How to be Successful in Real Estate

B

eing a successful real estate entrepreneur is not, as some people might think, about luck, but about developing sound skills to make good judgments. Those who are new to the property market as developers or investors need to consider how to acquire these skills, if they don’t already form a part of their portfolio of expertise. There are certain key steps to take that will guide newcomers keen to take the plunge into real estate investment and management.

decisions will impact achievements down the line.

Develop market knowledge

If a potential investor already has in-depth knowledge about a specific real estate market, this is the point where that knowledge will pay its way. For example, experience of government sales of seized and surplus real estate via online and land auction may prove to be a useful niche market for the new investor. Otherwise, researching, and keeping up to date with, economic Plan for success trends, including mortgage rates, unemployment and debt British Prime Minister Winston Churchill said: “He who fails management scenarios, keeps investors aware of current market to plan is planning to fail”, and he knew what he was talking conditions and enables them to judge what might change in the about. When starting out in real estate it’s important to view future and, thus, identify opportunities for success. it as a serious business venture, which should have short-term Nourish professionalism and integrity goals as well as longer-term ones. A solid plan mapping the With a plan in place and the requisite level of market bigger picture will help new investors focus on how immediate knowledge, the new investor now has to turn his or her attention

Be prudent

It’s so easy to be enthusiastic and rush into a deal that looks too good to be true, in which case it probably is. Instead, when considering an investment it’s important to look long and hard at the condition of the property, its environmental history and location and to apply the metric NOI – net operating income – as used by investors in commercial real estate. The rent applicable to a newly acquired property should be determined from the outset to maintain a positive NOI and also fit with the aims of the business plan.

Employ experts where needed

Paying for an accountant and a marketing professional is a good investment if these are not the areas of expertise of the new real estate investor. Better to focus on buying a commercial building or bidding at a land auction and let the expert accountant save the business money and the advertising professional improve the business profile, the better to attract more interest. Also, consider finding a mentor who will provide advice and guidance when needed, as this can be an invaluable time saver and can help new real estate investors to avoid costly mistakes.

AEC – opportunities or threats to Thai developers?

M

any of you have probably heard the word “AEC” mentioned lately. You may wonder what AEC is, and how will it potentially affects your business?

Courtesy of www.property-report.com

The AEC stands for Asean Economic Community and is the realisation of the end goal of economic integration, which is based on a convergence of interests of ASEAN Member Countries to deepen and broaden economic integration through existing and new initiatives with clear timelines. The AEC countries are Thailand, Singapore, Malaysia, Brunei, Myanmar, Cambodia, Laos, Vietnam, Indonesia and the Philippines.

High property prices reduce market potential

A

ccording to Property Wire, the continued rise in land prices in Bangkok means property developers have had to raise the price of their new developments, limiting the size of the potential market.CBRE says end users are the ones leading the market rather than speculators and 85 percent of buyers who purchase off plan units are Thais. The latest market reports from CBRE also show that prices have risen most for developments which Thai investors see as having the most desirable locations and quality facilities. Thai buyers continue to dominate the downtown and midtown market where the mid-market trend continues to lean towards one-bedroom residences. Such demand was well catered for by most of the new downtown developments in the first six months of 2012, however developers are now having an increasingly hard time purchasing land at prices that will allow their units to be priced affordably.According to CBRE, in Q2, 2012, four projects were launched in the downtown area, a decrease in the number of newly launched units from 2,679 to 808. In total, 91 percent of the units offer one or two bedrooms and there are 328,434 units in downtown and midtown Bangkok with 1,449 units completed this quarter.

Recent extensions to the mass transit systems also mean a growing number of areas are becoming accessible and therefore present potential opportunities for condominium developments. However, each area will only have a limited amount of demand and the popularity of particular areas will constantly change over time. Central Lumpini currently has an average re-sale price of 163,550 baht per square meter, making it the area with the highest average re-sales price. However, reports suggest that in the Thai dominated midtown market, the budget range will be around THB1 million to THB3 million (US$32573 to US$97720), depending on factors such as the size and location of the development.

Hilton Hua Hin Resort & Spa joined Hilton Worldwide introduces Carbon Offset Program for events and meetings in Southeast Asia

H

ua Hin - October 10, 2012 – Hilton Worldwide today launched a carbon offset program for events and meetings held at select properties across Southeast Asia. At no additional cost to customers, Hilton Worldwide will measure carbon generated by all events at 11 of its properties in Malaysia, Singapore and Thailand, and purchase carbon credits to offset their environmental impact. The carbon credits will be used to fund renewable energy projects in Borneo and Cambodia. “Sustainability is a priority to Hilton Worldwide and a central part of how we do business. For us, it is not just about saying we are committed to sustainability, it is about taking action,” said William Costley, vice president, operations - Southeast Asia, Hilton Worldwide. “This program gives organizations and individuals a sustainable choice for their conferences, meetings or social events. By offsetting carbon emissions at no additional cost to our customers, together we are able to give back to the environment and benefit important renewable energy projects in the region.”

