas. A series of apertures along the south-facing wall allow the sunlight to cut deep through the room creating stripes of light and shade. The custom designed kitchen fixtures are a series of monolithic volumes placed in an ergomatic way. In this way storage, cleaning, food preparation and cooking activities are separated by distinctive ‘islands’ that together form the whole kitchen. All these elements are made from American walnut, a richly veined dark wood that adds a sense of permanence and warmth to the otherwise impervious space. This solidity is balanced on the other side of the room by two dark grey walls that enclose the sitting area. These walls are punctured by a gas fireplace and book shelving niches to further enhance the feeling of enclosure and intimacy.

THESE WALLS ARE PUNCTURED BY A GLASS FIREPLACE AND BOOK SHELVING NICHES TO FURTHER ENHANCE THE FEELING OF ENCLOSURE AND INTIMACY... The bathrooms are clustered around a small internal yard and partitioned with wooden and glass walls. The clear or translucent qualities of glass are played upon to create abstract design patterns and to allow privacy or visibility as required. The bathroom fixtures and fittings are also custom designed where possible and where standard fixtures are used they are carefully chosen to integrate with the other designed elements.

The cubic form of these elements echoes the kitchen design and the apartment architecture in general. In the same way the restrained palette of the materials keeps turning up in different guises throughout the residence. For example, the custom designed wash hand basin is made from the same stone as that of the kitchen and terrace flooring. In this way as one moves from room to room a sense of continuity and fluidity is achieved and all the various design elements fall effortlessly into place.

Seamless
ARCHITECT KURT CAMILLERI BURLO’ TURNS A SEMI-FINISHED APARTMENT INTO A SEAMLESS SPACE WITH EXTRAORDINARY FINISHES AND EFFECTIVE ARCHITECTURE.
The owners’ brief for the apartment, apart from their request for attention to practicality, flow and function, was to create an open plan living area and a large bathroom, as well as a separate area at the back for their visiting family. It became apparent from the beginning, that the owners are “total perfectionists”. Their eagerness to achieve a perfectly organised apartment was instrumental in enabling the architect to create storage function within a finely detailed, seamless, clean, low maintenance space. Their quest for accuracy in implementation could only be achieved through smart detailed architectural design. The front living area of the house was originally split into four rooms. The architect immediately proposed to open everything up, creating different zones through the stepped gypsum ceiling, which also serves as a concealer of the steel beams that had to support the open structure, as well as all the elaborate network of air-conditioning and electrical services. Entertainment was an important element to consider in the design of the front room, with the installation of a counter that could easily transform from a fully equipped desk to a seamless bar. High quality sustainable materials were used, such as quartz, zebrano wood veneer, glass, wenge and stainless steel.

Another major change was the extension of the main ensuite bathroom, which was originally relatively small. A few walls were knocked down to expand the space into a truly spectacular spa-like environment, complete with all the high-tech gadgets that make the experience of bathing and showering relaxing as much as reviving. This room truly sums up the architectural style of the space – a total attention to detail in order to ensure maximum comfort and form. The bathroom is equipped with intelligent lighting, a concealed air conditioner/heater, a music system and heated mirrors to avoid steam build-up. The mirror above the twin basins doubles up as the partition between the bedroom area and the bathroom while at the same time creating a featured backdrop to the bed. The lighting can change colour, creating various moods, depending on the whims of the owners at any given time. The uniform tiles that were used on the floor are also used on the walls in different sizes to confirm a sleek, seamless look prevalent throughout the design. The architects’ choice of a well balanced neutral colour palette originated from the owners’ preference for a clean, timeless feel. This neutral environment provides the ideal background for the carefully integrated coloured wall lighting and designer accessories that enhance the atmosphere of the space. Perhaps one of the most significant aspects of the seamless theme is the attention to smart, unobtrusive storage space. With such a large space, it could prove difficult to keep it looking so immaculate. Very large seamless storage spaces were built inconspicuously into the walls. Cupboards within the storage/ utility room stocked with shelves were customised to hold the carefully measured shoes, amongst other items. Even the fuse boxes of all the apartments’ air conditioning units, lighting and power sockets, were concealed by a large mirror at the entrance, which is free of knobs or handles.

