How to Get Your Home Listing Ready

You've decided it's time to sell your home and move on. But before placing it on the market there are several things you'll need to do to make your home more enticing to buyers. If you follow these tips, your abode will attract all these buyers to the yard.
First you want to stop and really look around your home. Remember those small repairs you've been putting off? Now is the time to get them all done.
“Any repairs should be made prior to listing,” local realtor Steve Pizzuto told Hotspots Magazine.

Repairs and upgrades
When it comes to repairs, you want to look for missing floor tiles, panels, loose drawer handles – anything that could put off a potential buyer.
In fact, you might want to upgrade any dated light fixtures, ceiling fans, drawer pulls and handles.
Pizzuto said that any kitchen or bathroom improvements that you make always add to the value of your property.
Check your walls to make sure the paint isn't chipped or faded. Also, check for fingerprints or dents. You might want to wash your walls or even repaint them.
“A fresh coat of paint makes the place smell a little bit newer and fresher,” Pizzuto explained. “It makes it feel fresh and clean.”
Jerry Polis, owner of Broward Boys Painters, said that getting the exterior or your home painted before you list is a good idea, if it's needed.
“It can change the whole look and make it newer and contemporary,” he said. “We're not doing anymore South Beach colors, that is gone.”
Declutter
Pizzuto said it's best to clean up all of your clutter.
“Especially magnets on the refrigerator,” he said. “And everything needs to be taken off of counters.”
It's good to take away anything personal because you want buyers to be able to
picture themselves in your space. This means removing family photos and anything else that makes the house feel like it's already occupied.
Every space needs attention – even the closets. You want to tidy them up because future buyers will be opening up every door and every cabinet. Pizzuto said that some sellers get a storage space to remove their items to make the home appear bigger and less personal.
Indoor, Outdoor
People often forget to check all of their doors and windows. In addition to cleaning these areas, make sure they open and close smoothly and are properly sealed.
After you go through every room, drawer and closet in your home and make sure things are neat, clean and pristine, do not forget the outside of your home. If your home is a gift, this is its shiny wrapping. Pizzuto also said that it's important to take care of your lawn, prune your garden and clean up the area to show your home to its best advantage. Perhaps you want to consider hiring a professional landscaper.
“Make the lawn look nice to give it curb appeal,” he said.

Seven Gardening Basics for Beginners

Growing your own produce is an all-around smart practice, from the money you'll save at the grocery store to the contributions you can make toward a cleaner planet.
Maintaining a garden takes some effort, but it's a project even a beginner can tackle with ease. Consider these tips to start growing your at-home garden:
1. Select a perfect spot. You'll want to place your
garden in an area where you see it often, so you're reminded to weed and care for it regularly. Find a flat area you can access easily, where erosion and other pitfalls (including hungry wildlife) won't be a problem.
2. Choose between ground and containers. There are pros and cons to gardening in containers vs. the

ground, and there's no universal right choice. Rather, the best garden depends on your goals and preferences. A ground garden usually offers more space and may provide a better growth environment for roots. However, a container garden is often easier to maintain and may be all you need if you wish to grow just a few plants.
3. Understand the importance of quality soil. You may think any dirt will do, but keep in mind, the soil you plant in will be the primary source of nutrients for your produce. Not only that, but quality soil provides stability so plants can root firmly and grow healthy and sturdy to support their bounty. Quality soil also allows for ample drainage. Organic matter like compost, leaf mold or aged manure all help improve soil quality.
4. Keep water close. Lugging water can quickly eliminate the pleasure of tending your garden, so be sure you're situated near a hose. You'll
know it's time to water when the soil is dry about an inch below the surface.
5. Plan for plenty of sun. A bright, sunny spot is a must, since most vegetables, herbs and fruits depend on six or more hours of sun every day.
Remember the sun's path changes throughout the year, and as trees and foliage grow, they may produce more shade with each growing season.
6. Consider what you'll grow. Starting with veggies you know you like is a smart starting point since you'll be pouring sweat equity into making them grow. Over time, you might add new varieties, but early on, keep your focus on foods you know you like so you can see a meaningful return and avoid waste. You'll also need to consider what you can grow to
maturity within your area's growing season. If necessary, you might want to start transplants you can nurture indoors before moving them outside when the temperatures allow.
7. Plant according to a calendar. Knowing how long it takes different foods to mature will help you create a planting calendar. You don't want to harvest everything at once, and if you stagger planting and replant what you can, you'll have a garden that produces food for your family for a longer period of time.

