LOVE Where You LIVE. LIVE Where You LOVE. ne of VIE’s core tenets from inception was to promote and celebrate all the beautiful and positive aspects of life, as our goal is always to inspire and acknowledge that the world is a wonderful place filled with so many good people doing extraordinary things. Too often, we only hear about sensational or negative stories, and we strive to be the antidote to that mindset. With so much natural beauty, remarkable architecture and interior design, and exceptional craftsmanship featured in this issue, I found it challenging to pinpoint my feelings and determine where to begin celebrating some of the most beautiful homes in the world right here in the beachside hamlet of South Walton. I reflected on this for several days because with each new issue, it possesses a life of its own, or at the very least, a vibe or personality that mirrors our perspective on what we wish to share with our readers. Headquartered in the Grayton Beach community within Santa Rosa Beach in Northwest Florida, our office is located in South Walton, also known as 30-A—an energetic beachside community of Walton County along the Gulf Coast. Walton County is one of the fastest-growing counties in Florida, one of the fastest-growing states in the US. South Walton has flourished over the years and has become one of the most sought-after areas to live and vacation. Having resided here along Scenic Highway 30-A for thirty-three years, I’ve deeply appreciated its abundant beauty, philanthropic spirit, architecture, educational opportunities, cultural offerings, and ecological marvels. The area boasts numerous state parks, bike paths, and world-renowned beaches with pristine white sand and emerald-green waters. Its fifteen rare coastal dune lakes are particularly beautiful. These ecological treasures are similar to those found in Oregon, Madagascar, Australia, and New Zealand. To preserve these natural wonders, the Coastal Dune Lakes Advisory Board diligently monitors the watersheds and Coastal Dune Lake Protection Zones.
South Walton has become a hub for innovative master-planned communities, thanks to the vision and risk-taking of a select group of forward-thinking individuals. These communities, including Seaside, Rosemary Beach, Alys Beach, and Kaiya Beach Resort, draw inspiration from the New Urbanism movement. Seaside, the first New Urbanist town of its kind, was established forty years ago by Robert Davis and masterplanned by Andrés Duany and Elizabeth Plater-Zyberk of DPZ CoDesign (formerly known as Duany PlaterZyberk & Co. and DPZ Partners). DPZ subsequently went on to master plan Rosemary Beach and Alys Beach, two other world-class New Urbanist communities. Additional New Urbanist communities in the area include WaterColor and Watersound by the St. Joe Corporation and, most recently, Kaiya Beach Resort, which was master planned by Mauricio Castro and his firm, Place Alliance, and has since been expertly curated by Khoury Vogt Architects. More are likely to come in the near future. Above all, it’s the people who make this community truly special. I’m proud to know so many individuals from diverse backgrounds and continue to be amazed by their generosity, kindness, and compassion. The community’s dedication to fostering arts, entertainment, and cultural events, often centered around charitable causes, is truly remarkable. While the community’s needs are substantial, more organizations step forward each year to contribute their unique talents and gifts to serve those in need. The area boasts a multitude of impressive organizations dedicated to serving, inspiring, and educating. These include Children’s Volunteer Health Network (CVHN), Seaside Institute, The REP Theatre in Seaside, Caring and Sharing, Destin Charity Wine Auction Foundation, Point Washington Medical Clinic, and the Cultural Arts Alliance, among countless others. The Seaside School, Ohana, and other private schools, such as the Magnet Innovation Center (a local MIC/STEAM education outlet), provide outstanding educational opportunities. I have been privileged to

serve on the boards of several local organizations, and through those experiences, I have witnessed firsthand the genuine dedication and tireless efforts of those who work to make a difference in our community. I would also like to highlight an emerging nonprofit organization, Harlan’s Place Foundation. It was founded by Michael Carey, owner of Stock & Trade, in honor of his seven-year-old son, Harlan, who was born with Down syndrome. Harlan’s Place is committed to providing more than just housing for individuals with Down syndrome and other developmental disorders. It aims to create a true home where they can thrive and lead fulfilling lives. Living in a close-knit and supportive community can significantly enhance your overall well-being. The connections we foster with neighbors, charitable organizations, colleagues, places of worship, friends, family, and local businesses are essential for combating feelings of isolation and disconnection, even in the most picturesque environments. In a world where we can achieve anything, we should strive to be good. To life!

I find myself drawn immensely to darker, moodier colors, rich in depth and tone. One I particularly love is a sort of Nordic blue, almost a deep ocean hue with an undertone of slate. It’s got a beautiful richness about it and pairs wonderfully as an accent color or, even better, a wall color. Rich blues are calming and allow my mind to be in a constant state of inspiration.