THE BATHROOM TRULY SUMS UP THE ARCHITECTURAL STYLE OF THE SPACE - A TOTAL ATTENTION TO DETAIL IN ORDER TO ENSURE MAXIMUM COMFORT AND FORM... The front part of the apartment is connected to the back, guest area, by means of a long corridor. The length was broken up through clever tricks, one of which is the sand blasted sliding doors to the bedrooms. Wall light fittings on one side of the wall are balanced by wooden cladding on the other side. Ceiling light fittings create even pools of light on the floor. A sand-blasted door divides, yet at the same time connects the living area to the sleeping quarters. A horizontal light box was fit into the gypsum wall feature in the first half of the hallway. Even the veneer wooden cladding above the sliding bedroom doors was detailed to cleverly hide the rails. The veneer was imported specifically to match the gres tile flooring. Once again, every attention to detail was made to achieve the desired results. Most of the furniture and joinery was custommade to specification. Homeowner: “The furniture was made by two absolutely brilliant guys, Joe and Italo Fino from Fino Futuro. Pierre and Mark from PM interiors also did a great job with the gypsum works. Their attention to the millimetrical detail specified in the architectural detail drawings was impressive and whatever was asked of them was delivered without hesitation so as to ensure the seamless design required by us and Kurt.� The homeowners, true to their perfectionist nature, were present during most of the work undertaken. Under the supervision of Architect Camilleri Burlo, it only took seven months to complete this truly seamless environment.

HOMEWORKS MAKEOVER THE BEDROOM BY DESIGNER KENNETH TANTI
The HWTV team has brought viewers all the magic of HOMEWORKS through a series of fantastic makeovers that completely transformed the home. This issue, features Kenneth Tanti as he converts a boring bedroom into a spectacular one.
Kenneth: “I chose this room because I saw far more potential than obstacles when I walked in. It contained certain elements that really interested me; it had ample light, a large door and it was a nice, large square regular shape. It also contained its own courtyard at the back, which meant that it had privacy and could be a quiet haven, as a bedroom should be. “At first, the client was very hesitant to go for anything different. I listened to her input and fused it with my inspiration. On the whole, she liked the drawings I proposed to her, although she changed a few things. In these cases you just have to reach a compromise. Her brief was, “I like modern but not too modern, classic, but not too classic”, which left me a blank canvas, as I really enjoy mixing styles. “She had also mentioned that she wished to have parquet flooring. I was happy to stick to this idea and we went with walnut laminate from Satariano. I love the colour of walnut; it looks so rich, it’s not too light, not too dark...it’s a happy medium and goes well with the furniture as it picks up so many tones. Using light colour wood would have restricted us - I knew I was going to go on to earth tones at the end, using chocolate, a palatte of browns and metals.

“The laminate parquet flooring gave the room warmth and also matched with the furniture, creating a unity between them. This allowed me to play around with different styles of furniture Asian, French classic, modern, antique, etc. instead of being restricted to one style. Playing around with styles like this is not always easy and in my experience takes a lot of trial and error. I think it’s a question of not trying too hard and also avoiding pieces that are too opposing. It still happens that sometimes I try something that works in my head but doesn’t work when it comes down to it. When the colours totally jar or when it just doesn’t look right, my advice is don’t try to convince yourself it’s either a yes or a no. If it’s a maybe, pull the item out.

“The furniture was all custom made walnut by Vassallo Joiners. The chest of drawers and the vanity were fused into one to save space, as well as to create a complete look. Everything was made freestanding so that the floor space could be seen, thus giving the impression of a more spacious room. “The room looked somewhat “flat” without the two bedside tables, which became focal points. We built a housing for the wardrobe, which was recessed into a gypsum area, rounding off at the side. On the main back-wall we created a large upholstered headboard, which not only became the feature to the room, but also gave the space more height. Above the bed we created a stepped down ceiling with a bulk head to give it more of a three dimensional feel. “The black shades created a really strong effect. A lot of people are so scared to use black because they feel that it’s overbearing, definitively masculine and makes rooms look small. This is not always the case. For instance, here we added a softer, feminine touch through the floral designs in the curtains and the armchair. Thus, the male and female energies were balanced out in the room. “I used a mixture of metals, which is not something I would ordinarily ever do. Here there is bronze, chrome and copper, which worked surprisingly well together. In this case, I had to make sure there was a way for the colours to pick up on one another - for instance, the sheen on the fabrics is picked up by the chrome and the mirror. This mixture balanced out with the warmth of the wood.“

The colour of the laminate Walnut flooring from Satariano wasn’t too light nor too dark and also looks rich. It was a happy medium that went well with the furniture, as it picks up so many tones.
The bordeaux and matte metallic mustard cushions from Tanti Interiors added subtle colour to the otherwise brown-based neutral colour palatte.
Colours: A palatte of browns was used, along with with some richer colours to add subtle colour.
Since a mixture of bronze, chrome and copper were used, there had to be ways for them to tie in with the rest of the room. This pattern of this fabric is a perfect instance of how this was done.

