Together We Can Do So Much As many of you have experienced, Sandestin Golf and Beach Resort is a destination resort and community like no other. Homeowners and visitors treasure the beautiful landscape from the beach to the bay, the endless options of activities, the entertainment and R & R choices, the vibrant community setting, and the ability of people and organizations to work together. It’s these assets that have helped Sandestin weather the economic conditions far better than other destinations and resorts. We’re so very fortunate to have a cooperative spirit here.
The capable Sandestin Golf and Beach Resort team, consisting of hundreds of employees, collectively attract and serve thousands of leisure and group visitors each year, delivering memorable experiences over and over again. The Sandestin Owners Association works diligently to ensure that our common grounds are beautiful, our roads are maintained, and

Sandestin Golf and Beach Resort Sees Increase in Reservations 2011 occupancy rates are tracking to be the highest since 2007. A renewed interest in the beach and record breaking numbers in July. We have doubled the number of weddings we have hosted in the first 7 months in 2011, compared to the entire 2010 wedding season. An estimated 10% increase in group business this year over last year based on current bookings. A new high in bookings from credible third party booking engines such as Expedia. Sandestin Golf and Beach Resort has been named one of the nations “12 Best Private Golf Communities” in the August issue of Forbes magazine. Forbes chose the resort because “… the quality and quantity of golf, plus the myriad other facilities at Sandestin cannot be beat, and the nearby beach and fishing and watersports are all superb.” This 2,400-acre resort, ideally located between the calm waters of Choctawhatchee Bay and the emerald green Gulf of Mexico in south Walton County, Florida, had also won several awards from Golf Magazine and Golf Digest. The father-and-son team, Tom and John Waldrop, of the Electric Cart Company graciously allowed us to showcase a few of their luxury carts, and Michael Sobik, owner of Hartell’s Village Diner at the Village of Baytowne Wharf, shared a few from his own personal collection of extravagant resort-style vehicles. Like models strutting down the runway in the season’s newest and most glamorous fashions, these sumptuous leisure vehicles glide across the bridge at the 9th hole of Raven Golf Club—each as unique as a one-of-a-kind designer garment. Seeing these beauties on the catwalk, or on the streets of Sandestin Golf and Beach Resort, you’re sure to hear yourself say, “I want the Hummer!” “I want the roadster!” or “I want the jeep!”

Like most proud parents, John and Heather Boswell are delighted to discuss their children’s latest accomplishments. Emma, who is eight, already lives and breathes gymnastics as a strong competitor. JR, her ten-year-old brother, demonstrates a passion for karate as he prepares for his firstdegree black belt test. Their busy school, extracurricular, and social calendars create a hectic pace, but Heather, a full-time mom, and John, one of Sandestin’s respected home builders, seem to have everything under control. From the outside looking in, this family appears to be among the fortunate with only minor worries in life. Appearances can be misleading. JR is autistic, and attending to his needs demands heavy commitments of time and money that will continue for years. From obtaining the clinical diagnosis to researching answers, the journey has been scary, frustrating, and all consuming. Consequently, while agreeing wholeheartedly that they are exceedingly blessed with excellent professional resources in Destin, loving support of their extended family and friends, and two super kids, the Boswells’ daily challenges are significant. They are further concerned about countless others who lack the same critical resources. Autism awareness has grown, but the comprehensive regimens that such children require can be cost prohibitive—if those programs are, in fact, available. Destin has exceptional services, but that’s not the case everywhere.
Even for those, like JR, who have a personalized game plan in place, the emotional and financial stress on families can be overwhelming. Approximately six children out of every thousand have an autism spectrum disorder, according to the National Institutes of Health, and the rates appear to be increasing. Reasons for autism point to genetic factors, but environmental causes are also indicated. Focusing on what to do next rather than on why it happened to JR, the Boswells hope to ignite new levels of awareness that will lead to greater access of the educational tools and medical care that can tackle autism early and prepare children for adulthood. The Boswells’ journey began like a small-town fairy tale. Growing up in Fort Walton Beach, Heather and John knew one another through Choctawhatchee High School and their families.