If I could only choose one color in addition to neutrals, black, and white, I’d go with emerald green. I love a deep, jewel-toned color that can bring a bit of drama into a room, adding richness and sophistication. Green has a calming effect that makes spaces feel more serene and balanced. It’s the perfect mix of bold and relaxing, which creates a stunning atmosphere.
As an architect, I have always loved the color green because it is deeply evocative of the many landscapes that shape and inspire our work. Found abundantly in nature, it offers such a rich spectrum of hues and textures, from the soft tones of moss to the deep shades of evergreens. In interior spaces, green seamlessly integrates with living plants, enhancing the organic connection between architecture and nature. Its versatility allows it to complement and harmonize with a wide range of neutral and bold colors, creating balanced environments. Green to me embodies both serenity and vibrancy, making it an essential element in thoughtful, nature-inspired design.

andra agrees but adds that the pros can certainly outweigh the challenges of being married business owners. “We’re on the same wavelength,” she explains. “There’s no need for constant back and forth. We have shared goals, shared values, and a mutual respect for each other’s expertise. And honestly, we just enjoy being around each other. We know each other better than anyone else, so when it comes to making design decisions, we’re incredibly efficient and in tune.” The pair met in Panama City Beach, Florida, during spring break one year when Walt was working at the Spinnaker Beach Club, which his brother, who also was an architect, owned at the time. Walt grew up in Enterprise, Alabama, and following in his brother’s footsteps, enrolled in the architecture program at Auburn University. Sandra, a freshman planning to pursue a career in the medical field, met Walt when she also began working at the Spinnaker that spring. Upon Walt’s return to Auburn that summer, Sandra made weekly trips to visit him and was enthralled with the architecture program. Subsequently, her passion for design grew, and their relationship blossomed. Sandra joined Walt in Auburn’s architecture program the following year.
“It was a serendipitous moment when we realized our passions were aligned—architecture and interior design,” Sandra recalls. “Interior design, architecture, and landscape architecture students worked side by side in the design studio for the first two years. That time was by far the most formative for me. I enjoyed the creativity, concept planning, problem-solving, and aesthetic applications to shaping an environment.” After college, Walt and Sandra moved to Tampa. “We took jobs working for commercial design firms, which became a great foundation in many ways. A recession hit in the early 1990s, and we decided to branch off. Our journey led us to start Chancey Architecture and Interior Design. Our shared vision made the decision to become a design duo an easy one, and now, forty years later, we still love working together.” V I E MAGAZ INE . COM | 27

he Chanceys’ stunning residential architecture across Florida and beyond is a testament to how well the pair works together, alongside their team of design professionals based in Tampa and Seagrove Beach, Florida. One of their most special projects that shows Walt and Sandra’s personal taste, design prowess, and values is their recently completed personal getaway in the picturesque Gulf Coast town of Alys Beach. “Alys Beach has always felt like a bit of a fantasy world to us—there’s something truly special about the place,” Walt emphasizes. “It’s both familiar and unlike anywhere else, with its unique architecture and stunning natural surroundings. For us, the inspiration behind our home was a desire to create something that blends seamlessly with the beauty of the area but also offers a sense of escape and peace. We wanted a space that was timeless and felt like it belonged here yet was also uniquely ours—a reflection of both our design philosophy and lifestyle.”

Situated on a prime corner lot south of Scenic Highway 30-A and adjacent to the award-winning Turtle Bale Green, the contemporary home fits seamlessly within the famous white-on-white aesthetic of Alys Beach but nonetheless stands out in style as more sleek and modern than many of its neighbors. The Chanceys say when they found the lot for sale—not only in a perfect spot on a footpath leading straight to the beach but zoned for a four-story tower home with endless views—they knew it was “a gem.” They soon claimed it as their own. “We love being close to the action, and the idea of stepping out our front door and walking directly to the beach was something we couldn’t pass up,” says Sandra, a self-proclaimed extrovert who attributes her love of people and diverse cultures to her upbringing. Having been born in Japan, her early sources of inspiration are the many travels she experienced while her father was in the U.S. Air Force. “We designed the house to have large, open spaces where we could easily entertain and connect with others. There’s even a balcony off our bedroom where we’ve been known to greet people as they pass by. We’re part of the community here, and that’s been a huge part of the appeal.” Unlike designing a home for a client, this Alys Beach getaway belongs to the designers themselves—a place where they can embrace their unique style and experiment with new ideas. “Initially, we started this home as a development opportunity, looking at it through the lens of a potential project for a client,” Walt shares. “But then, Sandra fell in love with the lot and the idea of it, and that’s when everything
shifted. Once we realized this was going to be our personal getaway, we decided to customize it to fit our exact vision and needs.” Sandra continues, “The design process became far more personal. We wanted every detail to reflect our style and values, and we had the freedom to really explore what would make the space truly ours—adding little touches that would make it feel like a sanctuary for us. Alys Beach’s charm is undeniable. We designed the home to connect with the landscape while giving us the space to live, entertain, and enjoy life fully. The towering structure and rooftop deck were the perfect way to capture the magnificent views of the beach and the vibrant town below. It’s the ideal place to take in the sunrise, sunset, and starry nights—those moments of quiet beauty that we cherish.”

laying off the view of Turtle Bale Green just outside their door, the Chanceys named the home Vue Tortue (French for “Turtle View”). They love the backdrop of the park, which is often full of life, with families and children stopping by to splash in the fountain, take photos, and enjoy time together outdoors.