KENNETH’S NOTES: 1. This chair, even though a totally different design style, really brought the look together. The brown cushion tones down the bright of the white, so that it ties in with the rest of the room and espcially the curtains.

2. A touch of Marrakesh – my favourite place in the world. Looking at these lanterns and pottery containers brings back the nostalgia of walking through the narrow streets of the Medina. Again, these pieces work well when used in a modern backdrop. The clean straight lines of the woodwork against the captivating imperfections of the Moroccan artefacts creates a great effect. 3. The picture up against the wall was hung there to distract attention onto a new colour. In my opinion it balances out the neutral earth tones with a splash of the bright red. It is also brings in more variety to the styles used as this picture is actually an Asian piece of art, used in combination with this modern style bedroom. An upholstered head board definitely gives a sense of warmth and safety to the room. In Feng Shui terms it will translate as having a protection behind one’s head, thus creating a sense of security. Again, I opted to use the darkest earth tone to make sure it stands out as one of the strongest features.

4. The mirrored panels on the recessed wardrobe really extended the size of the bedroom. It multiplies the effect and enhances lighting too.

5. The curtains really give the room its fluidity. The curves and leafy patterns on the fabric allows this to come through. However, I have kept the colours on metallic coppers, to reflect the copper used on the Moroccan lanterns, again repeated in the curtain pole and also used on the curtain eyelets. Many are uncomfortable with mixing so many metals together; however, as one can see the combination of copper, bronze and chrome worked really well.

Designers Penny Apap Brown and Annabel Caruana chose a chic colour scheme of sand and black as the basis for the apartment, playfully spiking the monochrome with vibrant elements of red, featured in accessories, achieving a striking balance between formality and warmth. The master bedroom, complete with an ensuite shower room, is classically decorated and features striking wallpaper with taupe patterns on a white background. They are unsightly; they cause actual damage and may represent a health problem for some individuals. The spores of mould are fungi just like mushrooms, which enter the house from outdoors and find the damp areas of your home to grow on walls, in carpets, on clothing - in fact, just about anywhere. Dust mites, which feed on the moulds and even the spores themselves, are likely to cause reactions in those with respiratory illnesses, asthma and allergic responses. It must be highlighted that moisture is the root of the problem. It is worthwhile looking at the sources of where the damp is coming from and thereby formulating some strategies for keeping it to a minimum. The atmosphere already contains water vapour and any activity in the home, which increases it, is going to contribute to the problem. Boiling water whilst cooking, the gas used by your cooker or heater, fish tanks, water features, showers and so on all add to the dilemma. Our breath contributes more than we would expect and more importantly, gas heaters will produce (depending on the exact composition of the gas), approximately 80kg of water vapour (that’s 80 litres), about 18 gallons of water and 69kg of carbon dioxide every time you burn 50kg of bottled gas. Dry air can carry a maximum amount of water vapour at any given temperature. If it contains its maximum we say it is saturated and the humidity of that particular sample will be 100%. For instance, an average sized room will contain about 1kg of water vapour. If the temperature falls, water vapour is rejected and it condenses to the liquid form. Cold surfaces will promote this condensation process; hence dripping windows after a cold night.

Condensation forms in two ways: firstly by formation of a film that coats the surface, which then protects it from further condensation. Secondly by a drop mechanism, which means that the condensing fluid agglomerates to droplets leaving the surface clear to condense yet more vapour. Rough surfaces promote the film mechanism and smooth shiny surfaces promote drop condensation. Of course, prevention is the best cure. The key is to keep the amount of free moisture lurking in your home to a minimum and to use whatever techniques and strategies are available to attack the moulds directly. The moisture problem may be related to dampness from ground water or from water finding its way into your home through fissures in the walls, ceilings, etc. Ventilation is an absolute must and the condensation created overnight that remains on the windows should be wiped away. A surface painted with a gloss finish will encourage drop condensation, which can be removed regularly and therefore will help in damp areas like the kitchen for instance. Tiles or stainless steel cladding have the same effect.