“She asked if something was wrong with JR, and I said yes,” Johnny recalls. “Heather and I recognized it early on, but John took several years to deal with it.” Running his own residential construction company, Heather’s father subcontracted Boswell Builders to frame houses that he was building, and John was among the crew. “My dad began taking me to job sites when I was knee high,” says John, “so I learned the business through the school of hard knocks.” Heather, in turn, would visit her father’s construction sites, so it was simply a matter of time before she spotted her future husband on a roof and liked what she saw. Evidently, the attraction was mutual. “John no longer saw me as my brother’s little sister,” says Heather. They married in 1999. With a two-year degree in construction, John went to work full-time for his father, Johnny. Heather, who majored in criminal justice and minored in psychology, pursued a career as case manager for adults with psychological disorders. Both were eager for parenthood, however, so Heather resigned from her stressful job with the goal of getting pregnant. JR came along within the year. As the firstborn son and first Boswell grandchild, he assumed a special place in the family. For the first year or so, JR seemed perfectly normal, but an ages and stages evaluation indicated that the toddler was behind in his development. “Heather noticed that he didn’t talk much,” says John, “but I was shy as a kid and thought he was the same. I went through a denial stage.” Beyond being notably quiet, JR did not bond easily with others. Besides his mother, the only other strong attachment he formed was with one of his grandfathers—Johnny Boswell, or Pops.

“Ever since he was small, he migrated to me,” Johnny says. “If we were together at a large family gathering, JR would make his way through the crowd to sit on my lap.” Jokingly, he adds, “I just thought that meant he was smarter than the other kids!” Johnny, of course, makes it clear that all of their grandchildren are dear to him and their doting grandmother, Paula. Ryan, the middle Boswell son and the designer in the business, has two children—Dalton, eight, and Crimsyn, two—plus a baby on the way. Jared, Paula and Johnny’s youngest son, is not yet married and has also joined the family business. As for JR, he evidently relates to his grandfather’s calm demeanor. “He can get next to me and we can have a quiet conversation,” explains Johnny. “We are pretty much joined at the hip.” Notably reserved but sweet natured, JR never displayed the disruptive behaviors that are often associated with autism or other social cognitive disorders. Nevertheless, Heather knew in her heart that something wasn’t right. When John wouldn’t admit the possibility of a problem,
Heather went to her father-in-law. “She asked if something was wrong with JR, and I said yes,” Johnny recalls. “Heather and I recognized it early on, but John took several years to deal with it.” Describing himself as someone who takes a commonsense approach to life, Johnny says he was inclined to face his grandchild’s issues, but he has compassion for his son and other parents who are reluctant to address deep fears and underlying disappointments. “JR was supposed to be the starting quarterback like his dad,” Johnny says, explaining that the painful reality for him and his wife, Paula, was watching John grapple with the unknown: Would JR live independently? Would he marry and have children? Would he find a suitable career? “He was five and a half when I acknowledged there was something different about JR,” says John. “I still say different, not wrong.” When John joined Heather’s quest for answers, they were referred to local specialists—Dr. Deborah Simpkin, a child psychiatrist, and Dr.
of brand-new vocabulary lists—speedily. Putting those same words to work in sentences, however, can require a long, concerted effort. Interestingly, too, he exhibits an exceptionally high aptitude for math and computer applications, but he cannot readily articulate how he derived his solutions. While no cure exists for autism and, as John says, “no one hands you a brochure that outlines how to deal with the issues,” JR’s doctors have ordered child-specific therapies designed to foster his success in academics and social settings. In addition to medications that help with anxiety and brain development, their prescriptions include instructional programs that can best prepare him for a happy, productive life. “The more you do for your child before the age of twelve, the better,” John says. Applied behavioral analysis (ABA), for instance, teaches children a variety of coping skills and appropriate responses. For several hours per week, JR attends an after-school ABA program at Brilliant Minds, a locally operated resource that the Boswells praise for helping their son in many areas, like learning to make eye contact, choosing reasonable portions of food, understanding idioms, and reaching out to hug a loved one.
Karen Hagerott, a child neuropsychologist. In addition to undergoing an MRI and blood work to rule out various genetic and metabolic conditions, JR took a battery of IQ and psychological tests. His delayed speech was the factor that placed him just past the threshold of Asperger’s syndrome, which, like autism, is a milder type of a pervasive development disorder or PDD. As a matter of fact, some of the “differences” that Heather and John describe in JR versus other children are so subtle that their closest friends were surprised by the diagnosis. The most obvious signs stem from language comprehension and socialization. Grasping the nuances of language, for instance, does not come naturally. “If you tell him it’s raining cats and dogs,” says Heather, “JR might look outside to see.” His literal interpretations and black-orwhite assessments make it hard for him to catch the point of jokes and accept that certain matters fall within grey areas. In contrast, JR has an extraordinary memory that allows him to recall information that he learned long ago. He also learns certain facts—like definitions
Throughout it all, whether laboring additional hours over his homework or dutifully attending Brilliant Minds, “JR takes whatever he has to do in stride,” says John. “We never wanted JR to use autism as a crutch, and he hasn’t.” While proud of their son’s tenacity, the Boswells are equally grateful to live in a community