The couple wanted to reflect that joie de vivre indoors and out, designing the home to be bright and open, embracing the natural world while allowing for a private retreat when desired. The interiors were inspired by a fresh, seaside modern aesthetic with hints of Mediterranean and South of France style, which complements Alys Beach’s signature architecture. One of their favorite spaces in the home, the first-floor living room, boasts large windows to take advantage of ample natural light and further bring the outdoors in. “The lounge just inside the living room windows is a perfect spot to relax and enjoy the park views,” says Sandra. “The neutral, sculptural furnishings and soft curves create a serene flow, connecting the space beautifully with the surrounding landscape. It’s where we feel most at ease and connected to the environment.” Another favorite spot in the home, the rooftop lounge, was all about blending form and function—a core value of Chancey Design’s practice. They worked to enhance the views through thoughtful design: “To soften the home’s sharp, perpendicular lines, we added an arched chimney cap and a curved stairway wall,
which not only creates a more organic flow but also echoed the Bermudan rooftops in the distance. Even though the home has a working chimney, we decided to install a fire pit on the rooftop deck. This choice allows for a more social, open space where guests can gather around the flames, relax, and take in the incredible views, making it the perfect spot for both intimate moments and larger gatherings. The ultimate goal was to create a space where people can come together and truly enjoy their surroundings, whether it’s sunset cocktails, the view, or just the atmosphere.” The Chanceys worked with Arkon Group, a homebuilding firm in Santa Rosa Beach, to bring their vision to life. “Arkon has been a reliable partner on many projects here, so we knew they’d bring the right attention to detail and expertise to the table,” says Walt. while working on many of Chancey Design’s projects in Alys Beach. The designers have a similarly integrated relationship with Galvas Construction—relationships that help them produce homes of high quality and finish with cost efficiencies and an increased speed of construction. Several of their Alys Beach projects are in progress and will be completed by the end of 2025, and they’re excited for the opportunity to share their home away from home with new neighbors in such a special place. “The beauty of the community and the stunning architecture there really draws us in, and it’s been such a rewarding experience to contribute to its growth,” says Sandra. “No matter which project we’re working on in Alys Beach, our focus is on maintaining harmony with the surroundings and respecting the overall vision of the community.” With a style they describe as “adaptable, clean, natural, and functional,” the Chanceys and their team have made a name for themselves not only along Scenic Highway 30-A but throughout Florida by embracing the “art of living” in every project, big or small. They hope to continue their work not only designing luxury residences but also helping find affordable and attainable housing solutions in Florida. In 2018, he opened his design studio, focusing on creating elevated yet comfortable homes. nterior designer Libby Baker Speight’s inspiration sparked when a friend at Sellers Tile in Santa Rosa Beach, Florida, recommended her to help complete this stunning Alys Beach residence near the Gulf. Working closely with builder Hufham Farris Construction and Domin Bock Architects, Baker Design Co. came aboard to curate serene, breezy interiors throughout the home. Situated in the well-known, architecturally stunning New Urbanism community nestled between a nature preserve and pristine white-sand beaches, the home reflects its locale and the laid-back yet luxurious lifestyle of Alys Beach. VIE was thrilled to get more insight from Baker Design Co. on the design process! VIE: What was your inspiration for this home’s interior design? Libby Baker Speight: The inspiration for this home’s design stems from the interplay of high contrast and a primarily neutral color palette, creating V I E MAGAZ INE . COM | 37
a refined yet inviting atmosphere. Rich organic textures add warmth and depth. The design embraces a harmonious blend of light and dark, where layered neutrals provide a timeless backdrop, allowing the textures to take center stage. We wanted their space to feel sophisticated and grounded, offering a modern yet comfortable retreat. VIE: What were the owners’ top desires for the interiors? LBS: Everything had to be pet-friendly—they have three Labs! That was the top request. They also wanted easy living and low-maintenance items in the home. We were able to get performance fabrics on pretty much every piece of upholstery and all the pillows so they could be easily cleaned and maintained, even if the pups had an accident or a little mud on their paws from their walks. We also layered indooroutdoor rugs with plush rugs to achieve maximum pet friendliness. The family also includes three daughters, one of which I share a name with. I knew we were well-paired when I learned they had a Libby, too. It felt serendipitous!

La maison VIE: What do you love most about designing in Alys Beach? LBS: Everything in Alys is very tonal, so layering unexpected patterns and textures is essential in these homes! They are architecturally so beautifully designed that simplicity seems to be the best fitting dress for interiors, in my opinion. VIE: Tell us a little about the team members who worked on this gorgeous home. LBS: The builder and architects were fantastic to work and collaborate with! It was truly a lovely experience. Ron Domin of Domin Bock Architects was the architect (and a previous neighbor of the clients), and the builder was Hufham Farris. The builder had their own army of trades that were great to work with, so we only brought the wallpaper installer to the table. Shawn and Tonya Steele of Natural Art Wallcovering installed all the lovely wallpapers in the master study, the laundry room, and the bunk room breakfast bar. Sellers Tile supplied all the tile and wood. VIE: How did it feel walking through the completed home and seeing all your hard work come to fruition? LBS: It was actually a little bittersweet! We enjoyed being part of the design team so much. There were a lot of feelings of pride and accomplishment. I was brought into the fold when the home was already under construction, so being able to jump right in and work seamlessly with an already-in-motion team was very rewarding! VIE: What’s coming up next for Baker Design Co. this year? LBS: We have several new exciting projects in the pipeline spanning up and down Scenic Highway 30-A and the Gulf Coast. Our current project portfolio is full of custom new builds, ambitious remodels, and some high-end residential spec homes. We are very thankful to have a fruitful workload! VIE: Thank you, Libby!

Stephens (founder of Alys Beach, Florida) envisioned a modern, sleek beach house with exceptional views from nearly every space. This required wall-to-wall and floor-to-ceiling exterior windows and doors that were both impact-rated and visually striking. E. F. San Juan worked closely with Justiss and the builder, Peter Horn of Artisan of Seagrove, Inc., to find custom exterior windows and doors that were both visually appealing and durable enough to withstand the high winds and rains that may come from the Gulf.

