ince 1989, the firm BENSLEY has been designing some of the world’s most iconic hotels, resorts, spas, homes, and sometimes even palaces. The company is an atelier of youthful, energetic architects, interior designers, artists, and landscape architects based in Bangkok and Bali. Bill Bensley, the firm’s founder, is a jack of all trades, gardener, fisherman, architect, interior designer, lover of all things natural, and most of all, a wide-ranging explorer of as many corners of the earth as he can. For the past 25 years has been travelling the world like a mad man, sometimes seeing seven countries in a week. Bensley has brought to life over 200 resorts, hotels, and palaces in 30+ countries. For the 15th year, Industry Excellence was celebrated at the Property Guru Thailand Property Awards. On the 18th of November, during a glamorous ceremony at The Athenee Hotel in Bangkok, the kingdom’s most outstanding property developers, developments, and designs across 44 categories were recognized. Representatives of approximately 30 shortlisted companies safely gathered at the highly anticipated gala dinner and awards program. The gala event and awards ceremony proved to be a triumphant night for companies that excel in residential project development. The “best of Thailand” prizes – Best Condo Development (Thailand) and Best Housing Development (Thailand) – went to two Hua Hin projects, respectively: InterContinental Residences Hua Hin by Proud Real Estate

L et’s Meet, Tjeert Kwant What is your full name and age? My full name is Tjeert Kwant and in Thailand I’m mostly called “TJ”, luckily a nickname is common here. My age is 55 (haha, and its true).
What is your current job position? Since 2016 I am the CEO of the Banyan Thailand Hua Hin group that includes the Banyan Golf Club, Residence and Village and another 800+ rai of development land.
How long have you lived in Hua Hin or been coming to Hua Hin? My first visit to Hua Hin was in 2010 after being invited by one of the owners of Banyan. We lived in Bangkok at that time however loved spending free time here and have returned several times since then. After I started to work for Banyan I commuted between Bangkok and Hua Hin until we moved to live full-time in Hua Hin last year.
What did you know about Hua Hin before you moved here? To be honest, I only started to discover what Hua Hin really has to offer since we moved here. Although I spent a lot of time here since I started to work for Banyan in 2016, most of the time I visited just a limited number of places relevant for work, stay and eat. Over the last 14 months I found out that Hua Hin offers most of what makes Thailand into such a popular holiday destination.
What do you like most about your profession? Creating new opportunities. I like to create and being creative together with a team of like-minded people. Banyan as a project and Hua Hin as a destination is offering great opportunities for expressing such creativity. One example is the conversion of the Banyan Resort into a long-stay Village and by the way, we already decided on this plan before the virus started to affect the market. Since we executed this plan, we have a growing number of happy residents forming an active community. Another example is the Banyan Privilege Club that we established, and which has more than 700

Members mostly from the Hua Hin region. This Privilege Club is offering attractive benefits & discounts and also a monthly social event to the members and at the same time interesting business opportunities for our local Privilege Partners having access to a local community with good spending power.
What do you like least about your profession? The fact that certain developments and procedures can take more time than desired while the market opportunities are ‘now’. On the flipside, it is also an interesting challenge to anticipate on market trends and developments and being an innovator, that is the part I like most. I think in opportunities, not in limitations.
What do you like most about Hua Hin? On 20th October we organized our Banyan Privilege Club party under the theme “We Love Hua Hin” and I mentioned in my speech that day that I love Hua Hin because of because of the exotic and amazing nature, the contrast between the mountains and the ocean having wildlife on our doorstep. And, I love it here because of my role at Banyan and the wide range of exciting business opportunities that Hua Hin provides. I would like to add that in recent months I experienced that business owners and management in tourism industry feel the need for and are interested in joining hands and combine forces to promote Hua Hin as a destination, something that excites me.
What is your favorite restaurant and why? I like different cuisines and ambiances to go for lunch or dinner and therefore have more than one favorite place. If I have to choose one than I would mention “Sea Harmony”, a very cute, small restaurant in Khao Takiab, not far from my house. They serve great food, each day a surprise dinner and an ambiance hard to explain in words.
What do you like to do in your free time and why? With the family enjoying trips into nature like recently to Khao Yai and Kui Buri and weekend trips to Bangkok to enjoy time with friends. And I love to play tennis, often 3 times a week or more and am lucky that Hua Hin offers the world-class True Arena and some other nice tennis facilities. I like to be active, to enjoy life to the full and spend such time with the family. It is also essential to stay fit and healthy both mentally and physically.
What would you recommend to new-commers to do in Hua Hin and why? As mentioned, many people do not realize that the Hua Hin region offers most of what makes Thailand such an attractive tourist destination. There is such a wide variety of attractions and I would recommend the new-commers to check it out carefully as most probably Hua Hin is offering their favorite activity.
Tell us a surprising fact that the public might not know about you? As CEO of Banyan that includes the world-class and multiple awarded golf club, people might expect me to be a golfer and play often. It might be surprising that I never played golf at Banyan nor anywhere else in Thailand. Now that I am living in Hua Hin fulltime, I will start taking golf lessons soon and hope to finish a first round of golf before the end of 2020.

