How many gay weddings have you had here at the Maxwell Room? We have had ten; six of them were gay male weddings and four were lesbian weddings. All of them were special and unique in their own way, and
were a pleasure to host. I think there is more freedom in planning gay weddings because there are no specific rules to follow. LGBT weddings are more about celebrating love than following traditions.
Why do you think so many people in the LGBT community have chosen to have their weddings at the Historic Maxwell Room? First is the historic component, it's a venue very different than standard hotels and has a lot of character. We go out of our way to make sure that everyone feels

The real estate market in Florida is hot! Rates are still low, so increasing numbers of people are jumping into the homeownership hunt. But where do you begin? Step one: Find a mortgage professional. I would ask friends, family, business colleagues or your real estate agent for recommendations. My suggestion is to talk to a minimum of two mortgage professionals. Discuss your financing needs fully as there are different mortgage programs available and a mortgage professional can assist you in determining which one best meets your need. When you are shopping for your mortgage professional, there are different types. One is the bank (who only offers their loans and rates); another is a retail lender (who usually has only one or two lenders with whom they shop your loan); and the last is a mortgage broker (who can shop many lenders to give you, usually, more options). Once you choose your mortgage professional, he or she will have you fill out an application to qualify you. This will assist them in seeing how much home you can afford and discuss your financing options with you. A mortgage is based on your credit score, income and assets. Once you have been qualified for a mortgage, ask
your loan officer to provide you with an estimate of fees and the rate. When reviewing your loan estimate, beware of points or fees as there are many loan companies that do not charge points or fees. When you are under contract for the property, your loan will go to lender for approval. It is important, once you make a loan application, that you do not open any new credit lines, change jobs, or do anything that could possibly change your financing approval. You will need your downpayment and closing costs which can come from your own funds or a gift from a family member, but cannot be large sums of cash deposited. Your loan process can be a pleasant one if you choose the right mortgage professional. Owning a home is a big responsibility. Make sure you are prepared and educated about the process so your home buying experience is a great one.

Q: What’s the three-year forecast for South Florida’s real estate market? A: It is really difficult to predict the market, however, we have seen a steady increase in property values year after year on all South Florida properties. There is a tremendous amount of new construction going on in all three counties, mostly for rental housing, which is a great sign for the South Florida economy and the housing market. In addition, the harsh cold temperatures of the north are driving more buyers to South Florida every year — which only contributes to a steady increase in housing prices. There are some great properties on the market right now, the interest rates are still low, and buyers can always take advantage of all the benefits of homeownership. Property values are increasing steadily year after year as more buyers are considering South Florida a great place to live and relocate.

outlook is sunny, says hansen Fort Lauderdale native (and LGBT ally) will be the next president of Florida Realtors Christine Hansen, broker and owner of Century 21 Hansen Realty in Fort Lauderdale, has been elected to lead Florida Realtors as president next year. It is a crowning achievement for Hansen, whose career in real estate spans three decades, the last several of which she has Christine been a rising star in Florida Hansen Century 21 Realtors, the largest trade Hansen Realty association in the state with more than 165,000 members. Over the past five years, Hansen has served in nearly every role on the executive board, so it seems natural that she step up to lead the organization into the roaring 20s. Hansen recently chatted with Hotspots about getting into the business, her role at Florida Realtors, as well as pitfalls and scams to watch for when purchasing your dream home.
Q: How did you get into real estate and how long have you been in the business? A: I got into real estate because my mom was the broker of the office [of which] I am now the owner/broker. It was exactly 30 years ago this year. Our office was founded in 1977 and I got my real estate license in 1987 and my broker’s license in 1989. So it was my mom’s influence! Q: Generally, how is the market now in
South Florida? A: We definitely have a good market. There’s a lot of positive things that are going on in regards to the landscape of the market. For example, interest rates are still low, however there have been reports that they are going to start to go up. I think that is helping buyers who are on the fence — waiting to see if they should buy now or not — to actually start seriously looking at purchasing a home. They want to take ad-