with so much to offer, including the staff and teachers of Destin Elementary. “They have gone out of their way to make sure that JR receives everything he needs,” says Heather. In addition to Florida’s state-mandated individual education plan or IEP, requiring schools to provide accommodations like speech pathology and reading therapy to JR and students like him, the Boswells say that he has benefited from devoted teachers and a principal who continually follow through to make sure their efforts are working. Although JR has flourished in the public school system, the Boswells emphasize that the additional therapies not covered by state funding or private insurance are necessary. Because of Heather’s persistence, the Boswells’ private insurance company made a groundbreaking move recently by paying a portion of JR’s Brilliant Minds tuition. Still, their remaining out-of-pocket costs tally hundreds of dollars per week. Such fees would be unaffordable for most families, especially those who have more than one autistic child. “There is a definite need for fund-raising,” says John, who, with family and friends, has worked to raise money for the Emerald Coast Autism Society, a nonprofit organization that strives to provide assistance for those who cannot afford to pay for services. “A great deal of money has been invested to make the public aware of autism,” adds John, “We must now make sure we care for each child.”

In that endeavor, he encourages parents to investigate their concerns and then embrace their children for who they are. “Don’t be ashamed or sad,” he says. “I used to think I needed to fix JR, but I see now that he is not broken. He is a blessing. While I’ve been teaching him, he has taught me to see that there are many different ways to look at life.”

S
olving the resort real estate supply-and-demand equation during an uncertain economy and sluggish market requires different tools from the ones used when business was booming. To foster a new segment of win-win opportunities, Sandestin Real Estate established a long-term rental department. As one of three local brokers who specialize in the niche, Sandestin’s team represents only Sandestin Golf and Beach Resort properties
and specifically manages agreements that range from six months to one year. Since launching in May of 2010, eighty-nine properties have been rented under the longterm program, and according to Jason Green, Sandestin’s long term-rental manager, the majority of those contracts were written in the last six months. Demand covers the full spectrum of homes—from a $950-per-month single-bedroom condo to a $5,000-permonth luxury Burnt Pine home. Green, in