It's a serendipitous encounter as Sam worries about seeing his family after so much time apart, not for fear that they'll reject him, but because of the unsolicited comments, questions, misgendering and misunderstanding he'll receive about his transition, placing the weight of his family's ignorance and discomfort squarely on his shoulders. “Close to You” is an emotionally observant drama about coming home as yourself, only for everyone to treat you like a completely different person.

The Adrienne Arsht Center for the Performing Arts of Miami-Dade County and Broadway Across America are proud to continue the 2023-2024 Broadway in Miami series with the South Florida premiere of Peter Pan for a limited engagement from May 7-12.
The adventure begins when Peter Pan and his mischievous sidekick, Tinker Bell, visit the bedroom of the Darling children late one night. With a sprinkle of fairy dust and a few happy thoughts, the children are taken on a magical journey they will never forget. This extraordinary musical full of excitement and adventure features iconic and timeless songs including “I'm Flying,” “I Gotta Crow,” “I Won't Grow Up” and “Neverland.” Peter Pan embraces the child in us all, so go on a journey from the second star to the right and straight on 'til morning. Your entire family will be Hooked!

Seventeen-year-old Nolan Almeida will play the iconic role of “Peter Pan.” An Orange County, California native, Nolan was most recently seen as 'Crutchie' in Newsies at 5-Star Theatricals and was featured in “Christmas on Repeat” on Hulu. Joining him will be Cody Garcia as “Captain Hook” who most recently starred as “Willy Wonka” in the national tour of Charlie and the Chocolate Factory and as “Buddy” in Elf; Emerson College graduate Hawa Kamara as “Wendy”
and acclaimed recording artist Raye Zaragoza as “Tiger Lily.”
The full cast is completed by Shefali Deshpande as “Mrs. Darling,” Kurt Perry as “Smee,” William Foon and Micah Turner Lee alternate as “John,” Reed Epley and Camden Kwok alternate as “Michael.” The ensemble includes Charles Antenen, Jonah Barricklo, Christina Hélène Braa, Jordan T. It was a pleasure to sit down with Cody Garcia (Captain Hook) for this exclusive Hotspots interview.
At what age did you begin performing and how did it happen?
I feel like I started performing at 8ish, because I was taking a Harry Potter Theater Camp in San Antonio Texas. What was your �rst professional gig and how much did you get paid?
When I was in high school, I did a production of “The Music Man” in community theater. I don't remember how much I got paid, but it wasn't very much. When did you know performing would be your career?
Honestly kind of early on as I have been into acting from when I was a kid. I thought I was going to do movies as my family is very into movies. I then remember taking theater camp classes and knowing this is what I wanted to do.
Other than this show, what has been your favorite role so far?
I really loved playing Flynn Rider in the Tangled Musical in the Disney Magic. What's your fantasy role (a role you haven't played but would die to play)?
I really want to play Raul or the Phantom in “Phantom of the Opera.” But fantasy wise Jack Skellington in the Nightmare before Christmas.
Is it intimidating or is there extra pressure playing such an iconic character as Captain Hook?

No, I feel like I have already had practice playing iconic characters. Actually, I have played Captain Hook before on Disney Cruise Lines. I love playing him and being able to sing a baritone role. I love putting my spin on iconic characters.
Is it hard being on the road all the time?
It's exhausting. I love traveling and seeing all these new places, but you have to keep yourself healthy. You must find a happy medium of self-care and living your life and also being able to do the show 8 times a week.
Describe yourself in 3 words?
Colorful, passionate, and non-binary. What do you do for fun?
I just got a pedicure with our head of costume department which I love…I love pedicures. I also enjoy going to museums and seeing other shows. I don't get to see
shows very often as we are constantly on the move, but I take any chance I can. What should our readers expect from this touring company of, “Peter Pan”?
This show is very magical and is suitable for people of all ages. Its also suitable for people who love Peter Pan and for people who don't. The way they have updated it from the original to now is great and beneficial. The set and lighting are also spectacular. It's a great musical and I am proud to be a part of it.

Pump It Up At Home

Want a home gym but don't have the space in your actual home? A garage gym could be the answer. And creating the home gym of your dreams is not as hard as it sounds. There are a few ways to make it the perfect private space to pump iron, put your pedal to the metal and do those squats.
Set a Budget
How much are you willing to spend to build the home gym of your dreams? Do you
already have equipment, or will you need to buy some?
Clean up
First, make plans for all the items you have stored in your garage. Is it a one or two car garage? Will you keep other things in there? If you plan to keep some things in your garage besides your gym equipment, plan to house it all on one side to keep things organized.

