A JOURNEY of a THOUSAND MILES
A HOUSE BECOMES A HOME

Starting a monumental project in the middle of the pandemic was an interesting time for everyone. Still, as I am not one to shy away from a challenge, we decided to approach a new development firm in town to see if they would be interested in partnering with VIE on what would be our fifth show home to date. Fastforward two years, and the project culminated in a grand reveal party on Friday, September 16, 2022, and all involved undoubtedly felt this was a journey of a thousand miles or more. This launched the first of nine custom homes by developer Bella Mare Real Estate Holdings in the quaint hamlet of Heritage Dunes, just off Scenic Highway 30-A in Seagrove Beach, Florida. Owners Carl and Tamara Tricoli intend to use The Heritage – A VIE Legacy Show Home as an example of each Bella Mare home’s outstanding quality and customization, two facets of the company’s core ethos. With plans to grow along the Northwest Florida coast, Carl and Tamara have also hired CEO Steven Hinkley to guide and manage the firm in creating remarkable, unique homes residents will enjoy for generations.
As a pioneer at heart, I am wired to plow through the toughest terrain in both life and business, but I will admit the pandemic offered more challenges than we could have foreseen, like the dreaded supply chain problem. Bella Mare assembled a team of consummate professionals to bring this show home to life, and we all plowed our hearts out to make it happen. Chris Burch’s team at Grand Bay Construction led an impressive assault against all that was thrown at them—and won. The deadline for us to make the grand opening date was not for the faint of heart, and they went above and beyond the call of duty to deliver. Bravo!
I can attest to all that Gerald Burwell, owner and prin cipal architect of Burwell Associates, pulled off as he did what seemed like the impossible—designing five custom homes in two years. They result from many sleepless nights, but his creations are truly magnificent. (I may be biased, as he is my husband, but you will not be disappointed.) These are works of art that anyone
would be proud to call home. Kudos to my better half!
Enter Duce May, owner of Duce & Company Interiors. He is a larger-than-life personality, and his stature and presence make one take notice. There is no denying that he is a tastemaker, a creative soul, and a tireless worker who does what nobody else does. He takes risks and knows his mind when designing a home, and he worked well with the team, bringing great synergy to this design.
The ring leaders that introduced us to all the Tricolis are Gay and Jeff Landreth, brokers of La Florida Coastal Properties, who we have known for many years, personally and professionally. Their introduc tions helped this team form something much big ger than we could imagine. As with any significant endeavor, at times, the challenges and demands felt heavy, but we were all committed to each other and seemed to have Herculean strength when we needed to make it to the finish line. Thank you, Gay and Jeff, for doing what you do so well—networking and mak ing connections in the community.
Landscape architect Patrick Hodges of Patrick Hodges Land Studio excelled in his mission, bringing forth just the right aesthetics of flora and landscaping for the exterior and pool deck. He was a joy to work with— a class act through and through with an unrivaled pedi gree in the tightly woven world of New Urbanism and town planning.
Our friends and clients at E. F. San Juan partnered with us on doors, windows, and custom millwork to create an impressive old Southern charm staircase spanning four glorious floors. The company’s president, Edward San Juan, was called upon for many things in the past two years, including something crucial that left a last ing memory for me. We needed the Euro-Wall folding windows in the tower to be delivered and installed, and toward the end of the summer, it seemed they would arrive after the grand opening event. Thanks to
Edward’s reputation and connections in the industry, he called the president of Euro-Wall, who moved heaven and earth to ensure the windows were deliv ered so guests could experience the gorgeous Gulf views from the fourth floor. We are so very grateful!
Bevolo Gas & Electric Lights outfitted the home with their quintessential New Orleans-made gas lanterns that Duce May and Gerald Burwell curated with Bevolo rep Patty Palmer. The lanterns are a literal shining example of the details that make the house a stunning show home.
There are many more sponsors and partners that you will read all about as you turn each page in this special issue. The VIE team has given this project everything they’ve got, as they always do, and as I have said many times before, I am so proud of them. Thank you all from the bottom of my heart.
At the beginning of the show home process, my husband and I prayed for God’s blessing before the foundation was poured, that He would bless all of the partners and sponsors involved along the journey for their hard work and the spirit of excellence they all brought with them. I believe He has.
What I like to call “the year of the home” has been running strong for three years now, since the onset of the pandemic when we all began to spend more time at home. The Heritage Show Home has some of the most interesting and eclectic interiors I have ever had the pleasure of viewing in person. My favorite space is the mirror vestibule and bar on the second floor. The mirrored wall and chandelier paired with the deep hunter green cabinets and modern green iridescent tile are so beautifully unexpected and mesmerizing. It reminds me of old Hollywood glamour.

My favorite space in the show is the second-floor patio. It’s such a versatile space made warm by the ethereal glow of Bevolo lanterns. I love that you could utilize this area for anything, from entertaining a large dinner party to simply relaxing with a glass of wine.

My favorite spot in the show home is the thirdfloor den. It’s such a cute little space perfect for reading, watching movies, playing board games, or just relaxing and hanging out. The rich tan and deep blue color combo in this space and the bright accessories are very inviting. The coffee table, chairs, and Ralph Lauren nesting table have a hint of mid-century modern style that I love!

Every space in The Heritage is marvelous, but my favorite spot would have to be the third-floor south-facing bedroom. The continuous white-washed wood up the walls to cover the vaulted ceilings gives the room a peaceful vibe and complements the natural lighting—not to mention the spectacular view of the neighborhood and nearby beach!

The home is expansive, interesting, and remark ably cozy for being so spacious. And, of all of the exquisite spaces and places in this magical home, my favorite is one of the smallest—the pink hall bathroom on the second floor, just outside one of the most charming office studies I’ve ever seen. The tile and decadent appointments by Duce May personify elegance and charm. Julian Lennon’s portrait trio of Charlene, Princess of Monaco, is the icing on the cake in the princess bathroom.

“Iam delighted to partner with The Heritage with an exhibition of my photography in celebration of the debut of the Legacy Show Home,” says Lennon. “It’s a privilege to share the special moments, people, and places that have moved me in my travels around the world.”
Empathy, Lennon notes, is the bond that unites the planet. This is seen throughout many pieces in his varied collection showcased at The Heritage, curated by Wendy Posner of Los Angeles-based agency Posner Fine Art, who oversaw and attended the exhibition. A mix of landscapes, portraits, and mixed media pieces offers insight into the Liverpool, England, native’s worldly philosophy on beauty, life, and human con nection. “We are all in this together, and hopefully, someday, the world will realize that,” Lennon says. “Photography is one way to share, learn, appreciate, and experience other cultures, allowing us to empa thize with other people’s lives. I hope these images I have captured remind us of the infinite beauty that surrounds us.”
Guests were able to browse and purchase over forty pieces of Lennon’s fine art photography adorning the walls of the show home. The connection with VIE magazine’s February 2022 cover star and a guest on the VIE Speaks: Conversations with Heart & Soul podcast made this collaboration an excellent fit for the home. “This collaboration with Julian happened very organically and began with me interviewing him as a guest on our podcast, VIE Speaks,” says VIE CEO/ editor-in-chief Lisa Marie Burwell. “We connected and had good synergy, which is always the beginning of a good partnership. This led to me extending him an invitation to host an exclusively curated fine art exhibit at the show home as part of the reveal party.”

The collection of black-and-white and color photo graphs reflects Lennon’s travels and inspiration from around the world, depicting his journey as an artist amid unique life experiences. The event also came just a week after the international release of Lennon’s new studio album, Jude, on September 9, 2022. Guests could hear the album and a selection of Lennon’s pre vious works played throughout the house. Jude is in consideration for multiple GRAMMY nominations and is available to stream on all listening platforms.
“When presented with the idea to have Tamara and I host Julian and his stellar works of art adorning our home, we were thrilled,” says Bella Mare Real Estate cofounder Carl Tricoli. “This event marked the launch of our development company, and the partnership was the icing on the cake after assembling a team of highly talented professionals to bring forth a home that reflects the ethos of our vision and brand.”
The Fine Art Ledger (FAL) powered the mobile interactions with Lennon’s artwork at the exhibition, with each artwork minted on FAL’s platform as a physical non-fungible token (NFT). FAL uses NFTs to authenticate, inventory, manage, and buy and sell physical artworks and ties each work to the NFT using its proprietary, mobile-based technology. This “bridge” between the digital NFT and the physical artwork enables viewers of the art to use their mobile phones to learn about the art simply by scanning a QR code or tapping the Near Field Communication (NFC) tag attached to each work in a Shazam-esque experience. For Lennon’s exhibition, the experience included the real-time blockchain-authenticated cer tificate of authenticity for each piece, an intro video telling the story behind his photography, and direct links to buy a limited edition of each print.

A portion of the proceeds from the collection benefits the Point Washington Medical Clinic (PWMC), the Northwest Florida community’s high-quality primary health care provider located in Santa Rosa Beach. A labor of love and hard work over two years in the making, The Heritage – A VIE Legacy Show Home is truly a one-of-a-kind residence that presents its future owners with boundless opportu nities for making memories on the Gulf of Mexico. Located conveniently in the private enclave of Heritage Dunes, a gated beachside community in Seagrove Beach, Florida, this 4,871-square-foot masterpiece is the first of nine custom houses to be developed in the neighborhood by Bella Mare Real Estate Holdings. Owners and developers Carl and Tamara Tricoli fell in love with the white sands and beautiful architecture along Scenic Highway 30-A many years ago and bought a Gulffront home there around 2010. When starting their development business, they chose Heritage Dunes for its gorgeous natural surroundings, the central location just off 30-A, and its sense of serenity as an exclusive, nonrental retreat with private beach access and a community pool. It is our pleasure to present this architectural beauty and a behind-the-scenes look at its creation throughout the pages of this special edition of VIE
One with Nature
Principal architect Gerald Burwell of Burwell Associates, designer of The Heritage show home and the eight following homes, describes the debut residence as “inclu sive.” Its inviting south-facing entry welcomes visitors with a beautiful plunge pool and surrounding courtyard protected by a custom wooden screen reminiscent of Southern gardens. Meanwhile, the custom mahogany front double doors by E. F. San Juan beckon, along with impact-rated glass doors surrounding the pool deck and second-floor terrace, made by Weather Shield and provided by E. F. San Juan. Opening these up during cooler months creates a seamless connection between nature and the home, as do the folding Euro-Wall Systems windows in the fourthfloor tower. Details like these make it easy to take advantage of the preserved landscape making up much of Heritage Dunes and, of course, stunning Gulf views. The home was crafted with precision by the talented and steadfast team at Grand Bay Construction, with landscape design by Patrick Hodges of Patrick Hodges Land Studio bringing the flora and natural textures of the Northwest Florida Gulf Coast to life around the residence.