These multi-panel, impact-rated glass doors slide open, fully connecting the living area with the pool deck, rooftop sundeck, and beautiful Gulf views. The result is a true indoor-outdoor living experience throughout the home.

VIE: Tell us a little about your recent exhibitions in Texas. What are you showcasing there, and how have the guests been reacting? CB: We have our largest exhibitions at Blue Hills Round Top in Texas three times a year. It is undoubtedly a favorite destination for interior designers and serious antique shoppers during Texas Antique Week. With its rustic charm and beautiful pole barns, it offers an unforgettable experience for those who love antiques and high-end design, with a 50-acre property, 150,000 square feet of shopping space, and over 85 curated vendors. There is a truly diverse range of products here. The newly opened barns feature a unique “party barn” gathering space that perfectly showcases Maison 30A’s coastal chic furniture and organic modern designs, adding a touch of elegance to the rustic setting. During the Fall 2024 show, the outdoor spaces I designed and furnished with Maison 30A products became a highlight, with shoppers and dealers alike enjoying the comfortable, stylish environment.
Neutral and Earthy Tones: Colors like beige, taupe, and Griege are dominating, reflecting a preference for calm, grounded spaces. These hues create a serene and timeless aesthetic that allows flexibility with various textures and accent colors. Natural Materials: There is a strong focus on using natural materials such as rope, rattan, reclaimed wood, stone, and concrete. These materials evoke warmth, texture, and sustainability, aligning with the organic modern design style. Sculptural Curves in Furniture: Soft, organic shapes in furniture, both indoor and outdoor, are trending. Curved lines in seating, tables, and decor pieces add a sense of fluidity and comfort to spaces. Sustainability: Eco-friendly and sustainable practices in design are continuing to grow, with a focus on using recycled materials, upcycled furniture, and sustainable production methods. These trends are shaping a style that’s all about simplicity, comfort, and a deep connection to the natural world. It’s a return to calm and natural aesthetics, combining functionality and beauty.

CB: To create a seamless transition between indoor and outdoor spaces like porches or pool decks, it’s essential to focus on design continuity and flow. Here’s how homeowners and designers can achieve that: 1. Use Consistent Flooring: Extending the same flooring material from the interior to the outdoor areas, such as hardwood or stone tiles, helps create a visually uninterrupted space. Rustic Luxury in WaterColor
U
pon entering the Griffith residence in WaterColor, Florida, you’ll immediately recognize that the home is truly unlike any other. From the airy entryway to the spiral staircase, glass elevator, U-shaped bar, and unforgettable decks and walkways taking advantage of the surrounding woodland views, a sense of privacy and tranquil luxury permeates each space, indoors and out. “We were building on one of the last remaining lots of Phase III on Vermilion Way,” says Chris Burch, the founder and president of Grand Bay Construction, who recently featured the six-bedroom, seven-and-a-half-bath home on their new YouTube video series, This New House, produced by The Idea Boutique. “It’s a beautiful home with a lot of outdoor space.” It was designed by Chris Stoyles, principal architect of Archiscapes. Originally from England and now based in Freeport, Florida, with twenty years of experience designing homes along the Gulf Coast, Stoyles worked closely with the homeowner, Steve Griffith, on inspiration and designs for the nearly six thousand-square-foot house. The pair then teamed up with interior designer Jo Ann McVicker of JoAnn Regina Home and Grand Bay Construction, who was involved every step of the way to ensure a smooth and efficient building experience.
“It’s really a blend of all these ideas coming together,” says Burch. Grand Bay Construction and Archiscapes have created many custom homes throughout the Scenic Highway 30-A area of Northwest Florida, including the contemporary stunner named Above and Beyond, located in Seagrove Beach just steps from the Gulf. For the Griffith residence, the creative process was all about unique details, which Burch calls really cool. For example, “When you walk in, there’s a two-story entry covered in pecky cypress with an incredible custom light fixture designed by Jo Ann,” he says. “There’s a lot of amazing accent lighting all over the house.” This was also the first house in which Grand Bay Construction utilized backlit countertops, which are made of Cristallo quartzite and allow a goldenhued glow to bathe the kitchen area in soft light, perfect for intimate gatherings.

“O
ne of the most challenging things about this home was the glass elevator,” recalls Burch. “We had originally been working with an Italian manufacturer to create it, but during the pandemic, they had an eighteenmonth lead time, so we had to go in another direction. We figured it out by sourcing our own steel and glass manufacturers and working with an elevator company we’ve partnered with on other projects. They had never done anything like this one, so that was the biggest challenge in this house, but it came out beautifully.” The outdoor living space, outdoor heaters, spa, fire bowls and outdoor fireplaces, and all the folding door systems bring the outdoor living spaces together with the rest of the house, which is a fundamental part of the WaterColor lifestyle. Whether sitting on the upper-level tower deck or in the main living space, there’s a feeling of being tucked away in a private retreat among the native pines and nearby coastal dune lake. “I love using these bi-fold Euro-Wall doors in homes here because they fold to almost completely disappear,” says Stoyles. “Sliding doors stack, and you can still see them, but these actually practically disappear when folded, opening up to connect the inside and outside. The flow is perfect.”