et’s Eat Hua Hin checked out a new eating venue for you this month – a Thailand created food franchise with an appeal for both Thai and international tastes. Lucky 13 Sandwich originates in Phuket where they now have nine outlets, including on Ko Phi Phi. Bangkokians are getting acquainted with the brand via two (and soon to be three) outlets. Hua Hin became Lucky

13 Sandwich’s twelfth branch in eight short years when it opened at the beginning of November. Other Thailand locations are already in the pipeline, as the brand shows resilience and growth in what has been an exceptionally tough year for most food & beverage focused businesses. So, what is Lucky 13 Sandwich all about? Premium sandwiches, burgers, wraps, and salads at affordable prices
with great flexibility to personalise your meals – served eat-in, takeaway, or delivered to your door. And as all key ingredients come from their central kitchen in Phuket, Lucky 13 is about maintaining a consistent quality standard no matter which outlet you choose. Open from 8 am through to 10 pm daily, Lucky 13 Sandwich offers a classic American breakfast or American Pancake breakfast, plus breakfast Toasties in three styles. Those looking for a lighter option can try the yoghurt and berries dish. Breakfast dishes are available all day, so it does not matter when the breakfast mood takes you. The Burgers section of the menu has four choices, with the Lucky 13’s signa-
ture Cheeseburger our pick for tasting this visit. It delivered a juicy Australian ground beef patty, with lots of fresh black pepper, oozy cheese, and crispy bacon plus fresh lettuce, tomato, and marinated onion slices, mayonnaise, and their own ketchup. This feast is finally topped with 2 crispy fried onion rings. Choose the ‘skip the cutlery’ option to get really hands-on. All sections of the menu have a vegan offering with a Mexican veggie burger the choice
here. Sandwiches fall into ‘favourites’ and ‘premium,’ and we sampled the Roast Beef and Avocado on Focaccia from the premium section. A generous serving with the two main ingredients plus fresh salad and delightful pickled sliced onion, which added a nice note and Luck 13’s own in-house mayonnaise. There are two hotdogs in this section – Chilli or a Copenhagen Dogs.

Five Salads are on offer including a smoked Salmon salad that comes with a zesty sour cream dressing. This was presented with two grissini (bread) sticks adding some panache to an already tasty dish. The Chicken Cesar salad would undoubtedly get a vote next visit, as would the Falafel Salad. Although we did not sample the wraps, Manager ‘Kwan’ tells us they are an early favourite with the first month’s customers with flavours including Chicken Caesar, the middle eastern-inspired Shawarma, as well as a Mexican chicken or beef wrap. From the Sides menu, we sample the Nacho Nation beef and the very crisp and tasty Classic French Fries. You

can add up to eight Sides to your order or have as standalone dishes, and the Cheese Fries look like a guilty pleasure that I may have to go back and sample. As already mentioned, Lucky 13 prides itself on customers being able to personalise their dishes hence the eight different types of bread – all baked in-house and shipped directly to the stores. There are also eleven different sauces and salad dressings to mix your dishes up to your particular taste. If you do need dessert, then check out the Pancake Overload with delivers a plate of American pancakes topped with ice cream, freshly sliced banana, crushed peanuts, whipped cream, caramel & chocolate sauce. It definitely lives up to its name. Drink options start with Italian style coffees, iced and blended coffees, plus hot and iced teas. Lucky 13 have even sourced their own blend of coffee beans from Northern Thailand, which are roasted in-house and available for your at-home use. Signature Fruit Sodas are also available in passionfruit, blueberry, raspberry, and lemonade and are exceptionally tasty. A selection of alcoholic beverages are available. Bill Bensley,
A Jack Of All Trades
S
ince 1989, the firm BENSLEY has been designing some of the world’s most iconic hotels, resorts, spas, homes, and sometimes even palaces. The company is an atelier of youthful energetic architects, interior designers, artists, and landscape architects based in Bangkok and Bali. Bill Bensley, the firm’s founder, is a jack of all trades, gardener, fisherman, architect, interior designer, lover of all things natural, and most of all, a wide-ranging explorer of as many corners of the earth as he can. For the past 25 years has been travelling the world like a mad man, sometimes seeing seven countries in a week. Raised amidst the orange trees of California, the Harvard Graduate took off for Asia the day after graduation and never looked back. After a few years working in Hong Kong and Singapore, he set up his shop in Bangkok in 1989, which soon followed Bali’s branch in 1990. With a team of 150 interior designers, architects, landscape designers, artists, and makers of all things beautiful – as well as his other half Jirachai and their six Jack Russells – Bensley has brought to life over 200 resorts, hotels, and palaces in 30+ countries. He is on a never-ending quest to create their best work yet. According to Bill, “At Bensley we do everything from architecture to interior design, landscape architecture to graphic design – so the whole shebang! Every day I make decisions ranging from uniform design to the curve of a roof. The biggest ideations of a project to the smallest details.” It’s not surprising that they have garnered so many awards for their work with that kind of drive. This year, one of their hotel projects, Capel-