His inspiration, playing off the home’s coastal classic Southern vernacular, also came from the American tradition and high-end style of designer Ralph Lauren. The Ralph Lauren Home Modern Collections served as a focal point for furnishings, with rich leather and wood tones, chrome lighting, and more from the line making appearances throughout Duce May’s design, along with pieces from other luxury lines. He also curated an organic-feeling grouping of accessories, decor, and spectacular finishes and tile throughout the house, bringing delightful pops of color and pattern to a mostly neutral palette. On the pool deck and terrace, furnish ings and planters by Maison30a Home + Garden reflect the coastal lifestyle, giving residents the ultimate spots to relax, dine, or even work outdoors.
From fashion to furnishings, Ralph Lauren’s timeless look was also a great jumpingoff point for the team at VIE magazine and The Idea Boutique to create a brand look and feel for The Heritage. Our designers and storytellers translated the undeniable
sense of class and tradition into a logo, brand landscape for social media, a new website at HeritageDunes. com, and a star-studded grand show home reveal on September 16, 2022. To convey a sense of nostalgia and the fact that this nonrental community beckons generations of families to enjoy and linger endlessly at the beach, CEO/editor-in-chief Lisa Burwell and the team drew inspiration from vintage photos of the Kennedys, Cape Cod, the Hamptons, Ralph Lauren fashion shoots on sailboats, and the charming life style and picturesque Gulf Coast around 30-A when branding the home and its eight successors. We hope the story of this house represents the memories to be made in Heritage Dunes for years to come.

A home is just a house without art to fill its nooks and adorn its walls. The Heritage – A VIE Legacy Show Home was blessed with a serendipitous opportunity as Julian Lennon, the magazine’s February 2022 100th Issue cover star, provided over forty of his fine art photographs to hang throughout all four floors. A collection of images Lennon captured throughout years of travel, philanthropic endeavors, and concerts, the photos provide a variety of subject matter, from dreamy landscapes to thought-provoking portraiture. They prepped decadent charcuterie boards, heavy hors d’oeuvres, and end-of-the-night sweets for over two hundred guests, creating an unforget table experience for all in attendance. Bouj & Co. champagne cart provided bubbles with a glittering twist upon arrival, while the crafted beverage experi ence was led by owner Myra Barginear of Paul Sutton Bourbon, along with local Odd Pelican Beer, wines provided by Chef Jim Richard and Grayton Corner Cafe, and a specialty “Parisian Vacation” cocktail recipe by Better Together Beverage. Birthed and nurtured by a host of creative minds and business leaders, this is truly a show home that will create a lasting legacy for its residents. As the winds gently whisper through the sea oats on the dunes of the nearby Gulf of Mexico, those who live in the private community of Heritage Dunes experience a refined yet relaxed way of life. This is the story of how a show home is made and how this one, in particular, will give way to eight more unique luxury residences in its wake.

When Tamara and Carl Tricoli chose the quaint Heritage Dunes neigh borhood for their first Gulf Coast development through their company, Bella Mare Real Estate Holdings, it was with the vision of a lifestyle off of Scenic Highway 30-A but still in the heart of the beloved destination. The area affectionately called 30-A, parallel to sugar-white-sand beaches and warm turquoise waters, is known as a retreat for the affluent families of the Southeast and beyond. It is also a cre ative paradise, offering boundless inspiration, nature, world-class dining and events, and architecture rivaling any renowned destination. Its prolific New Urbanism towns, including Seaside, WaterColor, Alys Beach, and Rosemary Beach, are connected by enclaves of private residences that offer locals and vacationers a sense of belonging to the beach, with flatwoods trails, colos sal sand dunes, and rare coastal dune lakes scattered among them.
Heritage Dunes offers a rare nonrental gated escape right in the heart of 30-A in Seagrove Beach, Florida. The neighborhood comprises only about thirty homesites, a private neighborhood pool, and a private beach walkover with stunning views. “We discovered Heritage Dunes was about a seven-minute walk up the beach from our house, and we loved it the first time we saw it,” says Tamara.

The Tricolis purchased nine lots there and began building an elite team of partners to design, develop, and sell these nine Bella Mare Exclusive Homesites, including real estate broker Gay Landreth of La Florida Coastal Properties, Chris Burch and the builders at Grand Bay Construction, and architect Gerald Burwell of Burwell Associates. Interior designer Duce May of Duce & Company, who has worked with Carl and Tamara on numerous homes over the past few years, was hired to curate the sophisticated yet comfortable furnishings, gorgeous finishes, lighting, and more. Master land planner Patrick Hodges designed and implemented an idyl lic courtyard-style pool deck and landscaping. Local fourth-generation custom moulding and millwork provider E. F. San Juan worked with Weather Shield to provide windows and doors, as well as custom interior doors, stair parts, and the showstopping Euro-Wall Systems folding windows in the fourth-floor tower. Maison30a Home + Garden provided beautiful outdoor furnishings and planters. VIE magazine, a luxury lifestyle publication entering its fifteenth year of publishing, is the presenting media sponsor of the show home. Its founder and CEO, Lisa Marie Burwell, and the publishing team at The Idea Boutique also designed the branding, storytelling, and marketing materials for the house and neighborhood. “This is the magazine’s fifth show home, and they just keep getting better and better,” says Lisa. “My husband, Gerald Burwell, became the architect for the nine homes in Heritage Dunes. I was looking at his sketches and drawings for the first one and thought they were absolutely amazing—not that the show homes we’ve done in the past weren’t. We decided it was something we needed to explore as a possible show home, even though we had just finished the fourth one about six weeks earlier. We brought the idea to Carl and Tamara Tricoli, and their excitement confirmed that it was the right move, along with the A-game team they assembled to make it happen.”
A grand ribbon-cutting ceremony and celebration took place at the Lot 24 homesite in Heritage Dunes in June of 2021, welcoming area real estate profession als and media to learn more about the nine Bella Mare residences coming to the neighborhood. The event featured a tented soirée on the beach with bohemian coastal decor by Fresco Picnic Co. and catering by Éclat 30a and Saint Pablo.

In the meantime, the sales and marketing teams at La Florida Coastal Properties and VIE/The Idea Boutique created logos and branding, built a Heritage Dunes website, shared the story and images on social media so the community could stay connected, and prepared for the official launch of Lot 24 and its eight Bella Mare successors. “We had so much passion, energy, and enthusiasm for this project and a clear picture of what we thought the brand for this home should be,” says Lisa Burwell. “It’s filling a niche in the marketplace and is unlike any other homes in the area—they are all beautiful and spectacular, but there is something very different about this one. Our creative director Tracey Thomas, communications director Jordan Staggs, and the whole team did a great job bringing this home to life before it was even out of the ground.”
“Our team had many meetings and charrettes to decide the name of the show home. We wanted to create a brand that showed and reflected nostalgia,” says Tracey Thomas. “We looked at the days of Jackie O and JFK, how simple and beautiful life seemed to be back then, and decided to name it The Heritage—also playing off the neighborhood itself. It’s a place where friends and fam ily can gather and enjoy each other’s company in a slower-paced, simpler lifestyle.”
The Heritage – A VIE Legacy Show Home grand reveal party on September 16, 2022, shaped up to be a monumental debut for the neighborhood. VIE’s 100th Issue cover star, international musician, artist, writer, and philanthropist Julian Lennon, joined the celebration and exhibited over forty of his fine art photographs throughout all four floors. Chef E.J. Lagasse, the son of Emeril Lagasse and current patron chef at Emeril’s in New Orleans, prepared an array of food in The Heritage kitchen and on the grill on the second-floor terrace, with Emeril himself making an appearance to assist and oversee the evening’s culinary offerings. Paul Sutton Bourbon, Better Together Beverage, Odd Pelican Beer Co., Grayton Corner Cafe, Chef Jim Richard, and Bouj & Co. champagne cart provided bubbles, beer, wine, bourbon, and specialty libations, while Coastal Coffee Bar Co. was onsite creating specialty coffee drinks.

The home looked stunning thanks to event design by Grove Fisher of Fisher’s Flowers and Allyson Longshore of Metamorph Blooms, along with Duce May’s immaculately appointed interiors. A baby grand piano, courtesy of Sinfonia Gulf Coast, was manned throughout the evening, providing a gentle ambience downstairs as Julian Lennon’s latest album, Jude, was piped through the full-home sound system throughout the rest of the house. A lively crowd com prising real estate professionals, show home partners, local philanthropists, and special friends and guests gathered to tour the home and celebrate together for a great cause—the capital funding campaign for Point Washington Medical Clinic.
Dr. Hillary Glenn and her team at the PWMC have operated out of the Point Washington United Methodist Church in Santa Rosa Beach, Florida, and their mobile medical unit for the past several years, providing primary care to the com munity on a nonprofit basis. The clinic’s goal is to give quality health care and education to all, despite a patient’s means or insurance status, creating a “radically inclusive” environment to ensure a thriving population in Walton County and its neighboring areas. Developers Carl and Tamara Tricoli of Bella Mare Real Estate Holdings visited the site of the future permanent clinic to speak with Glenn and her team and were touched by the impact the PWMC is having—and could have—on the community. They decided to name the PWMC the official nonprofit partner for The Heritage. All funds from ticket sales from the grand reveal party supported the clinic, along with a portion of proceeds from Julian Lennon’s fine art photography sales and profits from a silent auction featuring luxury items and expe riences donated by generous local community members. The Tricolis also presented a custom portrait of Julian Lennon created by pop artist Ashley Longshore to the clinic, where it will hang in the new facility expected to open next spring. All in all, the show home grand reveal raised over $66,000 for the PWMC!
Although the grand reveal of The Heritage – A VIE Legacy Show Home had passed, the work was far from over. VIE and photographers Chandler Williams, TJ Smartt, and Andrew Brooks of Modus Photography planned a two-day lifestyle photo shoot
for the home, the fruits of which you see on this Show Home Issue cover and throughout its pages. La Florida Coastal Properties also staged a real estate shoot, highlighting all the bells and whistles throughout the home for their MLS listing. In addition, open houses and showings got underway for Lot 24, and Burwell Associates and Grand Bay Construction continue to shift focus on completing the remaining eight Bella Mare homes coming to Heritage Dunes. The VIE team’s storytelling continued through this special edition of the magazine and an accompanying video documentary, The Making of a Show Home, created in partnership with Modus. While most will look at The Heritage and see a beautiful home where a family can live or vacation and enjoy the natural beauty of the Gulf Coast for generations, those behind its creation see a job well done. Although it was a grueling and fastpaced process to complete this magnificent show home in just about eighteen months from the time of groundbreaking (and longer with the planning and design stages), seeing The Heritage come to life has been its own reward. We look forward to seeing the rest of the Bella Mare Real Estate Holdings projects come to fruition, rounding out a truly beautiful place to live, work, and play in Heritage Dunes on 30-A.