On the lower level, a pinball machine, other arcade games, ping pong, and a huge U-shaped bar make the home ideal for spending quality time with family and friends. The bunk room upstairs is unique, with sloping ceilings covered in a colorful floral motif and pops of bright green, offsetting the natural wood bunks. “This house is really set up to host a lot of people and provide great entertainment,” Burch says. “It’s just a really, really wonderful house.”
In addition to the amazing connections he’s made since founding Grand Bay Construction—now celebrating twenty years in business—Burch says seeing the final vision come to fruition makes all the hard work pay off. “You come to these houses hundreds of times throughout the build, but when you finally get to the end and walk through once it’s all completed, it’s a great thing to see. It just feels good.”
He continues, “There are times when I feel like I play such a small role in creating these homes. But I’ve surrounded myself with really good people and a strong team. Matt Ellington did the initial planning, Trent Hill was the superintendent on the majority of this house, and our chief building officer, Rusty Rogers, oversaw the

hey built it on a corner of their Caribbean beachfront property to provide extra bedrooms and privacy for their grown-up children when they came to visit. But after decamping there when it was completed, Beth Pryor and her husband decided they loved their “cottage” so much that they now spend most of their time in their cozy new retreat. “The original idea was to create some separation when we have a full house—like when our kids bring a whole group of friends for Spring Break,” says Beth, who never imagined she would be so captivated by a smaller home. “Now, we mostly retreat to the cottage, only coming up to the main house for meals.” One of the main attractions is the ocean view: “It’s even better than the one enjoyed by the main house,” says Eleanora Cunietti, who designed the new structure from scratch during the Covid lockdown. The restrictions imposed were unexpected: “When the clients approached me with this project before the pandemic, I fully expected to go out there,” explains the Canadian-born designer. “But suddenly, it wasn’t possible to travel to the island—or even to meet the clients on-site. Normally, we would have been there in galoshes on day one of the build and visited several times throughout construction, but now the entire project had to be completed remotely.” The enormous task of directing the decoration of an entirely new home from five thousand miles away in London, where the Carden Cunietti design practice is located, was made easier by Eleanora’s long-standing relationship with Beth. “I did her London home about twenty years ago, and although that sounds like a long time, we’ve kept in touch, and I know her taste.” That didn’t, however, eliminate the need for swatches and samples to be sent across the Atlantic during the construction: “Thousands and thousands!” laughs the designer, who recommended a palette of soft pastels to infuse the elegant property with subtle color rather than bold brights. What she did know was that vintage pieces would inevitably make their way into the cottage, regardless of the new items she specified: “In all our properties, we like to mix vintage with new, so Eleanora and I kept our eyes peeled and discovered things on Instagram, 1stDibs, and other sites—she always gets to veto my finds!” laughs Beth, who explains it was the vintage quirks of the main house that convinced the couple to purchase it. “It was a mid-century home in a tired condition, and neighbors had suggested we could tear it down, but we chose to live in it for a while to see if we wanted to rebuild or remodel. We opted for the latter and decided to preserve that vintage quality that initially attracted us.” The placement of the new cottage required considerable thought and consultation with their architect, Andrew Goodenough, a British-born but long-time resident of the island. He explains, “The main house has 270-degree views of the sea, which we didn’t want to obstruct. We needed to build low enough so that the views from the house cleared the roof of the cottage yet high enough that the cottage itself maintained its lovely view of the distant beaches. Additionally, we wanted to honor the low-profile mid-century architectural style envisioned by the founding members of our community. ith the bones of the cottage established, the first step for the London partnership was 3D modeling and rendering, allowing the designer and client to share a vision of a future home that existed only in cyberspace. “Eleanora was essential in this phase, with her ability to envision and shape spaces, creating renderings that brought the emerging building to life for us,” says her admiring client. However, building and furnishing from a distance posed its own challenges while the world was largely locked down: “Material supply chains were disrupted. Critical elements did not arrive exactly as expected, pushing back the completion date.” Beth’s favorite place in the house is the expansive living area, which she describes as having achieved everything she and her husband hoped for. “At any time of day, you can find a shaded spot; in the morning, the building shades the large built-in seating area in the rear, and from lunchtime, a cantilevered overhang provides shade for the front patio. Plus, the large pocket sliding doors give us an open-air feeling while enabling us to moderate the wind. The three spaces feel like one room, offering areas for socializing, working, eating, reading—and building jigsaw puzzles.” Ablutions are also a special joy: “The master bedroom has the best outdoor shower in the world—we have never actually used the indoor one!” One challenge of the build was that planning considerations prohibited a kitchen. However, this is hardly noticed in a space featuring a high bar and counter that opens up to a living-dining area seamlessly connected to an oceanview terrace. The couple enjoys barbecues here for alfresco dinners, and at other times, “the bar is all we need,” says Beth. “We have a fridge for drinks, snacks, and breakfast, along with a microwave and two induction hobs are enough for our morning mocha and simple meals. For larger ones, we go to the main house with its staffed kitchen.” Another challenge was the limitation on what could be supplied on the island itself. Thanks to high-quality local joiners, much of the fixturing was made on-site, but special pieces like the curved sofa and chairs for the living room were custom-made and shipped from the UK. Most other key pieces, including bathroom equipment and lighting, were shipped from the US, while the tiles and some garden furniture were sourced from Italy. “We also shipped fluted timber from the UK,” says Eleanora. Materials had to be chosen carefully: “We had to decorate as if the cottage were a yacht,” explains Beth about a home exposed to the elements. “We focused on materials that would not be ruined by rain, salt air, or sun, not to mention the mongoose, geckos, and land crabs that like to visit!” A natural enthusiast, she is particularly proud of a green roof that obscures the cottage from the house: “This Modernist concept presented a new challenge for Andrew, but he embraced it and made it happen, along with our landscape designer, Samantha Fuller, with whom we immediately connected on the idea of a low-height garden, populated
by local plants (predominantly succulents, cacti, grasses and local vines) that require little water, which is in limited supply on the island.” Whether hidden or not, this guest house is destined to become an important part of the family’s history. “One day, we hope that one of our children, along with a new baby, will stay in the cottage while the rest of us sleep peacefully in the main house,” says Beth, who admits it will be hard for the couple to tear themselves away from the cottage they built for their children but unexpectedly fell in love with it themselves.