la Ubud, Bali, was voted the number 1 Hotel In The World at the Travel + Leisure World’s Best Awards 2020. In 2018, the hotel was recognized as the “Best New Hotel in the World” at the ULTRA travel awards. Bill recounts, “In High School, we had a careers day to help kids like me figure out what the heck we were going to do with our lives. A talk by landscape architect Rocco Campanozzi triggered the lightbulb moment for me. On my invitation, he visited my high school one afternoon with a spectacular slide show of his work at Knotts Berry Farm. This amusement park, like a western Disneyland, was just a stone’s throw from my high school, and I had been visiting there since an early age. So the idea of actually getting to design a place that brings, on a daily basis, so much fun and joy to thousands of people was the lightbulb moment. I knew I had to be a landscape architect. I was smitten, hook line, and sinker. I am still in touch with Rocco to this day and often thank him for his time some 42 years ago now. Dad had me down to be a doctor – I never did have the nerve to tell him that the sight of blood made me queasy! After studying at Cal Poly Pomona and Harvard, I am so glad I made that big leap across the Pacific to Asia in the early 1980s when hospitality development was in its infancy. Doors were opened easily, and the opportunities to build were many… still are. I have found that Asia, especially Thailand and Indonesia, has given and given and given. At an early age I learnt to speak both languages … that helped a great deal to get ideas across. Bill is a lifelong lover of words, and to date has published two books: Paradise by Design, and his latest: Escapism, with another book on the way.

ESCAPISM Volume 1, the first in a series, is a glimpse of his imaginative worlds and showcases his team’s talents. His signature is unmistaken lush, detailed, lively, playful, even downright seductive. He brought fun and wonder in the wildest of imaginations. From the Royal Istana in Malaysia, a private beach house in Phuket, the renowned Siam Hotel, to his latest, the InterContinental Danang in Vietnam, ESCAPISM Volume 1 features more than 500 pages of vivid photographs in large format from 26 projects in 12 countries over the last two decades. Bensley’s award-winning Capella Abud is an excellent case study in how Bill operates. The project began as a hundred room hotel, but Bill soon convinced the owner that Minimal Intervention was the way to go. The project was scaled down to just twentytwo tents hidden in the jungle, nestled between 9 acres of Ubud’s rainforest and rice paddy fields. The priority became to keep every tree: not a single one was cut down during construction. It’s why you’ll find palm trees popping up through terraces. The biggest challenge lay in understanding where to position each tent. This was facilitated with on-site bamboo mockups of each tent to ensure the
existing environment was preserved and find the best jungle views. This preserved the feeling of being tucked into a jungle sanctuary. The camp evokes the tale of shipwrecked Dutch settlers arriving in 1800s Bali and pitching their tents. The design team crafted individual narratives for all 22 tents, each telling the story of various camp personnel: the Explorer, the Puppet Master, the Cartographer, etc.. Local craftsman were a crucial part of the project in terms of both authenticity and local craftsmanship. The teak floors in each tent were handmade in Central Java, and will last decades and decades. while handcarved Balinese doors around the camp were specially commissioned and took artisans a year to create. Bill recounted, “I grew up camping in a tent that was definitely a far cry from the ones we have created at Capella Ubud, but I guess as a kid I was already a story lover and teller! It is hard to put a finger on what exactly set this experience apart – I think it’s a whole set of things, which all bubble down to the story we are trying to tell. The story of early Dutch settlers shipwrecked in Bali was a great start – we imagined that from the wreckage they salvaged enough to put together a camp which impressed even the local Rajah!”