Houston residents Tamara and Carl Tricoli, like millions throughout the past several decades, have been longtime repeat visitors to the pristine white-sand beaches along the Gulf of Mexico. They fell in love with the area known as “30-A” in the southern part of Walton County, Florida, over thirty years ago when they first married.
The New Urbanism towns of Seaside and WaterColor were just making names for themselves back then. As the couple visited through out the years, they found it exciting to watch these and other unique beach communities fully develop. Their three daughters and now five grandkids have also come to know and love the beaches, leading the Tricolis to purchase a Gulf-front home in Seagrove Beach where everyone could enjoy them together.
This idea of having a legacy home and creating memories by the Gulf ultimately inspired Carl and Tamara to start their new development firm, Bella Mare Real Estate Holdings, whose first project is a collection of nine custom homes in the private neighborhood of Heritage Dunes in Seagrove Beach. The first of those homes is the remarkable showstopper known as The Heritage – A VIE Legacy Show Home, which was completed and brought to market in September 2022. We caught up with the Tricolis to discuss their vision and the legacy they hope to create along these beautiful turquoise waters.
VIE: We know you have been longtime fans of the Gulf Coast. Tell us a little about how COVID prompted you to spend more time in the 30-A area.
Tamara Tricoli: We bought a home here about twelve years ago, and we have loved it. At first, it was just a place we came and went from, but when COVID happened and prevented Carl from traveling much for work, we started staying here for longer periods. We got more and more accustomed to waking up seeing the water, walking on the beach, kayaking, biking, and all those things. Carl asked, “Why are we not staying here all the time?” We have made it more of a full-time home now.
Carl Tricoli: We noticed the same phenomenon was happening to many people as it had to us—they were seeing this area as a place where they could have permanent residences and work instead of just a place to vacation. Tamara was professionally in the real estate business, and I’m in the investment business doing projects around the world. So from both our careers was born the idea of building homes directed at the people who want to either live here permanently or spend a lot of time here, as we are now doing.
Tamara: Living here gave us the opportunity to become tourists, walking and driving to places we hadn’t before and just enjoying the area more. We could see things were changing. There were more people here and some good opportunities. Carl was looking into ideas for other ways to embed into the community. We had often talked about how we might want to become developers, and we came across this community called Heritage Dunes. It was about a seven-minute walk up the beach from our house, and we loved it. We thought it had a wonderful location with private beach access; it’s off of 30-A, yet right near 30-A—you get a little of both. We felt it was the perfect place to launch this new business venture.

VIE: What was your vision for the Heritage Dunes neighbor hood and your new company, Bella Mare Real Estate Holdings?
Carl: Our goal for Heritage Dunes had three important elements: We wanted to do something in a non-rental community for people looking at this place as more of a home than a destination. Secondly, in terms of the build, we saw a lot of things in the area that I refer to as “rent-a-boxes,” which we feel don’t really have the quality that someone would want if they were living here. We wanted to build and design something that, from a construction standpoint, was much higher quality. The third element was the design—we set out to bring design elements different from what people typically see here.
Tamara: Heritage Dunes, to us, was like a little diamond in the rough; it’s well located, has great beach access, is gated with a pool for all the homeowners, and it’s beautiful. We thought, “Wow, this would be the perfect place to build.” It was an excellent opportunity for us to do something we’d wanted to do and to have a business together.
There were five lots for sale when we decided to try building in Heritage Dunes. With the help of La Florida Coastal Properties, we bid on everything available and ended up with nine lots. It was great because there’s so much more you can do when you can build multiple homes that are spec homes, but not in the traditional sense—they’re all so individual, and each one is special. Since the neighborhood is non-rental, these are all second homes. Carl and I are so excited about all of them because this is something we can dream about and work on building together.
Carl: My heritage is Italian, and bella mare is Italian for “beautiful sea,” which is exactly what we have here. As far as the vision for Bella Mare Real Estate Holdings goes, we are excited about The Heritage Show Home and the eight others following it in Heritage Dunes, but beyond that, we hope to see Bella Mare represent ing high-quality, distinctive homes that are different from some others we see here in the area. We hope to continue building this business along 30-A.
VIE: You and Tamara assembled an A-list team on this project. How do you feel about that, especially after seeing the first home completed?
Carl: One of the lessons I have learned throughout the years on projects with my firm is that you must assemble a team with all the elements and all the expertise needed from the get-go so everyone can visualize the outcome from the start. When Tamara and I had this vision, we knew we had to do that. The team we have assembled is world-class. I’ve worked with many very smart, talented people throughout my career, and these are truly some of the best.

Typically, when working on a residential project, the architect hands off the plans to the builder at the beginning and is done. Often, a builder might think, “Wow, if he or she had just done this or that differently, it would make things a lot easier here for us.” Then the builder hands it off to the interior designer, who might think, “If the builder had just done this, or moved this window eight inches that way, I could have put a kingsize bed in here,” etcetera. Having the whole team in on every meeting from the beginning gave the house a holistic, cohesive feel.

’ve never seen designs like the ones we’ve gotten from architect Gerald Burwell that combine aesthetic elements and functionality so well.
Duce May is a genius; we came across him when we were invited to the home of some friends, and we thought his interior design was incredible. I’ve worked with a lot of contractors, and I’ve never met someone like Chris Burch, who puts integrity at the top of the list. I trust him implicitly. He’s also the most organized person I’ve ever seen, with Gantt charts and schedules for every home. We
receive pictures of their progress daily, and every thing Grand Bay does is quality. Adding to that is Patrick Hodges, the landscape architect, who cre ated something incredible with the pool deck and the yard. Lisa Burwell and her team at VIE and The Idea Boutique have brought an entirely different level in thinking about marketing and positioning for the show home and Bella Mare, as well. The real estate brokerage, La Florida, was also brought in from the very beginning to make sure that whatever we were creating was going to be in line with the community and was going to sell.
Every week we’ve had a team call, getting all these players on the line to work together. This home is not only the debut of our projects but also the culmination of a collaboration among an incredible and talented group, and we’re very excited about it.
VIE: Tell us a little about the process of creating a show home to kick off these nine custom residences. How did you get involved with VIE magazine?
Tamara: Architect Gerald Burwell was one of the first people to come on board, and his wife, Lisa, is the CEO and editor-in-chief of VIE magazine. It was amazing to get to know Lisa and Gerald as indi viduals, and along the way, Lisa mentioned the idea of teeing up our Heritage project as the next VIE show home. We felt so blessed and thankful that VIE would choose our project for that opportunity.
Carl: We were excited to collaborate with VIE on a show home. It was our intent that this first home, Lot 24, really demonstrate the principles we want to put forward. The grand opening was excit ing because it kicked off that vision. We have four more homes coming out of the ground now, and The Heritage show home set the bar for those. Each design is so different—it’s like seeing Gerald Burwell pull a rabbit out of his hat with each new one we see, but they will all be held to this very high standard of construction and design.

VIE: How would you describe the architectural plans for these homes, and what makes their Southern coastal style different from others in the area?
Tamara: Our first home, The Heritage – A VIE Legacy Show Home on Lot 24, gives you an “ahh” moment as soon as you walk in. People want to come in and feel comfortable, like it’s their home, and this house is exactly what you want it to be in that regard. Carl and I have been fortunate to travel a lot and see nice pieces of art and luxury tile, marble, and architecture. We wanted to incorpo rate much of that into these nine homes to ensure they were more upscale, put together, and different from other homes in the area. We wanted beautiful high ceilings, gorgeous tile, countertops, and floors, and high-end appliances. I’m also a very practical person, so I wanted each home to be functional but still beautiful, a place where you could get up each morning and feel proud to live there. Every one of our homes will also have gorgeous views.
A differentiator in our homes versus others on the market is how customized they are. We want people to walk in and feel that the four years of planning and design that went into these residences are visible and appreciated. The owners can walk
into their new home—especially the show home, which is fully furnished—with just their toothbrush and bags and be ready to start a life here; the other eight can be furnished by the buyer’s request. Each one will be unlike its neighbors, so the owners truly feel it’s theirs, and they can feel proud to live here and invite friends and family to experience it.
VIE: How did it feel to sit in the show home just before the grand reveal to the public?
Carl: I think astonished may be the best phrase I feel seeing this show home completed. Watching it go from a piece of paper to actually coming to life over the past two years has completely exceeded my expectations. We have an incred ible team—the trio of Chris Burch at Grand Bay Construction, Gerald Burwell as the architect, and Duce May, the interior designer, is responsible for those three elements that were so important to us. The design by Burwell is so aesthetically pleasing but also remarkably functional. Most people won’t even realize when they walk through here the level of high-quality construction and detail that Grand Bay has accomplished because they make it look so effortless. And from a design perspective, Duce May has completely blown me away.
VIE: What were some highlights from The Heritage – A VIE Legacy Show Home grand reveal? What was it like having Emeril and EJ Lagasse cooking in the kitchen during the party and having Julian Lennon’s solo art exhibit included?
Carl: I’ve watched Emeril on TV for years, and having a familiarity with both John Lennon and now Julian, the experience was sort of surreal. Having stars of this caliber involved in something we’re doing was tremendously exciting.