A forced draft from a fan or open apertures will help to dry damp walls covered by a film of moisture by reducing the stagnant layer of air at the wall surface, which prevents the drying process. Don’t forget the chimney effect either. Warm air rises and an open window at ground floor level will communicate with another higher up in the house to carry away the moist air. Natural convection is effective and inexpensive. Properly installed under-floor heating is a good idea, as the form of heating is a dry heat and does not generate large volumes of wet combustion gases. Electric heating is dry heat but expensive. De-humidifiers are very helpful, but check on the running costs before you buy. As a reference point, think of a 100W light bulb (which is very bright) and that a 1kW, (1000W) heater/de-humidifier would be equivalent to ten 100W light bulbs! The direct approach to dealing with moulds is the weed killer method. These toxic substances can be added to your paint or sprayed on and wiped away on a regular basis. You may be familiar with these substances in bathroom products that are used to clean the mould in the grout. Removing mould providing it hasn’t become too well established is not too difficult and the general and very effective approach is to wash well with warm water and a mild detergent. Adding bleach will not significantly help prevent reoccurrence. Some moulds are actually toxic - black mould is a typical example - so it’s always a good idea to wear protective clothing, especially a mask, since spores will always be released into the atmosphere when they are disturbed. Some people are seriously affected by their presence in the air we breathe. Mould becomes more of a problem when not dealt with early, since it may penetrate the fabric feeding on the cellulose of wood for example, creating serious damage below the immediate surface. After the cosmetic effects of the mould on the surface are washed away, the areas should be dried and painted again. Remember that the key to limiting mould is ventilation and above all preventing condensation. Keeping warm and dry and keeping the mould at bay is quite an art but it can be achieved - you only need to be aware of it.

With more people living in apartments, roof gardens are becoming a practical alternative to the traditional garden. Most of the roof gardens we see are limited to potted plants neatly arranged to complement the space created. On our island, it is very rare to come across a fully-fledged roof garden (green roof) where the growing medium (and relative drainage layers) is directly laid over the roofing slab. Well-constructed and planted roof gardens not only provide a feature of aesthetic beauty but also lower indoor and outdoor ambient temperatures. This has the added benefit of saving on energy costs.

These characteristics are particularly suited for the Maltese context. It is a fact that green areas within the urban fabric are rapidly declining. The current practice of maximising for profit the number of units within a plot has unfortunately sacrificed those areas previously devoted to gardens. We now see far less gardens in our towns and cities. Such practice has negative implications affecting both humans and wildlife alike. The increased hard surfaces (buildings, paving, roads, etc.) are contributing to hydrological related issues and rising temperatures in urban areas (heat island). Temperature readings within urban areas are often a couple of degrees higher than in rural areas.

Consequently, roof gardens have a place within our towns. Some homeowners may be hesitant to build such gardens due to the idea of high initial costs, as well as the fear of possible leaks. The proper selection of waterproofing materials and the assurance of the highest quality of workmanship possible, guarantees against any possible leaks. The cost of building such a garden is related to the type of garden created and the design complexity. Roof gardens are divided between the extensive and intensive type: most of us are more familiar with the latter type. These have deeper soils so as to support a full-scale garden. They rely heavily on an irrigation system and maintenance is equivalent to a normal ground level garden. On the other hand, extensive roof gardens are composed of a shallow growing medium, normally less than 15cm. Plants such as succulents and sedums are normally utilised here, as they have a shallow root system. Irrigation, as well as maintenance varies, depending on the type of plants used.