fact, says, “We have far more interest than available properties.” Homes are promoted on the MLS and on Sandestin’s website. Renters’ demographics vary along with the mix of homes offered. Although prospects for Sandestin range from the young military family to the retired executive couple, certain categories of tenants have emerged:
• Those in transition who want to live in the area before deciding to relocate to the Emerald Coast • Military and corporate transferees who want to take their time learning about available properties and neigh- borhoods before purchasing a home • Individuals who have lost or sold their homes for financial reasons and need time to get back on their feet • Snowbirds who are committed to spending at least six months of the year in Sandestin
Simply put, renting solves all kinds of financial problems. An article published in Money magazine on September 2, 2011, states that the four million foreclosures across the country have created a sweet spot for the rental market. The story also reports that 35 percent of occupied homes were rented in 2010, a rate that represents a 33.8 percent increase compared to those rented in 2000.
Attracted to the steady stream of income promised by long-term rental agreements, Sandestin’s pool of owners continues to grow with demand. The decision is not only a nobrainer for investment property owners, but the option also makes sense for those who are personally attached to their vacation homes but need to pay the bills. Rather than vying for vacation renters who come and go, owners realize that securing a long-term tenant means doubling their income. “I have owners who generate so much more income on the long-term program versus the short-term that it pays for them to have a long-term tenant and then rent someone else’s nice condo for their own family vacation,” says Green. “Our resort is seasonal,” he continues. “Although we just enjoyed our busiest July in years, activity drops off after the summer. Homes in our long-term rental program, however, aren’t affected by the highs and lows; they stay occupied year-round.” He adds that while beachfront locations are the most hotly demanded for individuals on holiday, homes and condos situated throughout Sandestin are appealing to the long-term renter. “Another benefit for the homeowner is the fact that long-term renters, as a whole, take better care of the place,” says Green. Interestingly, long-term renters most commonly request unfurnished homes. “They
want to move in with their own possessions,” says Green. Homeowners, therefore, can choose to place their furnishings in storage to accommodate their tenants. Flexibility, indeed, is a hallmark of Sandestin’s long-term rental program. “While using our knowledge of comparable properties to steer our owners and renters, the parties involved are ultimately free to enter into individual agreements that make sense for them. Owners, for instance, dictate the amount they will charge in rent, their pet policies, and other conditions,” says Green. “Renewal terms are also specific to each contract.” Both renters and owners benefit from the specialized knowledge that Green and his assistant manager, Lynde Carlyle, bring to the table. “Our insights are different from those of other agents,” he says. “I’m often surprised that our area’s most seasoned realtors know so little about the long-term rental market.” Green and Carlyle also live on the resort, so prospective renters rely on their personal perspectives for choosing the ideal home and making certain Sandestin suits their way of life. If prospective renters are drawn to resort living, they should make certain that any rental agreement they enter into permits them to use the amenities. “Those who rent through other brokers, or even directly from some owners, will not have complimentary access to our private facilities, such as the fitness center, the beautiful pools, the tram to the beach, the bikes or the kayaks,” says Green. “I recently met a renter who wanted to know how he could obtain a pass to the pool. Unfortunately, he had rented from an owner who had not purchased the amenities option for guests, so I had to explain why he could not go swimming.” Green and his team work to avoid such issues by managing every detail. The musical experience was fueled by a cross section of country and rock’s most acclaimed songwriters and performers, including Jeffrey Steele, Thomas Rhett, Lari White, James Slater, Kree Harrison, Jon Pardi, the Pernikoff Brothers, and Joanna Cotten. These legendary musician-songwriters and contemporary country trendsetters delivered showstopping performances with the amenities of the 2,400-acre Sandestin Golf and Beach Resort serving as the idyllic backdrop.

The Sandestin Music Festival kicked off Friday, August 12 in The Village of Baytowne Wharf. A variety of venues featured numerous musicians throughout the weekend. On Saturday, the weekend’s main headline acts were showcased at the Village Events Plaza in The Village of Baytowne Wharf. “We invited everyone to gather their families and join us for a wonderful weekend of top-shelf entertainment,” says John Russell, Sandestin resort chief. “These talented artists represent the best in the industry and we were fortunate to have had such an incredible lineup of award-winning performers. It was the perfect way for us to cap the summer season.” The Sandestin Music Festival was sponsored by BMI, Sandestin Golf and Beach Resort, The Village of Baytowne Wharf, TrustCore, Ole’ Publishing, Coca-Cola, and Southwest Airlines. Sandestin Music Festival supports the Wounded Warrior Project, whose vision is “To foster the most successful, well-adjusted generation of wounded warriors in this nation’s history.” A donation of $10 can be made simply by texting WWP to 90999.