Iam blown away by Julian’s fine art photography in the home because it looks like it was made to be here all along. As I’ve walked around looking at it, the breadth of his expression is very interesting to me. When I initially saw all the pieces hanging on each floor, I told someone, “I thought we were only putting Julian’s art in the house.” You can’t really tell it’s one artist because of his range; you’re not getting bored by the same images in each room. He captures so many subjects in a variety of ways, so that’s been great. It’s the whipped cream and cherry on top of the sundae of the great design in this house.
VIE: As a trailblazer or outlier in the industry, how did you work up the forti tude and vision to bring something to market that hasn’t been done here before?
Carl: I think it comes from a couple of things. I spend a lot of time in differ ent places across every continent for my investment business. As you go through those travels, you see things that are very different, but a consistent element is that when people are exposed to something new or unusual, they get excited. That’s what we wanted to accomplish here. People have been doing things pretty traditionally here with the beach homes for a while, and we wanted to create something comfortable but unlike anything else we were seeing. And it was some thing that Tamara and I could make together that we were also excited about and could see through to the finish.
We want people to walk in and feel that the four years of planning and design that went into these residences are visible and appreciated. They didn’t have to do it; they can walk into their home, especially the show home that will be fully furnished, with just their toothbrush and bags and be ready to start a life here.
VIE: Tell us a little about how Bella Mare Real Estate Holdings is growing and how you see it evolving in the future.
Carl: Bella Mare began with a vision for this neighborhood in Heritage Dunes. As we got into it and saw the opportunity and what we were accomplishing, we began to think it was something we should develop into a full-blown business. I still have a fulltime job with my investment firm, so we have brought our son-in-law Steve Hinkley in to be the CEO of Bella Mare. We needed someone who could focus on this 100 percent to move it forward. Steve is an incredible, wonderful guy, whom I’m very fortunate to have as a son-in-law, who also has experience in construction—he has been involved with constructing three museums in the past. He also has experience with design and the more creative aspects of the business and a CEO background. We are delighted to expand the family business by having Steve involved to bring Bella Mare to the next level.

As a family business operating in the Big Easy since 1945, Bevolo Gas & Electric Lights understands the meaning of “legacy.” This wealth of experience and a longtime partnership with VIE magazine made the bespoke manufacturer of hand-crafted copper and stainless steel lanterns a perfect match for The Heritage – A VIE Legacy Show Home.
Bevolo’s stunning lights greet guests in the home’s front courtyard and wash the terrace in a warm glow from above. Andrew Bevolo, Sr., first learned metal working at World War II-era manufacturers, including Ford, Sikorsky, and Higgins—specifically on ships and aircraft. He later repurposed that expertise to make high-quality copper lanterns from techniques not used before in the lighting field. Some of his original lanterns are still operating in the French Quarter today.
We were fortunate to speak with the company’s third-generation owner, Drew Bevolo, and market ing rep Patty Palmer about the brand’s partnership with The Heritage.
VIE: How did you become involved with The Heritage Show Home? What styles of Bevolo lan terns are used around the home?
DREW Bevolo: This is the third show home Bevolo has sponsored with VIE, and each one has been a good experience and perfectly showcased our lanterns. The Heritage Show Home features the original French Quarter Gas Lanterns on our Yoke and Gooseneck brackets. All brackets have naval brass to help combat the corrosive coastal environ ment and wind baffles since this is a high-wind area near the Gulf.
VIE: What were some differences in choosing the lantern styles for this home versus other show homes you have been involved with?

DB: Our selections are always based on the home’s architecture; our lighting design ers just listen to what the house is asking for. The French Quarter Lantern is a good fit for traditional architecture homes like those in Heritage Dunes and does not compete with the architecture but complements it. Of course, the environment plays a role as well. This home is on the coast, so Bevolo uses naval brass to ensure the brackets hold up to the corrosive salt air.
VIE: How did it feel visiting the home and seeing the Bevolo lanterns illuminating the front gate, courtyard, and second-floor terrace?
Patty Palmer: The Bevolo lights cast the first impression when you walk up to the house. The ambient glow of a Bevolo gas lantern gives you a peaceful, invit ing feeling. The sheer volume of lights was very powerful. Your eye is immediately drawn to them.
VIE: What makes a copper gas lantern a great fit for this neighborhood or any home that wants a traditional outdoor light like these?
DB: Historically speaking, all gas lights used to be made out of copper because cop per can hold up to the heat of a gas flame. In this instance, being near salt water, copper is one of the only metals that will survive in this environment.
VIE: Tell us a little about the Bevolo showroom and studio. What can visitors expect when they go there?
DB: Beevolo has four showroom locations in the French Quarter of New Orleans. You can bring in pho tos of your home, and a skilled lighting professional will help you select the correct lantern style and scale for your home.

Gerald Burwell, the principal architect and founder of the firm Burwell Associates based in Grayton Beach, Florida, speaks the language of architecture fluently. A man of precision and attention to detail, he has also been the publisher of VIE maga zine since its inception and vice president of The Idea Boutique marketing and branding agency, putting those skills to use to ensure beautiful products for clients across the US and beyond.
Most recently, Burwell was selected by real estate developers Carl and Tamara Tricoli as the architect of record for their nine-home project in Seagrove Beach, Florida, in the private, gated community of Heritage Dunes. The first of those homes is The Heritage – A VIE Legacy Show Home, which sets the standard for the following eight and is a stunning testament to the talented team the Tricolis have assembled, starting with Burwell’s master plans. The VIE team is especially excited and proud that Burwell designed the magazine’s fifth show home and sat down with him to discuss it in more detail.
VIE: How did you meet Carl and Tamara Tricoli, the owners of Bella Mare Real Estate Holdings, who are devel oping nine custom homes in Heritage Dunes?

Gerald Burwell: I connected with Tamara and Carl through local colleagues and friends Gay and Jeff Landreth from La Florida Real Estate. It was a great opportunity that seemingly came out of nowhere for me, but I’m incredibly grateful for it. I had designed a couple of homes for clients of the Landreths, so this was a sort of kismet connection as they were helping the Tricolis look for an architect for the Heritage Dunes development project.
VIE: Tell us a little about the process of creat ing these nine unique homes, beginning with The Heritage – A VIE Legacy Show Home on Lot 24.
GB: This project comprises nine residential lots on the north side of the Heritage Dunes neighborhood, a very private development that is, in a way, a real “sleeper” overlooked by many potential buyers over the years. Investors were looking mainly for rental properties, which are not allowed here, so when the area’s full-time and second-home owners market boomed thanks to COVID-19, it became an incredible opportunity.
We started with Lot 24, just south of Scenic Highway 30-A, and it became our show home for the entire development. The design approach had many aspects;
there were several primary characteristics that I wanted to incorporate in all nine homes, as well as secondary details to help make each one unique. We also wanted to address the connection to the activity and excitement of the 30-A area, being in such a central location to Seaside, Alys Beach, Rosemary, and WaterColor—all these fantastic destinations—but create a true enclave within this private community where the owners can retreat at the end of the day and spend quiet mornings.
VIE: What was the inspiration behind the design of The Heritage?
GB: The heart of the home’s design is the pool and the surrounding courtyard. The home’s views are primarily to the south, toward the Gulf, which creates a private niche as you face away from Highway 30-A itself. Focusing the floor plan in this direction gave a natural sense of protection and an exclusive feel. Homeowners will have a beautiful Gulf view from the fourth-floor tower, a central location within the north side of Heritage Dunes, and a view of Scenic Highway 30-A and the bike path through north-facing windows.
Many things influenced the design—it would take hours to go more in-depth on them—but a lot of
my influences come from my upbringing, spending a lot of time around the Middle East and experiencing different cultures as my family traveled. The court yard approach on The Heritage, especially, created a semi-private area, with a custom wooden screen element acting as a fence in front of the courtyard. That type of structure is found in many Southern gardens, but we used it here in a way that creates a sense of privacy but still appears welcoming toward the rest of the Heritage Dunes neighborhood. It is also reminiscent of elements in Arabian architecture, The courtyard approach on The Heritage, especially, created a semi-private area, with a custom wooden screen element acting as a fence in front of the courtyard.

like the mashrabiya style of open latticework, which I was exposed to growing up in that region.
VIE: The architectural style of The Heritage seems different from many homes in the area. What is that feeling that makes it so unique?
GB: The inclusiveness of the home and how it addresses the neighborhood are what make it unique. It doesn’t wall itself off; it kind of beckons visitors as well as invites the homeowners to partake in the neighborhood and its beautiful views. For example, the Juliet balcony on the front of the home allows the residents to walk outside and take a peek at the community or say hello to a passing neighbor.
I would describe the architectural style as coastal classic Southern. “Classic Southern” was deter mined by Bella Mare to be the common thread in the design of all nine homes. The coastal part comes from using materials that will hold up to the harsh elements—the winds, rain, and salty air coming off the Gulf, especially. Each of these homes will also have a Gulf view thanks to expansive towers and bal conies that make great focal points for the lifestyle Carl and Tamara wanted to create for their buyers. These are homes where families will live, vacation, and make memories, hopefully for generations. It brings in that “legacy” concept captured in the branding and storytelling perpetuated by the team at VIE and The Idea Boutique.
VIE: What has it been like working with Bella Mare and the other team members on this ninehome project?
GB: The project as a whole has been a fantastic experience. Working with a client like Bella Mare is a dream come true; it’s rare to work with someone with the means and the foresight to take on some thing of this scale. I had almost a blank canvas to do whatever I wanted in terms of designing these homes. Working with Grand Bay Construction, whose team is very energetic and experienced, brings so much to the table with resources and overcoming challenging times with a pandemic and the supply chain issues as a result. They’ve kept their heads cool and kept this project moving in a way that I’m not sure anyone else could.
Also working with partners like E. F. San Juan, who has been an amazing resource for windows and doors, as well as exterior and interior trim and stair parts, has been amazing. Edward and Mary Kathryn San Juan and their team at this fourth-generation family millwork business, including sales rep Todd Oliver, were great. They have a proven process and quality that is unmatched in their field.
Patrick Hodges of Patrick Hodges Land Studio has a pedigree not commonly found in the busi ness—not just in this area but overall. He has been a joy to work with, and I’m continually impressed by his talent.
Duce May of Duce & Company, the interior design er, is a character who really enjoys his craft and the evolution process of creating interiors. He likes bringing a little drama and an element of surprise into these homes—they are a stage or a canvas where he can truly express that joy and convey it to others when they walk through each room. His refreshing eye came through on this project.
Having La Florida on board, with their knowledge and expertise of this area’s real estate market, has also been an invaluable asset throughout this process.
VIE: What were some of the biggest design chal lenges for Lot 24 and the other Heritage Dunes homes being developed by Bella Mare Real Estate Holdings?
GB: One of the keystone elements of the home is the tower, which affords tremendous Gulf views. The lot is on the northernmost edge of Heritage Dunes, and it was predetermined when the project began that Bella Mare wanted all nine homes to be able to see the Gulf. Even before the design started, I knew that creating tower views from all these lots would mean it was paramount to do a study ensur ing that we got the optimal angle from each of the towers. We used 3D modeling to accomplish this— something that wasn’t available until the last five or six years, so working with that tech was a fun chal lenge. It let me study the views with the client and the real estate broker, La Florida, before designing the homes, so we could make sure the buyers would

