One
SOURCE RESPONSIBILITY Design-Build is a construction delivery method that provides owners with a single point of contact for both the design and construction phases of a project. One entity holds single-source responsibility and contractual risk for every aspect of a build — from estimation, assessments and pre-construction to architecture, schematics, engineering, subcontracting, construction and postconstruction. This entity, the DesignBuilder, manages all contracts with companies, such as subcontractors, equipment vendors and suppliers. Unlike in other construction methods, owners liaise, only with the DesignBuilder. In the two other primary construction methods used today construction management and general contracting (also known as design-bidbuild) - owners contract with different entities for architectural design and construction.
Design-Build brings together all the elements of a project. Architects work in coordination with other members of the project team such as contractors and suppliers. In other methods, architectural design is completed separately, sometimes resulting in unforeseen costs and delays during the construction process. But Design-Build allows your project team to provide into the costs and constructability of different designs. The end result is a holistic design, with defined budget in a streamlined schedule that ensures business goals are met. Unlike other construction methods, the phases overlap. All team members collaborate throughout the process to provide rapid project delivery.

1 Projects run much smoother when the client’s requirements and expectations are recorded early on. As a Design & Build company, it’s our job to capture this information and use it to develop a solution for our clients. A great brief contains several key elements:
SITE ANALYSIS Collect projects information such as context, location, area, landmarks, ground morphology and surroundings.
CLIENT PROFILE Understand client needs and business model though a simple questionnaire method. Prepare the projected timeline and targeted budget.

After final approval of the schematic design, the designer develops floor plans, elevations and other related items in greater detail based on the initial brief.

MATERIALS & FINISHES
MATERIAL SELECTION During the design development phase we have concurrently the selection of the hard finishes like wood veneer, tiles and marble that are durable and suitable to our project needs. Once the hard finishes are set we conclude the scheme with the selection of soft finishes like drapery and furniture upholstery.
FINISHES SCHEDULE Subsequently and after revisions that might have been caused due to lead time or budgeting we list down all the final finishes used in the project so the contractors, project manager and client are on the same page.

3D MODELING The 3d model is being developed according to finalized plans and vision board composed by the Team (client-designer).
APPLICATION OF FINISHES As the architectural and interior skeleton is there we start adding components such as carpentry and design features using the materials selected thus to bring the design to life.
FURNISHING Last but not least is the incorporation of the furnishing and fittings that follows the same design direction, sometimes with a bit of twist, always considering the budget. The models and finishes can be exactly as the ones to be purchased so the client has a complete image of his project.
VISUALS Once everything is in place, with the method of photo-realization we proceed to the production of visuals where the client can see clearly his vision materialized just before it really does!

DOCUMENTATION A Documentation plans contain: Architectural, Furniture, Floor covering, MEPMechanical, Electrical and Plumbing and Ceiling plans. Production of documentation package that consists of all detailed drawings and FF&E specifications for construction. phase.
B The next step following the documentation plans are the developed elevations package.
C Client and Designer thoroughly goes through the package and give constructive feedback regarding all items in order to start tendering.
Third part is the details package that consists of architectural and Interior floor, wall and ceiling details from landscape to pool design and internal carpentry.
D Forth package is the door and window schedule showing all the openings sized, series, finishes and mechanisms to be used in order to streamline and fast track the tendering process.

First package of the FF&E is the Material reference package that lists down the selections including all important information such as material specification, sizes, durability, origin, application, supplier, lead time and cost.
F Lastly furniture, lighting, drapery, sanitary ware and ironmongery specification package follows and orders are placed.

BOQ Contractors Costing Once the tender drawings package are given the selection of contractors is done based on time delivery, workmanship, liability and cost. Designer and client must be aware of those factors as the contractors will now be part of the project.
Supplies Costing Having the documentation drawings package done, quantities are calculated thoroughly according to plans and elevations for the entire project. Market research starts and evaluation of suppliers quotations. This process is critical as the materials will need to be durable of good quality in order to sustain weather and time resistance.

8 ON SITE CONSTRUCTION FLOW
CONSTRUCTION ADMINISTRATION As everything is set, procurement, tendering of FF&E and assignment of contractors is already conclude, a streamlined schedule is being shared among the contractors.
SITE SUPERVISION Will need to take place constantly throughout the day in order to avoid discrepancies and abortive work. Constant coordination and review of changes on site with contractors and suppliers is the key in order to bring project to perfection.
TIMELINE Project Manager needs to ensure a smooth and time-efficient construction process in order to achieve targeted delivery dates.

FF&E AND STYLING The selection of furniture fittings and equipment takes place during the design development phase as the products are part of the design. During documentation phase are being listed and ordered from the respective suppliers. This needs accurate information and attention to detail. Need to consider proportions, practicality, durability and of course aesthetics. Contractors will need to be advised regarding the shop drawings of the products as will need to have efficient solutions for intallation. Project Manager needs to be informed of delivery dates as will need to coordinate the contractors work flow. Once everything is in place, fine details, accesorizing and white goods complete the design.