TRUE CHARACTER IN A SPACE ISN’T DESIGNED. It is cultivated over time, shaped by the patina of experience. Some spaces possess a maturity that comes only from the embodiment of joie de vivre, meaning the “enjoyment of life.” In the heart of Paris’s 16th arrondissement, you will find a private family apartment that reflects this undeniable presence. In 1986, Marieanne Khoury-Vogt’s parents purchased their first Parisian apartment while living in Saudi Arabia. At the time, she was eighteen years old and enrolled in architecture school with her twin sister, Marina. Both girls, along with their younger sister Manuela, were thrilled, to say the least—it was a teenager’s dream to call this romantic apartment home. Their parents later occupied the home during retirement, its centralized location offering the best boulangeries, supermarkets, charcuteries, boutiques, charming cafés, and restaurants within walking distance. The residence, which occupies half of the fifth floor, has gracefully supported the growth and evolution of three generations. It has been everyone’s home to reunite in, even when the whole family was living in separate countries around the world. After inheriting the apartment in 2021, KhouryVogt and her two sisters embarked on a thoughtful renovation process. The goal was to honor the
apartment’s vibrant past while modernizing the space for their three families to enjoy comfortably. The sisters hired a Ukrainian general contractor—a man who was unafraid of taking on a project headed by discerning, detail-oriented architects. Phase one of the renovation had officially begun. The primary focus was to restore the wood floors in the main rooms, remove old carpets, replace decades-old finishes, repaint, update the bathrooms, and add other essential modern features. “We inherited black and purple shimmery tile, old Jacuzzis, and bidets in nearly every bathroom—we just wanted to refresh it all and use a quieter palette,” Khoury-Vogt explains. “We replaced all vanities with floating ones to make the smaller bathrooms feel more gracious. We replaced the drapes throughout, repainted walls and trim, and purchased new furniture.” To appreciate the artistry of the refurbished apartment, you must understand Marieanne and Erik Vogt’s milieu. As world-class architects behind the Khoury & Vogt firm, the husband-and-wife team has been heavily involved in the architectural vision of Alys Beach and Kaiya Beach Resort in Florida. With projects spanning the globe—from the sun-drenched shores of Miami to the dynamic landscapes of China, where early in their careers, they often worked with DPZ CoDesign on projects DPZ was shepherding—it’s only fitting the updated space exudes the essence of a Parisian sophisticate refined with a worldly, well-traveled allure. Here, every detail and finish tells a story. The original apartment owners were friends with the director of the Beaux-Arts, one of the city’s most esteemed schools for architecture and design. “The director himself painted a fresco of the family who owned the apartment before my parents in the living room, and his V I E MAGAZ INE . students also hand-painted the entry,” Khoury-Vogt notes. This needed to be retained. Her grandparents and parents also left behind dozens of meaningful family heirlooms, from hand-sewn chairs in the living room to pearl-lined antique trunks and trinkets collected during their travels. In addition to the frescos, other traditional Parisian elements were essential, she shares. “There’s an Aubusson tapestry in the dining room that occupies almost the whole wall. It’s woven with beautiful colors that both contrast and complement the darker red fabric on the walls.” When selecting new furniture, art, and accessories for the bedrooms, Khoury-Vogt, with help from both her sisters, her firm KVA (specifically Ortal Montoya), and her eldest daughter, Eva, ventured into many shops throughout Paris and visited numerous flea markets. Both of her daughters (Eva and Maya) have recently taken an interest in interior design and wanted to contribute to the renovation

As a student at the American University of Paris, Maya applied her firsthand experience living among world-class design and architecture to ensure the home maintained its integral character. Countless design elements nod to the owners’ esprit voyageur, or “well-traveled spirit.” “The apartment is full of artifacts from our travels all over the world, and each one tells a story,” Khoury-Vogt affirms. “We love all the little niches and walls where we have been able to highlight the more important pieces of our heritage. It has been rewarding and inspiring to be able to re-use, re-frame, or highlight objects collected from travels and reminisce about 84 | M A R CH 2 0 25