THE SELECTED VEGETATION PROVIDES AN AESTHETICALLY PLEASING AREA AND HAS A POSITIVE PSYCHOLOGICAL IMPACT ON PEOPLE LIVING OR WORKING AROUND THEM... Green roofs even if of the extensive type, offer measurable benefits not only to its owner/s but also to society in general. They have the ability to mitigate water run-off problems associated with urban growth and development. Planted roofs have the ability of absorbing air borne particles and sequester carbon dioxide, as well as other pollutants purifying the air, returning moisture and coolness to the atmosphere through evapotranspiration (the evaporation of water from plants and topsoil). The increased insulation of the building, evapotranspiration and shading by plants has a cooling effect on the building reducing the need of air conditioners. The selected vegetation provides an aesthetically pleasing area and has a positive psychological impact on people living or working around them with the added benefit of providing habitat and feeding ground for birds and insects, such as butterflies. Two major issues for successfully constructing a roof garden are the load-bearing capability of the structure to accommodate the garden and the right choice of plants used in the design.

ROOFS ARE OFTEN MORE OPEN TO THE ELEMENTS, WHICH MEANS THAT PLANTS SHOULD BE PURPOSELY SELECTED TO WITHSTAND THE WIND AND SUN... Unless the building is yet to be constructed, (where the load-bearing capability of the roof can be engineered accordingly), existing structures will have to be certified as structurally capable of supporting such loads. If not, alterations have to be carried out to the roof slab to support the required load. Roofs are often more open to the elements, which means that plants should be purposely selected to withstand the increased exposure to both wind and sun. Both of these factors can have a detrimental effect on the successful establishment of the selected vegetation. Roof gardens or green roofs offer an alternative to traditional gardening, albeit with minor differences. They can be located not only on rooftops, but also on terraces and other structures. They brighten up what would otherwise be a dull and useless space.

Fresh Fish Soup (Aljotta) Ingredients 200g 2
fresh fish cuts fish stock tomato purée onions fresh herbs
Method: Boil the fish for 65 minutes to obtain a purée, then drain through a fine sieve. Chop the onions and then fry in the olive oil and herbs for few minutes. Add the tomato paste and carry on cooking while adding the fish stock. Simmer for 6 hours. Add rice and garnish to taste. BEST WINE ACCOMPANIMENT: DOLCINO ROSÉ “I’ve opted for a Rosé wine here because invariably there will be alternating flavours because of the fresh fish cuts chosen or on hand at the time. Rosé wines are a great all-rounder, especially as in this instance the chef used prawns in the stock and to garnish – prawns and rosé wines go well together. The sweetness of the prawns and the medium dry flavour of the Dolcino are very complementary. The use of tomato purée is another reason why rosé wines make a good choice.”

Maltese Octopus with Garlic and Pimentos Ingredients 150g 15 g
octopus fresh pimentos, sliced fresh garlic olive oil
Method: Boil the octopus for 40 minutes. Allow to cool and then drain. Fry in the olive oil for 3 minutes, adding pimentos, garlic and seasoning to taste. BEST WINE ACCOMPANIMENT: 2007 MEDINA GIRGENTINA CHARDONNAY I.G.T. MALTESE ISLANDS “Due to the clean seafoody flavours of the octopus and the combination of the strong flavoured garlic and pimentos I have chosen a crisp, clean flavoured dry white wine, which has good refreshing acidity to accompany this dish. I wanted something that would cleanse the palate of the strong flavours but at the same time have enough flavour to accompany the octopus but not overpower it. The Medina Girgentina Chardonnay will do just that. The acidity will cut through the strong flavours and refresh, whilst the flavours of the 2007 wine will complement the octopus perfectly.”

Argentinean Rib Eye Steak La Stalla Ingredients: 300g 1/2 20g 4 200ml 100ml
fresh Argentinean rib-eye steak onion, chopped bacon, minced mushrooms demi glace port wine
Method: Pan-fry the rib-eye in butter to seal it and continue roasting at 175C for 8 minutes (accordingly). Fry the onions and bacon in butter in a saucepan, adding the sliced mushrooms. Add the port wine, allow to reduce and then add the demi glace and allow to simmer. BEST WINE ACCOMPANIMENT: 2007 GRAND VIN DE HAUTEVILLE SHIRAZ CABERNET D.O.K.MALTA “A nice chunky steak of beef and a full bodied red made from two great grape varieties like Shiraz (Syrah) and Cabernet Sauvignon doesn’t need a lot of contemplation, other than opening up the wine at least an hour before you are going to drink it. The fruit and spiciness of the Maltese Shiraz and the weight and structure of the Cabernet will go perfectly with the juicy red meat, the smoky flavour of the bacon and the sweet richness of the Port reduction.”
