Rancho Santa Fe native Pilar Meza graduated from the University of Southern California in Los Angeles with a degree in International Relations Global Business with a concentration in Marketing. Her love for real estate commenced at a young age having parents involved in property investment and development. After years of working as an Acquisitions Manager and overseeing property development abroad, Pilar learned valuable skills and acquired immeasurable experience both locally and internationally. Having a diverse background has allowed Pilar to travel extensively and appreciate different cultures. 18351 Via De Las Flores was a construction flip done by a designer/developer. The home is 3700sf. The guest home is 800sf for total square footage of 4500sf. This home was pre launched with a video 5 days prior to going on market for sale. The video sent to top agents and spread through social media, generated 15 showing requests. We received 7 more showing requests upon going live on the MLS. We hosted the 22 buyers over a weekend requesting offers for a Monday review with the seller. We received 7 offers. Two of the offers came in at $6,000,000 but the winning buyer offered to pay $50k over the highest bid and offered to waive all contingencies and any request for repairs. He bought the home “as is” for $550,000 over asking price. The winning buyer complimented our video as the reason they came to see the home.

The property represents the highest priced sale in the history of Solana Beach. The buyer was looking for a waterfront home to retire at. She said the full length home video is what brought her to the home. At the time of sale, we had generated two simultaneous offers of which the seller was able to choose the best price and terms.
