Fosters Solicitors

Fosters Solicitors The Right To Rent - The Essentials For Landlords The Immigration Act 2014 makes it mandatory for every landlord letting residential property in England to make checks before they enter into a new tenancy agreement after the 1st February 2016. The purpose of the checks is to ensure landlord’s only let properties to tenants with the right to rent in the UK, or put it another way your tenant has the right to live and work in the UK. A pilot scheme ran in the West Midlands before its introduction across England. That pilot scheme identified a number of persons seeking accommodation in the UK who did not have the right to live here. A substantial proportion of them were not known to the Home Office.

It includes corporate and private landlords, sub-leases, sub-tenancies, and lodgers.

The effect of the change is to put landlords on the front line against illegal immigration. This needs to be taken seriously as there are civil penalties for landlords who let their properties after the 1st February 2016 to tenants who don’t have the right to rent, and the Immigration Bill 2015 presently before Parliament proposes to make it a criminal offence for a landlord to knowingly let a property to someone who does not have the right to rent. If you are a private residential landlord you need to understand the changes to ensure you comply. Compliance is not too onerous so please don’t panic.

What are the penalties for failing to undertake an appropriate check?

Who is required to undertake right to rent checks and when? As of 1 February 2016 landlords of property in England cannot permit any adult to occupy a property under a ‘residential tenancy agreement’ unless the tenant has what is termed the ‘right to rent’ in the UK. Landlords must perform specific checks to establish if an adult has the right to rent.

Only tenancies entered into on or after 1 February 2016 are covered. It applies regardless of whether the contract is written or verbal. Landlords can appoint an agent on their behalf who will then be liable in place of the landlord but you must ensure the agreement of the agent to do the checks is in writing. The check must be undertaken before the tenancy commences but not more than 28 days prior to it commencing.

A civil penalty of up to £3,000 per tenant will be imposed for allowing a person to occupy who does not have a right to rent. If a prospective tenant is not able to produce evidence of their right to rent you must not let the property to them. There is no other obligation under the Act to do anything else. If a landlord discovers a tenant who had a time limited right to rent but that has expired, they must notify the Home Office to avoid a civil penalty being imposed. The landlord is not obliged to take steps to take possession of the property under the Immigration Act 2014, but that may change if the Immigration Bill 2015 becomes law.

Local Women Generate Interest In New Baby Bank Norfolk

A group of local women have come together to launch a brand new organisation aimed at collecting pre-loved baby items and distributing them to families in need in Norfolk. Baby Bank Norfolk is the brain child of Vicki Huckle, a local newborn baby photographer who woke up at 4am a few weeks ago with the idea of setting up a charity that could help people struggling with the cost of buying the essentials needed for a baby. “I just kept thinking; I know so many mums with loads of baby items they no longer need – myself included. Surely these could be put to good use in the community as opposed to ending up in landfill?” said Vicki, “I also know that there are a lot of people struggling at the moment and buying the things you need can be expensive. There are so many people 10

that need this type of help, families in need of basic items following emergencies such as floods, or a fire; there are mums facing a new start after leaving a bad situation. There are also a lot of homeless families in this region and almost 30,000 low income families. Having spoken to other charities and family support workers I know there is a demand for this type of provision.” Vicki put a call out for volunteers on a local mum’s page on Facebook over Christmas and within days was inundated with offers of help to get Baby Bank Norfolk off the ground. “So far the generosity of people has been fantastic. 4 Secure Self Storage have let us have use of a small storage unit and people have already begun donating money to the Baby Bank Norfolk crowdfunding page which has meant we can get insurance and

pay for other start-up costs. Plus the amount of support from local people wanting to get involved has been phenomenal. The group of volunteers met last week for the first time and have already made massive progress with setting up the new charity. In order to gain charitable status the first thing the group needs to do is raise £5000. In addition to the crowdfunding page (https://crowdfunding.justgiving.com/ baby-bank-norfolk-setup) the group is busy arranging fund raising opportunities including three nearly new table top sales across the county in the next couple of months. “What we really need now is an additional larger space to work from so that we can also consider taking in larger items such as pushchairs and high chairs, as well as this we need shelving racks and storage boxes

to store smaller items. We’ve already been inundated with requests from people who want to donate items, so we have no doubt that the extra space will be needed almost immediately. “We also need financial donations to help us establish ourselves as a charity and to pay for things like bags to send out the items to referrals in. Any offers will be gratefully received!”