vantage while interest rates are still low. The second thing is inventory. Obviously, the lower-priced homes allow more people to qualify to buy them, so we do have a bit of an inventory situation. We need more inventory, especially in the price point between $200,000 and $400,000. Those homes tend to go relatively quickly.
Q: In terms of the LGBT community are there any special areas that are hot right now?
A: I don’t know what would be a new hot spot. My office is off of Commercial Blvd., and Bayview [in Fort Lauderdale] and probably 5060% of my agents are LGBT. We can see evidence [of

we have a budget of over $19 million. It is so important to be involved because this is the industry and profession that I love, I have dedicated my entire life to it and it’s nice to be able to work with realtors throughout the state and have a positive impact on our industry. It has given me more of an in-depth knowledge of our industry and the various chapters and arms of this profession.
Q: What does your role as president encompass? A: As president of Florida Realtors, one of the charges is to be the voice of real estate for all of our members. We do a lot advocacy. Talking about personal property rights, we’ve been fighting in Tallahassee to eliminate the business rent tax, we are the only state in the country that still has that, so we are trying to get rid of it to bring more business to our communities. There are a lot of things that we do that help where realtors don’t even know the things that could have happened because we are able to avoid them before they get there. Also for the public, with regards to property rights especially the waterways. We get involved in a very public and political way and it’s all based on homeownership and our community. The second thing is to bring business into our state. We do a lot of things internationally to let consumers outside of our country know that there is so much that Florida can offer, and that will help our commercial and residential realtors. The third charge is to build relationships at the state and local level so that we are able to hear about issues and address them. Right now there is a serious issue about fraud and wire transfers. We are very involved right now trying to get the word out that if you are going to do a wire transfer set it up verbally and make it with a person that you know, that you’ve worked with before, and that you trust. Most real estate transactions that you enter into are pretty straightforward, especially when you’re working with a good real estate agent. But there are scams in the real estate world that can affect both the buyer and seller that you should be aware of:
Mortgage Closing Phishing Scam Scammers are now after your mortgage closing fees being held in your account. They hack into the e-mail accounts of consumers and real estate professionals in order to access information about the closing date. The hackers will then send an e-mail to the buyer and pose as the
real estate professional or Title Company on closing day. The hackers will say there’s been a change to the wiring instructions for the funds for closing and instruct the buyers to send the funds to a different account, which really belongs to them. Your bank account could be
cleared out in a matter of minutes and you’re not likely to get the funds back. Email is not a secure way to send financial information, so never respond to an email requesting money or wire transfers.
Unlicensed Realtor Scam The unlicensed realtor scam affects both you and your realtor. In this scam, a so-called realtor sells property to a buyer. However, once a check is written
for escrow, an unlicensed realtor deposits the money into their own account and not into the escrow account. Do yourself a favor and vet anyone you’re going to be working with, both your realtor and the one on the other end of the sale. A LinkedIn account doesn’t mean someone is trustworthy or a valid realtor, so do the homework. A person could have been a licensed realtor previously, but may now have an expired license. Title Fraud Scam Title fraud is a dangerous real estate scam. Title fraud steals more than a deposit or fee, it involves identity theft. The scammers will fabricate documents to make it look like they are the property owner. Using these documents, the scam-
mer will take out a new mortgage on the property. With a secured loan, the false owner can take the cash and then leave the real owner with remaining payments. Prevent this by getting title insurance and safeguarding personal information. Purchasing title insurance offers financial protection from false impersonation and improperly recorded legal documents that a scammer may attempt to forge.
Renting Foreclosed Homes Scam Realtors sometimes offer the service of helping people looking for rentals and this is a scam both realtors and renters need to be aware of. Homeowner’s facing foreclosure sometimes find themselves in a desperate situation. As a quick
money fix, they may list their homes on the market for rent or for purchase. As a homeowner collects rent, the impending eviction date draws closer. Upon final foreclosure the renters will be out of a home and forced to relocate. If they paid a deposit, they’ll lose this money as well. Avoid this awful situation by doing a background check on the owner and property. Online databases will show you if a property has recently foreclosed. You can also call the County Recorder to find out whether or not a Notice of Default or Notice of Trustee Sale has been filed.

