• PIONEERS PARK isn't just any sledding hill, there are ramps for kids to go flying down! USA Today has given it one of the coveted Top 10 sledding spots in the US. It is exhilarating hill for older kids and adults but if you're toting little ones I'd choose a different hill.

• HOLMES LAKE has an enormous hill that dozens and dozens of kids can go down at once. If you have kids that like to race one another, this is the hill to do that.

• TANKER HILL is a hidden gem in Lincoln. It is very, very steep. You will fly down the hill and spend about 10-15 minutes walking back up it so it isn't for the short-legged (aka toddlers). It is located in Arnold Heights Park.

• MAHONEY STATE PARK is a short drive from Lincoln and has great toboggan runs.

• SHERIDAN & ROUSSEAU ELEMENTARY If you having young kiddos, the hill to the east of Sheridan Elementary is just the right amount of thrill. Young kids will zoom down the hill and be able to climb back up. West of Rousseau Elementary is another great sledding hill. Rousseau is located on South 33rd St and Calvert.

As we reflect on the year, it is always a good practice to review our progress, our goals and our shortcomings, in preparation for starting the new year on firm footing, appreciating what we’ve done and retooling to get even better. So, here we go! PEOPLE AND STATS: Our fellow agents, on a rolling 12-month basis through the end of October, averaged 14.54 units per agent, our average sales price is $236,000 (a 10% increase from last year). We brought onboard some talented agents and employees (see page 5 of this newsletter for a full accounting).

Hard work pays off, congrats!!

We more than doubled our e-lead conversion rates by changing how we nurture leads and follow up with clients. TRAINING: We held “Tuesdays at 11” at both Woods and HOME. Not only did we have a day long “Education Explosion” in October, we held Broker/Commission approved trainings, countless Masterminds and skills sessions and, at Larabee School we not only held classes with an enrollment of 1,186 (more to come) but our pre-license students pass rate for the Real Estate Sales Person Exam was an impressive 63% for first time students. PROJECTS: We launched TWO core services – Prosperity Mortgage and HomeServices Insurance. We TOTALLY revamped the commission plan with input from our agents

We regionalized our IT department and HR department for the state (our top level Finance team is already regional as of last year). BUILDINGS: HOME Real Estate moved into a new drop-in space for the North Office, Support Services and HomeServices Title got fully settled into our space at the Preserve, and the Lincolnshire office moved to great new space in Park One – they are now known as the “Holmes Lake” office. The HOME office got some furniture and space planning work done and now has a great training area on the first floor. FUN STUFF: The Preserve held a grand opening party, a Halloween party and we’re planning some Holiday Cheer as well – look for more information in this newsletter. We enjoyed some festive awards banquets, lunches and a first-ever combined Top 10% and Leaders Circle event at Lincoln Station. We had two national visitors. CEO, Gino Blefari, visited us for a really awesome meeting at the Lincoln Children’s Zoo and we had a fun evening out at the zoo for our families and friends! Also, the National President of Propserity, Tim Wilson visited in November. OH, and we (along with the rest of RAL and OABR) launched a NEW REGIONAL MLS . AT ANY RATE – it’s been a year full of progress and planning and there are SO MANY great things coming for next year as well. Like a fine wine, we just keep improving with time. I look forward to seeing you this holiday season and to working together next year to make it your best year ever! Thanks for all you do – I am blessed to call you my work family. Cheers!

1/2 teaspoon salt

1 tablespoon canola oil

1 teaspoon minced fresh thyme or 1/4 teaspoon dried thyme

1 large onion, chopped

1 garlic clove, minced

3 cups uncooked kluski or other egg noodles (about 8 ounces)

10 cups chicken broth

1 tablespoon chopped fresh parsley

4 celery ribs, chopped

1 tablespoon lemon juice

Pat chicken dry with paper towels; sprinkle with 1/2 teaspoon pepper and salt. In a 6-qt. stockpot, heat oil over medium-high heat. Add chicken in batches, skin side down; cook until dark golden brown, 3-4 minutes. Remove chicken from pan; remove and discard skin. Discard drippings, reserving 2 tablespoons. Add onion to drippings; cook and stir

over medium-high heat until tender, 4-5 minutes. Add garlic; cook 1 minute longer. Add broth, stirring to loosen browned bits from pan. Bring to a boil. Return chicken to pan. Add celery, carrots, bay leaves and thyme. Reduce heat; simmer, covered, until chicken is tender, 25-30 minutes. 3.

Transfer chicken to a plate. Remove soup from heat. Add noodles; let

stand, covered, until noodles are tender, 20-22 minutes. 4.

Meanwhile, when chicken is cool enough to handle, remove meat from bones; discard bones. Shred meat into bite-sized pieces. Return meat to stockpot. Stir in parsley and lemon juice. Adjust seasoning with salt and remaining 3/4 teaspoon pepper. Discard bay leaves.