Trusted-Wills.co.uk

Introduction To Trusted-Wills.co.uk And The Importance Of Making A Will It is estimated that approximately 58% of the UK population does NOT have a Will……..are you one of them? A Will is an important document for everyone, whether you’re single, married, cohabiting and/or a parent. It can provide peace of mind to you and your loved ones, reduces the stress and heartache to your family and friends at an incredibly difficult time, and ensures your assets go where you want them to. Here are my top 10 reasons for making your Will: 1. You choose who will deal with your estate (known as ‘executors’) 2. You choose who will inherit under your Will, whether this is simply everything or a specific gift or a gift to charity 3. You choose who you would want to look after your minor (under 18 years old) children (known as ‘guardians’) 4. You can include provisions for your pets 5. You can include your funeral wishes and organ donation 6. If you are unmarried, your partner does NOT automatically inherit anything. The only way to ensure this is to make a Will expressing what you wish. 7. If you have remarried, making a Will can ensure any children from your first marriage get a share of your estate. 8. The absence of a Will can lead to family disputes. By having a Will you are ensuring your family know your wishes. 9. Without a Will or effective estate planning, your estate could face a larger inheritance tax bill than would otherwise have been the case with a correctly written Will. 10. Finally, it provides you with the peace of mind knowing that you have done what you can to make the process easier for your loved ones when you are no longer to here The most common reason I hear for people not having a Will is simply not having time to sort one out! I offer appointments in the comfort of your own home at a convenient time to suit you, including evenings and weekends. These appointments are for you to discuss your personal circumstances and requirements with me, to enable me to assess what is most beneficial for you. Taking the time now to tick this task off your ‘to do list’ can gave you peace of mind and save your loved ones a lot of time, inconvenience and stress at an emotionally draining and stressful time. If you would like to make an appointment or have a query regarding your Will, please feel free to contact me via email or phone on nataliechapman@trusted-wills.co.uk and 07972 212 355 or 01953 423 439. ‘FORGOTTEN’

New Professional Touring Production Coming To Wymondham! Central Hall - Saturday, 14th May 7.30pm

Stuff of Dreams Theatre Company, based in South Norfolk, has already hit the headlines with a series of exciting shows rooted in East Anglian life. The latest is a specially-written play called Forgotten, about Aldeburgh poet George Crabbe. This fully-professional touring production comes to Wymondham’s Central Hall on Sat 14th May. Crabbe’s magnificent verse-tale about a violent, murderous fisherman, Peter Grimes, shocked the reading public; Procrastination exposed greed and hypocrisy. Now Forgotten dramatises both stories, showing how closely they relate to events in the writer’s life. George Crabbe and his family had their own sorrows. He cared for his wife as her mental health worsened: five of their children died while young. Forgotten reveals Crabbe’s struggle against social prejudice and the cruelty of Poorhouses; it’s also a moving and witty historical love story.

It’s in the show, but you won’t see one in a DIY store! This production, by local author Ray Rumsby, is supported by Arts Council England and Norfolk County Council. Official collection tins for MIND, the mental health charity, will be available in the foyer. Tickets: Kett’s Books, Wharton’s Court, Market St, Wymondham. 01953 603663 and online. To know more about ‘Forgotten’ and Stuff of Dreams Theatre, please visit: http://www.stuffofdreamstheatre.com/shows/ forgotten/ or follow: @StuffofDreamsCo