Voyager the emotional ties they evoke. We did a certain level of ‘editing,’ but so many of these pieces were reminiscent of our family heritage, and we all wanted to preserve that.” “My parents loved collecting smaller paintings from their travels,” she continues. “We kept a lot of them, reframed them, and created a gallery of paintings in the hallway that was also complemented with newer pieces. We’d love to eventually fill the whole wall—slowly and organically, with meaningful pieces from our families and our children.” The home’s appeal can be credited to the family’s discerning eye—an intuitive knowledge of what to modernize and preserve. “My daughters told me, ‘Do not turn this apartment into something too neutral and modern,’” Khoury-Vogt expresses. “We agreed. We all wanted a mixture of Parisian chic and preservation, repurposing mixed with modern comforts.”
She admits that she would have been tempted to choose a neutral palette or draw upon more contemporary influences in other projects. But here, there’s something magical in minimal refinement. The boudoir (her mother’s former makeup room) exudes timeless glamour, wrapped in soft powder pink and bold noir. “We did very little to the space and kept a lot of the original accents, like the brass sconces and door hardware. When we’re together, all the girls will go in this room to do makeup and hair. It’s got the best natural light and frees up the bathrooms, which have limited space for storage.” She says, “What we immediately loved about the apartment was that our three families could vacation there together or live and work, if required, for a more extended period. All our children have now become so attached to it. The home in Paris was where we regrouped for the holidays with extended family and friends. It’s truly a multigenerational apartment.” When the sisters will undertake phase two of the renovation is yet to be determined. For now, the space will serve as a bridge to the apartment’s rich past while allowing the family to partager de précieux moments—to share cherished moments together.

here’s something about finding the place where you belong among a family rather than a physical space. That’s certainly been the case for the Oswald family of South Dakota, who came together through adoption and grew together throughout the years to be closer than ever. When the family first visited the Scenic Highway 30-A area of Northwest Florida about eight years ago, spending the winter along the Gulf Coast, they also fell in love with the area. In early 2019, they began looking for a home there after spending about six months in the community of Watersound. Although they maintain a home in South Dakota, they spend the majority of the year in South Walton, where the whole family has gotten to know their neighbors and made incredible connections in Rosemary.

“We always said that it would take a lot to get us to leave our home in Rosemary Beach,” the Oswalds admit. “We absolutely loved the convenience of the town itself and the great community members that we were able to meet. What made Camp Creek attractive is that lot sizes were much bigger than in Rosemary Beach, giving us and our growing children a little more space to spread out. Camp Creek is also a non-rental community that has the potential for more full-time residents and associated full-time relationships for us and our kids.” Gardner Group connected its clients with Jason Carter of Carter Building Company to start the process of building their new home in Camp Creek. “My wife, Carly, and I have had the opportunity to observe Jason Carter’s work firsthand, having seen him build more than five homes in our neighborhood,” says Gardner. “Through that experience, we got to know Jason and had the chance to speak with homeowners who had purchased his completed properties. We closed on the lot in midNovember, and they were able to get us through the permitting process by mid-January. We broke ground the next week and on schedule in spite of the crazy snowstorm we had!” Gardner says although they will miss having the family in Rosemary Beach, it’s been a special experience to see them find a new place to call home together and start construction, especially having the trust that their project is in the right hands with Carter and his team. This may be an atypical real estate journey, but the professional, heartfelt, seamless transition from sellers to buyers and builders has been rewarding for both the Gardner Group and its clients. e go through many different versions of ourselves from when we started this journey until it ends,” says photographer and filmmaker Mark Little. “But in a way, we feel there is a central us, a central ‘me,’ tangled up and fighting for room to breathe. Self-aware and unaware almost simultaneously—a fractured self trying to find its way back to center. Is it important to understand yourself ? Does it matter? Will it prompt bigger questions such as ‘What’s life about?’ and ‘Where do we come from?’ If I’m here, there must be a reason. All these thoughts are part of what makes us human. That’s what makes us, ‘us.’ A beautiful entanglement, with endless possibilities and endless potential.” Little, a Northwest Florida-based creative, is excited about unveiling his latest photo series, SELF, in Spring 2025. As he’s traveled and worked primarily on commercial projects in the past several years, this new series represents the artist’s transition back to focusing on his passion for unique and striking fine art photography—back to his SELF. Working with model Amity Lin Hoch, Little used the natural landscape of Florida’s Gulf Coast as a backdrop for several shots and compelling digital processes to bring a sense of ethereal surrealism to the nine-part series. Each scene also has an accompanying video to bring the still images to life and evoke even more introspection from the viewer. CAA’s president and CEO, Jennifer Steele. “Each January, the 30-A corridor transforms into a vibrant array of music venues hosting exclusively world-class musicians and eager music fans!” While the main stage at Grand Boulevard provides an atmosphere comparable to any spectacular music festival in the US, it’s often the smaller venues—some even pop-up tents in outdoor spaces along 30-A—that draw the most devoted fans. These restaurants, bars, and community areas create the most intimate listening experience, where it’s all about the music. Fans can sit just a few feet from the stage and connect with an incredible lineup of singer-songwriters and bands while enjoying specialty beverages and fare crafted by local chefs, mixologists, and brewmasters. The festival has gained national recognition over the years by welcoming artists to the stages of 30-A, and its success has also helped cultivate an incredible lineup of cultural events across Walton County each year through the CAA and other

arts-supporting organizations. Its influence extends far beyond this small beach town, bringing creatives from around the world together to celebrate their craft. WMOT radio, based in Nashville, was on-site to interview and record select artists at the festival for its World Cafe sessions, which aired throughout the year in collaboration with WXPN in Philadelphia. The 2025 artist lineup generated significant anticipation and excitement, particularly with headliner Melissa Etheridge. “I’ve been fortunate enough to see Melissa Etheridge with her band several times on tour this summer alongside the Indigo Girls,” says Russell Carter, president of Russell Carter Artist Management and co-producer of 30A Fest. “Melissa is one of the greatest female rock’n’roll vocalists of all time, and her lean, mean band is perfectly tuned to support her incredible talent.” He continues, “Am I wrong to say how thrilled I am to have the Jayhawks come all the way from Minneapolis to the panhandle to perform on the main stage? I know they are a favorite among many loyal 30-A fans who have requested them for