Flooring
You'll want to install special flooring in your garage. This is important for a couple of reasons. First, your dumbbells can damage the floor, so adding protective flooring helps
to avoid scuffs and scratches. Second, this muffles the noise of clanky weights and third, it adds comfort to your joints. There are several options for a garage gym conversion, including exercise mats or rubber, PVC, or foam floor tiles. You can go for a roll out floor or interlocking tiles.
Equipment
It is important to measure your space to make sure your garage can comfortably fit the equipment you want to add to it. You don't want to be squished into a tight corner on an exercise bike facing a wall. If you are someone who has their exercise equipment spread throughout their home, this is a great motivation to gather it up and put it all in your new gym. You can mix up machines and free weights – whatever gets your blood
pumping. Just keep the size of your space in mind. Another helpful hint is to keep heavier items along the sides, so you don't have to move them too often.
Airflow
Because we live in a tropical climate and garages tend to feel damp, you will want to make sure you have good airflow. Ceiling fans, oscillating floor fans or some kind of cooling system can help with this. In addition, if you work out with the garage door open, you can invest in a screen for privacy.
Lighting
Garages are dark spaces. Make sure you have a plan for lighting, so you don't trip over your kettlebells.
Accessories
To keep your gym organized, you will want to make sure there's storage for all your items. Do your free weights have a stand? How is the flow of your workout stations? A mirror is always important when working out to ensure proper form is being used to avoid injuries and get the results you want.
As you see, the process isn't difficult as long as you implement a plan. And the convenience of a home gym banishes any excuses to get into the best shape of your life.

Once you get used to these beginner tools listed, you can decide whether to upgrade into something bigger and more powerful.

Hammer
“If I had a hammer. . .” The hammer is a basic tool and one you definitely need. Whether hanging up pictures, pulling out nails, building a basic piece of furniture, you just need a basic one with a comfy grip.
Wrenches
Wrenches are perfect for tightening and loosening nuts and bolts. You never realize you need one. . until you really need one. They come in a variety of shapes and sizes. There are actually 25 types of wrenches. But you’re a beginner. At minimum get the most basic one – an adjustable wrench.
Screwdrivers
Beginners need two kinds of screwdrivers – a flathead and a Phillips head. These come in a variety of sizes, so you might want to invest in small and larger ones.
Pliers
Like wrenches, pliers are the perfect tool for twisting and tightening objects, but not for nuts and bolts, as they are prone to strip these types of fasteners. Pliers are for turning unusual shaped objects. There are around 10 kinds of pliers, but for beginners, it’s best to start with standard pliers and needle-nosed pliers.
Level
Al Kawan of LHP Handyman services suggests buying a torpedo level, which is around 8 inches long. “These are probably more useful around the house, versus a 2 foot or a 4 foot level,” he said. He said this is especially helpful when hanging a picture on your wall. “A level will let you know if something is sitting straight or not,” he said.
Tape Measure
It sounds obvious, but a nice and strong tape measure is a necessity. You will reach for your tape measure more than you realize.
Utility knife
Utility knives are excellent to have around when opening difficult packages. Make sure to get a safety version, so you can slide the blade away when you are not using the tool.
Cordless drill
Kenny Landy of Kenny and Jay Repairs recommends getting a cordless drill. He said it’s easier than using something with a cord and beginners will appreciate something battery operated or rechargeable.
Handsaw
A handsaw will be useful outside your house, when you need to cut an invasive branch or plant.
Nails and screws
And of course you need a variety of nails and screws for hanging and securing pictures and shelves to your walls.
Landy said that beginners shouldn’t be intimidated by using tools and starting projects.
“Just go to Youtube and it will walk you through anything you want to know for whatever project you are doing,” he said.