Issue 03 2016

Wymondham Heritage Museum Do you want to find out the story of your town? Spend some time in your local museum, The Bridewell opposite the Roman Catholic church on Norwich Road. The Wymondham Bridewell served as a prison from as early as 1619 until 1878. Since then it has been a police station and a courthouse. Now, the main part of the building houses the museum. The museum is entirely run by an army of over 90 volunteers whose ages range from 16yrs to 87yrs. There are retired policemen (one of which was a serving officer when the museum was used as a police station) historians, teachers, ex publicans, students, accountants and a variety of other professions. They all have a history of their own and have joined forces to help keep alive the history from the past and the present surrounding Wymondham and the outlying district. This year the museum celebrates its 20th Anniversary with a varied host of events and new additions planned for the season. As well as the fantastic history of Wymondham brushmaking and the atmospheric dungeons and prison cells there are some new exhibitions on show for 2016. These include: “Twenty Years a Museum”, showing some of the many stories that have been told over the years “Make & Mend” A display of needlework & embroidery skills from the past “We’re Not Dead Yet” A display of pictures, on loan from the Norwich Forum celebrating old age Community Cabinet “It’s Surprising What You Find in a Garden”. These exciting additions along with a refurbished Tea Room (opening in April) and Free Wi-Fi for visitors make the museum a fantastic place to visit. The museum is open Mon to Sat 10am to 4pm from 29th February to 29th October. Wymondham News

Wymondham On Show A networking and communities day Wymondham Abbey is planning a ‘Wymondham On Show’ day on Saturday 7th May 2016. It will be held in the Abbey churchyard. This event is for the whole community, and aims is to allow local people to find out what goes on ‘behind the scenes’ in the town. In the next few weeks the organising team will be in contact with as many local clubs, societies, charities and small businesses as possible to encourage them to take part. Brian Randall, churchwarden and chair of the Abbey’s events team, hopes that the event will allow a lot of ‘networking’ to happen.

“A glance through the recently published Wymondham Town Guide shows just how many organisations there are in our lively town,” he said. “We’d like the townsfolk of Wymondham to find out more about the wonderful variety of organisations and activities on offer.” He added that, because of its size and facilities, the Abbey and its grounds make an ideal venue. If you, or an organisation you know of, is interested in taking part, please contact Esther, the Abbey’s Learning and Events Coordinator either by phone on 01953 607062 or by e-mail: learning@wymondhamabbey.org.uk

Spooner Row Church Undergoes Urgent Roof Repairs Repairing the cross

The tiny church of Holy Trinity in Spooner Row near Wymondham has just completed a major repair job to the roof.

The work involved repairing the slates, flashings and parapet copings on the roof and clearing and redecorating the rainwater goods. The problems came to light during a recent ‘quinquennial’ inspection; this is a five year inspection undertaken by an experienced architect. During the repair work, problems were found with the cross on the top of the east gable. Water had corroded the metal fastenings. This in turn had split the stone. New sections were made by local stonemasons, and then the cross was reassembled. The work cost around £27,000, a large sum for such a small church. However, the church was able to go ahead after receiving a grant from the Listed Places of Worship Roof Repair Fund. This has been set up Completed cross for urgent repairs to 24

public places of worship across the UK that are formally designated as listed buildings. Peter Barnes Builders of Diss carried out the work. Harry Gratton, the church’s treasurer, is delighted with the results: “Roof leaks can lead to all sorts of problems, so we are delighted that we were able to secure the funds so quickly”, he said. “And the builders have done a super job. The roof should be good for a long time now.” Holy Trinity Church, built in 1842, serves a rural community and is well loved and used. It is a daughter church (i.e. serving the same parish) to Wymondham Abbey. Two choirs practice in the church. The Norwich Music Group rehearses under their musical director Philip Aldred. A smaller choir, Dolce, provides fundraising activities in the church. Both choirs assist other churches’ fundraising in Norfolk by giving concerts. The village school uses the church for various services. www.wymondhamabbey.org.uk/spooner-row

Twitter Lists

How You Can Use Them For Your Business We have lists for everything nowadays - work, shopping, presents, housework - their usage is endless. These can be scribbled on scraps of paper or stored in your app of preference but did you know that Twitter has list options as well? Let's be clear from the outset though Twitter lists, by default, are visible to everyone (known as public lists) but there is an option for private lists - so you need to be clear on the purpose of your list and if you want your list and the people you add to it to be seen. Twitter lists, whether created by you or someone else, collate individuals or business Twitter accounts together making it easier to keep track of their tweets and conversations (rather than scrolling through your Twitter feed) in your Twitter account or third party Twitter service like Hootsuite or SproutSocial. These work in a similar way to searching for and viewing the discussions around a #hashtag. What could you use Twitter lists for? Here's just a few ideas: 1. Clients or Competitors: Putting together a collection of your clients or even competitors can help you stay updated of their activities and what they’re sharing, but remember, this sort of list is better to be private. The privacy setting comes up when you’re creating the list. 2. Communities: Create a list of people with shared interests. This is great for the craft related community and can give you insights and allow you to easily engage with them. Invite others to join the list by making the list public and sending invitations out via your social media platforms. 26