This new album by sisters Laura Rogers and Lydia Slagle is described as “transformed by a newfound sense of self-reliance and equanimity, weaving their lyrics with hard-won insights into the complexities of motherhood, commitment, compassion, and self-preservation in an endlessly chaotic world” boasting a “kaleidoscopic sound that boldly blurs the boundaries of country-folk.” Also preparing to release a new album is Gulf Coast-based band The Krickets, comprising the talents of Lauren Spring, Rachel Grubb, and Emily Stuckey. WHY DOES IT FEEL LIKE WE HAVE SUCH A HARD TIME LIVING IN THE MOMENT? It seems like once we achieve a milestone, we quickly move on to the next without even pausing to celebrate. This pattern is particularly noticeable in matters of love, career, and other significant accomplishments. For instance, questions about the wedding arise shortly after entering a new relationship. After returning from the honeymoon, everyone seems eager to know about your plans to have kids. Similarly, with a new job, people ask, “Do you enjoy your work? Do you see yourself staying for the long haul?” Or, it can feel like you’ve just finished unpacking and decorating your new home when someone asks, “Are you planning to stay here, or are you considering moving to a larger place in a better area?” The quizzing can feel paralyzing and cause you to question if you are making the right choices.
Next time you catch up with a friend (or friends) over coffee, don’t let the internal anxiety of “I don’t know what to talk about” affect you. We all crave deeper relationships and less awkward conversations, but how can we achieve that? We can start by changing our conversations through different questions. This approach helps me avoid feeling behind when someone asks for a life update and alleviates that pressure for the people around me.
So, instead of focusing on “What’s new?” here are five topics to help keep the conversation in a less stressful realm:
If you’ve ever experienced this, you are not alone. For example, six months into dating my now-husband, I started hearing questions like, “Is it serious? Are you planning to move to Nashville, where he lives? Do you both talk about marriage?” This made me feel like I needed to have all the answers quickly as life unfolded in real-time.
1. What’s something you’ve learned lately?
People generally mean well when they ask these questions. However, by adding to the existing stresses of life, this pressure forces us to look ahead constantly and falsely convinces us to pursue the next life achievement. Even in casual conversations with friends, we often focus on the new events occurring in our lives. In these discussions, you may suddenly feel a wave of dread or envy when you realize nothing is new or that many of your aspirations remain unfulfilled. The spiral begins as you ponder: Does everyone expect me to have something new happening? Your life is constantly being judged on a scale, leaving you to wonder whether your life will pass or fail. Unfortunately, these pressures cause us to miss out on enjoying the here and now, and nearly everyone experiences this feeling. What if we stopped measuring the value of life solely by the big and exciting events?
4. Has anything been weighing heavily on your mind?
When we find ourselves craving our next amazing vacation, wishing to find love, or hoping to achieve the next significant milestone in our careers, remember we spend most minutes of our lives in the mundane rather than the extraordinary. Take, for example, Jesus. The Bible tells us He had remarkable achievements, like healing the blind and the lepers, turning water into wine, feeding thousands with just five baskets of bread, filling empty nets with an abundance of fish, walking on water, and, of course, His resurrection. But what about all the periods in between? Read any of the accounts of His life (Matthew, Mark, Luke, or John). You’ll notice Jesus spent most of His time in the mundane—walking, sleeping, eating, drinking, spending time with His friends, meditating with God—none of which were glamorous, yet He fully lived each day with purpose and meaning. My point is there are ways to make the seemingly boring moments more meaningful and impactful.
2. Have you listened to any good podcasts, read any good books, or watched any good shows? 3. What’s something you’ve enjoyed doing with friends recently? 5. What’s one thing you are looking forward to this week?
These questions encourage the other person to feel seen, loved, and valued for who they are rather than what they have going on a “bigger” scale. I’ve used them and can attest that they typically spark richer dialogue and help deepen friendships. I save them on my phone and regularly update the list with new ones, so the next time I grab a coffee or take a walk with a friend, I can show them more love by engaging in deeper conversations.

SEASIDE PRIZE WEEKEND 2025 Promoting the building of sustainable places through education and design is the mission of the Seaside Institute. Each year, it hosts the Seaside Prize Weekend, during which architects, town planners, students, and scholars converge in the picturesque New Urbanism town of Seaside, Florida, for three days of symposia, tours, and celebrations. Seaside cofounders and visionaries Robert and Daryl Davis presented the 2025 Seaside Prize to Ellen Dunham-Jones and June Williamson on February 8 in honor of their work on “Retrofitting Suburbia”—taking forgotten or ill-adapted suburban designs and transforming them into sustainable, beautiful, functional communities or public spaces. Both women were presented the Seaside Prize Key in a custom mahogany box by E. F. San Juan.

Levy also released a classical CD featuring his Concerto for Diatonic Harmonica and Orchestra — the first true concerto composed for the instrument, which Sinfonia Gulf Coast premiered (U.S. Southeast) in 2009.
