THE CITY OF LOUGHEED STORY-DRIVER SESSION /// FOREWORD

Come

Together

Why Story

There is no more effective way to create a unified identity than through a well-crafted, well-told story – one that addresses the past, present and future – the logic and the magic. A storyline brings everyone together and empowers a team to see and feel what truly differentiates them. It becomes a literary companion to their business plan. We will craft the story of The City of Lougheed using your ideas and insights, your ‘aha’ moments and your flashes of inspiration. So roll up the sleeves of your imagination, turn off your phones, and let's think in fresh ways.

EN-VI’-SION

>

“To assist another to imagine something not yet in existence: to visualize the future; to picture in the mind.” This story-driver session is a concentrated effort to stimulate all participants involved in the creation of The City of Lougheed to ponder its experiential potential; to imagine what it will be like to eat, sleep, work, and relax here; to divine the aesthetics and experiences that will make TCOL one of the most desirable destinations in Metro Vancouver.

On January 14, we will come together to imagine the experiences that will transform The CIty of Lougheed into one of the most desirable locations to live, work, and just be in, in Metro Vancouver.

Today vs Tomorrow

Resident Mix

On any given day, TCOL will be buzzing with day-time shoppers – young mothers, retirees, remote workers, out running errands and picking up essentials. Traffic is primarily pedestrian, with underground parking making it easy to stash parcels and wander. The atmosphere is inviting, with so many places to stop and stay a while, whether catching up with a friend or taking a moment to oneself. Evenings will see resident commuters returning home, only to come out again to enjoy an outdoor class or catch an event.

The SHAPE evolution is one of elevated transformation – shifting from the ordinary to the extraordinary – and of refocusing on the very human experience of day-to-day living in a complex modern world.

EVOLVED

URBAN PLACEMAKING BY SHAPE

Creating places that people feel alive in means place-making with a passionate eye for the “big little” details that make day-today life a little sweeter. Like where your closest coffee points are, what your daily commute looks like, and how many guests you can have around your table. Crafting an expansive master plan that avails itself of every last square foot of space, introducing the culinary, retail, and entertainment partners that make modern life worth living, SHAPE humbly honors the details that matter most.

Top Trends

As inspiration for our session, let’s look at the vision for the City of Lougheed in light of the Top 4 Trends driving the real estate, commercial, and public design of city spaces that surfaced during the international World City festival this past October.

WHAT ARE THE ANCESTORS WE WANT TO BE? Thought-Starter

Top Trend NATURE "Regeneration" is the word on the streets and nature is the ultimate luxury.

#1

Nature the

of Wellbeing

With 330km of bike lanes, 4,200 hectares of green space, and the most residents within a 5-minute walk to a park in Canada, Vancouver already has a reputation for being exceptionally connected to nature. Since the pandemic peaked people's interest in the outside world, there have been concerted efforts to make cities more pleasant. What opportunities are there to deepen the ties with nature as part of the TCOL experience?

Top Trend #2 ART FOR ALL

THE MURAL ART MOVEMENT There has been an explosion of mural art across cities worldwide that is calling attention to the special role art plays in the life of a city. As more and more cities transform their walls into canvases, we are experiencing how art connects us to our humanity and each other, like nothing else can. Vancouver has a vibrant mural art scene, in large part thanks to the Vancouver Mural Festival. Founded in 2016 as a grassroots street festival, the VMF has grown into a registered nonprofit art consultancy and production agency dedicated to the city’s cultural and artistic development.

VMF works more and more with urban developers, helping with curation in new communities, and campaigning for a by-law shift to make it mandatory for developers to use public art on hoarding. One thing learned from organizations like the VMF from California to Quebec, Philadelphia to Miami, is urban art, when done in collaboration with the local community, has the power to give voice to the people, provide a reason for others to visit, and reduce vandalism by 95%.

City As Canvas

PUBLIC ART FACTS 1/3 of tourists will stay longer to see an art piece Art reduces vandalism by 95% Has ability to make a public place safer Changes financial structure of a place

DOES TCOL PUBLIC ART REFLECT AND SERVE THE COMMUNITY? Thought-Starter

Top Trend REMOTE WORK The biggest post-pandemic shift that's here to stay.

Remote Work Reality Remote work is the big shift postpandemic, according to Richard Florida. Working remotely went from a fringe experience to common practice. The physical office has shifted from a place of supervision, to one of collaboration. Employees aren’t deciding not to return to the office because of a virus, but because we've found a better way.

Remote Work Reality: Office Occupancy Post-COVID 33.3%

Office Occupancy Pre-COVID 66.7% What will make TCOL a desirable destination for remote workers, whether resident or non?

Trop Trend #4 PROPTECH

Entertain. Connect. Inspire. Our digital and physical worlds are merging, and the big question today is, How can we use tech not as a distraction, but to further customize the experience? For public spaces, there’s the notion of “sentient spaces” that feel your presence and respond. Like a notification from your favourite store aboubt an item on-sale that pings as you walk by.

For retail, the push is to create tech that makes physical retail the central experience. This is all part of an ecosystem designed to help each retailer succeed – something that’s already part of SHAPE’s DNA.

What SHAPE does best is leverage culture and creativity to create deeply human places that attract people.

Commercial Differentiators: ENTERTAIN / CONNECT / INSPIRE

?

Is this accurate? Is anything missing?

SHAPE STUDY Top innovations consumers say will help bring them back to malls:

1: FOOD

assortment & variety

2: LOCAL merchants

3: GREEN spaces to relax

Top Trend THE REBIRTH OF RETAIL The goal today is to create highly experiential places, filled with opportunities for emotional connections and memory-making.

#5

“Shopping online is like watching fireworks on TV” - Roger Wade, Boxpark

Retail Is Therapy

Bricks and mortar retail is here to stay, and we need it more than ever. When it comes to retail spaces, urban designers around the world are rethinking the shopping mall to incorporate more than just nature – the focus is on creating exciting environments first, where retail is also found. Environments that cater to everyone, at all times of day. With lighting that doesn’t feel like a mall; pop-up spaces that keep things fresh; and unusual amenities like cycling tracks, urban farms, and climbing walls.