3. Helpful customers resources: Collate a list of resources your customers might enjoy and find useful. For example, if you're into papercraft your customers might appreciate a Twitter list of mail order suppliers and 'How to' resources. If you're a teacher, your students might appreciate a list of industry experts to follow. So how do you create a list? 1. Click on your profile avatar (its position varies depending on what you're accessing Twitter on) then either choose 'View Profile' and scroll down to 'Lists' or go direct by selecting 'Lists' from the profile drop-down menu. You can then see the lists that you’re subscribed to and the lists you’re a member of. 2. Within the ‘List’ page click the 'Create new list' button, enter a list name and description and choose whether you want the list to be public (anyone can subscribe to the list) or private (only you can access the list). 3. Add a person or company to the list by going to their profile page, by clicking on their profile avatar, and click the gear icon. Then select 'Add or remove from lists' and tick the box of the list you want to add them to. You can remove someone from a list in the same way. Then, depending on whether it's your own list or a list you've been added to, you can see it's subscribers, members and tweets. We've only scratched the surface of Twitter lists, If you need any help with Twitter or your social media management don't hesitate to get in touch @PKirk_designer or at http://paulkirkdesign.co.uk

Caribbean Or Asia? Why Not Try Explore Mauritius? The tropical island of Mauritius is well known for luxury hotels on white sandy beaches and volcanic mountain backdrops. Although for many it is a destination for winter sun, we found it great for our summer holiday, with slightly cooler temperatures, lower prices, fewer crowds and less mosquitoes.

You'll find resorts with plentiful water sports, world class spas, top-flight golf courses and gourmet cuisine that it might be hard for you to leave your hotel, but Mauritius has so much to see and do that it would be a shame if you miss it from French colonial houses to walks in National Parks, quad biking, zip-lining and horse riding. It is one of those beach destinations that is ideal for exploring further. The hospitality of Mauritians, a fusion of French, Indian, Creole and Chinese, to visitors is friendly and welcoming. Luxury here is surprisingly affordable, with Mauritius having some of the best value deals in the region. And this year there are already some great deals to be snapped up. My favourite is the Beachcomber Paradis Resort. Located on the South West and one of the most scenic coasts it has everything you could possibly want in a resort and is ideal for couples and families.

High-rise really doesn't exist in Mauritius. Hotels are spread out to give a sense of privacy. It makes for a much prettier landscape as well, in my opinion. I'd much rather see swaying palm trees than a concrete block.

There is no need to sleep through your transfer. Jet-lag is non-existent and no hotel is more than 75 minutes from the airport. Spend that time enjoying the rich green landscapes, coastal roads and local towns. If you are after a bit more action of an evening then make sure you chose a hotel close to Grand Baie, from which you can then head out to the numerous restaurants, bars and clubs. Make sure to check out the Banana Beach Club, the long standing 'place to be'. 'West is best' is the motto for many in regards on where to stay. This is where you'll find the flat, calm, picture-perfect beaches. If you're looking for a 'wilder' side to the island then the "green" south is the island’s rugged and

'The island has its own microclimate'

perhaps more interesting side. The East does experience the Indian Ocean trade winds but you can still find many top class hotels over here. The Shandrani Resort & Spa has three beaches, two are protected from the winds by an offshore island and the other is a more open beach which has become perfect for bodyboarding in the waves.. The time of year might decide which part of the island you choose for your stay. The island has its own microclimate - so it can be raining where you are, with the sun shining five minutes away. This is worth bearing in mind when planning activities. History has given rise to French colonial mansions, fresh game and artisanal rum, exotic plants found in one of the world’s oldest botanic gardens and colourful Indian temples and markets. In the rustic south, visit Le Morne Mountain, now a Unesco World Heritage Site, which was used as a refuge for runaway slaves in the 19th century.

If you can't decide between Asia and the Caribbean, then Mauritius could be your perfect mix of cultures with lovely beaches and first class service thrown in. It was Mark Twain who said: “You gather the idea that Mauritius was made first and then heaven was copied after Mauritius.”