get the most out of their new residence. We also had to ensure the tower on each of the nine homes wouldn’t block the view of any others not yet built, so we put a master plan together to position all the towers in the optimal location.
These are also environmental preserve lots, meaning there’s a limited area you can develop on them—the design has to be almost surgically carved into the preservation areas within this development to leave the natural surroundings undisturbed. This and the tower element were substantial parts of the design program and a driving factor in creating all nine homes, which meant generating a unique floor plan for each one.
VIE: How did you feel seeing the result of all that hard work during the grand reveal of the VIE
Legacy Show Home in September, including a big celebration with celebrity guests?
GB: The project alone, even without being a show home, is not something that comes around very often for an architect. It’s already so unique, so adding that extra element of being a show home took it over the top. The fact that Julian Lennon was part of this show home, providing his photography to display through out it and joining us for the grand reveal—along with chefs EJ and Emeril Lagasse cooking in the show home kitchen—was unbelievable. I’m not sure that word even really cuts it, as it’s a once-in-a-lifetime opportunity to be part of a project with partners of this caliber. It was almost too much to fathom, and I’m truly grateful to be involved.
I love our team, which was assembled before we ever introduced Lot 24 as a VIE show home. Elevating the status of this home with it being the fifth VIE show home really brought us all together to make it the best it could be. The whole ball of wax of this home is just top-notch—the developer, the team, the broker, the marketing, the magazine—I’ve never seen anything like it. I don’t know how many other architects get to have this kind of experience.
VIE: How do you feel as you continue designing the remaining Bella Mare Real Estate homes in Heritage

Dunes? Do you believe these nine unique residences will leave a positive mark on the community?
GB: The original developer of Heritage Dunes put a lot of thought into the property’s future as a true com munity. It’s a Gulf-front neighborhood with a private beach, a pool complex, gated entry, and a restriction on short-term rentals while preserving as much of the natural habitat as possible. The biggest challenge for me was putting a design program together that made sense for the market and would bring a good ROI to the client, all in an attractive package that honored the vision for this previously established community. I think we will accomplish that and help build a neighborhood that homeowners will love, giving them a sense of pride and a place to spend time with their families for years to come.
It’s really important to me, as an architect, to create and present something unique but timeless, something classic that won’t go out of style. That’s what drives me in any project, but for this one, it was crucial. All these elements had to come together successfully. An impor tant aspect for me in any floor plan is that the home must feel like a part of the person inhabiting it—like the home “hugs” you when you walk in, and you feel like you belong there.

Duce May of Duce & Company Interiors brings over twentytwo years of experience designing homes along the Gulf Coast and a lifetime of taste to The Heritage team. His style ranges depending on the project, but his ability to deliver a fresh, elevated design is always consistent. For The Heritage – A VIE Legacy Show Home, May maintained the Southern coastal traditionalism conveyed by the home’s architecture, but he added some haute couture flair. It is a show home, after all!
Anchoring the furniture in the home is the Ralph Lauren Home modern col lection, which brings a sleek sophistication with clean lines and rich wood. The legacy brand’s signature Americana look was the starting point for the home’s interior design inspiration. From there, May built a cohesive overall design incorporating bits of flair through his genius use of color, tile, surface fin ishes, lighting, and accessories. The house presents a surprise in every space through May’s unexpected yet carefully made choices while epitomizing a sense of home .
Aptly dubbed “A VIE Legacy Show Home,” creating a space that lived up to this sense of generational value and timeless style was important. Thanks to May’s trained eye, all the furniture, artwork, and mementos feel like a lifelong collection. He walked us through his process and shared some of his favorite moments from the collaboration—check out the conversation below!
VIE: How did you connect with Carl and Tamara Tricoli, the founders of Bella Mare Real Estate Holdings and developers of the show home and eight other Heritage Dunes custom homes?
Duce May: First of all, Carl and Tamara went to a luncheon at a house that I had done. I think they appreciated the quality of the work and not neces sarily the style. Soon after that, they went to a dinner party at another house I designed, and they liked the style of this home. So when they heard that I was the designer, they thought it was interesting because neither of the houses looked alike—but my style is always unique for every project. So Tamara came into my store, which led to me coming over for dinner at their home. At dinner, they offered me the opportunity to design The Heritage Show Home and the eight other houses, to which I responded, “OK, let’s do it!”
VIE: Describe how you approach a design project.
DM: I have to be inspired by something I love, then take it and run with it. For The Heritage, that was the Ralph Lauren look. But interestingly, for this project, the start ing point was the structure because it looks like a house you could have had a hundred years ago or now. So then I imagined the outside would probably be all neutral, and the inside could be semi-neutral, but I can’t be all neutral—that’s not my thing. I tied in the unexpected pops of color in the tile, decor, pillows, and even the yellow cabinets in the laundry room. That pop of fun in an otherwise classic look is very Ralph Lauren.

VIE: How did you choose the furniture that would go into the home?
DM: I imagined what I would want in this home that would be unique yet keep the Ralph Lauren theme. I pictured beautiful wood, rich fabrics, a little pattern, Persian carpets, unexpected case goods, stun ning beds, and pretty linens. Still, I wanted to keep it traditional with a little twist like a fun fabric, oddball pillow, groovy accessory, or piece of art. All the details look like someone collected them over many years, not all at once, which is The Heritage aesthetic.
When I met the architect Gerald Burwell and learned about his old-school traditional yet elevated style, I knew I had to reflect this in my design. For instance, the cabinetry is more contemporary, and I’ve used some colors I don’t think people would expect. Therefore, I think it’s visually stimulating with his traditional style and my slight twist.
VIE: What part of the home’s design is the most surprising?
DM: The bathrooms are unbelievable, and none of them is similar to the next. You will see pink in one bathroom, gold in one, and pearl in another. They’re not cookie-cutter, making walking from space to space memorable. It’s fun for everyone to choose a favorite. Another honorable mention is the lemon-yellow laun dry room cabinets, which are happy and unexpected.
VIE: Why did you suggest the tower on the home be closed instead of open, which was the original plan?
DM: Open outdoor space would have undoubtedly appealed to some people, but the closed room gives you an intimate space that can still be open if preferred, thanks to the Euro-Wall folding windows. It’s a beautiful observation space to read a book, play a game, or have a cocktail, and when it’s cooler out, you can open the windows and get that fantastic breeze.
VIE: How was it working with Julian Lennon’s art curator, Wendy Posner?
DM: The opportunity to work with Julian Lennon’s team has been an incredible experience, and I love that the home can tell a story through Lennon’s photos. All of the pieces capture a moment in time. Despite all being unique, they bring cohesiveness to the home. There can be a disconnect when too many people are involved or you have a lot of different artists or styles in one house, so this close partnership was a testament to keeping a clear vision in The Heritage.

VIE: Tell us about the Ralph Lauren Modern line, which is present through out the home.
DM: It’s relatively new for the brand and very sophisticated with a city look. The collection has beautiful lacquered woods, leather, clean lines, and polished stainless pieces that are beautiful together but still allowed us to use additional fun textures to give it a little break. So it’s not necessarily for a more sophisticated buyer but for someone who wants a cleaner look that’s still comfortable to live with, which is perfect for this home.
VIE: What was your proudest moment working on this project?
DM: My most proud moment of the whole project was when I opened the doors, and people could experience the completed interiors for the first time. I have been very secretive about the project all along, so it was satisfying to see everyone’s reaction—I wanted to create that moment.

We spoke with president Edward San Juan about the company’s experience work ing on the show home. He reflects on the evolution of 30-A, building practices in the face of extreme conditions, and what’s unique about The Heritage. Check out the timely conversation below.
VIE: Tell us a little about the E. F. San Juan legacy. How did the family busi ness get started?
Edward A. San Juan: My dad, Edward “Ed” San Juan, started the business in 1976 when he had the unique opportunity to create a sawmill business. It evolved over the years, and when I joined the company in 1987, we defined the architectural millwork that we wanted to develop: custom wood prod ucts for architects and contractors throughout the luxury coastal communities of Florida and beyond. This evolution was around the time when the town of Seaside was starting, and it turned out to be an excellent opportunity for us. We hap pened to be in the right place at the right time. Today, we are a campus of facilities
combining state-of-the-art technology with the oldworld woodworking techniques that Ed learned from his father, who had a small cabinetry shop in Miami.
VIE: What do you think makes The Heritage Show Home unique?
EASJ: One of the neat things about working with architect Gerald Burwell is you don’t have to give him an idea—he does that all on his own. So it’s a collabora tive effort as he comes up with a vision, and then we help him make it the best possible way. Also, Burwell and the interior designer, Duce May, went against the conventional architecture in interiors today, where

there are hardly any mouldings, and went back and used baseboards and crowns. I know I am a little biased because we make those things at E. F. San Juan, but they do add a lot of character and warmth to the home and keep it from looking sterile. The Heritage feels like a place where you would live, and I like that.
VIE: What are your thoughts on the building boom in the area right now?
EASJ: Well, it seems familiar, and fortunately, we have seen it more than once before, going back to when we got our start in Seaside. But it’s remarkable what’s happening in the 30-A region. Each new development is unique and, quite frankly, more challenging than its predecessor. So it’s exciting, but in a way, it’s a little bit sad that the area is no longer our little secret. Still, Robert Davis, the founder of Seaside, did an incredible job setting the tone for the development of the entire county. Luckily, it’s developing in a way that doesn’t ruin the natural beauty that made this area so desirable in the first place.
VIE: You recently entered the cabinetry business. What influenced your deci sion to grow that side of E. F. San Juan?
EASJ: It began when we purchased a small company that was already operating,
owned by a husband-and-wife team with great employ ees. We built a space for them on our campus in Youngstown, and three months after moving them into the building, Hurricane Michael hit. The hurricane put our cabinetry efforts on the back burner for about a year and a half while we rebuilt our entire business. But today, our cabinetry shop’s focus is back to 100 percent, and there’s been a lot of demand for what we do. What’s cool about this phase of our growth is that we can choose what projects we are involved in, which is very rewarding.
VIE : Tell us about your partnership with Weather Shield windows and the importance of high-quality windows and doors, particularly in areas near the Gulf of Mexico.

