cOMMUNITY news C ommunity I mprov ement S erv ices Enhancing property values is the “core” responsibility of the HRCA’s Community Improvement Services Department. The Architectural Review process and Covenant Control help to ensure that your properties values are maintained at much higher level than communities that don’t require such practices. Our endeavors are truly validated as local real estate brokers are reporting the residential property values in Highlands Ranch are at an all-time high. With summer now upon us, please remember that ALL exterior improvements to your property require Architecture Approval. Improvement Areas include: • Concrete/Paving • Patio Covers • Play Equipment/Trampolines • Room Additions • Swimming Pools • Hot Tubs

Basic Submittal Information A general rule of thumb is this: Imagine you are on the Architectural Committee and you are reviewing the submission. Do you have everything necessary in order to visualize the completed project so you can make a judgment? If there are no unanswered questions in your mind based on the submission, then it is likely your submission is complete. All submittals need to denote if the property is on an open space and thus are subject to Section 2.87 View and Solar Obstructions of the Residential Improvement Guidelines. The Architectural Committee reviews each and every submittal the first and third Tuesday of each month. All submittals need to be received by Thursday at 5:00 p.m. the week prior to be reviewed at the next committee meeting. Please submit all plans to the Community Improvement Services Department located at the Recreation Center at Eastridge at 9568 University Blvd. If you need additional information please call us at 303-471-8821, and we will be happy to assist you.
