PROJECT LOCATION

Limassol is the second largest city in Cyprus and the southernmost of Europe. Its population amounts to 100,000 inhabitants within the municipal boundaries and about 170,000 in the wider urban area. Known among the cities of Cyprus for its rich nightlife and cultural heritage, Limassol is also the largest port of the island and one of the largest in the Eastern Mediterranean. It has witnessed rapid growth, especially after 1974. Limassol is a relatively new city, although traces have been found in its area that testify that it has been inhabited since ancient times. It is located in the southern part of Cyprus, built amphitheatrically on the Bay of Akrotiri, between two ancient cities: Amathus in the east, and Kourion to the west. Limassol has been ranked by TripAdvisor as the 3rd up-andcoming destination in the world, in its Top 10 Traveler’s Choice Destinations on the Rise.

One of the most innovative architecture and integrated design offices in Cyprus, ID Architecture blends business with design. Working together, creatively, our team of architects and interior designers combine techniques and knowledge that draws on the vernacular tradition of architectural design, harnesses the skills of the team and integrates them into each of our unique designs. The company has the expertise to provide full architectural design services, from concept design stage to construction supervision. Our design skills also include interior design, town planning and urban design, landscape design and furniture design services.

VK AJAX SUPERIOR

VK AJAX SUPERIOR is a Multi-Residential Building. The building complex appears as two separate entities, intersected by a series of beams, which signal the entrance lobby and define a new gated foyer space in the heart of the building. Externally, the structure is expressed as a grid of precast concrete, inset with timber coloured detailing, and a core of triple height glazed panels. The tower comprises 16 spacious residences, most with two or three bedrooms, custom ceilings and wide panoramic windows. Drawing inspiration from the city’s evolving lifestyle, the interior concept combines the warmth of traditional family living with privacy, comfort and contemporary luxury. The building is crowned by two penthouses, each with a sequence of grand rooms for entertaining, as well as large private terraces and sheltered loggia – the two penthouses also leads to a private roof terrace with bbq and bar services.

ENTRANCE SEQUENCE

Creating a sense of arrival, a private gated entrance leads into a grand internal intermediate courtyard. Visitors are greeted in a spectacular double-height open air – lobby shaded by a suspended custom designed structure. Continuing the creative character of the district, the entrance foyers are illuminated by ambient lighting, which animates the lobby interior. From here, two state of the art elevators transport residents directly into their homes – the innovative layout means that majority of apartments benefit from private access, with few shared corridors.

EXTERIOR

The apartments are designed from the ‘inside-out’, with floor plates configured to ensure privacy while maximizing the perimeter for daylight and views and articulating each residence externally. This approach establishes a strong architectural hierarchy, from the podium base on City Road to the fully glazed upper level penthouses and roof terraces. The selection of materials for the buildings reflects Limassol’s local vernacular render, wood and contemporary elements of concrete to enclose the landscaped courtyard.

FAÇADE DETAILS

Designed to naturally conserve energy, the buildings’ mass provides protection from the noise and pollution of City Road, as well as blocking northerly winds. The use of pre-cast concrete hollow blocks, create a semiprivate barrier between the residences and the adjacent public roads.

SUSTAINABLE DESIGN LIVING WALLS

Designed to make a positive environmental and social impact on the city, the plans form part of the sustainable architectural design ethos. Externally, the building is characterized by its living green walls, which is supported by timber shading and extends in a suspended overhang to shade the entrance foyer. Inside, the concrete thermal mass walls are textured and exposed. The thermal mass of these concrete walls, combined with traditional concrete beams, helps to naturally regulate the temperature and keep the residences cool. Every aspect of the scheme was designed in response to the local climate, including the composition of each facade – the eastern and western elevations are shaded by timber louvres, which rise the full height of the building where as the southern facades are cladded with pre-cast concrete hollow blocks to interrupt unwanted winds and also help regulate the façade’s temperature.

STAGGERED TERRACES

The entrance exterior foyer is via a soaring four-storey-high atrium. Full-height glazing apartments fill the space with natural light and creates a visual connection with the adjacent views, and three tiers of residential levels step back to create a sequence of staggered terraces. The apartments are open-plan and the majority are naturally lit and visible, helping to improve communication between the interior and the exterior promoting a sense of community.

By designing a building from the inside-out as much as from the outside-in, VK Apartments instruct a sense of continuity and connection to the wider world. The starting point for any design solution is to gain an understanding of people’s needs and the way in which a space will be used. The goal is the creation of interiors that are both functional and elegant, while evoking a sense of place and complementing a building’s outward expression.

The tailormade woodworks explored natural materials, linear forms, and an architectural sense of space – concerns which are reworked in the VK Apartments scheme to create a design concept founded on simplicity, function and luxury. The design appeals to all the age groups and uses natural material palette, with warm cream and brown colors. The wood and concrete wall paneling is sumptuous and tactile, further adding to the impression of quality and luxury.

STRUCTURE Traditional reinforced concrete frame, in accordance with the country’s regulations for anti-seismic structural design. FLOORS Concrete slabs layered with thermal and acoustic materials to create added sense of privacy in a multi-home complex. WALLS FINISHES Cladded with wood and pre-cast concrete panels add the impression of quality and luxury whilst promoting added layers between the public corridors and privacy of each apartment. CEILINGS Tailormade plasterboard ceilings present a flexibility for artificial lighting to be strategically installed, creating ambient lighting at night. DOORS & WINDOWS All openings are technically specified to follow fire safety and sustainable regulations. Strategically selected and specified each façade carries low-e double glazing with thermal insulated aluminum profiles.