EASJ: We have been a dealer for the company since 1998, and they’re a family-run business just like us. There’s a work ethic in upper Wisconsin, where they are based, that is hard to find anywhere else, and it’s incredible to see that dedication. Hurricane Michael showed us firsthand what could happen with nature’s fury, and it was devastating to see the destruction. But we’ve sold many Weather Shield windows and doors in the Bay County area, and they all held up during the storm. It’s priceless to have that peace of mind in the chance of a devastating hurricane. Quite frankly, it’s also an emotional invest ment because these homes mean a lot to their owners, so it’s essential to take those preventative measures.
VIE: Speaking of preventative measures, tell us a little about the E. F. San Juan Service department and how you work with clients.
EASJ: We have a robust service department and annual preventative maintenance programs for people who buy our products. If any little thing goes wrong, you won’t discover it six months after
your warranty goes out. We will find and fix these things for you before things get majorly damaged, keeping everything in premium working condi tion. It’s not mandatory for a business like ours, but we do it because we want to let people know that when they put their money and confidence in us, we will stand by them.
VIE: What’s unique about the E. F. San Juan proven process, which has been honed for over forty years?
EASJ: I think what’s different about how we work is that we don’t have catalogs, and every project is unique. We thrive on working closely with architects, builders, and homeowners to bring their visions to life. That makes it exciting to work with individuals such as Tamara and Carl Tricoli, who are passionate about making their project success ful and loved by the future owner. It challenges us, too, and keeps things exciting. Seeing our work stand out on a beautifully completed luxury home like this makes all the hard work worth it.

People might see a beautiful home and fawn over its design, interiors, and details, but often the construction team is a background singer to the final product. Every structure begins as a plot of land with untapped potential, and The Heritage – A VIE Legacy Show Home is no exception. Owner Chris Burch of Grand Bay Construction and his team, plus numerous building partners and contractors, were the boots on the ground (and on the roof) who made this gorgeous custom home happen in just over a year and a half. From breaking ground to helping the VIE team perfect the details for the grand reveal party, the GBC crew laid the foundation for this beautiful residence to come to life. We caught up with Burch to learn more about the process.

How do you stay calm and focus on the light at the end of the tunnel throughout the building process?
CHRIS BURCH: I see the finished house even before we start and keep that vision all the way through the process. You have to reset a lot. A house is at its best when it expects guests, and we are always expecting guests—that’s the mantra we try to follow.
VIE: What do you think about this Legacy Show Home project?
CB: There’s a tremendous amount of energy in this area at the heart of 30-A. From a builder perspective, it’s been a dream to be based here, where we can stage our central command and still be close to The Heritage. It allowed us to be more
hands-on and efficient. As a builder, those are the things we hope for every time.
VIE: Tell us about Grand Bay Construction. When was it founded? Has the success you’ve had in this market exceeded your expectations?

CB: I cofounded Grand Bay in 2005, and anyone who has been around for a while knows that was the worst time to start a business down here. Everyone knows things were tough, but we kept going, and in the last couple of years, it’s been a slow uptick leading to projects like this. The first house I ever built here was with Gerald Burwell of Burwell Associates; it’s nice to be this many years down the road and come back together to work on this project. Looking back, I don’t think I expected such a big wave of work. This area is exploding, and it’s fun to be part of it all. We are different from a lot of other regions where they have the same architecture. Here, we have some of the most talented architects and engineers in the country, which allows us to build many different styles of homes, and I think that is what makes being a builder here so special.
VIE: How did you meet Carl and Tamara Tricoli of Bella Mare Real Estate Holdings, and when did you break ground on this project?
CB: We broke ground around April 2021. We met the Tricolis when they were shopping for a building for the Heritage Dunes project, and we quickly jumped on board with them on the renovation of a Gulf-front home, as well.
VIE: Can you talk to us about your experience working with the entire show home team?
CB: I joke around with people who tell me that they want to be builders and come into this industry and tell them that as important as it is to know code and know how to build, there’s a big psychology piece I think you need to know to be successful: you have to understand people. You have to motivate your team and be able to work with different architects, designers, owners, and all kinds of personalities. Figuring that out and seeing how everyone works together will

serve you well. It doesn’t seem directly related to building, but it is. You can be the most code-savvy person, but without that human interaction and knowing how to communicate with others, you’re not going to get very far.
I’ve been an advertiser in VIE magazine for many years, and we talked about how we would like to build a house together. A few years ago, we thought we had a good fit that didn’t work out, but like many things in life, we speak it, and then a few years down the road, it happens. I think that happened with the opportunity to build this show home. It’s refreshing to work with such creative and talented people.
VIE: Can you talk about your team and how you operate efficiently and effec tively using technology?
CB: This is definitely a massive team project. We had four people working on this home from the Grand Bay team—two in the field and two in the office. In the field, we had Clay Keith and Trent Hill; and we also had Matt Ellington working behind the scenes on details and helping us get this house scheduled right. It’s a great team, and I am very fortunate to work with these guys. Just like homes for so many years were way behind in technology, and we’re starting to see more tech come into them, we’re using that technology as builders to boost our communication with everyone on our team, from the owners to the designers. It allows us to work things out more efficiently and adapt and implement change faster.

VIE: What has been the most challenging circumstance throughout this pro cess? What about the most exciting?
CB: Being able to navigate the environment we’re in is a challenge. For example, in the past, we could bank on getting something shipped on time or finishing a project by a specific deadline, but I believe that learning to adapt to this “new normal” will serve us well as we build the following eight homes for Bella Mare. The process of purchasing and selling properties can be overwhelming, but the right brokerage can make the transition smooth. Gay and Jeff Landreth are cofounders of La Florida, a boutique real estate firm based in Grayton Beach. La Florida’s core competence lies in working on development projects, from conceptualization to closing, which is part of why Heritage Dunes was such an exciting opportunity. In addition, their expertise in working with developers carries over to their work in general brokerage real estate. Nonetheless, this project was a serendipitous event as it emphasizes La Florida’s strength and knowledge in development. La Florida is the broker of record for the nine Bella Mare Real Estate Holdings lots within the Heritages Dunes community. VIE sat down with the Landreths to discuss the captivating backstory of their involvement, the real estate market along 30-A, and the importance of teamwork—check out the excit ing conversation below..
VIE: Tell us the backstory of how Bella Mare Real Estate Holdings acquired these nine lots in Heritage Dunes.
Gay Landreth: My relationship with Bella Mare started when Carl and Tamara Tricoli bought a Gulf-front property through La Florida. After purchasing the property, the Tricolis said they wanted to create a development, so Jeff and I worked closely with them to find those additional lots. We located Heritage Dunes as a possibility, and they loved it. It was a coup to quietly assemble nine homesites in Heritage Dunes, including the one that became The Heritage. It was an additional
privilege to be invited to participate in helping the Tricolis launch a development company on 30-A. They chose the name Bella Mare, making it official, and we were able to help assemble the team with The Idea Boutique beside us.
VIE: How did the team come to be, and tell us about the initial creative process with so many parties involved?
Gay: Through our connection with VIE magazine and The Idea Boutique, we secured Burwell Associates as the lead architect on The Heritage. Gerald Burwell is a genius architect. It’s almost like he’s working with a Rubik’s cube, and his work is truly remark able. Shortly after Burwell joined the team, Patrick Hodges Land Studio joined along with Grand Bay Construction, both of whom have a lot of experience in this area, specifically with this market. Finally,

Duce May was chosen as our interior designer, so a cohesive team came together.
Further, if you know Tamara Tricoli, you know she is a wonderful host. She had the whole team together to enjoy each other’s company and talk business. Initially, it was a flowing river of ideas that eventually became designs on paper. The collaboration among the team members has been cohesive and creative. We had a team call every Friday for a year and a half. Open communication has allowed us to be transparent about our specific fields. We really do have a great team!
Jeff Landreth: Considering the financial risk taken by the Tricolis, it was essential to take that seriously in bringing the vision to reality. A project like this takes passion and time, which is why it was
motivating when all the team members came together because they had the vigor and experience. They also understood the fluctuations in the market from being in the area for many years.
VIE:Jeff, how did your experience in the United States Air Force influence how you approached and saw teamwork within this project?
Jeff: I was fortunate to be a part of the United States Air Force and work with incredible people. Teamwork can be a cliché, but not when you rely on each other for your lives. Bringing that aspect over to business, when it comes down to it, you make sure that everybody is successful and nobody fails. Working with people from the military and trying to foresee what problems could happen in the future, I gained some insightful strategies that translated to my work in real estate.
Carl Tricoli often asked me what we should be concerned about in the market. So I said we need to have a WAT (meaning weaknesses and threats) assessment because we know our strengths, but it’s essential to find those weaknesses and threats—i.e., world events or supply chain problems. When things would go wrong, I told my partner, Gay, “Well, nobody died today,” which is actually a serious statement and puts things in perspective.
VIE: How do you explain our current real estate market, particularly to those not from this area?
Jeff.: It’s hard to explain to someone who doesn’t understand our market that a property one hundred yards away from another property can cost 30 percent more than the one down the street. So it’s an interesting phenomenon. Coming off the record sales market of the past few years, the number of sales may be decreasing, but we are still seeing the dollar amounts increase at unprecedented numbers.
A project like this takes passion and time, which is why it was motivating when all the team members came together because they had the vigor and experience.

