THE BEGINNERS GUIDE TO AUCTIONS So you've found your dream home and you want to make it yours now! There's just one hurdle, it's up for auction. How do you prepare for this type of sale and how do you remain cool and calm on the day?

T

here ’s no denying it, for first home buyers especially, an auction can be exciting, stressful and maybe even a little terrifying if you don't know what to expect. The good news is that with the right planning and helpful guidance from a professional real estate agent such as One Agency, you can own your dream home and secure it at a price that matches your budget and it's true value. Before you bid on a property you need to make sure you have completed all of the essential research and preparation. This includes undertaking building inspections, securing your finance and reading the contract of sale, including the Vendor's Statement which includes information about rates, local government building restrictions and easements (if any). You may even want to ask your conveyancer or lawyer to check the fine print. Do some exploring in the area in which you wish to buy. You may want to check out median house price information or review the past sales results of properties in the vicinity to ensure you have a realistic purchase price in mind. An auction is usually held at the property itself. When you plan to bid at the auction you need to register your details when you arrive. Ensure you arrive early on the day so you can take one last look around the property. You'll also feel more relaxed and level headed if you have time to spare. Attending other auctions in the lead up to yours is also a great way to become accustomed to their pace and procedure. At the beginning of proceedings the auctioneer will describe the property and describe the contract. They will then begin taking bids. This is when the excitement really builds. Some buyers take along a friend or family member who bids for them if the task is a little daunting. As the auction unfolds don't be afraid to bid strongly and confidently, letting others know you mean business. If you are successful at the auction you'll be asked to sign the contracts and pay the deposit, so don't forget your cheque book! Once that's finalised, the only thing left to do is celebrate. You've jumped that last hurdle and bought yourself a home.

uring March the majority of our offices reported a marked increase in listings. According to Domain, the number of dwellings on the national market has risen 5.3 per cent since last month, with all capital cities recording month-on-month growth in property listings.

While solid prices are being achieved, the market currently seems to be favouring buyers, who presently have a wide selection of properties on offer and are still showing some restraint when it comes to purchasing. What is evident is that pricing has become a crucial factor and positioning a property correctly from the outset is the key to securing a sale and ensuring the property doesn't languish on the market. Finding that pivotal price that the buyer is willing to pay and the vendor is prepared to accept - and then expertly negotiating that deal - is the mark of a good agent. Selecting the right sales method also plays a significant role in the process. So, as a vendor, it is more important than ever to choose your agent wisely and when you find someone you trust, take their advice on board. Factors currently influencing the market include high petrol prices, the rising cost of food and utilities, and significant local and international disasters which can affect confidence and impact upon the cost of living. On the positive side, interest rates look to remain steady for the time being. In fact, according to Domain, the Japan crisis has put paid to talk of a further interest rate rise with the futures market now pricing in a zero chance of a rate increase in the year ahead. The RBA's cash rate has been 4.75 per cent since November and the RBA board minutes published recently show that members judged that level ''to be appropriate'' and left rates unchanged at their last meeting.