6 FUN WAYS TO STAND OUT WITH YOUR CLIENTS DURING THE HOLIDAYS CHARITABLE CONTRIBUTION This is the simplest idea of all, which benefits not only you, but also the community. Pick up to four charities (I suggest one in each of four categories: children, the arts, pets, homelessness). Send a simple email to your client base (you can also do this in a holiday card, but email is quicker and more economical) inviting them to pick one of the four charities, and, in turn, you’ll make a donation in their name to that charity for the holidays. On my team, we’ve done this using an email blast with an easy Google form embedded for our clients to check off their preferred charity. If your list isn’t large, you can also simply do this by asking your clients to send a quick reply to your email. When choosing your charities, call them ahead of time to make sure that they will be able to send a personal letter to each of your clients stating that a donation was made in their name (this is a bonus touch—the clients will typically receive a letter in January saying that your real estate team made the donation in their honor). SPUR-OF-THE-MOMENT FOOD OR COAT DRIVE If you need a reason for your sales team to reach out to current and past clients during busy November and December, have them stage a last-minute coat drive. It’s a great reason to make a call, gives you a chance to connect with clients firsthand when they drop off their old coats, and you give back to the community at the same time. Better yet (but a bit more effort), send the team out on a planned day to pick up coats, food or clothing from everyone’s front porches—value-added for your clients and an opportunity to see them for a minute or two in their own homes. OFFER HOLIDAY DECORATING SERVICES Team up with your favorite staging company to offer holiday decorating. The stager is probably not as busy this time of year and would love to bring in some year-end business. Offer your clients a discount on the holiday decorating as a way to say thank you for their business with you this year. It’s the perfect gift for this year’s homebuyers or an even better way to connect with those buyers from 3-6 years ago who may be thinking about their next move.

Along the same line, a discount coupon to a local tree lot is another great giveaway that you can send in the mail or via email. HOST A BREAKFAST WITH SANTA This idea is tons of fun and a great way for your whole team to get involved, though notably with a bit more effort. Plan ahead for this event—you’ll need a good “Santa,” a photographer (could be you), some snacks, a location with a photo backdrop and invitations (email is fine, too). Add one more layer and invite vendors who sell gift-y things to host a table at the event. They’ll be happy to pay $25$35 to participate (covering your costs) in order to get in front of your client base. Your agents can spend a morning connecting with clients, talking real estate for the year ahead. HOLIDAY SURVIVAL KIT POP-BY Your team may have less closings to manage in December, so it’s a great time to do an unexpected “holiday survival kit” drop-by to your client base. A quick search on Pinterest brings up many simple ideas for crafty teams. I love the “In case of emergency, pop cork” burlap wine bags available on Etsy. Add a Christmas tag with a photo of your team and you are set for a great year-end reminder of your business. CHRISTMAS PHOTO ORNAMENTS Walgreens, Shutterfly, Snapfish and many other photo craft online retailers offer photo ornaments that are simple, fun to create and inexpensive. This is a great way to remember your first-time homebuyers or past buyers with a photo of their new home and the year it came into their lives. Don’t forget to showcase your plan on social media. There are many ways to bring attention to the great work you’re doing for your clients and community while wishing everyone a happy holiday season on Facebook, Twitter and LinkedIn. For an organization to be strong it must have strong leaders. At HomeServices of Nebraska we are committed to remaining in the forefront of the future development of the real estate industry. We are fortunate to have incredible leaders at every level our of organization. From our staff to our agents and our office leaders. If someone were to ask you who our leaders are, what would your answer be? Your broker? Shannon Harner? Ron Peltier? Warren Buffett? The answer is really all of these and more. Leadership is both formal and informal. There are leaders with titles and leaders with no official titles, who lead every day because they have a natural talent for inspiring, encouraging and teaching. People to whom others simply gravitate. We are fortunate to have such an impressive array of leaders, both formal and informal, in our organization. It’s easy to look at the “chain of command” to identify leaders, but don’t get caught in that trap! CLASSES NEBRASKA LICENSE LAW 0047R 12/2/19 - 12/6/19 [ 9am – 4pm ] This class focuses on the knowledge most critical to Licensee training in Nebraska License Law. This is separate from the National portion of the licensee exam. In addition, this course is designed to develop effective classroom training. Approved for Broker and Salesperson Pre-License requirements. *PLEASE BRING the Nebraska License Law Manual that you received in the packet from the Real Estate Commission. Instructor: Dede Mau Cost: $275.00 includes material REAL ESTATE PRINCIPLES AND PRACTICE 12/9/19 – 12/13/19 [ 8:30am-5pm ] No class on Wednesday, 12/11 Principles and Practice is practical real estate learning that is 100% necessary to any agent or future agent’s success. The content of this class is geared toward teaching learners how to lead their clients through the real estate transaction process, how to make informed business decisions and prepares learners to test at the national level. The course uses a variety of educating techniques to suite all types of learners and is the only required course by the Nebraska Real Estate Commission for obtaining your real estate license. Instructor: Amy Gewecke Cost: $275.00 includes material LIVE EXAM PREP CRASH SESSION 12/20 [ 8am–5pm ] & 12/21 [ 8am–3pm ] We are EXCITED you are getting towards the finish line to the final exam!