Another innovative project that Bill is proud of is Belle Mont Farm in St. Kitts. According to Bill, “The world’s first edible golf course and resort garden. Everything we planted is edible, and we created a stock of edible plants we’re distributing throughout the local community to make their lives better. They were growing one type of banana, and we brought in 22 types. Even the lawnmowers we use are edible—goats!” Throughout the years, BENSLEY has become known as a hotel designer who integrates sustainability into all of his designs. He is now sharing that knowledge in the hopes that if the hospitality industry bands together, they might be able to do their bit in reversing climate change. The Royal Istana, Kuala Terengganu, Malaysia (Palace 1) “It’s all about showcasing the very specific design language of Kuala Terengganu, which is different from anywhere else in Malaysia, and taking that into the 21st century. The biggest challenge was how to keep the smallness of traditional Terengganu architecture intact while constructing a larger building.”
InterContinental Danang Sun Peninsula, Da Nang “As research, I went to 50 different Vietnamese temples, because in any Asian culture the temple is where society put their effort. In Europe they put money into the churches, so they’re the best examples of architecture we have in Western society. So I brought the idea of a temple into the resort in a very light-hearted, innovative way.”
DC Beach House, Phuket “For one of Thailand’s art collectors. He wanted something that’s representative of himself, eclectic, and curated like a museum. He’s a pal and we traveled together, and in Sri Lanka we bought some antiques. He has a bottomless pocket of money, which is really nice!”

A project currently in the works is World Wild – an ambitious project that will be the first of its kind if successful. “World Wild is a special one set in China. It is going to be a set of seven hotels and a great deal of land where the animals are free and the people are in cages. how about that!” Bill says gleefully. It’s worth pointing out that the ‘cages’ Bill speaks of will actually be very nice hotels! “We were approached by a good client of ours to design a zoo with some 2,000 plus hotel rooms on a chunk of land bigger than Central Park – naturally, I was intrigued. However, I am not a fan of zoos and asked for some time to come up with something
better. After visiting as many zoos and animal parks as I could in China, I went back to my client with the idea to dedicate 95% of his land for animals to run free, and 5% of the land for people to observe animals – but stay confined to that 5%, in ‘viewing cages’ for people: in other words, hotels, which in this case will involve Conrad and Hilton. My dream is that the mistreated animals of over-populated zoos in China could run free here.”

Industry Excellence Celebrated At The PropertyGuru Thailand Property Awards

he 15th edition of the PropertyGuru Thailand Property Awards was celebrated on Wednesday, 18 November, during a glamorous ceremony at The Athenee Hotel, a Luxury Collection Hotel, Bangkok. The Awards honoured the kingdom’s most outstanding property developers, developments, and designs across 44 categories. Representatives of approximately 30 shortlisted companies safely gathered at the highly anticipated gala dinner and awards program.

Origin Property Public Company Limited gained four awards, including the prestigious Best Developer title and the Best Luxury Condo Development (Bangkok) award for Park Origin Phayathai. Habitat Group was named Best Boutique Developer, one of seven wins on the evening. Trophies were earned for Best Low Rise High-End Condo Development (Bangkok), Best Condo Architectural Design, and Best Condo Interior Design for the residential project Walden Thonglor 8.

L et’s Go, Sa Kaeo
I
f there is one thing Thailand doesn’t lack, it is its beautiful destinations and endless sight-seeing opportunities that make for great photos. A Thai province with seemingly endless beautiful places worth visiting is Sa Kaeo, in the eastern part of Thailand. Sa Kaeo is rich in both modern and historical sites. Sa Kaeo’s official seal displays a rising sun over the Prasart Kao Noi Si Chompoo, which is an important Khmer temple. The province’s motto is “The frontier of the east, beautiful forests and splendid waterfalls, plenty

of ancient civilizations, and the commercial venue between Thailand and Cambodia.” A lot to say in one breath, but it is an apt description. Interestingly, Sa Kaeo happens to be one of the youngest provinces in the kingdom, having been a province for just twenty-seven years. It came about in 1993 when six districts, Sa Kaeo, Khlong Hat, Wang Nam Yen, Aranyaprathet, Ta Phraya, and Watthana Nakhon of Prachinburi were elevated to provincial status. The
province
is
bordered
by
Nakhon Ratchasima, Chachoengsao, Chanthaburi, Buriram, and Prachinburi. It also borders Cambodia and has a fair amount of Khmer speaking people who inhabit the neighbouring areas. Sa Kaeo’s northern part is a lush mountain range with ebullient green forests containing large quantities of wildlife. You will also find the famous Dangrek Mountains that are rich in sandstone and evergreen forests and form a natural boundary for the country. However, the southern border of Sa Kaeo is a different story altogether.