Hilton Worldwide is the first and only major multi-brand hospitality company to make sustainability measurement and corrective action a brand standard at each of its more than 3,900 hotels globally. The program applies to events held from October 1, 2012. It covers all events such as meetings, conferences, weddings and other social occasions held in the participating hotels’ function rooms. Hilton Worldwide will use its LightStay™ Meeting Impact Calculator to track and measure carbon emissions from

each event held. The calculator takes into account factors such as the event room water and electricity usage, food consumed, and guest rooms booked. LightStay™ is Hilton Worldwide’s proprietary system for analyzing, reporting and improving sustainability performance at each of its properties around the world. It offers tools and resources for hotels to improve performance and share best practices. Reporting through LightStay™, Hilton Worldwide has achieved its five-year goal to reduce total waste output by 20 percent; and is on track to reduce energy consumption and CO2 emissions by 20 percent, and water consumption by 10 percent, by 2013. Working with Climate Friendly, a carbon offset solutions provider, Hilton Worldwide has identified two initial beneficiaries of the carbon offset program in Southeast Asia. They are the Borneo Rainforest Rehabilitation Project and Cambodia Cookstove Project. “Increasingly, organizations are becoming more concerned about the impact of their

business and activities on the environment,” said Costley. “Hilton Worldwide’s Carbon Offset Program in Southeast Asia enables companies to measure the environmental impact of their events and offset this impact in a meaningful way.” Hotels taking part in the launch phase of the program are: • Conrad Centennial Singapore • Hilton Singapore • Hilton Kuala Lumpur • DoubleTree by Hilton Kuala Lumpur • Hilton Petaling Jaya • Hilton Kuching • Millennium Hilton Bangkok • Conrad Bangkok • Hilton Phuket Arcadia Resort & Spa • Hilton Pattaya • Hilton Hua Hin Resort & Spa Supporting resources : Learn more about Hilton MICE in Southeast Asia, Learn more about the Hilton Worldwide Carbon Offset Program in Southeast Asia

Jarasum International Jazz Festival – South Korea

hen you’re sick of the everyday grind and you need to take off somewhere to feel renewed, what would you do? We’d say going to a music festival is the perfect solution to cast away your stress These world-class music festivals offer something for everyone, from rock to jazz to indie music. But that’s not all! Because they are held at outdoor venues away from Seoul, you can also hike, camp, picnic, and more—a true escape from the city life. Read on, pick a festival. Korean autumns are known for their crystal clear skies and pleasant breezes, the perfect weather for jazz. And just in time for that season is a two-time Best Festival of Korea award-winning jazz festival, the Jarasum International Jazz Festival. It brings some of the best international and domestic jazz musicians. Because of the inviting open-air venue, people of all ages and groups can enjoy the deep horns and groovy bass under the clear autumn sky. Renowned for its quality, Jarasum International Jazz Festival has moved up from relative obscurity in South Korea to being the best jazz festival in the Asia-pacific region in just seven years. With its winning scenery and other fun activities, this festival will leave you with many memories and a spirited heart. I was very fortunate to have

T

been invited to present international famous Jazz performers to the Korean Jazz scene. With Daniel Humair, one of the best drummers this world still knows, I presented my top artists to the lingering crowds. There is a real hunger for live jazz in South Korea and Jarasum has done more than most to satisfy the demand. Over the last six editions Jarasum has hosted international acts of the caliber of the Esbjorn Svensson Trio, John Scofield & Joe Lovano, Hiram Bullock, Dennis Chambers, Mike Stern, Scott Henderson, Randy Brecker, Richard Galliano, Joshua Redman, Richard Bona, The Bad Plus, Joe Zawinul, Stefano Bollani, Charles Lloyd, John Abercrombie, Omar Sosa, Jean-Michel Pilc, Enrico Rava and Chris Potter. In spite of the impressive roster of international artists who have performed at Jarasum, the festival does a great deal to promote South Korean artists, and last year 50 of the 77 bands were local. The Festival was a great success and there is no reason why we could not have the same success with an internationally selected performer team in our beloved Thailand. With enough initiative and positive programming and organizing we could easily become the Jazz Hub in Asia. Our venues and climate would be our most popular hosts.René Marugg - Mephisto Jazz