VIE: When do you think that’s going to change?
Jeff.: It’s uncharted territory, so I don’t know. On the other hand, I have been in real estate for twenty-two years, and Gay has been doing it for over forty-four years. So we’ve seen the market vicissitudes, but this can only tell you so much. For example, in 2020, during the public health crisis, we looked at the twenty-year history of our market and saw the last time something serious like this happened was in 2001 after 9/11, when you had people moving to Florida. We used these similar instances to determine what might happen. Many factors make it challenging to define, such as the increase in intergenerational living and a desire for more outdoor space—which Gerald Burwell did a great job executing with The Heritage.
VIE: How does the Heritage Dunes community fit into this market?
Jeff: Over the past seven years, demand for rental properties has dominated the market. Then, in light of the public health crisis, that started to change as customers wanted to spend more time with their families and live at the beach. From the transition of the rental market, we saw people looking for rental-restricted neighborhoods, and Heritage Dunes was one of those communities. Heritage Dunes was a sleeper before this, partly because it was not a rental community. So the Tricolis found this gem, and we were able to secure the nine lots. Altogether, it was perfect timing, combined with the fact that the original developer of Heritage Dunes did a great job with the existing properties.
VIE:How will The Heritage influence the following builds in Heritage Dunes?
Gay: The Show Home has raised the bar for the following eight homes. I believe, in some ways, it’s raising the bar on 30-A overall, as far as what this beautiful design by Gerald Burwell of Burwell Associates has done, the floor plan, and how it meets the needs of the way people live today. One of the many features that elevate the home is when you walk in—a proper foyer adds a sense of sophistication. I think people are awed when they are greeted by the welcoming veranda that draws them in. Upon first glance, the pool looks like a sheer descent of water is filling it from the wall, which doubles for privacy purposes.
Additionally, the beautiful mahogany double doors by E. F. San Juan add a touch of timeless elegance, while the gulf breeze and salty air remind guests how close they are to the beach. Not to mention, Patrick Hodges’s landscape plan is fantastic. What this show home offers that will be included in the next eight houses—hard to find together elsewhere—are beautiful outdoor spaces, swimming pools, and deep porches to create spaces in which to truly live and play. In addition, Gerald designed the house to include an office, entertainment spaces on each floor, and the tower, which provides a panoramic view of the surrounding area. The show home has set a high standard for Heritage Dunes and for Gerald—I’m sure it’s left him wondering, “Wow! How am I going to top this?”

Making Outdoor Living a Breeze
Anative of Birmingham, Alabama, Chris Bailey grew up spending summers along the then-sparsely populated Scenic Highway 30-A. His parents built one of the first homes in the New Urbanism community of Seaside, and Bailey’s memories of visiting include playing tennis on the town’s clay courts, surfing, and eating fish sandwiches at Bud & Alley’s (the only option for miles around, at the time).
“Thirty-A was a beautiful and remote area during that decade of the 1980s,” Bailey says. “No one could have imagined how our area would expand and explode to become what it is today.” The popular tourist destination has boomed, and with it has come new homes, condos, and businesses galore spanning the communities by the coast and beyond. Of course, that means a lot of work for local architects, interior designers, landscapers, and home decor manufacturers.
Bailey, who lived in Atlanta and worked many years in the restaurant industry, says learning about customer service and fine dining proved helpful later, when his passion for furniture and design was revealed. He opened retail locations and began selling his creations to the public through his brands, Industrial Chic Loft and Maison 30a Home + Garden. VIE was thrilled to have Bailey as a partner on its fifth show home, The Heritage, located in Seagrove Beach, Florida. We sat down with Bailey to talk about his companies, the show home, and what’s coming up for Maison30a.
VIE: Did you always feel a call to create home decor and furnishings?
Chris Bailey: The first time I realized that furniture was my calling was in Atlanta in the mid-1990s when I came upon the abandoned Fulton Cotton Mill Factory. I was intrigued by the property’s history, scale, and mass, and after doing some urban exploring on the site, I met the only employee left there. They had been tasked with keeping the mill secure until the loft-conversion real estate deal was done. (Shortly after I went exploring there, the factory was converted to the Fulton Cotton Mill Lofts, a modern apartment complex.)
Lucky for me, I was in the right place at the right time, and all of the old fixtures, tables, lockers, and anything else I wanted were available, as the con tents of the factory were slated to be thrown away. The site was full of amazing vintage industrial design furniture that just needed a good cleaning and some repairs. It was perfect for experimenting and repur posing pieces to fit into design and lifestyles today.
I spent the next several months removing all the items and warehousing all of my finds from the factory in my backyard in the sought-after neigh borhood of Virginia Highlands in Atlanta. Once I had all my inventory on hand, I began cleaning and restoring these unique pieces. I discovered my passion for working with reclaimed materials and appreciated the vintage patina only found in antique materials.
VIE: How did you translate this hobby of collecting and restoring vintage furniture into a full-time business?
CB: I had another lucky break with this factory find to start my career—the house I was renting in Virginia Highlands had a front yard on the main business street in the coolest part of town. Art galleries, coffee shops, clothing boutiques, and furniture stores were all adjacent to my new front yard, an open-air “showroom.” I would work on the furniture during the week and set up my furniture display on the weekends, and it was a big success right from the start!

This started my career in repurposing reclaimed materials and creating fur niture and art from rustic industrial elements, and I founded the company Industrial Chic Loft.
The trend for Shabby Chic (Rachel Ashwell) and Martha Stewart products was huge at that time. Rustic, reclaimed, chippy-paint-type furniture was the big trend in the mid-1990s, and I had some of the best authentic reclaimed furniture pieces on the market. After I outgrew my front yard showroom, I began my long career at antique fairs and started sell ing at Lakewood Antiques Fair and Scott Antique Market in Atlanta. Eventually, I started doing shows all over the country.
These travels led me to San Francisco, where I opened my first brick-and-mortar store, which I operated until 1999. The experience I gained working in the design industry during the dot com boom of the mid-’90s was very beneficial to my design aesthetic development—a lot of start-up internet companies wanted unique fur nishings for their new open-concept workspaces, and I had what they were looking for.
In 2000 and after the dot com bust, I decided to move back to Atlanta and start my next venture, designing and manufacturing my industrial furniture collection on a larger scale. Once my collections were ready, I began my next phase of selling at the larger furniture trade show markets, including High Point, Americas Mart, and markets in Dallas and New York City, to name a few. During that period, I was able to meet the leaders and top designers in the design industry that I still work with to this day.
All of my experience has led me to create Maison30a. I realized the coast was calling me, so around 2017, I moved to the 30-A area of Northwest Florida and began working on the next design phase of my career, focusing on the coastal modern look and building the Maison30a brand. Currently, we have about twenty collections made under the Maison30a label, and two or three new collections are being created each year.
VIE: What makes you love working with concrete and other industrial materials?
CB: Over the past several years, I have enjoyed working with concrete in my designs. We pride ourselves on creating beautiful pieces of furniture that are striking and unique, subtle and bold, that blend in with any design but stand out when you pay attention.
Concrete is an incredibly versatile and durable material for creating furniture and fits well in coastal modern homes such as The Heritage and the VIE Beach House we worked on previously. All of our concrete designs can be used for both interior and exterior applications.
VIE: How did you become involved with The Heritage Show Home, and what was it like to work on this project?
CB: After working on the previous show home, we were honored to be invited to partner with the current show home in Heritage Dunes. We have been an advertising partner with VIE magazine since the beginning of the Maison 30a brand. I appreciate all the hard work the talented team at VIE does daily, creating amazing content high lighting the local lifestyle with national and international stories weaved throughout.
The Heritage Show Home has a very sophisticated and chic modern coastal aesthetic, and working with Duce May, the lead interior designer, on the project was a pleasure. He has a fantastic eye for detail. As a result, this home has a five-star, luxury brand feel to it.
VIE: Tell us a little about the Maison30a showroom and studio. What can visitors expect when they go there?
CB: Maison30a would best be described as an eclectic mix of coastal modern and coastal classic design with industrial chic and organic bohemian design mixed in. Using raw materials such as reclaimed wood, concrete, steel, zinc, and cast iron,

Maison30a offers stunning pieces of furniture, decor, and planters that fit well with the coastal lifestyles we live here in the Florida Panhandle. VIE: What do you love most about living and working in this area?
CB: After working aggressively on the show circuit (trade shows, design shows, antique shows, etcetera) and traveling nonstop for the past decade, it has been a great change to focus my energy here. I have loved creating my showroom and store to showcase the talent and experience I have accumulated over the past twenty years in the industry. It is very satisfying to be able to work and live in paradise. I am excited to be part of all the incredible growth in our area and look forward to what’s next.
VIE: Speaking of what’s next, do you have any other big projects, collections, or events in the works that you’d like to share?
CB: We are currently working on a renovation project at the historic Vinoy Renaissance hotel in St. Petersburg, Florida. Maison30a was honored to be selected to provide the pottery for the fifty-million-dollar renovation, which is currently in the final phases of completion. We look forward to sharing it soon!
Maison30a is also expanding its current storefront, thanks to the recent acquisi tion of the adjacent property on Panama City Beach Parkway (Highway 98). The new space will have twenty thousand square feet of expanded outdoor living and pottery collections, slated to open spring of 2023.

THE BEAUTY OF LANDSCAPE DESIGN
Patrick Hodges, the lead landscape architect for the project, is the founder of Patrick Hodges Land Studio and has been practicing landscape architecture in Northwest Florida since 1981. He graduated with his degree in landscape architecture from the College of Architecture at the University of Florida and has worked on premier developments such as Seaside, Alys Beach, St. Joe communities, and many more. With an expansive portfolio and expertise, Hodges’s professional fingerprint is undeniably planted in the outdoor living spaces of this show home. VIE sat down with him to gain an insider perspective on the home’s outdoor beauty.
VIE: With your experience and phenomenal pedigree, you’ve worked on some amazing projects. How does The Heritage compare?
Patrick Hodges: What I love most about The Heritage is that it’s “on 30-A but not of 30-A.” It’s near the beach but has sophisticated DNA in its master plan. Developers Carl and Tamara Tricoli assembled a team of incredibly talented professionals to make this pos sible. It was a pleasure to be part of it.
VIE: Can you describe your experience working with the team?
PH: We had a great working team, allowing us to expand our horizons. I hadn’t had the opportunity
before to work with Gerald Burwell, and I’ve just been blown away by his talent and the alacrity with which he works. He generates these incredible designs in a magically short amount of time. And then to work with Duce May of Duce & Company Interiors—I’ve never worked with him before, and he’s just an incredible talent as well. The fact that we had a weekly call encour aged a sort of esprit de corps and camaraderie that you usually only see within a design studio. It’s been great because now we have that among this group of different talents, so it works as a whole, and the whole is greater than its parts.