The Women in Our DeniseOrgs: Spivak CenterLink

Let me introduce you to Denise Spivak, current CEO of CenterLink. Born and raised in the Washington, D.C. area, Denise has spent over 30 years working in the LGBTQ arena. She was President of Broward Women in Network for many years, working alongside the amazing tri-county women's' community to provide resources and programming for South Florida. In 2011 Denise joined Centerlink, the Association of LGBTQ Community Centers which strengthens, supports, and connects centershelping them to improve their organizational and service delivery capacity and increase access to public resources in support of their programs.
Tell us about your journey to become involved in the LGBT non-profit sector. I was loosely involved in non-profit work in the LGBTQ sector since I was in college – volunteering for Prides, The 1993 March on Washington for Lesbian, Gay and Bi Equal Rights and Liberation, the AIDS Memorial Quilt display on the National Mall, Sophies Parlor (women's

music radio collective), SunServe, Women in Network, The Pride Center, the LBT Health Directory. In 2011, I decided to take that volunteer focus and make it my professional focus, too. I have held leadership roles in other positions in my career, so the concept wasn't new for me. I would say there were several female role models on my board of directors who inspired me and are still great models and coaches to me.
How did the opportunity to be part of CenterLink come about for you? Did you look for it?
It came through a friend who knew the CEO was looking for a part-time person. She suggested I apply...of course, I didn't apply. A few weeks later, she circled back around with me, told me I was an idiot if I didn't apply, and this time I did. The CEO was at that point looking to fill a fulltime Membership Director position. He and I hit it off, the position really appealed to me, and he hired me! So, it really found me – and patiently waited for me.
What are some of the biggest challenges you've faced in your leadership role, and how have you overcome them?
COVID was a big challenge, and it happened right about when I was taking over the CEO role! I really had to work closely with my team to figure out how CenterLink had to pivot to best support our network of LGBTQ centers. More recently, a big challenge that we are facing has been the deluge of anti-LGBTQ bills on both the state and national level in recent years. We continue to work with our centers and national organizational partners to raise awareness about the potential harm of these bills, and to provide our members with resources and connections to assist them in fighting the harmful fallout from the legislation and all that comes with it.
Since CenterLink is connected to national and international LGBTQ Centers, where does our national community stand vs international when it comes to LGBTQ rights and equality?
It depends on what countries we're talking about. In the U.S., we do have some LGBTQ federal protections, but there is also a lot of variation from state to state. Internationally, we have member centers in Canada and Australia, countries which also have LGBTQ federal protections. We also have members in Uganda, where last year the president signed a bill into law criminalizing same-sex conduct, including potentially the death penalty. Compared broadly to the rest of the world, the U.S. is ahead of the curve, but anti-LGBTQ legislation is on the rise here, a sign that some are trying to claw back equality.
You have been an active member of our community for years. Do you think women's needs within the LGBTQ community have changed in any way?
I certainly can't speak for all women… It's difficult for me to say broadly whether women's needs have changed. If you look at the fact that in the 1980s, there were roughly 200 Lesbian bars in the United States, and today there are fewer than 25, you could say that needs, or places to address those needs, have changed. If

you look at the LGBTQ+ Women's Survey* that was released last year, you see that universal healthcare, environment/climate justice, and reproductive rights, access, and care are the issues that rise to the top for women. For some that may be a change, for others, those may be the same concerns that they have had for decades.
Probably the greatest change, I would say, that I've observed, is that the challenges that women who identify as transgender face both within and outside of our communities has become a greater focus. From proposed and passed anti-trans legislation, to discrimination, to harassment and violence –the past few years have been incredibly challenging.
What advice would you give to other women who aspire to take on leadership roles within LGBT non-profit organizations?
I would advise them to fully understand that 'nonprofit' is a tax designation, and the focus really needs to be around purpose and impact. Running a nonprofit is running a business – you must understand the business and understand how to run a business. You need to be able to balance the needs of the community, your board, your staff, and your constituents. It takes a lot of time, a lot of learning, a lot of humility, and a lot of heart to run an organization. If you go into it knowing that, with a good
grasp on the purpose of the organization, and the impact the organization seeks to make, you've got a good heard start. How do you balance the demands of your leadership role with your personal life and self-care?
I think my wife June would tell you I do a better job of it now than I used to! It's taken me a while to prioritize self-care, even though I've always told my staff to prioritize it! I try to be more intentional about planning, setting time aside on my weekly schedule for dedicated 'focus' blocks, and taking vacation time instead of just letting it build up. I still have more work to do in this arena – and I need to learn how to 'quit' my phone!
How big is the women's base of members and/or supporters at CenterLink?
Based on the 2022 LGBTQ Community Center Survey Report most staff at LGBTQ centers identify as women, and most board members identify as women.
What's ahead for CenterLink in 2024?
This is a big year. We're celebrating our 30th anniversary. We're pulling out all the stops - anniversary branding, studies, member profiles, big events. We're working to update our strategic plan, integrate new association management software, and continuing to serve and grow our membership, so this year will be very busy!