The deforested Cardamom Mountains characterise it. The mountains are given their name because cardamom and pepper grow naturally and are harvested for commercial use. The mountains are also fascinatingly famous because they contain rough-hewn log coffins rumoured to have belonged to past Cambodian royalty from the fifteenth century. The place is equally infamous for being the hiding place of many Khmer Rouge militants who would flee to seek shelter after the Vietnamese forces drove them out.
Sa Kaeo also boasts not one but two national parks. The first one is called Pang Sida which has been listed as a UNESCO heritage site. Among the wildlife worth seeing are the critically endangered Siamese crocodile, the white elephant, the leopard, the whitehanded gibbon, and the Malayan sun bear. The other national park in the area is Ta Phraya. This park is primarily known for its incredibly unique formations of rock called “Lalu.” A Lalu formation is an erected development of eroded rocks that are developed
through erosion and weathering. The park’s history is equally impressive: before its founding in 1993, the area housed a refugee camp for Cambodian escapees from Pol Pot’s criminal regime. The park includes wildlife as diverse as the common muntjac, the sambar deer, the langur monkey, the palm civet, as well as the fishing cat and the banteng. But beyond geographical tourism, Sa Kaeo has a number of other places worthy of attention. The Prasart Kao Noi Si Chompoo is one Sa Kaeo’s most important sites, attracting many

visitors and followers. It is believed to have originated as a Hindu shrine and is divided into three brick constructions separated by the northern prang, the central prang, and the southern wihan. Of these ruins, the sole one to remain in a more or less fundamental condition is the central one, while the others on the northern and southern faces only have their bases left. Another interesting locale in Sa Kaeo is Wat Nakhon Tham. Here you’ll find sights such as Luangpho Khao within the Temple compound, comprisied of a lime statue of an ancient Buddha sitting cross-legged. Prasat Baan Noi is equally impressive, as it is subdivided into three southern, northern and central rooms, within which lie constructions made out of laterite. The statue of King Naresuan the Great is another popular attraction. It is here where the illustrious monarch resided and led many of his heroic battles. Sa Kaeo is also a commercial hub for markets and traditional shopping due to its neighbour Cambodia. The proof of this is the market Talat Chaidaen Baan Khlong Luek, also known as the Talat Rong Kluea. Products from across the border can be purchased with ease. These include ceramics, brass items, glazed products, clothes, crockery, and food products such as dried fish as well as imports from places such as Russia in the form of electrical appliances.

Some of the most delicious cantaloupes in the country can be found in Sa Keao, distinguished by its sweetness and the delicacy of its crispy texture. I Koi Wine is another favorite item, a Thai herbal wine, it is made from the I Koi grapes which grow in the wild here. Sa Kaeo has many entertaining festivals that should not be missed. The most delicious one, Cantaloupe Day, is in April and is held in veneration of Sa Kaeo most flavourful fruit. Beauty contests, agricultural product competitions, and much more take place. Another fantastic festival is Dok Kaeo Blooming Day, in December with spectacles of singing, dancing, and mixed media contests. A similar festival, The Eastern Cultural Fair, takes place each February with singing contests and entertainment booths. Overall, it is easy to see why Sa Kaeo is a great province to visit with much to do, see, and many picture-worthy opportunities.

The Camp is adorned with handpicked valuable antique artifacts, books, paintings, drawings, and furniture, some of which are from the owner’s treasured private collection. It pays homage to the local craftmanship and rich cultural heritage of Indonesia. All 22 one-bedroom tents and the single two-bedroom tented lodge are individually styled with a wink back to the early 1800s, balanced by modern conveniences, and feature a private pool and large outdoor decks. There are four different categories of one-bedroom tents, all offering distinctive, unique experiences and 173 square meters in size. You can choose a Terrace Tent, of which there are five located near the main Camp and the paddy fields, with an outlook to the rainforest. There are four Rainforest Tents with a rainforest setting and view. Eight River Tents provide a tranquil Wos river experience. The tents are secluded and on a gradient very near the Wos river. The Keliki Valley Tents, of which there are five, offer the most dramatic, unobstructed, and elevated Keliki valley view and have the largest pools. The single two-bedroom Tented Lodge offers a spacious 217 square meters of space blended into the terraced landscape. It is best suited for a small family or a group of friends travelling together.