VIE: Can you talk about the pool area and your design thoughts behind it?
PH: The pool happens to be in a very strategic place, based on Gerald Burwell’s design, and I give him full credit for that. It is the showpiece of the outdoor living area. The idea there was to make the most of that opportunity but keep it simple, understated, and elegant so that it was in keeping with the classic design that Gerald had come up with for the architecture. It was a small space, and the pool, by virtue of that size, had to be small itself. I tried to activate it by creating a simple fountain on one of the walls that needed to be there for code purposes—to enclose the space and provide a safety barrier. I think the simplicity of that design and that descending flow of water, which creates calm white noise, is very charming.
VIE: How did you, as the landscape architect, marry the home’s design with the surrounding nature?
PH: I worked with Gerald and Duce on selecting other components, such as the pavers. We used natural shell stone paving and coping for the waterline tile and even the color of the plaster. So, all of that works with the exterior color scheme of the home and reinforces and supports the overarching design theme. I like the fact that it’s a collaborative process. I love being able to add my thumbprint to the detailed design of the pool and the outdoor living areas.

VIE: How did things come together for The Heritage reveal party? Were you excited about Julian Lennon and Emeril Lagasse being special guests in a home you worked on?
PH: Yes, it was wonderful to have people of that notoriety and talent involved. It was great, and I think it has brought a lot of attention to the home that might not have occurred otherwise; kudos to VIE for that. Everyone was nervous because there was a very concentrated effort to get the house done on time for the event without sacrificing quality or details, but we made it.
VIE: Talk to us about the landscape design of the other eight houses in Heritage Dunes. Will they be similar?
PH: The other eight homes will follow suit, but each will have an individual character and overarching design theme. They’re going to look like they’re related—like they came from the same family—because, in a sense, they’re com ing from the same development and design family. I like working at this scale; it’s completely different to work at the detail level of a residential design and create these outdoor living spaces than it is to do a larger-scale master plan. I’m trying to make each house better than the last, and so far, I hope I’m accomplishing that. Everyone seems pleased, and we’ve had good luck getting timely approvals from the design review board. I’m just honing, refining, and trying to make each home a jewel as part of the necklace comprising all nine lots.
What I love most about The Heritage is that it’s “on 30-A but not of 30-A.”

The Seaside Institute is pleased to announce that Donald Shoup, a distinguished research professor in the Department of Urban Planning at UCLA, will be honored as the 2023 Seaside Prize recipient for his radical rethinking of parking policy. In his groundbreaking 2005 book, The High Cost of Free Parking, and his work since then, Shoup changed how cities view the relationship between parking and the built environment, traffic congestion, energy consumption, and local economic development. The Institute will hold the Twenty-Ninth Annual Seaside Prize Weekend on February 24–26, 2023.
The Seaside Institute awards the Seaside Prize annually to individuals, organizations, or places that have made major contributions to the quality of the built community. Recipients have significantly influenced how towns and cities can best be built and rebuilt to reflect and promote New Urban principles, including walkability, afford ability, diversity, beauty, and sustainability.
Last year’s winner, Jeff Speck, wrote in his seminal Walkable City Rules, “Parking cov ers more acres of Urban America than any one thing, and yet planners have neglected it for years—until the research of one man, who helped change the way planners think about parking forever.” That man was Donald Shoup. As noted in The Wall Street Journal, Shoup is described as a “parking rock star” whose works have inspired a group of followers dubbed “Shoupistas.”
The New York Times wrote that Shoup’s work “has led to a revolution in ideas about relieving congestion.” The High Cost of Free Parking and Shoup’s 2018 book, Parking and the City, remain classics in the fields of transportation and city planning. Jeffrey Tumlin, the author of Sustainable Transportation Planning, wrote, “If your city wants to focus on one topic for reduc ing traffic congestion, improving housing availability, cleaning the air, lessening climate change, making government more efficient, and enlivening the economy— all at the same time—then it should focus on parking.”

In addition to his position at UCLA, Shoup is a fel low of the American Institute of Certified Planners, an honorary professor at the Beijing Transportation Research Center, and a winner of the American Planning Association’s National Excellence Award as a Planning Pioneer and the American Collegiate Schools of Planning’s Distinguished Educator Award.
For Walton County, Florida, like other areas through out the country and world, parking and traffic con gestion are critical challenges. With wit and humor, Shoup will present solutions he discovered over many years of research.
Former winner Speck expounds on the Seaside Prize program, “You are supposed to say it is humbling to win an award like this one, but that was not my experience. To receive the same prize as Jane Jacobs, Christopher Alexander, and my mentors Andrés Duany and Liz Plater-Zyberk filled me with great pride and a sense of obligation to do more important work.” He continues, “I was also delighted to learn that my weekend brought a larger and more diverse group of people to the event than in prior years. My role in this movement has always been to enlarge the tent—to make New Urbanism accessible and meaningful to more people—and I’m excited that it also made Seaside accessible to more people.”
The Seaside Prize Weekend includes guest lectures (some of which will be CEU accredited), the Seaside Prize Gala and awards ceremony, walking tours of Seaside, Alys Beach, and Rosemary Beach, and social gatherings.
“As the birthplace of New Urbanism, Seaside is the perfect home for this prize and the event honoring the winner,” says longtime Seaside Institute member Mark Schnell, principal of Schnell Urban Design. “The Seaside Prize Weekend gives practitioners within the movement an opportunity to return ‘home’ to a place that continues to be a remarkable laboratory for ideas. The Seaside Institute was born early in the community’s development, and its initiatives have always reflected and incubated those ideas.”
The weekend is an excellent opportunity for anyone interested in New Urbanism, walkable communities, and human-scale planning and design, not just architects, planners, and design students. The community is invited to attend and learn why parking and traffic can be manageable with the right policies.

To serve your community is to give from a place of unwavering love. This is precisely what Point Washington Medical Clinic embodies as its team aids thousands of patients through the goodwill of a passionate volunteer medical staff and generous donations from the local community.
Point Washington Medical Clinic, shortly known as the PWMC, was founded in 2017 with the vision of providing low-cost, high-quality health care to all members of the Northwest Florida community in Walton and surrounding counties. The clinic is operated entirely by volunteers passionate about delivering affordable care regardless of a patient’s accessi bility or background. Its cofounders, executive director and primary physician Hillary Glenn, DNP, ARN, and Dr. Patsy Vargo, MD, have created a community resource that has served thousands of patients free of cost, providing more than $2.5 million in health care savings.
The PWMC was chosen by developers Tamara and Carl Tricoli of Bella Mare Real Estate Holdings as the community nonprofit partner for The Heritage – A VIE Legacy Show Home. Proceeds from The Heritage Grand Reveal Party on September 16 and Julian Lennon’s solo fine art photography exhibit at the home benefited the clinic’s capital drive for the completion of its new, permanent facil ity in Santa Rosa Beach, opening in 2023.
“We are so grateful to Tamara and Carl Tricoli of Bella Mare, their Heritage Dunes building team, and the team at VIE for selecting us as the benefiting char ity for their recent event, and to Julian Lennon and Posner Fine Art for joining us and donating a portion of art sales to the PWMC,” Glenn shares. “The funds raised from this event’s tickets, silent auction, and Julian Lennon’s photography will be used toward our building campaign, offsetting rising costs as we work to open our new facility, which will increase access to our services by 300 percent and expand the services we can offer our community.”

n addition to ticket sales, silent auction proceeds, and a portion of the sales generated from Lennon’s photography through Posner Fine Art and sales platform The Fine Art Ledger, the Tricolis generously donated a cus tom portrait of Julian Lennon painted by pop artist Ashley Longshore to the PWMC. Altogether, the event raised more than $66,000 to fund the clinic’s program expansion and help complete the construction of its new facility.
The new location on North County Highway 395 will contain three dental suites, four exam rooms (including one specifically dedicated to pediatric services), two procedure rooms, and a state-of-the-art lab and dispensary. The educational lobby will also be a key highlight, featuring a children’s learning and play area, bilingual children and adult libraries, and an adult self-learning area. The clinic will also launch new programs, including nutrition education highlighting healthy eating habits; cooking classes will be offered on subjects like “how to eat away type II diabetes.” Glenn shares she is also excited for the clinic to provide fitness educa tion, which will culminate in yoga, tai chi, and other movement practices alongside mindfulness teachings.
The PWMC will continue to provide primary care services like general physical exams, health education, disease prevention, bloodwork, and screening and man agement of chronic conditions in its new space alongside these new initiatives. With increased efficiency and resources, the clinic’s impact will be magnified, easing the burden on local ERs while providing affordable services to maximize community well-being.

From Shovels in the Ground to The Debut of a Beautifully Crafted Custom Home
On June 24, 2021, at the Soleil Soiree, the golden shovels struck the ground marking the space where The Heritage – A VIE Legacy Showhome would eventually stand tall. Over the following year and a half, the development team conducted numerous meetings discussing tile choice, fabrics, and construction to bring the vision to fruition. In addition, everyone detailed the ins and outs of the elaborate process in The Making of a Show Home documentary, filmed by Chandler Williams and his team from Modus Photography. Finally, in September 2022, construction was complete, and it was time to celebrate! The Heritage Grand Reveal brought out beloved community members for a night of celebration featuring a solo fine art photography exhibition by Julian Lennon and catering by Chefs E.J. and Emeril Lagasse. It was a night to remember!

The bright, fabulous, larger-than-life pop artist Ashley Longshore painted a custom portrait of our special guest, Julian Lennon, as part of The Heritage – A VIE Legacy Show Home celebration.
The deep colors and complementary brighter tones tie in the essence of The Heritage while capturing Julian’s style and artistic aura. The artwork also pays tribute to Julian’s nonprofit, The White Feather Foundation, and to John Lennon’s well-known song “Imagine,” which Julian recently performed to raise awareness for the war in Ukraine.