Muchos tienen varias teorías como el que el beber hace más fácil y placenteros los actos sexuales o que podemos hablar con extraños con más valor. Así podemos tener el valor de cometer el mismo error y acostarnos con el mismo chico repugnante otra y otra y otra vez. Sabían que existe un gay Bingo y cruceros para gays o día de atracciones en Disney para gays…pero por supuesto, mucho alcohol. Mejor hagamos otras cosas. Hay tantos pasatiempos productivos como el ir al cine, gimnasio, la playa, etc. Si la cantidad de alcohol que consumes es mayor que la cantidad de esposos que ha tenido Elizabeth Taylor, entonces busca ayuda. Yo sé que hay muchas razones para tomar como las fiestas, los días del año para celebrar, eventos políticos que nos deprimen, nuestra economía, romper relaciones, amigos alborotados, nuestros trabajos… ¿Saben qué? I REALLY need a drink!” It's not that I hate people with the cookiecutter perfect kind of life that I wish I had because I'm a jealous monster. It's simply that, sometimes, I just wish they…moved…to a…secluded…island in a far away planet. Ok, maybe I am a bit jealous. Kidding! I am happy for everyone's happiness. It gives us motivation to better ourselves at times and spreading our own happiness and being proud of their successes and ours makes this plant much more habitable. I don't have babies myself, but I used to make up for it by dating lots of drunk guys. You would often catch me saying things like: “Awww, how cute… he's drooling” - “Oh my god, he said my name!” – “Who's your daddy?” – “Oops! Somebody made a booboo. Let's go home and clean you up, you piggy”. It amazes me greatly to see the fervor, time and money invested on drinking 116 | Hotspots.LGBT
alcohol in our community. I didn't realize how much I consumed alcohol until someone pointed out to me the way I give directions to people who are lost. “You know where Palace Bar is? Well, you make a left there and, when you hit Perversions Liquor Store, make a right and you'll see the home for the elderly you're looking for”. Why do we, as gay men consume more alcohol than anyone else? What is this void we try to fill, if any? Many are the theories: drinking facilitates sexual encounters, it allows you to be less shy when talking to people, it releases endorphins needed to forget about your troubles or there are simply not that many options other than the bar scene making us all prone to repeat the same outing experience over and over again. There's nothing wrong with the bars (I myself enjoy the company of my good friend Martin E. Glass) but we, as a community, tend to do this in excess.
Did you know there's a gay cruise, gay bowling nights and gay midnight kayaking? Have you ever hosted a pot luck, game night or theme party at home? What ever happened to the movies, the theater or
the beautiful beaches that surround us? Take on a new hobby, invest in a gym membership, read more, indulge in shopping or travelling. Many are the options and they are just as fun. By all means, have a drink and toast to your life, which can be filled with many resources for fun and for goodness sake, don't drink like Liza Minelli and you too can avoid having Lindsay Lohan's police record. If the number of drinks you've had matches the number of times Elizabeth Taylor has been married, you've probably had enough. I understand many are the reasons around us to want to be plastered 24-7: the holidays filled with crazy shoppers, those pesky holiday parties we HAVE to go to, the politics of our nation and our economic situation, the fight for marriage and a safer military life among many other things we try to squeeze in between feuds, break-ups, jobs, etc. I know sometimes life may seem like a gigantic evil-ridden monkey just flinging excrement in our faces, but no matter how crappy (pun intended) things may seem, there is always the promise that things happen for a very powerful reason and they will always improve in the end. Who am I kidding?! Go ahead, have a barrel of beer before things get any worse. I'll be right there next to you in a matter of seconds buying us both the first round of drinks! Trump continues his tradition of filling posts in his cabinet with people who are actively opposed to LGBT people having rights or even being called people. He’s really giving the George W. Bush administration a run for its money. Flash back with me to the good old days of President Barack Obama. Remember when

we had a president who wasn’t an insane rambling dum-dum? It seems so long ago. Anyway, as you know, Obama made the United States Military G-A-Y. Gayer than a monkey’s uncle, even. It was under Obama that we bid farewell to the decades old “Don’t Ask Don’t Tell” policy, under which LGB service members had to stay in the
closet and nobody was allowed to ask them about their sexuality and somehow that didn’t work at all because wouldn’t you know it, LGB folks were still discriminated against and booted out of the service for being queer. Obama also nominated Eric Fanning as the Secretary of the Army, the first openly gay person to hold that office once the Senate finally got around to confirming him. But you can’t Make America Great Again with a homo leading your Army mens, you need a REAL MAN! And so Trump, who for f#cksake is the president, has nominated Mark Green to the position. Green is a state senator from Tennessee and he’s been super busy in his home state sticking it to the gays, legislatively, that is. He supports letting businesses freely discriminate against LGBT people (because Jesus), wants to force schools to discriminate against trans students (because bathrooms), and thinks teachers shouldn’t have to teach things that go against their Bible (because learning). In other words, Green wants to green-light discrimination in Tennessee, and could now bring that skill set to the Army. Last year Green seemed to be calling for people to protect themselves from transgender people by force. “We are back to where the country was at its beginning, and it’s the armed citizen who will defend this nation,” Green said according to The Hill. “And there’s something else that we’ve got to protect ourselves from, and it is an overreaching federal government. The notion that Mr. Obama thinks that he can tell the state of Tennessee who can go into a men’s bathroom or a women’s bathroom is absurd.” He also called being transgender “a disease.” And so you can imagine how opening up military service to transgender people, a process
that began last year, will no doubt go swimmingly under Green’s leadership. Needless to say, LGBT advocates aren’t happy. “All soldiers and their families, including those who are LGBT, should have confidence that the Secretary of the Army has their back and is working for their best interest,” said American Military Partners Association President Ashley Broadway-Mack in a statement. “Unfortunately, based on his vicious, anti-LGBT record, Mark Green cannot be trusted to ensure all those who serve have the support they need and deserve.” “Green is a dangerous figure both because his policies are extreme and because he is shrewd at portraying them as moderate,” Nathaniel Frank writes in Slate. Frank points out that the bills Green backs are intended to discriminate against LGBTQ people, but don’t actually say so. A legislative reach-around, if you will. Considering we just let Mitch McConnell break the Senate and thus let a president under FBI investigation put a right-wing extremist on the Supreme Court for life, I’m not optimistic about Green’s nomination getting blocked. Still, that shouldn’t stop you from contacting your senators with a hearty, “Hell no!” The moral of this story is to vote. F#cking vote. Vote, god d@mn it. Vote, vote, vote. m a woman who’s read your book three times, working on the fourth. I love your style and your common sense attitudes toward health and insight into male minds. I’m writing because I am married to a man who I believe is gay. We’ve never had sex – not before or after the wedding. Not even on the honeymoon night. From comments he’s made and where his eyes wander, I believe he is attracted to men, not women. He makes constant references to cute men, tight asses, love the way males look and feel and so forth. I should have known - all the signs were there - but I liked him so much as a person and I was terribly lonely. I believe he only married me because was trying to deny his Southern Baptist upbringing in the belief that homosexuality was a damnable sin. Being married made him “safe” and meant he didn’t have to face some facts about himself. I hate him for using me as his “beard”, but also I know I should have cut it off before saying “I do”. Here is the problem: even though he refuses to have any physical contact, let alone sex (I’ve offered him everything from anal to oral to hand jobs; he turns me down flat and repelled) he won’t hear of any options. As best as I can tell he seems to expect me to live a life of faithful celibacy. He won’t even consider counseling to work things out. He’s very controlling. I don’t have a job anymore and I don’t have any friends I can go to. My family, also strong Southern Baptist by nature, refuse to countenance the idea of my leaving him for another life.

Start by making a promise to yourself: “I’m going to leave him and find someone who loves me for who I am, someone who will pound me into the box springs so hard I’ll have to change the mattress every year or so”. Ok that’s more Woody than JLo, but still... Here are some strategies. Strategy #1 Find someone you can talk to. A caring pastor, a priest a community counselor who won’t change you. Strategy #2 Google yourself to salvation. Put in something like “help for women” and you’ll find sites like womansdivorce.com and the womenalliance.org that can help you get clothing, transportation, financial advice and more. BTW, these sites offer great advice for gay men trapped in seemingly hopeless gay relationships. You ain’t the only fool out there, you know. Now, go and get yourself unfooled.
